4 Super-Easy Curb Appeal Projects to Max Out Your Home’s Value The yard of your dreams just might be more achievable than you thought. You’ve been spending so much time on projects inside your home (like that new shower you have to drag yourself out of), that your front yard is starting to scream for a bit of attention. Poor neglected, thing. You know your yard has some super curb appeal potential, but where to begin? Check out the National Association of REALTORS®’ 2016 Remodeling Impact Report: Outdoor Features (full disclosure: NAR is HouseLogic’s sponsor). It’s got some interesting data on how landscaping affects home value, especially those with tons of curb appeal. They beat out all indoor projects when it comes to adding value to your home! Below are four projects with so much curb-appeal juice, any money you invest in them is likely to pay you back much more. #1 ADD OR REPLACE A FEW DESIGN BASICS Every few years, you overhaul your closet, replacing your worn-out basics with a few new pieces to ramp up your wardrobe. Why not do the same with your yard? Give it a basic makeover so it has some good, classic, value-boosting “bones” to build upon. Landscape design basics like: • A winding flagstone walkway • A couple of stone planters (6 feet by 2 feet) • A few flowering shrubs • A deciduous tree about 15 feet tall • Quality mulch Why you can’t go wrong: The median cost for this makeover is $4,750. But the recoup (how much more your house would sell for after doing this project) is $5,000! Just three trees in the right location can save up to $250 a year in heating and cooling costs, says the source for energy-saving stats: the U.S. Department of Energy. #3 BUILD A DECK OR PATIO IF YOU DON’T HAVE ONE If you’re spending sunny days admiring the great outdoors from indoors, it’s time for a change to get you outside… like finally building that deck or patio you’ve been dreaming of. Why you can’t go wrong: A patio costs about $6,400 and recoups 102%. A wood deck will cost $9,450 with a slightly higher recoup of 106%. Plus, how can you put a price on all those evening cookouts and Sunday brunches al fresco? #4 HEAP LOADS OF LOVE ON YOUR LAWN Yep, you read that right. Especially if you know you’re going to sell in the next year or so. It’s the easiest project to do — and it has a whopping ROI of 303%! Lawn maintenance is simple:

• Fertilize • Aerate • Weed • Rake Why you can’t go wrong: It’s the cheapest project to do with an annual cost of only $330. Every year, you’ll reap the benefits of a lush, barefoot-friendly lawn. (But note that unlike the other landscaping features listed in this article — deck, patio, hardscaping, trees, etc. — you’ll only get that fabulous 303% ROI on your maintenance costs for the year right before you sell. That’s because lawn maintenance has to be repeated annually, unlike the other projects).

