City purchases Wells Fargo building in downtown Seguin
(Seguin) -- The city of Seguin is moving forward with its purchase of the Wells Fargo Building in downtown Seguin. The Seguin City Council on Tuesday approved the $2.5 million purchase price for the building, located at 101 E. Nolte St.
City Manager Steve Parker says this is an exciting opportunity for the city. The building has been on the market for a few months now, and he says the city is purchasing the building to make sure that it has input on the future use of that space. The Wells Fargo building was identified as a key redevelopment component in the city’s new Downtown Master Plan.
“During our downtown master planning, it was evident that one of the economic development strategies was to make sure that we take care of key parcels, large parcels that would come up for redevelopment opportunities (and) to make sure that we’re in control of what that turns out to be,” said Parker.
There have been occassions in the past where key properties were sold and not immediately developed, or they were redeveloped into something that may not now be aligned with the
vision laid out by the master plan. Parker says this is a wise investment in the future of downtown Seguin.
“We know some of the options that were out there may not be very good sources that would be in downtown -- if it was a medical group or something like that (or) an office building. I think the vision that this council and this downtown master plan really thought that was a great opportunity for restaurant, retail, commercial, hotel -- anything along those lines, that would keep people downtown at longer hours, so all the stores
stayed open,” said Parker.
Parker says the goal is to create a vision for the property and then develop a public-private partnership with a developer that will make the improvements to the property. He says it’s similar to a process used by New Braunfels Utilies, or NBU, when it had plans to move from its centralized location in downtown New Braunfels.
“They have a headquarters right down on the traffic circle in New Braunfels. They are vacating that to build a corporate headquarters outside of that downtown area. Wells Fargo, pg. 3

Popular retired educator loses her home to fire; Community stepping up with Drive-Thru FUNDRAISER on FRIDAY
(Seguin) - Friends, businesses and community members are coming together this week to help support a longtime educator, who recently lost her home due to a fire. Sweet Treats, KWED Radio and teaching friends are teaming up this week to collect gift cards for Sharon Johnson and her family. They effectively lost everything in the fire that occurred earlier this month.
Johnson, who’s now retired, is a well-known teacher, mentor and advocate for children. Johnson was known for making connections with the kids she taught for nearly 30 years in the Seguin ISD, with much of that time at Barnes Middle School. Johnson had her home badly damaged by an early morning fire.
According to the Seguin Fire/ EMS Department, the fire was discovered around 6:40 a.m. Sunday, August 13 at the home located in the 300 block of Kenwood Circle. Assistant Fire Chief Garrick Herbert says the fire ripped through the garage portion of the home, and it also destroyed her vehicle, which was parked outside.
Sweet Treats owner Commie Jennings says Johnson started working for her part-time after her retirement from the school district. She says a Drive-Thru, Drop Off benefit event will be held from 10 a.m. to 4 p.m. this Friday at Sweet Treats, located at 1011 E. Court St.
“So basically, what’s going to happen is we’re going to be open our regular hours 10 a.m. to 4 p.m. If you want to come inside to drop your gifts off, we’re asking people just to come to the drive through and hand over your gift card. We would like
for you to have it in an envelope with who it’s from. We’re going to give everything to Sharon. I don’t know if she’ll be here. Hopefully she’s here and she can receive the gift. If not, then we’ll give all the gifts to Sharon and at the end of the day,” said Jennings.
Anyone who knows Johnson, knows how much she cared for the students she taught. She always had a special bond with students and their families. Jennings says that’s one of the reasons why they are hosting the drive-thru fundraiser on Friday.
“I’ve known Sharon all my
life. And the way she is now, is the way she always has been. She’s been giving she’s selfless, she puts others before herself. When she was teaching, she put her students before anything. She stayed late, she worked at home, she loved her job and that is why -- I mean, you just know that people love her. When they come in the shop, we just hear -- ‘Miss Johnson, Miss Johnson,’ because she knows everyone. We’ve had people come in and tell her ‘you’ve changed my son’s life. He didn’t like school. You changed his life. He’s now successful.’ And just hearing those stories from people that come in -- says so much about her,” said Jennings.
Jennings says it’s very easy to make a donation. All you have to do is stop by Sweet Treats on Friday and drop off your gift card donation for Johnson and her family.
“You know, it’s good to give back. If the shoe was on the other foot, Sharon would be doing everything that she could to help whoever (it was). And so, we just want it to be a successful event, with whatever you can bring. We will not turn anything away. Anything will be helpful for her on this journey, and it’s long road ahead for her,” said Jennings.
Donations can also be dropped off at KWED Radio, at 609 E. Court St., prior Friday’s event. The radio station’s lobby is open from 9 a.m. to 4 p.m. weekdays. Again, the drive-thru fundraiser is slated to run from 10 a.m. to 4 p.m. on Friday at Sweet Treats on East Court Street. All of the donations will be given directly to Johnson and her family,

