How to Inspect Windows and Doors to Stop Air and Water Leaks

Inspect windows and doors regularly to stop air and water leaks that mean costly energy and repair bills. We’ll show you how.

Take a close look at your windows, doors, and skylights to stop air leaks, foil water drips, and detect the gaps and rot that let the outside in. You can perform a quick check with a home air-pressure test, or a DIY energy audit. Luckily, these inspections are easy to do. Here’s how to give your house a checkup: How to Check for Air Leaks A home air pressure test sucks outside air into the house to reveal air leaks that increase your energy bills. To inspect windows and other openings: • Seal the house by locking all doors, windows, and skylights. •Close all dampers and vents. • Turn on all kitchen and bath exhaust fans. • Pass a burning incense stick along all openings — windows, doors, fireplaces, outlets — to pin point air rushing in from the outside. How to Pinpoint Window Problems Air and water can seep into closed widows from gaps and rot in frames, deteriorating caulking, cracked glass, and closures that don’t fully close. To stop air leaks, give your windows a thorough inspection: • Give a little shake. If they rattle, frames are not secure, so heat and air conditioning can leak out and rain can seep in. Some caulk and a few nails into surrounding framing will fix this. • Look deep. If you can see the outside from around — not just through — the window, you’ve got gaps. Seal air leaks by caulking and weather stripping around frames. • Inspect window panes for cracks. • Check locks. Make sure double-hung windows slide smoothly up and down. If not, run a knife around the frame and sash to loosen any dried paint. Tighten cranks on casement windows and top locks fully grab latches.

Some older windows can be repaired and save you money over new windows. However, if you think you’ll automatically gain energy savings, think carefully — there may be other, cheaper ways to cut utility bills, such as sealing air leaks. Inspecting Doors for Leaks • Check doors for cracks that weaken their ability to stop air leaks and water seeps. • Inspect weather stripping for peels and gaps. • Make sure hinges are tight and doors fit securely in their thresholds. Checking Out Skylights Brown stains on walls under a skylight are telltale signs that water is invading and air is escaping. Cut a small hole in the stained drywall to check for wetness, which would indicate rot, or gaps in the skylight. To investigate skylight leaks, carefully climb on the roof and look for the following: • Open seams between flashing or shingles. • Shingle debris that allows water to collect on roofs. • Failed and/or cracked patches of roofing cement put down the last time the skylight leaked. Fast Fixes for Common Gutter Problems Maintaining gutters is the most important thing you can do to prevent water damage to your home.

Gutters are designed to do one thing — channel water away from the foundation — and they’re critical to protecting the structural integrity of your house. But in order for gutters to do their job properly, they have to be kept in shape and free of clogs, holes, and sags. Luckily, most common gutter problems are easy for homeowners to fix themselves. And it’s worth the effort. “Gutters are one of those things where routine maintenance and inspecting them can really prevent bigger problems down the road,” says Jason Stutzman, director of home maintenance and repair for Brothers Redevelopment in Denver. Here are the gutter problems that the pros see most often, and the recommended solutions. Clogged Gutters This is the most common problem of all. Left untended, gutters and downspouts get so clogged with debris that they’re rendered useless. The excess weight of leaves, twigs, and standing water can also make them sag and pull away from the fascia. Clean them at least once a year, and twice a year if you have a lot of trees nearby. Gary Mindlin, managing partner of New York City-based Top Hat Home Services, schedules gutter maintenance four times a year, with additional checks after big storms. You can clean your own gutters if you’re comfortable on a ladder, don’t mind getting wet and dirty, and don’t have an extremely tall house. After you’ve cleared the muck, flush them with a garden hose to make sure they’re flowing properly. If you’d prefer, you can hire someone to do the job for you for between $50 and $250, depending on the size of your house. Another option for dealing with chronically clogged gutters is to outfit them with gutter covers. These include mesh screens, clip-on grates, and porous foam. They still need regular maintenance, though, and the cost can be more than the gutters themselves.. Sagging Gutters and Gutters Pulling Away from the House This is usually a problem with the hangers, the hardware that secures the gutters to the fascia. They might have deteriorated over time, the fasteners may have backed out of the wood, or they’re spaced too far apart to support the weight of full gutters. The cost to fix it yourself is cheap; hangers generally cost $10 or less apiece, and the fasteners run about $1 each. Leaks and Holes Leaky gutter joints can be sealed by caulking the joint from the inside with gutter sealant, says John Eggenberger, vice president of training and corporate development for the Mr. Handyman franchise of home repair companies. A tube costs about $5. Very small holes can be filled with gutter sealant. Larger holes will require a patch. If you can’t find a gutter patching kit at the hardware store, you can make a patch from metal flashing. Improperly Pitched Gutters Gutters need to be pitched toward the downspouts for the water to flow properly. You want at least a quarter inch of slope for every 10 feet. Get on a ladder after a rainstorm and look in the gutter; if there’s standing water, it’s not pitched properly. To correct this yourself, you’ll need to measure from the peak to the downspout. Snap a chalk line between the two and find the spots where the gutter is out of alignment. You might be able to push it up into place by bending the hanger. If that doesn’t solve the problem, you might need to take a section down and rehang it. If you have seamless gutters, call the company that installed them to correct the problem

