6 Easy Projects to Personalize a Cookie-Cutter Home Value-boosting ideas for your home’s interior to make it really yours.

There’s so much to love about a new home — especially the fact that it’s yours! No worries about an aging furnace or the source of a stain in the carpet. Yet it can also feel a little, well, uninspired. Like that neighborhood in “The Truman Show.” Your home can feel like a carbon copy of everyone else’s. But just like Truman, you don’t have to succumb to the sameness. It’s quite easy to take something ordinary in your home and make it a little bit special, something unique. Some examples to get you started: Paint Your Ceiling Fan Homeowner Nicki Decker and her husband banished a ‘90s-era builder-grade brass fan from their master bedroom by simply spray-painting the metal with an antique finish. Decker lightly dry-brushed two shades of mineral chalk furniture paint onto the medium-toned wood blades — delivering a whitewashed effect that enhances the room’s rustic, beachy mood. “I got to use my creativity to turn a dated eyesore into a beautiful and functional centerpiece that really brings the room together,” she says. Frame a Window A window over the kitchen sink is a common feature in homes new and old, but it doesn’t have to be ordinary. Seeking to “add some cottage-style detail to our very standard builders’ kitchen,” interior designer Amy Chalmers fastened vintage cast iron brackets to the cabinetry on either side of her window to create a framing effect. The brackets support a stamped tin-covered plywood shelf, heightening the room’s one-of-a-kind charm. In this new San Francisco home, Geoff Gibson, a partner with Winder Gibson Architects, installed molding inspired by the city’s classic architecture. “To keep it from being too busy or too boring,” his firm carefully selected the 5-inch-wide window and door casings and 6.5-inch-high baseboards Paint the Door When the blah, beige-gray paint on his front door began to show signs of wear, homeowner Paul McLandrich says, “I figured I may as well use it as an excuse to spice up the outside of the house a little bit.” Three coats of Behr’s “Red Pepper” semi-gloss exterior paint, and no one has trouble spotting his house from his neighbor’s. Upsize Your Cabinets Like many people, Detroit-based home stylist Sarah Macklem had dreams of replacing the basic birch cabinetry in her kitchen with tall, custom creations, but had a budget that required more modest measures. To achieve the look, she capped her existing wall cabinets with 1-by-4-inch boards and thick, decorative crown molding. “Adding height to the top made my short cabinets look taller and more like expensive, custom cabinetry,” says Macklem. “It was a small detail that made a huge difference in the feel of my kitchen.” Paint the Floor When you’re seeking to create a big personality in a space, don’t stop until it’s got the right look from head to toe — including under your toes. This adorable retro kitchen still had floors just like everyone else’s. Thankfully, Dallas-based interior designer Janet Gridley righted the wrong. She lightly sanded and primed the laminate floor, then applied white porch paint and in striped layers to create a whimsical, checkerboard pattern. The peacock blue is unexpected, Gridley says, while the overall design does something that average laminate flooring likely never would: “It makes everyone smile,” she says. 6 Household Hacks Inspired by MacGyver Tricks Yikes, the drain is clogged! Quick, what are some MacGyver tricks our favorite secret agent would use?