But that means that that building was going to come up for redevelopment and/or just a possible sale. They did not want to...just be flipped and not have any control of whatever it is (in the future). They actually went through a process with a company called Douglas Architects that helped them master plan this and entitle it for what they thought the community felt would be the vision for that building. And it goes along right in line with what I think our vision should be. We should be in control of what that particular building turns into,” said Parker.
Parker says they are hiring Douglas Architects to help with this project. He says that work will help the city ultimately find the right developer for the project. He says this work will help to create a vision for what people want to see included in that space.
“If it requires a parking garage, the entitlements would go with it. If they want to go up four stories, five stories, that entitlement goes with it. (We would) work through all those things with our community, our council and our staff to figure out what the highest and best use is, and what we want it to be. Then in turn, (we would) issue an RFQ (request for qualifications) and an RFP (request for proposals) at some point that would look for a quality developer that would come in and do (the work) and put in exactly what we want. We would work together with them to sell that building back to them at some point with certain entitlements (in place) and get exactly what we want in our community,” said Parker.
Councilman Jim Lievens added that he wanted to make it clear that the city wasn’t looking to become a long-term landlord for the building. He says this is more about protecting the future use of that building.
“I don’t think anyone here is looking for any sort of long-term ownership for that building. We are not looking to be landlords for that facility at all. I think you stated it quite well. We saw a need for local government to play a role in trying to impact what type of businesses might come in to best benefit our city,” said Lievens. “I think we can agree...we would not want long-term ownership. We do not want to be long-term landlords or anything like that.”
Mayor Donna Dodgen says this is a big step for the city, but she knows it’s the right thing to do for the city’s future. She says the Wells Fargo building is such a big part of the master plan, which clearly demonstrates why the city needs to make sure that it’s developed in a way that’s consistent with the components included in the downtown plan.
“I went through our downtown master plan and looked at how many times it spoke about that building and its footprint -- and it was (mentioned) six times. So apparently, the community felt it was really important to have some control, and to do something with that area. I think it’s a bold move. I think it’s time to take that bold step. It is bold and I will tell you it’s really been, not an easy process, but the doors have opened nicely as it has come about. It hasn’t been us pushing. It hasn’t been us negotiating a whole lot. It’s really happened (organically),
and I just really think it’s meant to be. If you believe that or not, but I do happen to believe that. It’s meant to be and we’ve talked about it many times in the master plan. If it went to something that didn’t bring us more revenue (and) didn’t bring us some of the things that we want for quality of life, that would be tragic,” said Dodgen.
The city is using some of its reserves to make the purchase. Parker says that money would later be reimbursed to the city.
“We are proposing to use some excess reserves in our electric utility and water utility, that we don’t need for a couple of years, and then pay ourselves back when that that actual sale goes through in the future. There’s different ways for these public-private partnerships go. We could buy the building, fix it up and then lease it out ourselves. We could buy it, fix it up, and then sell it to somebody else at a marked up price. But I think for everything we’re hearing from the consultants, it would be getting those entitlements to the building figured out and (determining) what the vision is for that building, and then trying to find a quality partner to go out and do the work,” said Parker.
Parker says he thought his staff did a great job negotiating this deal. He says he also appreciates the bank for considering the city’s purchase of this building, located in the heart of the downtown area.
“I thank Wells Fargo for seeing our vision. That was part of the story we told of how we want to see this, and what it could mean for our community. Right now, that’s not generating a lot of property taxes in our downtown. But if it had a really nice, high-end restaurant -- some of those high-end restaurants in New Braunfels bring in over $125,000 a year in sales tax. And so that’s why it makes sense to start looking at public-private partnerships to make these things happen. When you entitle it, that speeds up the process for them. There are some known things that you get that will allow you to get quality developers. We’re paying $100 a square foot for this building. But there are buildings in downtown, that are not near as essential, and their asking price right now is over $200 a square foot,” said Parker.
In addition to the purchase, the council also agreed to hire Douglas Architects, which will assist the city and the community with the creation of a vision for the redevelopment of the building. Their work will also include a cost benefit analysis for the project. This is similar to the work that was done with the NBU project. Parker says he hopes people should take a look at the vision that was created for NBU’s building, which has led to new hotel, restaurant and bar space in downtown New Braunfels.
“I really encourage people, that are kind of looking at this item like what is going on, to go read the PowerPoint that’s attached to the agenda item, and then also click on the link in the memo and look at the New Braunfels Utility (redevelopment project) and hopefully, that will create some excitement for what this could mean to our downtown,” said Parker.