5 Small-Home Upgrades You’ll Regret Even Thinking About These common improvements won’t help make your small rooms seem bigger. Just the opposite. The moment you walked into that adorable bungalow, you knew it was “The One.” It wrapped its cozy, snug-as-a-bug feeling around you and practically whispered, “Buy me.” So you did! Now you’re ready to make your dream-home Pins happen for real. But, as a small-home owner, be cautious. Follow the wrong inspirational trend, and you could end up designing a too-teeny-to-be-comfy space. Beware of any home project that calls for: #1 CEILING LIGHTS That’s because overhead lighting (including recessed lighting) illuminates the room — emphasizing its size. And when you don’t want to emphasize a room’s size (we’re looking at you, tiny living room), it’s better to break it up into individually lit areas that draw the eye to different spots. So you may want to rethink that vintage mid-century light fixture you’ve been lusting after at the ReStore. Think table and floor lamps, says Toni Sabatino, a Long Island interior designer, who reminds us to not forget about the function while transforming the form. Where will you sit to read? How much light do you need over the dining room table? “Task lighting adds not only function,” she says, “it adds charm and visual interest.” #2 PAINTING EVERY ROOM A WILDLY DIFFERENT COLOR In large houses with large rooms, each room can be its own color universe. Yet, the same tactic will only make your smaller home look like a whole world of crazy. The colors really should coordinate, since you usually can see into more than one room at a time in smaller homes, says Sabatino. But that doesn’t mean you have to go with just one neutral color. (Could anything be more boring?) Think one color palette with a few colors and stick with it, Sabatino says. #3 SLIDING-GLASS SHOWER DOORS Glass doors on your tub have got to be better than that mold-growing shower curtain you’ve got now, right? Plus, won’t glass (because it’s see-through) make the room feel bigger? Not really. While a traditional glass-door tub enclosure may seem like a good idea, it’s really more like putting up a permanent wall. It divides your already-cramped bath into two even tinier spaces. Never mind how to get all the soap scum off those yucky parts where the doors overlap. And when you blow-dry your hair? Hello, bruised elbow. Instead, add a glass panel that goes one-third to halfway across the tub. They’re not that expensive (starting around $250), especially for the expansive feeling they’ll add to your bath without you actually having to knock down walls. And cleaning? Super easy because a) some panels swing out a bit to make tough spots easier to reach, and b) there’s less to clean! #4 FILLED-UP ROOMS “I talked to a brilliant architect who designs tiny houses and he doesn’t look at square feet, he looks at cubic feet,” says Suzanne Felber, a designer in Dallas. When you look at a room that way, you realize things like winged armchairs, sofas with overflowing cushions, ornate hutches, decorative what-nots (and clutter!) all have extra bulk that make a room feel overfull. Minimalist furniture that maximizes function, not flair, and a clutter-free strategy will make the room feel spacious — and still be super comfy. Sabatino suggests using streamlined sectional sofas and tables that can have pieces pulled out and moved around, making it easier to entertain larger groups, and then rearranged for a more intimate setting. #5 THE STARK, DARK KITCHEN LOOK You looooove the look of today’s modern, dark kitchens — especially their espresso-colored cabinets. So rich-looking. So statement-making. You also love Scarlett Johansson’s pixie cut, but that doesn’t mean you can pull it off. There’s a reason designers use light-colored cabinets in small spaces. Light colors reflect light, making a room seem larger. And dark colors, well, they do the opposite. Does that mean that you mustn’t even consider those espresso cabinets? Not necessarily. If you incorporate them more as an accent or focal point, they can work. “If you have dark cabinetry, and [lots of] white walls it can really pop, says Felber. But if your kitchen walls are all cabinets (lucky you, storage-wise!) with hardly any blank wall space, “you’re going to end up with a cave,” says Felber. 