Expert says more RETAIL growth

(Seguin) -- There’s encouraging news in Seguin when it comes to retail growth in this area. More national retailers, as well as mom and pop shops and restaurants are opening up in Seguin.

Aaron Farmer, president of The Retail Coach, spoke about the city’s retail climate during Tuesday’s meeting of the Seguin City Council. The firm describes itself as the most successful retail recruitment firm and it works with communities all across the United States. Farmer says they’ve been working with the city of Seguin for years, and he’s seen a lot of growth over that time.

“The Retail Coach started working with Seguin (years ago), and have done things off and on for years. But in 2008, I had just started at The Retail Coach and this was actually one of my first projects, so as I drove into town, I was thinking... Growth, pg 2

“...about all the changes that are happening. People moving in. Growth is happening. Retail growth is happening. There are a lot of different things happening. It’s exciting to see what Is happening here, and it’s positive growth. Your city and Economic Development Corporation are going through the strategic plan (process) right now. You’re going through the comprehensive plan and the downtown master plan, and it’s exciting to see all of those things come together, because they all do work together,” said Farmer.

Farmer says part of their work involves collecting data on Seguin and its people. This is the kind of information that retailers use to evaluate a community. That data was originally collected using a license plate reader, which helped them determine where people lived. He says the now use cellphone information, which helps them better pinpoint where people are shopping and where they live. He says they recently looked at Seguin’s HEB store, and what the data showed is that more people are choosing to shop here in Seguin.

“HEB is a great one to use, because it has such a large draw. Another one is Wal-Mart. We’ve run analysis on them, and even downtown, because people travel good distances for those retailers and then for downtown. But what I wanted to point out is just in the last 12 months, we’ve had about 3 million visits to your HEB. A visit is somebody like me, or somebody like you walking into HEB. You have to be there for five minutes for us to

consider that you are a shopper or a visitor. Now why that’s important is, when we go talk to these other retailers and restaurants...they want to see those metrics. They want to see those numbers. You know how many people are shopping at WalMart. How many people are coming downtown? Those metrics help them get the market approved. So if I’m a site selector and I’m thinking that Seguin seems like a pretty good market, I’ve still got to go back to the company and convince the board of directors that this is a store we need to open. If we have metrics like this, it’s incredibly helpful data to have,” said Farmer.

They are looking at your personal cellphone data, but they are looking at where you live and what areas you like to visit when shopping in Seguin.

“We’re not using your home location based off your bill on your cell phone, or you know, where you work or anything like that. It’s where you spend your evenings between 9 p.m. to 6 a.m. Think about this, where does your cell phone sit at night? You know, is it on the night stand? That’s what we’re considering your home location. So that’s how we know that the cell phone data is accurate. It’s much more accurate than what we used to do with the license plate data,” said Farmer.

What the data shows is that Seguin’s retail trade area is much larger than the population inside the Seguin city limits. He says customers come from all over this area to shop in Seguin. He says it really represents a large area that extends into some neighboring counties.

“(It includes an area) well to the south passed Stockdale, east

to Gonzales, and kind of halfway to New Braunfels, and then west – (it’s out to) maybe the eastern San Antonio area. (That’s) kind of where you’re pulling customers from. This is great data to have and take to a retailer. (We also) look at... area visits. So, I took that HEB data and I looked at just in within that area to see how many consumers were shopping around there. You’ve got a lot of retail and restaurants in that area. So just within that area, there are 19 million visits that happened in the last 12 months. So, we can go to a retailer or we go to a restaurant and say -- ‘look, 20 million visits are taking place in this area.’ I think this is why we’re seeing so much interest. You look at the Crossroads Shopping Center, that’s going through that redevelopment process, there’s a lot of consumers that are coming there and shopping there. These numbers look great compared to what they looked like in 2008. They were strong back then, but they are even stronger now,” said Farmer.

Farmer says the growth that’s happening here in this area is helping to put Seguin in a better position to attract new retail shops and restaurants to the city. He says the numbers show that the support and demand for service is here, and he says those are the kinds of things that retailers are looking for when selecting a new site.

“Forget about the city limits and the city limits population. When we’re talking to retailers and restaurants, we’re focused on this retail trade area. This is where you’re pulling people from. It’s a large geographic area.