Marion Lady Bulldogs RALLY to take down Wagner
(Marion) -- Falling down two sets to none, the UIL Class 3A Marion Lady Bulldogs staged a furious rally to come back and take down the 5A Wagner Lady Thunderbirds 23-25, 19-25, 25-23, 25-22, 15-6 on Tuesday night at Marion High School.
“Awesome! That was what I’ve been waiting for these girls to do. Fight back and want more and not lay down,” Marion head coach Melissa Mitchell Schuetz said following the epic comeback. “Just because you got one (set), you gotta finish. You gotta close the door. I’m so proud of them right now.”
The Lady Bulldogs, down two sets to one, trailed 11-16 in the fourth set when senior setter Kacee McLendon served up seven straight points to turn the pivotal set in the Lady Bulldogs favor.
“She has a wicked serve. A wicked, wicked serve and that’s something that we work on a lot,” Mitchell
Schuetz said. “We work on serving a lot and she’s just got a wicked touch on it and it’s awesome.”

Dr. Norman Ricketts Hall, age 100, of McQueeney, Texas, passed away on August 15, 2023. A memorial service will be held at the First Methodist Church in Seguin at 10:30 on Friday, August 25, with the Reverend Ray Perales officiating. A reception will follow in Hierholzer Hall. Interment will be held at a later date at the Old Killeen City Cemetery.
Norman was born October 2, 1922, to Dock and Lola Hall in their home in Bell County. He attended schools in Killeen, graduating from Killeen High School. He attended college and graduate school at Texas A&M. He earned his Doctorate at Colorado State Teachers College. He married Billye Murlyne Barr, and they moved to Atascadero, California. Norman served in the United States Army and retired from the reserve years later as a Major. Norman and
Billye traveled extensively, visiting over 100 countries and numerous islands. He served as superintendent of schools in Lampasas, Andrews, Huffman, Round Rock, and Richard Milburn Academy finally retiring from education in his nineties. His professional memberships included Texas State Teachers Associations and Texas Association of School Administrators. He served as national president of the American Association of School Administrators.
Norman is survived by his two sons: Norman (Skip) Hall, Jr. and wife Beth, Charlie and wife Vicky; grandsons: Randy and girlfriend Jennifer, Caleb and wife Sara, Nathan and fiancé Dre; and great-grandchildren: Remi, Rowe, and Ripp. He was preceded in death by his parents, Dock and Lola, his brothers Bob Smith and Buddy Smith, and his beloved wife of 73 years, Billye.

James Lewis McKee, age 67 of Seguin, Texas passed away on August 18, 2023.