This month marks the 27th anniversary of the most influential DIY show ever. Nope we’re not talking about This Old House (which debuted in 1978). We’re referring to MacGyver, the action-adventure series that taught us any sticky situation could be fixed with a few mundane items. To note this occasion, we asked four DIY experts to share their favorite MacGyver-inspired household hacks and tips. 1. Unclog a drain Solution: Next time one of your drains is being a pain, drop three Alka-Seltzer tablets down the sink followed by a cup of white vinegar. We’re not 100% sure about the science behind this, but we heard when combined together, these ingredients will dissolve grease and other funky things. After about 15 minutes, you can clear the drain with boiling water. Do not attempt this trick immediately after using a commercial drain opener like Drano or Liquid-Plumr. FYI, you can also use this exact same solution to clean and freshen up toilet bowls. Fun MacGyver fact: He mixed it with baking soda to create a smoke screen. 2. Fix scuffed floors Give scuffmarks on tile and linoleum floors the boot using a tennis ball fitted on the end of a broom handle. When rubbed against the floor, the ball will remove scuffmarks. What, you don’t have a tennis ball? Use a sneaker. The bottom of most clean sneakers can easily buff floors. Fun MacGyver fact: He once made a missile out of a broom handle. 3. Create more pantry space Small office organizers like the ones used for pencils and pens can turn wasted wall space into room for spice storage. Small desk organizers instantly became mini-spice racks when placed in front of pantry shelves. Fun MacGyver fact: He once hotwired a truck using a bunch of office supplies including a paper clip, a ballpoint pen, and a rubber band. 4. Keep your fingernails clean when doing dirty jobs Simply pack clean soap under your talons by rubbing them across a bar a few times. When the dirty work is done, quickly scrub it all out with a nailbrush. Fun MacGyver fact: He was always armed with a Swiss army knife, which included a nail file, tweezers, and a few other grooming tools. 5. Fix a wall crack Just add a little baking soda to Crazy Glue when filling a small wall crack and ta-da — it becomes a hard plastic you can easily sand or file down. 6. Undo glue joints or remove a pesky sticker Turn a can of air duster cleaning spray upside down and spray your target. Doing so will “freeze” the glue, making it easy to undo the joint or pull the sticker off. Fun MacGyver fact: He was always working with sticky stuff.

Seventy-one percent of sellers’ agents believe a well-staged environment increases the dollar value buyers are willing to offer, according to the National Association of REALTORS® “2015 Profile of Home Staging.”

• Let a slideshow of beautiful images play on your television like a screensaver. KITCHEN • Clear everything from countertops except one or two decorative items, like a vase of flowers or bowl of fresh fruit.

Just take this real world tale of two condo listings from Terrylynn Fisher, a REALTOR® with Dudum Real Estate Group in Walnut Creek, Calif., who also stages:

• Pack up all the dishes except one attractive, matching set. Do the same with glassware, flatware, and cookware, and pare down all other cupboard and drawer items down to the minimum.

Both units were in the same complex. One hadn’t been staged or updated since it was built; the other was staged and had been slightly refreshed (a little paint here and there and one redone bath). Otherwise, both units were the same size and layout. The staged condo sold for about $30,000 more than the unstaged unit, she says. “People couldn’t believe it was the same model.”

• Freshen up and modernize those cabinets with a fresh coat of paint or stain and new hardware. • Seriously evaluate your appliances. Can they look new again with a good scrubbing? Give it the old college try or consider replacing with new models. The Real Estate Staging Association strongly recommends stainless steel. Tip: You can get the look of stainless for the cost of a cheap dinner with stainless films.

Before your eyes turn into dollar signs, keep in mind staging isn’t guaranteed to get you more money. But it’s an important marketing tool to help you compete at the right price, which means you can sell faster. (A study from the Real Estate Staging Association bears this out.)

• Remove those fridge magnets and give the door and handles a good cleaning.

Helping buyers fall in love with your property takes more than running the vacuum and fluffing the pillows: It’s all about decluttering, repairing, updating, and depersonalizing, say real estate agents and stagers.

• Check every door, drawer, and cabinet to ensure they open and close easily. Swap out any faulty — or dingy — hardware.

• Create a luxury spa look with a fancy soap dispenser, fluffy white towels, decorative baskets, candles, plants, a white shower curtain, and a new bath mat.

• Damaged or aging hardwood floors? Replace damaged boards with new wood, sand down the entire floor, and re-stain.

• Add a fresh coat of paint to the front door, preferably red, black, blue, or wood stain, so long as it complements the trim and doesn’t blend, says The Real Estate Staging Association. Steer clear of unconventional colors like purple.

• Have a dark corner or hallway? Brighten it up with a decorative mirror. • Neutralize the walls. If any rooms are painted in dark colors, repaint white or beige.

• Buy a new doormat to welcome home buyers.

• Paint adjacent rooms the same color to make the whole space feel larger.

6 Materials to Never Use in Your Kitchen

Don’t get distracted by flash or price. Here’s what to avoid (and choose) for your kitchen remodel.

