Best 6 (Secret) DIY Tips Common problems. Genius solutions. This article was contributed by Mandi Gubler, a DIYer and home decor blogger, who writes “Vintage Revivals” and believes “your house should look like you and no one else.” As a DIY junkie, I’ve learned lots of tricks … most of them the hard way. Here’s a compilation of my favorite tips to take your project to the next level. 1. Pre-Painting Prep Before you paint, use a floor duster to remove all the dust from your walls. Because of the long handle, you won’t even need to pull out a ladder, and your paint result will be a million times better. 2. Perfect Paint Lines I have a secret for you. Even if you have texture on your walls, you can achieve perfect paint lines! You can’t stop paint from bleeding, especially if you have heavy texture like popcorn walls. So the trick is to make the bleed invisible. After you’ve painted your base color on the wall and taped off your pattern, use the same base wall color and paint along the edges of the tape. This will make the bleed invisible. Then after it’s dry, paint your accent color over the space. Perfect paint lines every time! 3. Smooth Caulk Getting a smooth finish on caulk can be maddening. The chunkiness and unevenness of the caulk can be quite the headache, but luckily, you’ve got everything you need in your house to resolve this problem, and it won’t cost you a thing. Grab a disposable cup from your kitchen and fill it with water. After you’ve squeezed the caulk onto the seam, dip your finger in the water and run it along the caulk. The water creates a perfect lubricant for your finger. This will give you a smooth finish, and it’s virtually mess free. 4. Easy Wood Refinishing Let’s say you just came across the score of a lifetime at the thrift store: a wooden mid-century dresser that’s in great condition, but the finish isn’t up to your standards. Don’t worry about having to sand and restain it — just use a product called Danish oil. It’s a cross between a wood conditioner and a stain and will fill in and disguise the places where the color of your finish is all wrong. 5. Paint Preserver If you find yourself mid-paint project and have to take a break, roll your roller in the paint to get a nice thick coat and then wrap it in a garbage bag and put it in the fridge. This will keep the paint fresh for up to a week until you can start again. 6. Art Straighteners Do you have a problem with the art on your walls staying level? There’s nothing more distracting than having one or two crooked pictures in a gallery wall. Buy a package of adhesive strips, cut them into small sections, and place them on the back of the frames. Erase Ugly Scratches from Your Wood Floors Easy ways to put the luster back into your floors. Dogs chase kids, pans drop, chairs scrape, and soon you must repair wood floors and erase scratches that make a mess of your red oak or Brazilian cherry. A professional floor refinisher will charge $1 to $4 per square foot to apply a new coat of finish. No worries. We’ve got inexpensive ways to remove wood scratches and repair deep gouges in a few easy steps. Camouflage Scratches Take some artistic license to hide minor scratches in wood floors by rubbing on stain-matching crayons and Sharpie pens. Wax sticks, such as Minwax Stain Markers, are great scratch busters because they include stain and urethane, which protects the floor’s finish. Don’t be afraid to mix a couple of colors together to get a good match. And don’t sweat if the color is a little off. Real hardwoods mix several hues and tones. So long as you cover the contrasting “white” scratches, color imperfections will match perfectly. Homemade Polish Mix equal parts olive oil and vinegar, which work together to remove dirt, moisturize, and shine wood. Pour a little directly onto the scratch. Let the polish soak in for 24 hours, then wipe off. Repeat until the scratch disappears. Spot-Sand Deep Scratches It takes time to repair wood gouges: Sand, fill, sand again, stain, and seal. Here are some tips to make the job go faster. • Sand with fine-gauge steel wool or lightweight sandpaper. • Always sand with the grain. • Use wood filler, which takes stain better than wood putty. • Use a plastic putty knife to avoid more scratches. • Seal the area with polyurethane, or whatever product was used on the floor originally. • Apply the polyurethane coat with a lambs wool applicator, which avoids air bubbles in the finish. Fix Gaps in the Floor Old floorboards can separate over time. Fill the gaps with colored wood putty. Or, if you have some leftover planks, rip a narrow band and glue it into the gap. 24