11 Tool Organizing Hacks to Make Yard Work (Kinda, Sorta) Fun Sweet ways to solve your crusty, rusty outdoor tool storage. Untangling the hose. Searching for the spade. Stepping on a rusty rake and getting whacked in the face like you’re in a cartoon — again. It’s not that you expect yard work to be as easy as sipping a cold hefeweizen on the patio (it is yard work, right?), but does it have to be a drag before you even get to the work part? It doesn’t, actually. These 11 tool organizing ideas are so clever, they’ll help you whip through all your yard tasks with such a can-do attitude, you’ll be on the patio sipping that beer in no time. #1 PUT YOUR HOSE IN A BUCKET If you haven’t invested in a wall-hung wind-up reel, an inexpensive, galvanized bucket is a great option to corral your hose — especially if the alternative is a muddy, rubber rat’s nest behind the bushes. Be sure to cut drainage holes in the bottom of the bucket to avoid creating a mosquito haven. “This would also make for easy winter storage,” says Sara Pedersen, a professional organizer from the Twin Cities. Just pick up the bucket, and put it in the garage. #2 USE A PALLET IN THAT AWKWARD GARAGE SPACE A slim pallet can make clever use of what is typically unused space between the wall and garage door frame. Snag a pallet — after asking for permission! — from a building site or behind a grocery store. You can even attach it to the wall with hooks, as this homeowner did, so she could lift the whole thing off the wall to clean behind it. #3 GO VERTICAL WITH SHELVES “Any time you can get items off the floor and onto the wall is a good thing,” Pedersen says. People tend to forget to go vertical. Now you’ve got room underneath for a small work table or storage bins. Simple shelving systems come in many price points. You can add or subtract shelves to fit your space. “It’s also really helpful,” Pedersen says, to “set up zones for different types of items, gardening, sport, car maintenance, etc.” #4 USE S-HOOKS ON EASY-TO-INSTALL BARS Hang a couple of inexpensive Ikea storage bars, designed for kitchens and baths. Simple S-hooks allow for lots of small tools to hang. If you need more storage, just add more bars. #5 HANG AN OLD BOX SPRING The best outdoor organization tool might already be in your attic gathering cobwebs. A bed spring “potentially has room for every small tool,” Pedersen says. “It’s a great use of vertical space.” If you don’t want a rusted look, spray the springs with Rustoleum paint. You may also want to situate it under a protective overhang or use it for element-proof tools only. #6 CONVERT AN UNUSED FILING CABINET Who has paper files anymore? Scan and shred those documents, and give your old filing cabinet a more exciting second career. Turn the cabinet on its side and install sturdy casters. Pegboards on each end offer additional space for smaller items. “My clients would love this; it’s easily accessible, and you can just shove in tools without worrying where they have to be placed,” says Lisa Mark, a professional organizer in Los Altos, Calif. #7 CUSTOMIZE YOUR OWN TOOL CART Like the file cabinet cart, this idea also recycles old stuff: Here it’s two doors, unused sewer pipe, salvaged closet rods, and a pegboard. Unlike the filing cabinet, you can determine where the separations go — customizing the width of each storage section — and design the pegboard area to really fit your needs. #8 TURN AN EYESORE INTO STORAGE Cut off the back of a $20-yard sale armoire for a perfect way to hide that jumbled group of utility meters — and providing a place to store your yard stuff. This one is attached to the wall with L-brackets and concrete anchors. A concrete and stone base keeps it safe from standing water, and a coat of marine varnish keeps it dry. #9 DON'T FORGET THE KIDDOS! Kids love digging in the dirt. These planters-turned-storage bins keep kids’ “tools” handy and allow dirt and water to fall right off. Stick with plastic items to avoid rust issues and “just make sure the holder is low enough so kids can easily grab what they want,” Mark says. And more easily put them away, of course (if you’re so lucky). #10 BUILD FOLD-OUT STORAGE IN A TIGHT CORNER This storage cupboard fits snugly into what otherwise would be unused corner next to a patio door. And the smart engineering makes it deceptively roomy inside. “A simple unfold reveals whatever tool you’re looking for,” Mark says. When you’ve got what you need, the accordion-like hinged portion on the left side folds back up to cover the cubbies. Tools are protected from the elements, and you’re protected from having to go on a scavenger hunt to find your shrub rake. #11 DREAM BIG WITH A SHED If you’ve got the budget, a shed is the ultimate fun solution. And think about a wide doorway — for moving a wheelbarrow, ladders, mowers, etc. in or out — but note that “a really big swinging door [is difficult to open and] can be a barrier to use,” Mark says. Opt for an easy-open sliding barn door. They help you map the path to your goal, and connect you with trusted experts who can get you into your dream home. (Cue selfie of you drinking wine in your new living room. First like on Instagram? Probably your agent.) That’s a lot of responsibility. And a lot of pressure. There’s obviously a lot at stake: money and time, of course, but also your happiness. So reach out to an agent sooner in the process rather than later, and you’ll be on the fast track to picking out paint swatches for your new kitchen. AGENTS, BROKERS, AND REALTORS®: WHAT’S