Like I said it, it goes further south than Stockdale, then east kind of northeast -- there’s Gonzales. It’s a very strong trade area. This is what the retailers and what the developers want to see -- where are we pulling customers from. So, what I wanted to point out is within this area, the population has grown tremendously. When I started working with Seguin, that trade area population was less than 100,000. There were less than 100,000 people who frequented Seguin for shopping. We are now well north of 115,000 people, who make this their main shopping area. This is where their core shopping area is,” said Farmer.

The latest data on Seguin not only shows more people shopping here, but the people here apparently also have more money to spend at these stores. Farmer says household income in Seguin is rising, which is another good sign for the retail sector.

“Average household incomes are north of $92,000. When we started this in 2008, incomes were in the 60 thousands. You’ve seen that income, in that amount of time, increase by $30,000. We will be well over $100,000 average household income very soon here, and that’s important. Retailers look at all of this. They don’t just look at the city limits population. They don’t just look at the population of the trade area. They’re looking at what are the incomes. Higher incomes show that there is higher disposable income. They show people being willing to spend more on retail and restaurants,” said Farmer.

Farmer says Seguin is also getting younger and that’s another encouraging sign for retailers. It’s another demographic shift detected in the latest data on the community.

“Your median age is down below 40. When we did this years ago...that average age was north of 45. We’re seeing a younger population moving into the community within the trade area. These are maybe kids, or maybe students that graduated from here, that are coming back to live here. It’s one of the things that we’ve noticed.

So, that’s a positive,” said Farmer. Seguin’s efforts to attract new retail opportunities is already beginning to pay off. Farmer says new national brands are moving into town. Many of them have been watching the community for a long time and now felt the time was right to open up in Seguin.

“Recently opened was Marshalls, just a couple of weeks ago. I think it’s doing incredibly well in just that short time. Boot Barn opened not too far before that. We’ve got coming soon, or locating right now is Discount Tire. We’ve got Harbor Freight Tools that’s going to be coming soon as well. H-Tea-O is coming. H-Tea-O is a group that we’ve worked with for several years now, and it’s finally coming. I’m excited about Ross as well. We’ve talked to Ross and Marshalls...for about five years about this market. They’re finally pulling the trigger, and they’re coming to the market. I think there’s going to be a lot of

excited people seeing that that’s going to save a trip to San Antonio or to somewhere else,” said Farmer.

Farmer says Seguin is not only on the radar of retailers, but developers are also looking at Seguin as a place to build new spaces for shops and restaurants.

“We’ve had strong developer interest. We’re working currently along with the EDC, on two developers. Developers would come in and put a new shopping center in, or they would come in put a new development in. We’ve got two developers that are that are working on projects. I’ve seen site plans for what those are going to look like, or potentially could look like. We’re really excited about that,” said Farmer.

The city is actively working on retail leads, and Farmer says there are some promising discussions being had. He says there’s a wide variety of retailers considering Seguin right now. Growth, pg 4.

“We’ve got five fast casual restaurants that we’re working with. Fast casual -- to give you an example of that -- would be somebody like a Panera Bread or a Chipotle. It’s not fast food, but it’s also not a casual sit down (restaurant). It’s somewhere in between. So, we are working with five of those prospects right now. We’re working with four casual sit down restaurants. That’s where you would have a waiter, similar to something like a Chili’s. Five fast food restaurants are looking to come to the market as well, or we’re talking to them. We actually have a national jewelry store that’s looking at this market, that is going to do incredibly well here and we are working on sites right now. Also, a craft hobby store that I think would make a lot of people excited. We’re working with other family clothing stores. So, you’ve had Marshalls come in and you have Ross coming, but we are working with another clothing store coming to the market. We are working with two ranch supply stores. We’re also working with a large home center that’s looking to come here as well. I think it makes sense with all the housing growth that’s coming in here. We’ve got a shoe store or two that are interested. We’re working with another hotel and then a wine, beer, and liquor store chain that’s looking at the market. So, we’re excited about that,” said Farmer

Even with the growth that’s occurring here locally, Farmer says they know that they have to continue to actively pursue these companies. They have to give them the supporting data and in some cases work to give them examples of sites that are available in Seguin. He says the city is doing all it can to try to lure more of these companies to town.

