6 Tasks That Every Smart Homeowner Does in October Why now’s the perfect time to replace appliances. The temps are starting to drop; the smell of wood smoke is in the air. Temps are more chilly than warm. That’s when veteran homeowners know it’s time to do these six things if they want to avoid grief or overspending: #1 Buy Appliances Whisper to them. Do a rain dance. Whatever it takes to get your old appliances to wait until fall to go on the fritz. Manufacturers bring out their latest models during the fall, and store owners offer big sales on appliances they want to move out — like last year’s most popular dishwasher. So September, October, and November are great months to buy. But October is right in the middle — when there’s still plenty of selection, and retailers might be more willing to haggle. Refrigerators are the exception because new models don’t come out until spring. #2 Switch the Direction of Ceiling Fans Most have a switch to allow the ceiling fan blades to rotate either clockwise or counterclockwise — one way pushes air down to create a nice breeze and the other sucks air up, helping to distribute the heat. Think counterclockwise when it’s warm and clockwise when it’s cool. #3 Clean Windows Daylight is about to dwindle so why not get as much of it as you can? Clean off all the bugs, dust, and grime from your windows while the weather is still warm enough to do so. For streak-free windows, combine ¼-cup of white vinegar with ¼ to ½ teaspoon of eco-friendly dish detergent and 2 cups of water. If window cleaning isn’t a DIY job at your home, schedule a professional window cleaner (who, unlike most of us, is able to do it even when temperatures plummet) before the end of the month. The closer it gets to the holidays, the busier they get. Bright sunshine on winter’s darkest days makes it totally worthwhile. #4 Schedule a Heating Unit Checkup To ensure your family will be able to feel their toes all winter, schedule early in the month for your heating unit to be serviced. As temperatures drop, service companies get busier. Whether you hire your heating company’s technician or a contractor to do it, they’ll clean soot and corrosion from the combustion chamber, replace filters, and check the whole system for leaks, clogs, or damage. Nothing pairs with a pending blizzard better than the assurance that you’ll be weathering the storm with warm air piping through the vents and cocoa in hand. #5 Get a Chimney Sweep to Inspect the Fireplace It’s time to dust off and sweep the chimney! Best to hire someone who knows wood-burning fireplaces. A professional chimney sweep will ensure your wood-burning fireplace burns more efficiently and will help prevent chimney fires and carbon monoxide poisoning during the winter. So yeah, it’s pretty important. Tip: If you don’t already have a chimney cap, this is also the time to add one to stop wild outdoor critters from crawling down it — and (yikes!) into your house. #6 Insulate Exposed Pipes If you’ve ever dealt with a burst pipe, you know it’s a sad, wet disaster worth preventing. To avoid the stressful (not to mention, expensive) ordeal, prep your home’s exposed pipes with foam or heat tape — choosing which one will work best with your climate — to keep those pipes toasty. Remember: The most at-risk pipes are often those in unheated areas such as an attics, crawl spaces, and garages, so secure those first. Congratulations on buying your first house. Now, you have to learn how to keep it in good repair. Most repairs are simple, inexpensive, and DIY-friendly. If you can fix stuff yourself, you’ll only pay for the cost of materials and save a bundle on these common repairs and replacements. But if a pro is your preference, here’s how much it typically costs for the 10 most common repairs. #1 REPLACE TOILET FILL VALVES That annoying sound of water continually filling and draining from your toilet tank is often caused by leaky fill valve, which a plumber can replace, stopping water waste and restoring quiet. Plumber rates vary widely around the country, from $45 to $150 per hour, and the job will take about two hours — the minimum some plumbers require just to take the job. Labor: $50 to $200 Materials: $11 to $23 Total: $61 to $223 #2 REPAIR A LEAKY FAUCET The water torture drip-drip-drip from a leaky faucet won’t just drive you insane, it can drive up water bills, too. Depending on the type of faucet you have, fixes typically involve replacing damaged rubber washers (10 for $2), O-rings (10 for $2), or a faucet cartridge ($8 to $30). Labor: $95 to $300 Materials: $2 to $30 Total: $97 to $330 #3 REPLACE CEILING FAN If you’ve got a ceiling fan, sooner or later the motor will burn out, the blades will warp, and fashions will change, so you’ll need to replace it. Replacing isn’t a big deal, because upgraded wiring, a reinforced ceiling box, and a light switch with ceiling fan controls are already in place. What you’re paying for is an electrician’s time — one or two hours — and a new fixture. Labor: $50 to $200 Materials: $54 to $1,000 and up Total: $104 to $1,200 #4 REPAIR DRYWALL