THE

DIFFERENCE?

“Agent” is a catchall phrase that is used, in casual conversation, to describe the three types of professionals who buy and sell real estate: agents, brokers, and REALTORS®. No, they’re not really the same. Yes, you should care about what makes them different. Here’s a breakdown: A real estate agent is a licensed professional who helps people buy, sell, rent, or invest in homes. To become an agent, a person must take pre-licensing training from a certified institution (these vary from state to state) and pass their state’s real estate licensing exam. Once they have their license, an agent must affiliate themselves with a real estate brokerage. Some agents specialize in representing buyers, some specialize in representing sellers. Some do both. An agent who represents both the buyer and the seller in the same real estate transaction is called a dual agent. By law, a dual agent must disclose dual agency to both parties. (If an agent is seeing other people, you obviously need to know.) A real estate broker is a professional who has additional education beyond the agent level, as required by state law, and who has passed a broker’s exam. In some cases, brokers also have more years of experience than agents. The biggest difference between a broker and an agent is that a broker may work independently. An agent must be overseen by a broker. A REALTOR® is a broker or agent who belongs to the National Association of REALTORS® (NAR), the largest trade group in the country. (Full disclosure: NAR publishes HouseLogic.com). A REALTOR® commits to following a strict Code of Ethics intended to protect buyers and sellers; for example, REALTORS® pledge themselves to protect and promote the interests of their client. Agents and brokers who are not NAR members can’t call themselves REALTORS®. There are more than 1 million REALTORS® in the United States. You can use realtor.com®’s Find a REALTOR® tool to connect with one in your area. In most cases, using an agent, broker, or REALTOR® won’t cost you a penny because the seller typically pays both the listing agent and buyer’s agent’s commissions. However, some buyers’ agents request a representation fee from the buyer. That’s rare. THE BEST AGENT

Before you seriously partner with anyone, you’ll probably survey family, friends, and trusted acquaintances for at least some input. Finding a real estate agent is no different: A great starting point is to ask your inner circle and neighbors for recommendations. According to recent NAR research, 52% of buyers 36 and younger found their real estate agent through a referral. Then there’s the internet. Each of the major property listing websites — realtor.com®, Zillow, Redfin, and Trulia — has an agent-finder tool that lets you search for agents in your area. These property sites also collect reviews and ratings from an agent’s past clients, which gives you insight into an agent’s reputation. Keep in mind, though, that the sites vary in their policies about whether agents can edit or remove reviews. (Like with Yelp, use your own discretion.

The sites also show an agent’s sales history, so you can see how many homes a person has sold. In general, it’s best to choose an agent who has a large number of sales under his or her belt (a sign they’re committed to real estate work). Perhaps even more important: an agent who has sold homes at the price point and in the neighborhood where you’re looking to buy — a sign they understand the local market. Whatever you do, don’t rely on online listings alone. Always interview prospective agents — at least three — in person. A meet-and-greet will give you the perspective you need on the agent’s personality and style. Is this someone you’ll like working with? Who has a sense of humor? Who has your back? Who communicates in the ways you want to be communicated with? Best to find out in person. HOW