“Seguin has to work a little bit harder to get noticed than maybe some of

these, you know, suburban areas near San Antonio, Austin, Dallas, and Houston. That happens a lot with smaller to medium-sized communities. We got to work just a little bit harder. So, we’ve almost got to do the site selection work for the retailers, the restaurants, the developers. That’s really our role with the EDC -- is to stay in front of them, using the relationships we have. So, whether it’s Chickfil-A or some of these other prospects, we are going to ping them every two weeks and say ‘Hey, have you looked at that site we sent you? Have you looked at the new numbers we sent over?’ A lot of it is about timing, but I think that it’s going to be somewhat of a domino effect as we start getting these other retailers and restaurants. Marshalls is open, Ross is opening, and I think that’s going to get a lot of these other retailers noticing and hopefully, it will become a domino effect,” said Farmer.

It seems that anytime there’s a conversation about retail development in Seguin, there’s inevitably a question raised about Chick-fil-A. That was again the case during Tuesday’s council meeting, where Farmer was asked about Chickfil-A coming to Seguin. Farmer says the company is well aware of Seguin, and he thinks eventually they will end up here.

“Just based on the size of the community and the growth you’ve seen, Chick-fil-A is a natural fit. My thinking is they’ll be here sooner than later, but it goes through their process. We’ve got to get in front of the site selector or the broker. So, I’m glad you asked that question. I think we’ll see them here sooner than later,” said Farmer.

Farmer says retailers like to cluster, especially in those areas where population growth is occurring. He says that’s one of the reasons why he expects to see more retail growth in those existing retail areas, but also in areas on the north and west sides of town.

Philippus Named to D3Baseball.com TEAM OF THE WEEK

SEGUIN, Texas -- Texas Lutheran senior catcher Holden Philippus (San Antonio/San Antonio Christian) has been named to the D3Baseball.com Team of the Week for the first time in his career, the site announced Wednesday morning.

Philippus started three out of four games last week, with all three starts coming in conference play against the Southwestern Pirates, helping power Texas Lutheran extend their win streak to 12 games and secure the first outright SCAC regular season championship in program history. Across nine at-bats, Philippus paced the Bulldogs with six hits and hit .667 at the plate with a triple, a homer, three RBI, and two stolen bases. Philippus would also draw five walks to obtain a .786 onbase percentage for the weekend.

Philippus is now hitting .306

with a .459 on-base percentage and .387 slugging percentage with 43 total bases. Philippus is third in the SCAC in walks and fourth in onbase percentage.

Galvan entered eternal rest on Monday, April 17, 2023, at the age of 76. She was born on May 10, 1946, in Floresville, Texas to Alicia De La Garza but was raised by Olivia Solis.

She was a devoted mother, beloved friend, and cherished member of the Seguin community who lived a full and meaningful life, dedicated to her family and friends.

Teresa was born on December 22, 1953, in Houston, TX to Lee and Shirley Humphreys and spent her formative years there. After a 30+ year career in insurance, Teresa retired to help care for her beloved husband, Allen Cohen and her parents who had preceded her onto their next journey.

Teresa was a lifelong member of the Elks organization and a passionate supporter of its charitable initiatives. She was committed to making a positive difference in her community and devoted countless hours to volunteer work through the Elks.

Teresa was a huge fan of the San Antonio Spurs and her love for the team was evident in everything she did, and she took great pride in cheering on the Spurs through good times and bad. She frequented Spur’s games with her good friend, Leigh Harrelson and they were some of her happiest times.

Teresa is survived by her two children, Nicole Waskiewicz and Chris Smith, her granddaughter Anastacia Islas, and her brother Franklin Humphreys who will miss her dearly.

Funeral services for Teresa will be held at Goetz Funeral Home (https:// www.goetzfuneral.com), 713 N. Austin St., Seguin, TX 78155 on May 5, 2023, with Viewing Hours starting at 12:00 p.m. and a Funeral Service starting promptly at 1:00 p.m. Burial will follow at St. Paul’s Church Cemetery in Cibolo, Texas, and a celebration of life will be held after the burial at the El Ranchito 983 Hwy 123 Bypass Seguin, Texas. It was her favorite restaurant; so come with stories and love.