To replace cracked tiles, a handyman must pry out the damaged tiles, scrape away old fixative, re-glue new tiles, and spread new grout. Replacing a 2-foot-by-2foot section of tile should take one to two hours, not including the drying time required for the adhesive to set. Labor: $30 to $125 per hour; with possible $150 to $350 minimum charge for a handyman Materials: $1 to $20 per square foot Total: $34 to $430 #6 REPLACE CAULK AROUND TUBS, SINKS, AND SHOWERS Caulk is the waterproof seal around sinks, tubs, and showers that prevents moisture from seeping through gaps and onto drywall and flooring. When caulk cracks or peels, it should be replaced immediately to prevent mold and rot. A handyman can dig out old caulk around a tub and reseal with new in about an hour. 10 Clever Uses for Hydrogen Peroxide Non-toxic. Low-cost. Hydrogen peroxide is your cleaning arsenal’s secret weapon. When it’s time to clean, have your trusty green cleaners at the ready — baking soda, vinegar — plus another ultra-cheap gem: hydrogen peroxide. You can use it anywhere, and can’t beat the price: A 16-oz. bottle only costs a buck or so. Here are 10 ways you can use that ubiquitous brown bottle of 3% hydrogen peroxide to your home’s advantage: IN YOUR KITCHEN • 1. Clean your cutting board and countertop. Hydrogen peroxide bubbles away any nasties left after preparing meat or fish for dinner. Add hydrogen peroxide to an opaque spray bottle — exposure to light kills its effectiveness — and spray on your surfaces. Let everything bubble for a few minutes, then scrub and rinse clean. 2. Wipe out your refrigerator and dishwasher. Because it’s non-toxic, hydrogen peroxide is great for cleaning places that store food and dishes. Just spray the appliance outside and in, let the solution sit for a few minutes, then wipe clean. 3. Clean your sponges. Soak them for 10 minutes in a 50/50 mixture of hydrogen peroxide and warm water in a shallow dish. Rinse the sponges thoroughly afterward. 4. Remove baked-on crud from pots and pans. Combine hydrogen peroxide with enough baking soda to make a paste, then rub onto the dirty pan and let it sit for a while. Come back later with a scrubby sponge and some warm water, and the baked-on stains will lift right off. IN YOUR BATHROOM 5. Whiten bathtub grout. If excess moisture has left your tub grout dingy, first dry the tub thoroughly, then spray it liberally with hydrogen peroxide. Let it sit for a little while (it may bubble slightly), then come back and scrub the grout with an old toothbrush. You may have to repeat the process a few times, depending on how much mildew you have, but eventually your grout will be white again. 6. Clean the toilet bowl. Pour half a cup of hydrogen peroxide into the toilet bowl, let stand for 20 minutes, then scrub clean. In Your Laundry Room 7. Remove stains from clothing, curtains, and tablecloths. Hydrogen peroxide can be used as a pre-treater for stains — just soak the stain for a little while in 3% hydrogen peroxide before tossing into the laundry. You can also add a cup of peroxide to a regular load of whites to boost brightness. It’s a green alternative to bleach, and works just as well. Anywhere in Your House 8. Brighten dingy floors. Combine half a cup of hydrogen peroxide with one gallon of hot water, then go to town on your flooring. Because it’s so mild, it’s safe for any floor type, and there’s no need to rinse. 9. Clean kids’ toys and play areas. Hydrogen peroxide is a safe cleaner to use around kids, or anyone with respiratory problems, because it’s not a lung irritant. Fill an opaque spray bottle with hydrogen peroxide and spray toys, toy boxes, doorknobs, and anything else your kids touch on a regular basis. You could also soak a rag in peroxide to make a wipe. Outside 10. Help out your plants. To ward off fungus, add a little hydrogen peroxide to your spray bottle the next time you’re spritzing plants. Use a 1/2 cup of hydrogen peroxide added to one gallon of water for your plants.