Here’s How That Sad-Looking House Can Be a Wealth-Builder. By JAMIE WIEBE

In 2012, Alessandra Pollina and her husband, Ondre, were looking for a property that would need no more than some cosmetic changes and upgrades. But because the price was right, they ended up with the ultimate fixer-upper: a two unit, single-family-style home that was already gutted to the studs.
Wendell De Guzman, a Chicago real estate investor who renovates at least two houses a month, recommends treating the remodel like a business, not a hobby. Determine your budget based on the market value of homes in your neighborhood, because you’re not going to sell for more.
They were excited about its potential, not to mention the one-half acre of land the house is sitting on. “That’s unusual for Boston,” Pollina says. “It’s the biggest backyard ever.”
“It doesn’t matter how much money you can put into the house,” Guzman says. “You’re limited by the market value of what nearby houses are selling for.”.
Four years and many renovations later, Pollina estimates her home in the Dorchester neighborhood is worth (drum roll, please) an epic56% more than it was when she bought it. Wow, talk about a return on investment.
Next, Start Evaluating What Improvements Are Needed
The moral? A fixer-upper isn’t necessarily something to eschew. If the right things are wrong with a house, you could not only turn it into your dream home, but also earn serious equity (wealth building!) in the process. Oh, and don’t assume you need to be a DIY master to make it worthwhile, either. Time and patience may be all you need. Here’s how to tell if that fixer-upper is a keeper — or if you should keep walking. First, Evaluate the Price If it’s a fixer-upper, it should come at a fixer-upper price. Duh, but that’s a reminder NOT to fall in love too quickly with a home that the listing says “just needs a little TLC.” Do your homework first, and if the price is right, then fall in love. Find out what similar homes in the neighborhood sell for and how tricked out they are (with amenities and materials). A REALTOR® can help you figure that out. And that will tell you how much money you can invest in the home before you

They raked, brought the grass back to life, planted fruit trees and a veggie garden, and enjoyed the reaction: “People are so surprised and impressed,” Alessandra says. Other tasks — the Pollinas focused on the kitchen next — may require the work of professionals and cash to pay them. It’s those projects you want to carefully evaluate against the home’s price. Which Hire-a-Pro Projects Add Instant Equity? Fact: While most home improvements add some equity, some are consistently at the top of the heap. Another thing those equity champions have in common: They usually require the help of a pro, but the cost can be instantlyworth it. Based on data gleaned from the NATIONAL

ASSOCIATION OF REALTORS®’ “Remodeling Impact Report” (RIR), if these four projects are on your fixer-upper’s list of must-haves, then you may have found your dream equity-builder:
Renovating a bathroom alone can take two to three weeks. Add hardwood flooring, a new kitchen, and siding, and you’re looking at a whole summer’s worth of rehab.
1. New roof: A new roof may not be the remodeling project of your dreams — until you realize it could actually payyou. You’ll spend about $7,600 to install it (based on a national average determined by contractors responding to the RIR survey), but when you sell, it could recoup 105% of that or $8,000, according to REALTORS® surveyed. 2. Hardwood floors: It costs about $2,500 on average nationally to refinish hardwood floors. If you bought a house that already had refinished hardwood floors, you could pay about $2,500 more for the home. But if you’re looking at a fixer-upper (at the right price) that needs the floors redone, that’s like getting the floors for free! New hardwood floors are also a good choice at a cost of about 3. Insulation: A fixer-upper offers a great opportunity to replace or add insulation. New insulation costs about $2,100 on average nationally, and can recoup $2,000 at resale — as if saving 10% to 50% on your energy bill wasn’t compelling enough.
When considering a fixer-upper, evaluate the limits of your emotional energy as well. Inevitable project pitfalls and delays can be wearing. Only if you have the time, patience, and emotional endurance for a fixer-upper will it be a good fit for you. And only you can determine that. But if you can budget your time and money — and employ the right fixer-upper strategies — you might find yourself with a double reward: A home that’s worth far more than you paid, and the joy of knowing you helped get it there. 4. New siding: Droopy, old siding can be great news on a fixer-upper. Vinyl siding costs about $12,000 to install on average nationally, and recoups about $10,000 when you sell. Getting a fixer-upper for a price that more than covers the cost of siding installation is, well, priceless.