We will forever cherish the memories we have of Teresa. She will be deeply missed by all who knew and loved her.

Galvan was a one of kind Wife, Mother, and Grandmother she loved all her family and friends. She was a passionate person always praying for others. Waking up every morning to a cup of coffee, starting her day with Peanut being her best companion.

She enjoyed listening to church music, going to yard sales, cooking, making tortillas sometimes tamales, and watching her favorite novelas. Her favorite outside plants were roses and Chile pepper plants. On Football Sundays you could hear her shouting, watching the Dallas Cowboys play.

In her home she always kept pictures everywhere of the family keeping the memories alive! She called every day to check in on us and we won’t forget the sound of her voice telling us how much she loved us!

She is preceded in death by her mother, Alicia; her second mother who raised her, Olivia Solis; husband Jose Crescencio Galvan; sister, Gloria Ortiz; brothers, David and James De La Garza and great-granddaughter, Mayra Salinas.

She is survived by her children, Lisa Galvan Vallejo (Ryan), Gregory Joe Galvan Sr. (Annette Ochoa) and Gilbert Sassenhagen Jr.; grandchildren, Jeremiah Holguin (Jenette), Jacob Holguin (Briana), Ashlie Salinas (Gabriel Jr.), Joe Raymond Holguin (Dana), Gregory Galvan Jr. (Deliah), Gracie Galvan and, Anthony Galvan; greatgrandchildren, Alyanna, Lily, June, Crescencio III, Emma, Kensley, Evelyn, Amaris, Jorden, Anthony, Atonia, Kalia, Adanary, Elliot, Leilah, Andrea, Zariah, Janiah, and Mariah; brothers, Carlos De La Garza (Annie), Frank De La Garza (Maria) and Valdo De La Garza (Judy) as well as numerous nieces, nephews and extended family and friends.

Charles “Chuck” Richard Hoagland peacefully entered into eternal rest on April 27, 2023 at the age of 84 at his home in McQueeney, TX in the presence of his beloved wife Cindy Hoagland. Chuck was born on November 26, 1938 to his mother Madeline Cornish and father John Richard Hoagland in Port Jefferson, New York. Chuck is survived by his loving wife of 44 years Cindy Hoagland; Daughter, Laurie Torres (Andre); Sons, Charles Richard Hoagland (Apryl), Christopher Hoagland (Clarissa), Bobby Hoagland, and step-son James Belanger (Tina), and his 9 beautiful grandchildren.

After serving 8 years in the Navy, Chuck retired as a Lieutenant and in 1980 moved to McQueeney, TX where that same year he joined the McQueeney Volunteer Fire Department. Chuck is one of the founding members of The McQueeney VFD and served the McQueeney community for 43 years. Chuck currently holds the record for the longest career as a volunteer firefighter/EMT in Guadalupe County. Throughout his volunteer career as an EMT/ Firefighter Chuck received many awards and recognition for his hard work and dedication to the people he served, cared for and protected.

Chuck was also employed by Schlitterbahn Water Park in New Braunfels, TX from March 2013 to January 2023, where he worked as an EMT and Field Training Officer.

For those that have ever experienced an emergency within the McQueeney community; it is very probable that Chuck was first on scene. He was very knowledgeable, determined, and above all selfless. Chuck’s advice and feedback were always taken with high regard and trust; and many of the EMT’s that have volunteered and or currently volunteer for The McQueeney Volunteer Fire Department were trained by Chuck. His sense of humor, boldness, leadership and above all his presence will be greatly missed at the department. Chuck’s family would also like to express that he lived an extraordinary life, filled with adventure, love and laughter. Chuck touched the lives of many individuals and his contributions and time spent in public service will never go unnoticed and will serve as an example of a true servant to all those in need of assistance in times of danger and uncertainty. He leaves behind a legacy of kindness, compassion, acceptance, and selfless service.

The Hoagland family would like to extend a special thanks to all their family and friends that have supported Cindy during this very difficult time.

A Reception will follow in the McQueeney Baptist Church Fellowship Hall. A Funeral Procession will then depart the church at 1:45 p.m. back to Goetz Funeral Home as cremation will take place at a later date.

Marcus Jahns, age 76 of Seguin, passed away on April 24, 2023.