TO

KNOW IF AN AGENT IS KNOWLEDGEABLE

Once you’ve gathered all the information, listen to your gut: It won’t steer you wrong about who’s the best agent for you. But, that said, there are a few qualities you’ll want to look for in any agent (your gut would agree): Local expertise. Does this person know their stuff about neighborhood home value trends, shops and restaurants, schools, commute times, and geographic factors such as floodplains? These things are important, especially if you’re looking for a home in a new city or town. If the agent seems lost or like they’re winging it, keep looking. Responsiveness. You’ll have a lot of questions, and will be asked to produce documents at certain steps during the buying process. Think about how available you want your agent to be, and how quickly you want him or her to respond. One way to figure that out? Contact a prospective agent online or by phone and see how long it takes them to reply. If you don’t hear back within a timeframe that works for you, it’s probably best to move on. Reputation. This is when to consult your inner circle again. The agent-finder tool mentioned above can also help. In addition, you’ll want to verify the agent’s license; search “[state] real estate license lookup” to find a resource for your state. If you want to confirm whether an agent is a REALTOR®, you can call NAR at 1-800-874-6500. There are a number of professional designations that indicate an agent has obtained additional education beyond their licensing work. An accredited buyer’s representative (ABR®), for instance, is someone who specializes in working with home buyers and has taken a course on buyer-client relationships. You can search the different types of designations at https://www.nar.realtor/education/designations-and-certifications DON’T BE AFRAID TO ASK A LOT OF QUESTIONS Congratulations! You now have a list of agents you like based on their stats, and you’re ready to get to know the finalists. Binge a few episodes of “The Bachelor” for pointers — just kidding, don’t do that. What to really do: Schedule interviews with the top three agents, at least. During each conversation, your goal is to understand the agent’s experience, personality, and working style. Here are 13 questions that will help the vetting: 1. How many years have you been in the business? Having more experience doesn’t guarantee that someone is a great real estate agent, but a lot of the business is learned on the job. 2. How many homes have you sold in the last year? Volume isn’t the most important factor when choosing an agent, but you want someone who is active in the industry. Also, the more transactions an agent has under their belt, the more adept the person should be at solving complicated problems that can crop up during a home sale. Remember: Your transaction is unique. 3. How will you help me determine my needs and priorities? The agent’s first task is to help you identify your list of “musts” and “wants” — the home features that you need, versus the features that you’d like to have but can live without. 4. Is your real estate license in good standing? You can also check with your state’s Real Estate Commission to confirm the agent has no disciplinary actions. 5. How will you stay in touch with me? Your agent’s communication style should align with yours. If you prefer to be contacted via text when new listings crop up, make sure your agent is able to do that. 6. What neighborhoods do you specialize in? You want an agent who’s intimately familiar with the neighborhood(s) you’re interested in. Another way of framing this question is to ask, “How many homes have you sold in this neighborhood in the last year?” 7. What price range do you typically work in? In addition to being a neighborhood expert, your agent should do a large portion of their business with home buyers in your price range. It’s important because challenges and negotiation strategies can vary based on what type of home you’re buying. 8. How many other clients are you working with? You want someone who can give you quality one on one customer service when you buy your first home. If the agent seems spread thin, it’s probably because they are. 9. How are you a good agent for first-time buyers? First-time home buyers face specific challenges. Every buyer has a unique transaction. Good agents can explain what you should expect and how they’re going to help you navigate your special circumstances. 10. How will you find homes that match my criteria? Seasoned real estate agents don’t just use the local Multiple Listing Service (MLS) — a regional database of registered property listings — to help home buyers find homes. They also keep track of listings through colleagues, door-knocking, and canvassing neighborhoods to find the right properties for their buyers. They’ll also work their industry connections. 11. Have you ever recommended that a buyer not buy a property? Why? An agent should work in your best interest, which means being honest with you about when to pass on a house that will not meet your needs — even if you’re starry-eyed about it. It’s your choice, obvs, but they should empower you to make a sound decision. 12. Do you have a list of recommended vendors who can help me get a mortgage, inspect a home, and so on? To buy a home, you’re going to need other important players on your team — specifically a mortgage lender, home inspector, settlement/title company, and attorney. An experienced agent has already developed relationships with reputable pros, and should provide you with several references for each; though it’s ultimately your decision to choose who you want to work with. 13. Can you provide contact information for your three most recent buyers? Past clients can offer valuable insight into an agent’s skills. Don’t just ask an agent for references, or you’ll get three pre-vetted clients who are guaranteed to sing their praises. Instead, ask for phone numbers and email addresses of the agent’s three most recent buyers. Contact those people directly to learn about their experiences. Whew, you made it through the interviews. (Are you thirsty? We could use a glass of water.) By now, there’s likely one agent left standing. Someone you can trust. Someone who listens.
