BBOR Announces 2017 REALTOR Fund Recipients The Bloomington Board of REALTORS® (BBOR) is pleased to announce its 2017 REALTOR Fund grants recipients. The funds will support organizations providing services in Monroe, Owen and Greene Counties. This year’s recipients include: • Amethyst House - $1,000 –supplies for a resident landscaping project • Bright Beginnings Daycare -- $333.33 – shredded rubber mulch for daycare playground • Catholic Charities Bloomington -- $500 – play therapy equipment for children’s program • Down’s Syndrome Family Connection -- $200 – Back to school supplies for disabled elementary students • Girls, Inc. -- $500 – Gym mural project • LifeDesigns -- $500 – Accessible playground equipment (ADA Funhoop) • Mother Hubbard’s Cupboard -- $1,178 – Youth gardening education programming • My Sister’s Closet of Monroe County -- $770 – Window blinds for client counseling & mentoring area • Old Clifty Memorial Association -- $333.33 – Historic cedar roof installation • Open Arms Family and Educational Center -- $333.34 – Healing garden pond & solar lights • Owen County Community Foundation -- $200 – MYPath Riverfront park bench • People & Animal Learning Services (PALS) -- $500 – Arena watering system • The Project School -- $1,000 – Security camera equipment • Volunteers in Medicine -- $500 – Diabetes test kits “REALTORS® do so much more than represent buyers and sellers of real estate. Tips and Tricks to Remove Stains and Muck From Your Walls

Clean walls are the best prep you can do for a paint job you won’t have to repeat any time soon

You can’t wait to cover up that nasty beige on your walls, but as you take a close look at all the areas you’re gonna have to prep you see a lot of grime, gunk, and stuff that looks too stubborn for your standard vinegar wash. Any cleaning rookie can wipe off dust and cobwebs. But it takes a cleaning pro to scour grease stains, watermarks, and kids’ crayon and ink wall art. Kitchen Grease on Walls ase is an occupational hazard of cooking. If only it wouldn’t ind it’s way onto your walls and cabinets, trapping all kinds of gunk. Yuck! Good news. Any decent dish soap can remove grease stains on walls. For small stains, mix: 1/4 teaspoon of soap in a cup of warm water, and wipe. Rinse with clean water, and blot until dry. Clean stubborn grease stains with solution of 1/3 cup of white household vinegar with 2/3 cup of water. Dirt and Grime Buildup The oil from your hands gets onto walls, cabinets, doors, and door frames. A wall eraser, like the Mr. Clean Eraser ($3 for 4 pads), easily wipes away these stains. Wet the sponge and rub gently to avoid taking bits of paint off with the stain. Or make your own homemade wall cleaning sponge: • 1 cup ammonia, • 1/2 cup white distilled or apple cider vinegar • 1/4 cup baking soda • one gallon of warm water. Wipe the solution over walls with a sponge (or cloth), and rinse with water. Crayons Wall erasers work like a charm on crayon marks. If they don’t do the trick: • Rub marks with toothpaste (not gel). • Erase marks with an art gum or a pencil eraser; use a circular motion. • Swipe marks with baby wipes. • Sprinkle baking soda on a damp sponge and scrub marks. Permanent Marker Permanent markers are tough to remove from walls. Soak a cotton ball with rubbing alcohol and dab the stain. Or spray marks with hairspray, then wipe drips.

Ink Ballpoint ink, which is oil-based, often melts away if you use foaming shaving cream, dry-cleaning solvents such as Carbona, or nail polish remover.

Make sure you open windows when using cleaning solvents and polish remover. Mildew

Mildew is a fungus that eats soap scum and body oil. To remove from walls, spray with vinegar water: 1 tablespoon white vinegar to 1 quart water. Also, try an enzyme laundry detergent; follow the pre-treating directions on the label. Blot it on the stain, and then rinse thoroughly with water. Water Stains After you’ve solved the problem that caused the water stains, rinse with a solution of 1 cup bleach to 1 gallon of water to prevent mold and mildew from growing. Thoroughly dry with a hairdryer or fans. If bleaching doesn’t remove water stains, you’ll have to repaint. Prime the walls with a stainkilling primer, such as Kilz Paint. By Blanche Evans If you live in a newer suburban community or planned unit development, you — like some 63 million other Americans, according to the Community Associations Institute — are probably a member of a homeowners a ssociation. It’s also a good bet that you haven’t given your HOA much thought until you have a problem.

When You Don’t Like the Rules

Since HOAs make and enforce the community rules, it’s smart to understand what you can do if you can’t or don’t want to follow them.

There’s even an older story some years back, reported in news outlets, about a homeowner in an upscale gated community in Frisco, Texas, who was threatened with fines for parking his new Ford F-150 series truck in his driveway overnight. The board made exceptions for several luxury brands, but his midrange truck was ruled “not classy enough.”

HOA Facts Each HOA, a volunteer group of neighbors who manage common areas and community property, creates its own covenants, conditions, and restrictions (CC&Rs). These CC&Rs cover: • Resident behavior (no glass containers around the pool) • Architecture (no fences higher than 8 feet) • Common responsibilities (fee schedules and fines for non-compliance) Average annual dues for a homeowners association is $396, according to the U.S. Census Bureau. And there’s value in the fee. A 2005 study, which appeared in the Cato Institute’s “Regulation” magazine, compared a group of Washington, D.C., area HOA properties with similar homes without community benefits — a total of about 12,000 homes. The HOA house values were found to be 0.54% higher. That’s $969 on the average U.S. home value of $179,500.