Marcus was born on May 25, 1946 in Seguin, Texas to Cora Lena (Glenewinkel) and Edgar Alvin Jahns.

Marcus was a 1964 graduate of Seguin High School. He attended Texas Christian University graduating with a Bachelor’s Degree in 1968 and a Master’s Degree in 1970. He proudly served his country for a brief time in the United States Army. Throughout his career, Marcus was involved in many civic organizations. Marcus served as Budget Director for Ventura, California, Budget Director & Assistant City Manager for the City of San Antonio, Director of Alamo Water Conservation and Reuse District, Executive director of Bexar County, and City Administrator/City Manager of League City, Texas. Marcus also served as interim City Manager of several other Texas communities. Marcus loved spending time at Capote in his garden, with his cattle, and at the river relaxing with family.

Marcus is preceded in death by his parents and his sister.

Survivors include his loving wife of 49 years, Patricia Jahns; daughter Jahna Jahns and her significant other Marco Inclan, his son, Theorron Jahns and his spouse Carmen Avalos, and daughter Annaka Jahns and her significant other Ryan Newman as well as numerous nieces, nephews, cousins, other loving family members and many friends.

A memorial visitation will be held on Thursday, May 4, 2023 from 5 to 7 p.m. at Tres Hewell Mortuary. A memorial service celebrating Marcus’s life will be held on Friday, May 5, 2023 at 2 p.m. at Cross Church with the Rev. Jim Price officiating. Honorary pallbearers will be David Blume, Jerry Blume, Matt Haecker, Doug Glenewinkel, Ward Glenewinkel, and Bubba Jahns.

Private interment will be held at a later date. Memorial contributions may be made to Cross Church, 814 N. Bauer, Seguin, Texas, 78155 or the charity of one’s choice.

Ervin Carter (US Army ret.) was born February 10, 1935, and died April 29, 2023.

Ervin was born in New Orleans Louisiana to Walter and Rose Lee Carter. He married Ruby Jean Barnes on April 4, 1964.

He was preceded in death by his wife, his parents, siblings; Gloria Lee Carter and Helen Stewart, and children; Walter Fitzgerald Carter, Sandra Marie, Ervin Carter Jr., Barbara Jean, and Wayne Carter.

He is survived by his children Wesley Franklin Carter (Heather), William F. Carter, JoAnn Coleman, and James Carter. He is also survived by his siblings, Earl Junius, Mary Lee, Albert, Irish, Ophelia, Patricia, and Anderson, and a host of beloved nieces, nephews, grandchildren, and great grandchildren.

Ervin served in the US Army for 24 years. He served in Germany, Korea, Vietnam, and various bases around the United States.

After retiring from the Military Ervin and Ruby settled in Belmont TX where he was a dedicated member and Deacon for St. James Baptist Church.

His memorial service will be held Saturday, May 6, 2023, at 12 p.m. at St. James Baptist Church in Belmont Texas. The visitation will begin at 10 a.m. at the church the morning of the service. Interment will follow in Peaceful Hill Cemetery that adjoins the church.

Donna Gay Kittelson, age 87 of Seguin, passed away on April 28, 2023.

Donna was born on July 22, 1935 in Green Ridge Missouri to Bessie (Embree) and Benjamin D. Bennettte.

Donna travelled with her husband, Clifford, who was a Master Sergeant in the United States Air Force, retiring after 22 years of dedicated service. She was a member of the VFW Ladies Auxiliary Post #2329 in Tillicum, Washington, where she previously served as the secretary. She was able to travel to Washington to attend the VFW Post 90th anniversary celebration.

She loved working with kids in day schools, especially helping them with crafts. She loved crafting and making Christmas Gifts for all. Donna loved to travel, especially on cruises. A lover of country music, she would attend many concerts and loved to country western dance. Later in life she and her longtime companion, Howie Hayne, enjoyed concerts, sporting events and travelling.

Donna is preceded in death by her husband Clifford Kittelson, her parents and her brothers, Dean, Bill and Wayne Bennette. Survivors include her children, Steve Kittelson (Margarita), Vickie Kittelson Burns (Ken), Deborah Kittelson-Buck and Thomas Kittelson; grandchildren, Zach Burns, April Burns, Christopher Kittelson (Jhing), Patrick Kittelson, Rochelle Heller, Michelle Navarette (Gabe), James Hurley, Silvester Mendez, Jr. (Louisa Santiago), Margarita Woods (Tim), Matthew Mendez, David Mendez (Stephanie); 31 greatgrandchildren; 10 great-great grandchildren; numerous nieces, nephews, other loving family members and many friends.