About to remodel that old kitchen? Unless you’re cool with treating the hardest working room in your house like a museum exhibit, resist the temptation to buy the cheapest or shiniest materials available and go for durable options that can stand up to regular abuse. Trust us: Although it may be tough to leave that raised, tempered glass bar top (ooo!) in the showroom, repairing its first (and second, and third) chip will get old. Very fast. Picking the right materials is easy if you do your homework. “There are amazing products out there,” says Jeffrey Holloway, a certified kitchen designer and owner of Holloway Home Improvement Center in Marmora, N.J. “You’re looking at price point, sanitation, how easy it is to clean the product, its durability and maintenance.” Keeping those all-important features in mind, here are some materials to avoidduring your next kitchen project. #1 PLASTIC LAMINATE COUNTERS First off, there’s plenty of great laminate out there. It’s the entry-level,plastic laminate to stay away from, Holloway says. These are the ones that look thin and dull, as opposed to richly textured. They scratch easily, and if the product underneath the laminate gets wet (say, from steam rising from your dishwasher), it can delaminate the countertop, which means the edges will chip pretty easily. Also, one misplaced hot pan on the plastic will result in a melted disaster zone you’ll remember forever. But if you’re watching your budget, plastic laminate at the next level up is a good choice. “It’s got good color consistency, and there are a lot of retro and trendy patterns available,” says Dani Polidor, an interior designer and owner of Suite Artistry, and a REALTOR® in Pittsford, N.Y. New laminate counter technology offers scratch resistance, textured surfaces, and patterns that mimic real wood and stone. “There are even self-repairing nano-technologies embedded in some laminates,” says Polidor, “and others have antimicrobial properties.” For an average 10-by-20-foot kitchen, the next-level-up laminate will cost about $3,000, Polidor estimates, and those super cool technology options add another $200 to $300. For durability and longer life, the investment is well worth it. #2 INEXPENSIVE SHEET VINYL FLOORING You spend all day stepping on your floor, so quality really matters. At the lower price point, about $2.50 per square foot, the cheapest sheet vinyl floorings tend to be thin. “If your vinyl floor is glued down and the underlayment gets delaminated, say, by water seeping from your dishwasher or refrigerator, you’ll get bubbles in your floor,” Holloway warns. Compare that with luxury vinyl tile (LVT) that costs about $5 per square foot. It’s still usually glued down, but it’s a little more forgiving than its less classy cousin — and it can come in tiles, which you can grout so they mimic the look of higherend stone, Polidor says. #3 SOME LAMINATED CABINET FRONTS Holloway suggests staying away from lower-end thermofoil cabinet fronts. What is thermofoil? Contrary to its name, there’s no foil or any metal-type material in it. It’s actually vinyl, which is heated and molded around fiberboard. If the cabinet is white and the price is waaaaay affordable compared with other cabinets, think twice. Cheaper thermofoil has three critical issues: 1. It’s not heat resistant. If near a dishwasher or oven, it could delaminate. 2. It can warp and yellow with age, revealing its cheapness. 3. The “wood” underneath the thermofoil is also poor quality and won’t hold up over time. But just like with plastic laminate, science has made great strides, and now there are a host of new cabinets that are remaking thermofoil’s reputation. “New European laminates have become all the rage for the clean-lined, flat-panel look,” Polidor says. “It’s budget-friendly and can look like wood or high gloss. It’s not your grandmother’s thermofoil.” And it doesn’t come at grandma’s prices, either. But still, the new thermofoil is much more affordable than custom cabinets, and still satisfies with its rich look and durability.

#4 HIGH-GLOSS LACQUERED CABINETS A nice shine can be eye-catching. And spendy. About 20 layers of lacquer go on a cabinet for the high-gloss look. Ding it or scratch it, and it’s costly to repair.

“It’s a multi-step process for repairing them,” Polidor says. A better option for the same look is high-end thermofoil (see? We said there were good thermofoil options!). Thermofoil has a finish that’s fused to the cabinet and baked on for a more durable exterior. And it’s way more budget-friendly, too. High-gloss can be in the thousands of dollars, whereas thermofoil can be in the hundreds or dollars. #5 FLAT PAINT

Flat paint has that sophisticated, velvety, rich look we all love. But keep it in the bedroom. It’s not KF (kitchen-friendly). Flat paint, also known as matte paint, has durability issues. It’s unstable. Try to wipe off one splatter of chili sauce, and you’ve ruined the paint job. About the only place to use flat paint in your kitchen is on the ceiling (unless, of course, you have a reputation for blender or pressure-cooker accidents that reach to the ceiling, then we suggest takeout). Instead, you want to use high-gloss or semi-gloss paint on your walls. They can stand up to multiple scrubbings before breaking down. #6 TRENDY BACKSPLASH MATERIALS Tastes change. And after all that work and expense, if (er … when) your tastes change in a few years, it’ll be mighty tough to justify a re-do. Stick with a classic subway tile at $2 to $3 square foot. How to Insulate Your Crawl Space There’s a right way and a wrong way for insulating your crawl space, depending on where you live. Do you know the difference? We do — read on!