Downspouts Draining Too Close to the Foundation Downspouts need to extend several feet from the house, or they’ll dump right into the basement. Gutter extensions attached to the bottom of the downspout will discharge water well beyond the foundation. They’re inexpensive and easy to install. “I like the downspout material extended four or five feet and screwed on,” says Reggie Marston, president of Residential Equity Management Home Inspections in Springfield, Va. Cost: less than $20 per downspout. Missing Gutters

If your house has no gutters at all, consider investing in a system. The cost depends on the material. Most residential gutters are aluminum, which is lightweight and durable. “Unless an aluminum gutter is damaged by something, it will last forever,” says Scott McCurdy, vice president of Jacksonville, Fla.,-based disaster repair contractor Coastal Reconstruction. Vinyl, galvanized steel, and copper also are available options. Aluminum gutters range from about $4.50 to $8.50 per linear foot installed. On a 2,000-square-foot house with about 180 linear feet of gutters, that’s roughly $800 to $1,500. Shelling out cash on unexpected renovation costs isn’t completely avoidable — but there are plenty of hidden renovation costs you can prepare for. Here are some of the surprising things that can set your wallet on fire during your next big project. #1 Extra Muscle: $500 Even if you’re just clearing out the renovation space by moving boxes downstairs, you still might find yourself in need of a few strong hands. “For the longest time, we thought we could clear out the space ourselves,” says Summer Sterling, who renovated her home’s entire top floor, including gutting the kitchen, updating two bathrooms, and vaulting a ceiling. She and her husband lived in the basement during the remodel. “Then we realized we have this gigantic furniture.” The Sterlings moved as much as they could beforehand, but the movers still cost about $500. #2 Anxious Pups: $125 Per Week Some pets have nerves of steel. Others cower at any unexpected noise or strangers. And construction zones are full of noisy strangers: dropping wrenches, hammering, or stomping through your home in metal-toed boots. Monitor your dog to see how he handles the stress. If the answer is “not well,” prepare for a brief boarding — although you might find a mid-day dog walker or a short stay with Nana is soothing enough (and far less expensive).

But planning your work during your sitter’s down season can save you some cash. #3 Dinners Out: $80 Per Week Cooking without a kitchen challenges the best chefs — there’s a reason it’s a stalwart Top Chef challenge. Even if your kitchen remains intact during the reno, putting together a meal in a home filled with dust is no fun at all. Sterling and her husband ate out or ordered takeout “at least three or four times a week,” she says. Instead of single-handedly funding your favorite restaurant’s expansion, she recommends storing pre-prepped, microwaveable meals in a chest freezer. Or setting up a makeshift kitchen. #4 Dumpster Fees: $400 Construction junk has to go somewhere. If you’re DIYing the remodel, dumpster fees might come as a surprise. Expect to spend about $400 on your trash-mobile, but contractors can provide localized, ballpark dumpster estimates. Once it’s in your driveway, save some extra cash by using the dumpster to ditch unwanted stuff accumulating around your house. Tired of those nasty old blinds? Say adieu, without paying extra disposal fees. Just leave room for the construction junk. #5 Hotel Stays: $500 You’re determined to live at home during the reno, but if a contractor accidentally smashes through your bedroom wall or the noise gets too unbearable, you might find yourself packing up for a short stay in a nearby hotel. You don’t need to book your staycation beforehand, but budgeting enough cash for a few days’ away will make the decision to abandon ship a bit less stressful. Or hole up with some friends — just make sure to bring wine and cover dinner as payment.