A memorial service celebrating Donna’s life will be held on Saturday, May 6, 2023 at 10 a.m. at Tres Hewell Mortuary Chapel with Pastor Terrell Harrison officiating.

A memorial service is planned for a later date in Washington, followed by interment in Willamette National Cemetery in Oregon.

Jose Ernesto Ramirez

Mata, 50, of La Grange, Texas, passed away on April 29, 2023. Jose was born on February 28, 1973, to Maria Mata and Jose Ramirez in Piedras Negras, Coahuila, Mexico.

He is preceded by his father, Jose Ernesto Ramirez Sr.

He is survived by his wife, Ester; his children, Johana Ramirez, Jose Ramirez Jr., Juan Angel Ramirez, Jonathan Ramirez, Denise Anaya, Izaiah Moreno, Roxanne Arenas, Justin Arenas, and Rene Orozco; his grandchildren; his mother, Maria Mata; siblings, Edgar Ramirez, Larry Ramirez, Linda Ramirez, Erica Ramirez, and Esmeralda Ramirez as well as nieces, nephews and numerous other family and friends.

Jose had an abundance of love for his grandchildren and enjoyed spending time with them. He spent his time working in his tow truck, loved to attend car shows and ride in his favorite Harley or old school car with his wife, Ester.

The family would like to invite those who would like to attend Jose’s final cruise through Seguin on Friday, May 5, 2023. Lining up will start at 3:30 p.m. at the Palmer Mortuary parking lot. After the cruise, visitation will begin at 4:30 p.m. with the Holy Rosary recited at 7:00 p.m.

U.S. Surgeon General Issues Advisory “Epidemic Of Loneliness”

(Washington, DC) -- The U.S. Surgeon General is bringing attention to what’s being called an “epidemic of loneliness and isolation.” Dr. Vivek Murthy released an advisory Tuesday saying a lack of connection in the U.S. “increases the risk for premature death to more than 60-percent.” Recent researched cited in the report shows about half American adults experience loneliness daily -- something that happened even before the COVID-19 pandemic began. Increases in the risk of anxiety, depression, heart disease, dementia and stroke were also linked to the lack of social connection. The Surgeon General said the U.S. has “an obligation to make the same investments in addressing social connection that we have made in addressing tobacco use, obesity and the addiction crisis.”

(Undated) -- Nearly one-third of all nurses in the U.S. are considering quitting their jobs. That’s according to a new survey of more than 18-thousand nurses by AMN Healthcare Services Inc. It revealed 30-percent of them are looking to leave the profession after the pandemic left them overwhelmed and burnt out. The survey also found that 69-percent of nurses want higher salaries and 63-percent want safer, less stressful work environments.

Study: Bigger Welfare Checks Leads To Healthier Brain For Kids In Poverty

(St. Louis, MO) -- A study finds bigger welfare checks lead to healthier brains for children in poverty. A study supported by the National Institutes of Health shows that anti-poverty measures for kids that are well-funded improves brain development and result in fewer mental health problems. The disparity between impoverished children and wealthier children was 48 percent lower in states with relatively generous welfare programs compared to those without.

(Washington, DC) -- More than 15-hundred active duty soldiers may soon be headed to the southern border. The Biden administration is looked at ways to address concerns about a surge of illegal immigration next week. A public health rule called Title-42, which has been used to expedite deportations, is set to expire on May 11th. And there are reports that tens of thousands of asylum-seekers are lining up Mexico for what they feel is their best change to cross and stay in the United States.

The Guadalupe Valley Young Marines need volunteers. The SEGUIN DAILY NEWS was begun as a single page flier in 1972 by the radio station and was distributed to local restaurants and coffee shops at the request of local businessmen who wanted something to read while they had their morning coffee.

It grew in size over the years, up to 4 pages, until 2002, when it was expanded to a 32 page small tabloid size news magazine.

The SEGUIN DAILY NEWS is now a free digital newspaper published every business day.