How to Insulate Your Crawl Space There’s a right way and a wrong way for insulating your crawl space, depending on where you live. Do you know the difference? We do — read on!

If your furnace is going full blast and you still have cold feet, the culprit may be your crawlspace insulation. Take a look under your house. Damp, dangling insulation is a sure sign of outdated or shoddy installation. If your house was built before energy-conserving building codes were standardized in 1990, you may find no insulation at all. The U.S. Dept. of Energy currently recommends insulation with an R-value of at least R-9 in floors. To keep things cozy underfoot, you’ll need to select the right insulation approach for your local climate. Winter temperature is the continental divide: In moderate or dry climates without the threat of sustained subfreezing temperatures, insulation between floor joists makes sense. Where winter temperatures are extreme, opt for insulating the walls and sealing off the crawl space entirely. Floor Insulation for Moderate Climes If your winter temps seldom linger below freezing, you’re in luck. Six-inch-thick, R-19 fiberglass batts installed between floor joists — along with careful moisture control and mold prevention — gets the job done. Best of all, at roughly $1 per square foot, it’s easy on the pocketbook. Here’s what it takes to do it right. Support: Fiberglass batts should be unfaced and installed so they make contact with the underside of the subfloor. Wood lath placed every 18 inches or a crisscross webbing of wire provide the best batt support. Avoid stay rods (aka tension rods). They compress the fiberglass, lessening its insulation value, and can pop loose. Ventilate: An insulation contractor can calculate the ventilation your crawl space needs and will cut in new vents as required. Seal the subfloor: Holes for electrical wiring and plumbing should be sealed with spray foam insulation. Insulate plumbing pipes and HVAC ducts to prevent heat loss and freezing. Closed-cell spray foam combines thermal and moisture protection, but at $5 per square foot, it’s too pricey for most budgets. However, it might be your only alternative for filling the webbing between truss-type joists. Avoid open-cell spray insulation — it soaks up moisture like a sponge. Enclosing Your Crawl Space: The Cold Climate Choice In a cold climate, the most efficient technique is to insulate the walls of your crawl space and close it off from the elements by sealing all air leaks. That way, plumbing pipes and HVAC ducts are protected from freezing temps, helping to conserve energy. The best method is to insulate crawlspace walls with rigid insulation. At about $5 per square foot for professional installation, including materials, it comes at a cost but offers a permanent solution. You can do the job yourself for about half the cost, but it’s a challenging, time-consuming DIY project. A thorough job also includes: Nixing the vents: Simply closing the vents in your foundation won’t do the job. Vents must be removed and the holes sealed. Insulating the rim joist: Use closed-cell spray foam to insulate the rim (aka band or perimeter) joists — the joist that rests on top of your foundation walls. Insulating the foundation: Glue rigid foam insulation board to the inside of foundation walls, using waterproof construction adhesive, and seal all seams with waterproof tape. A 4-by-8-foot sheet of 2-inch-thick expanded polystyrene insulation (R-value 7.7) is $26. A double layer is recommended. Add a vapor barrier: Whether the floor of your crawl space is bare earth, gravel, or concrete, it is going to exude moisture. A mil polyethylene plastic vapor barrier covering the ground keeps the wet at bay. Get rid of moisture: Moist household air is bound to cause condensation in the crawl space. In addition, any slight plumbing leak can build up over time. A dehumidifier or sump pump eliminates the moisture that mold loves. Make moisture control a priority, warns Chuck Henrichsen, owner of Clean Crawls, a Seattle insulation firm. “If you don’t, your crawl space becomes a Petri dish.” With crawl space sealed off from cold and moisture, your crawl space can be linked to your household HVAC system via vents. That way, warm air is circulating under your floors, warming them up and helping to keep you toasty. There’s no need to cool off your crawl space in summer, however; close vents when your air conditioning is running.