Some boards can impose what some homeowners believe are invasive, silly, or elitist rules. In 2014, a Myrtle Beach association decided homeowners could have only two pets. A couple who’d had three dogs for the past 14 years were threatened with a $100 a day fine unless they got rid of one of their dogs.

Even if you disagree with the rules, keep paying your dues. HOAs have broad legal powers to collect fines and fees and regulate activities. If you don’t respond to letters from the board, property manager, or a collection agency, the HOA can and will turn to small claims court or file a lien against your property. You can handle some issues with a phone call. For example, adding recycling to the garbage collection route is a budget, not a rules, issue. Call the board member who oversees trash collection to find out if there’s leeway in the budget. If you want to do something that’s against the rules — like flying the American flag in your yard — start by: • Making a written request for variance, using the appropriate HOA form in your CC&R documents. A variance gives you permission to be the exception to the rule. Submit your request to the board and property management company. 26

But if you fly your flag without permission, expect to get fined. Fines can range from a nominal $25 to a painful $100 or more d epending on the issue. Your CC&Rs will indicate the fine schedule — per day, per incident, etc. Interest for nonpayment can accrue, and the HOA can sue you in small claims court. If you feel the ruling or the fines are unjust, the last resort is to hire an attorney and sue the HOA, as a flag-flying couple did in 1999. They battled their HOA in court for nine years before the case was settled in their favor.

Accept that you might become less popular if homeowners don’t like your decisions. In the worst case, you could be sued, along with the rest of the association.

Become the Rule-Maker If you don’t like the rules, the best way to change them is to become part of the process.

Replace, Repair Wood Trim To Spruce Up Rooms

Replace and repair wood trim and add touches of elegance to every room in your house.

Add, replace, and repair wood trim to spruce up dull rooms and increase the value of your home. Repairs range from simple cleaning to paint touchups. Replacements remove trim that’s beyond repair. And additions—chair rails, crown molding, and base built-ups—turn ho-hum walls into eye-catchers. Best of all, wood trim is inexpensive, so your home improvement dollar goes a long way. Clean trim Get into those grooves with a damp microfiber cloth that attracts the dust that’s dulling your trim. Wipe baseboards, ceiling molding, windows, and door frames. Don’t forget the tops, which are expert dust catchers. To get rid of stubborn scuffs and stains on white trim, attack with a little Comet or another abrasive cleaner sprinkled on a damp cloth. And when you really need some muscle, grab a Mr. Clean Magic Eraser, the sponge-like pad that wipes out marks … well, like magic. Repair trim You won’t be able to wipe away nicks, gouges, and loose trim. Try the following tips to repair wood trim problems: • Shoot and smooth latex caulk into the ugly lines that appear when trim separates from walls and each other. • Fill gouges with wood putty. • Tap finishing nails into loose shoe molding. Cover nail heads with wood putty or a wax pencil. • Use a rubber mallet to reattach toe kicks wandering away from cabinets. • Touch up trim repairs with the same color and type of paint as the original. Paint an entire section of the repaired trim so fixes vanish. Replace trim Sometimes no matter how hard you try, those old baseboards and shoe moldings still look beat up. Replacing wood trim doesn’t cost as much as you might think. If you’re handy with a miter box and saw, you can replace trim yourself. Five-inch composite base typically costs $2/linear ft., so you could replace the baseboard in a 10-by-15-ft. room for about $100 in materials. Add trim Nothing glams up a room faster than some well-placed trim. Crown molding adds elegance. But don’t overbuild the crown. Ten-foot ceilings can handle 10-inch moldings, while 8-foot ceilings would look overwhelmed with that much trim. Stick to 3- to 5-inch molding on lower ceilings. Prices range from 90 cents to $3/linear ft for wood composite, red oak or poplar; $1.50 to $6.50/linear ft. (much higher for intricate designs) for mahogany, cherry, or walnut. Protect walls with chair rails. Generally, place chair rails one-third of the way up from the floor, or install them where the backs of your chairs hit the wall. Build up baseboards by adding trim on top of what you already have. Before you dive in, tape a few samples above your current base to see if they visually get along.

Thanks in no small part to MacGyver, the paper clip has found many uses around the house, especially when it comes to quick fixes.

Perhaps one of the most popular examples of MacGyver’s resourcefulness is his use of the paper clip. It’s small, it’s simple, and it has evolved beyond its original purpose of binding papers together. Don’t underestimate its potential–it could help you out of a tricky home repair jam one day. We’ve collected some MacGyver-inspired ideas from the Internet. What MacGyver did: The question is: What didn’t he do when a paper clip was within reach? MacGyver hotwired cars, picked locks, disarmed missiles, and everything in between. What you can do: • Unclog spray bottles. Unbend the paper clip and use one end to clear tiny clogs in your perfume bottle, lotion pump, etc. • Pit cherries. Unfold a paper clip at its center, insert one hooked end into the top or bottom of the cherry. Once you feel the pit, lift it up and out. • Reach tiny “reset” buttons inside electronics. Unfold and use the end to poke away. • Temporarily replace a broken zipper. Untwist a small paper clip and slip the end through the zipper hole, twist it back, and unzip. • Pick a small lock on a jewelry box, screen door, or a basic center key bathroom door.Untwist a paper clip and slip the end inside the lock. Then jiggle it to open the locking mechanism.