“We’re living in a much smaller space, but the efficiency is terrible,” says Sterling, who spent about 15% to 20% more on electricity during the renovation. “The bloody contractors leave the windows open all the time.”

#7 Labor Costs: $50 Per Hour Delays, schedule changes, and unexpected surprises don’t just add time to the renovation — they mean paying more to the workers. “Our labor costs wound up being much higher,” says Janet Heller, whose sink broke during a bathroom renovation — requiring multiple trips and two times the work from contractors and laborers. Know each contractor’s hourly cost so when disaster strikes, you can budget appropriately. #8 Professional Cleaning: $150 Your new kitchen features sparkling, brand-new marble and stunning oak cabinetry — but you can’t ignore the fine layer of sawdust covering everything. “Construction dust is everywhere,” Sterling says. Allocate a few days for a top-to-bottom clean. Scrubbing everything yourself can save you some much-needed cash. But if the mess is too daunting, consider hiring a service as a post-renovation treat. Even if they’re just handling the hard-to-reach spots, a little help will be more than welcome. Now all you have to do is go home, kick back, and heat up your very last frozen dinner. #9 Office Space: $195 Per Month Telecommuters have their own renovation challenges. How can you take a phone call with clients when a drill is whirring overhead? “I work from home, but am unable to function with so much construction noise above me,” Sterling says. “There’s no privacy whatsoever.” But privacy doesn’t come cheap: A “flexible desk” at a co-working space can cost $195 per month — and more if you need a closed door. Sterling leased a temporary office twice per week during the renovation and lowered costs by working out of coffee shops or a library as often as possi-

Don’t feel bad if you’re a bit of a nag. Unless the breeze is necessary (drying paint and new hardwood floors require ventilation), pop upstairs every evening to close the windows. #11 Lawn Landscaping: $1,500 Did they really need to put their equipment on your beautiful Kentucky bluegrass? For some reason, renovating the interior can mean your lawn takes a beating that only a professional landscaper can repair. Ask contractors beforehand if they plan on using your yard for staging, and place down tarps to protect the foliage. Or find alternative spots, like the attached garage or gravel driveway. #12 Permits: $1,000 Before the first sledgehammer swings, sit down with your contractor (or city building department) for a detailed discussion of exactly what permits you need. “Usually a contractor will include plans and permits,” says Charles Rinek, owner of custom home building company Rinek, Inc. But make sure you know early on if they don’t, otherwise you’re in for a surprise. How to Repair a Light Switch (No Electrician Required) Here’s how to repair a light switch if you’ve got 10 minutes.

You flip a light switch and nothing happens. And you just changed the bulb yesterday. What gives? Do you really need to call an electrician? Maybe not. The easiest and least expensive solution could be to replace the switch altogether. Best of all, you won’t need a $90-per-hour (or more!) electrician — it’s an easy DIY job. How Much Do Switches Cost to Replace? A single-pole light switch costs less than $6 to replace. Go for a rocker switch that’s easy to use and adds sensible universal design to your home. Three-way switches let you control the same light from two different locations. When you flip one switch to the on position, the other switch is simultaneously moved to the on position. A three-way switch also will cost less than $6. Likewise, four-way switches let you control the same light from three or more locations. Each four-way switch costs in the $10-$15 range. Double-pole switches have four terminals instead of two, so they’re used for outlets and appliances that require 240-volt circuits. They also come in rockers. Each double-pole switch will cost $7-$15. What if I Want a Dimmer? Dimmer switches not only add instant mood lighting to a room, they save energy, too — for every 10% you lower a light bulb’s brightness, you’ll double the bulb’s life. The only hitch: CFLs often don’t work with dimmers, so you’ll have to use LEDs or halogen incandescents in your fixtures. Dimmers come in rotary, slide, touch-activated, or digital varieties; the cheapest is rotary and will cost less than $10. So How Do I Replace My Light Switch? It’s easy.