It is with heavy hearts that we announce Albino J. Herrera III’s passing on August 11, 2023, in Seguin, Texas at the age of 72. Born on May 3, 1951, in Seguin, Albino was a hardworking and dedicated individual who made a lasting impact on those around him. Throughout his life, Albino pursued various careers and became an integral part of the workforce. He spent over 20 years working at Marble Master’s and an additional decade at Ashley Furniture Warehouse. In addition to his achievements in the professional world, Albino was also known for his mechanical skills, proving himself as a talented and resourceful mechanic.
Albino’s warm personality and great sense of humor endeared him to many. He was always willing to lend a helping hand to anyone in need and brought joy to others through his infectious laughter and light-hearted spirit. Albino’s presence brightened any room he entered, spreading warmth to those fortunate enough to know him.
Albino served his country as a veteran in the Army Reserve. We express our deepest gratitude for his service to our nation and recognize his commitment to protecting the freedom we hold dear.
Beyond his professional and military endeavors, Albino found immense joy in playing and competing in horseshoes. His skill and passion for the game were a testament to his competitive spirit. Additionally, Albino had a
profound love for music and found solace in both listening to and singing along to songs from various genres. He also found great joy in gathering with family for bbq’s as well as going out on the water to cast a fishing line.
Albino is preceded in death by his father, Albino Herrera Jr., daughter Debbie Ann Herrera Enriquez, and grandsons Jorge Poncho Enriquez and Nicholas Albino Enriquez. Although they are no longer with us, their memories will forever live on in our hearts.
Albino leaves behind a legacy of love, kindness, and cherished memories. He is survived by his mother Paulita J. Herrera and the mother of his children Maria E. Campos. He will be dearly missed by his children: Oneida Guerrero (Mike), Albino Guy Herrera (Rita), Denise Herrera Vigil (Freddy). Albino also leaves behind his grandchildren: Mike Guerrero Jr., Mikayla Guerrero, Tristen Castilleja, Abigail Gonzales, Raylen Ramon, Alaysia Ramon, Serena Enriquez Mijangos (Erick). Wildfire Smoke Covers Washington State (Olympia, WA) -- Wildfire smoke has covered all of Washington state. The Sourdough and Blue Lake fires sent smoke into the Seattle area and the Gray and Oregon fires covered central and eastern Washington with smoke. Most of the residents east of the Cascades were breathing air in the very unhealthy range. Even parts of Seattle were listed as very unhealthy. Hilary Induced Headaches Across Southern California (Los Angeles, CA) -- Tropical Storm Hilary didn’t just bring a lot of rain to Southern California, it gave a lot of people headaches too. Google searches and social media posts involving the words “headache” and “Hilary” spiked last weekend. Doctors say that’s because of the sudden drop in barometric pressure, which is a measure of the weight of the earth’s atmosphere. Pushback Against Georgia And Missouri’s Transgender Medical Care Laws (Atlanta, GA) -- Georgia’s attorney general is vowing to fight a judge’s decision to ban part of the state’s transgender medical care law. A judge issued a temporary injunction Sunday that lifts a restriction on providing hormone replacement therapy for minors. The judge ruled the new medical care law signed earlier this year likely violates the Constitution’s protection clause. In Missouri, a hearing is being held this week in which a judge will decide whether to block the state’s new restrictions on gender surgery for minors.
MA Providing Student Loan Assistance
(Boston, MA) -- Massachusetts is awarding 141-million-dollars as part of the state’s Student Loan Repayment Program. About threethousand primary care and behavioral health providers will receive assistance to pay their student loans. Those eligible include doctors, nurses, mental health and substance abuse recovery counselors. CCSCT Releases Utility Assistance Application for 2023 Applications are available for the Comprehensive Energy Assistance Program (C.E.A.P.) provided by the Texas Department of Housing and Community Affairs through the CCSCT. The program will help low-income consumers reduce their utility bills. There is also assistance available through the Low Income Water Assistance Program (LIHWAP). The Heritage Museum is selling 2023 calendars for $10

Free Accredited Adult Homeschool Program
The Life Changing Church is now offering a Free Accredited Homeschool Program for adults wanting to earn their high school diploma. It is a self-paced, no classes to attend program. You work around your schedule and at the end of the program you will receive an accredited diploma that is acceptable for college. Tutors are available at no charge. Salvation Army New Office
The Seguin Unit Salvation Army office is located at 205 North King Street. The office is open to receive requests for assistance weekly from 9:30 to 11:30 a.m. on Tuesdays, Wednesdays, and Thursdays.
Volunteers Needed
The Guadalupe Valley Young Marines need volunteers. They promote a healthy, drug-free program and need males, 19 years and up who would like to see the program grow by contributing time to help future citizens, boys and girls 8 to 18.