If your furnace is going full blast and you still have cold feet, the culprit may be your crawlspace insulation. Take a look under your house. Damp, dangling insulation is a sure sign of outdated or shoddy installation. If your house was built before energy-conserving building codes were standardized in 1990, you may find no insulation at all. The U.S. Dept. of Energy currently recommends insulation with an R-value of at least R-9 in floors. To keep things cozy underfoot, you’ll need to select the right insulation approach for your local climate. Winter temperature is the continental divide: In moderate or dry climates without the threat of sustained subfreezing temperatures, insulation between floor joists makes sense. Where winter temperatures are extreme, opt for insulating the walls and sealing off the crawl space entirely. Floor Insulation for Moderate Climes If your winter temps seldom linger below freezing, you’re in luck. Six-inch-thick, R-19 fiberglass batts installed between floor joists — along with careful moisture control and mold prevention — gets the job done. Best of all, at roughly $1 per square foot, it’s easy on the pocketbook. Here’s what it takes to do it right. Support: Fiberglass batts should be unfaced and installed so they make contact with the underside of the subfloor. Wood lath placed every 18 inches or a crisscross webbing of wire provide the best batt support. Avoid stay rods (aka tension rods). They compress the fiberglass, lessening its insulation value, and can pop loose. Ventilate: An insulation contractor can calculate the ventilation your crawl space needs and will cut in new vents as required. Seal the subfloor: Holes for electrical wiring and plumbing should be sealed with spray foam insulation. Insulate plumbing pipes and HVAC ducts to prevent heat loss and freezing. Closed-cell spray foam combines thermal and moisture protection, but at $5 per square foot, it’s too pricey for most budgets. However, it might be your only alternative for filling the webbing between truss-type joists. Avoid open-cell spray insulation — it soaks up moisture like a sponge. Enclosing Your Crawl Space: The Cold Climate Choice In a cold climate, the most efficient technique is to insulate the walls of your crawl space and close it off from the elements by sealing all air leaks. That way, plumbing pipes and HVAC ducts are protected from freezing temps, helping to conserve energy. The best method is to insulate crawlspace walls with rigid insulation. At about $5 per square foot for professional installation, including materials, it comes at a cost but offers a permanent solution. You can do the job yourself for about half the cost, but it’s a challenging, time-consuming DIY project. A thorough job also includes: Nixing the vents: Simply closing the vents in your foundation won’t do the job. Vents must be removed and the holes sealed. Insulating the rim joist: Use closed-cell spray foam to insulate the rim (aka band or perimeter) joists — the joist that rests on top of your foundation walls. Insulating the foundation: Glue rigid foam insulation board to the inside of foundation walls, using waterproof construction adhesive, and seal all seams with waterproof tape. A 4-by-8-foot sheet of 2-inch-thick expanded polystyrene insulation (R-value 7.7) is $26. A double layer is recommended. Add a vapor barrier: Whether the floor of your crawl space is bare earth, gravel, or concrete, it is going to exude moisture. A mil polyethylene plastic vapor barrier covering the ground keeps the wet at bay. Get rid of moisture: Moist household air is bound to cause condensation in the crawl space. In addition, any slight plumbing leak can build up over time. A dehumidifier or sump pump eliminates the moisture that mold loves. Make moisture control a priority, warns Chuck Henrichsen, owner of Clean Crawls, a Seattle insulation firm. “If you don’t, your crawl space becomes a Petri dish.” With crawl space sealed off from cold and moisture, your crawl space can be linked to your household HVAC system via vents. That way, warm air is circulating under your floors, warming them up and helping to keep you toasty. There’s no need to cool off your crawl space in summer, however; close vents when your air conditioning is running.
