In an effort to gain a deeper understanding of what today’s homebuyers need from their real estate advisors, Seven Gables Real Estate recently conducted focus group interviews with experienced and novice home buyers. Through their candid feedback, we gathered invaluable insights of the nuanced needs and preferences of modern home buyers, shaping our approach to better serve you in your real estate journey.
In today’s complex real estate market, the necessity of a buyer’s advisor in facilitating a successful home purchase cannot be overstated. A real estate advisor serves as a guide, offering expert knowledge and invaluable support throughout the entire buying process. OUR FIRST MEETING 1 GET PRE-APPROVED
This crucial step in the homebuying process is where you secure financing for your dream home. Our goal is to obtain pre-approval quickly and easily so you can confidently search for a home, knowing your budget and financing options.
Think of loan pre-approval as a financial check-up. It’s essentially an evaluation of your financial background, including credit score, income, employment history and debt-to-income ratio. Not only does getting pre-approved help you as a buyer but it also signals to a seller that you are serious about buying a home and financially capable.

HOME TOURS
The best part of the process - next to closing! We will identify homes that align with your preferences and organize a home tour experience that’s enjoyable and productive. As you walk through a home, have your must-have checklist handy and be discerning about what you see.

OFFER & NEGOTIATE
Once you find your ideal home, we will strategically craft a comprehensive offer that encompasses the offer price, contingencies, desired closing date and any other specific terms, taking into account the market conditions. Our priority is to present an appealing offer that aligns with your goals and leads to a successful home purchase.
OPENING ESCROW & INITIAL DEPOSIT
Opening escrow means appointing a neutral third party to hold funds and essential documents during a real estate transaction. Buyers and sellers can expect a secure and organized process, ensuring that funds and documents are handled impartially until the sale is complete. This occurs during the initial 10-15 days after your offer is accepted. Things move quickly during this time and I am with you every step of the way.
Your initial deposit is a payment showing your commitment to purchase the property, and is typically wired within 3 business days after acceptance.

INSPECTIONS & APPRAISAL
Investing time and resources into thorough home inspections not only safeguards you from unforeseen expenses but also empowers you to make well-informed decisions about your future home. As your advisor, I will assist you in reviewing and critically analyzing pertinent disclosures and inspection reports to allow the buying process to continue seamlessly and transparently. By uncovering any structural issues or hidden damages, you have the opportunity to negotiate repairs or even reconsider your offer if necessary.
An appraisal is a professional assessment of a property’s value conducted by a licensed appraiser. An accurate appraisal is crucial in securing loans and minimizing financial risks during a real estate transaction.
REPAIRS
After the home inspection, you may submit a request for repairs based on what is discovered in the inspection report. The seller can accept, reject or negotiate. It’s important to address necessary repairs before the final walkthrough.
FINAL LOAN APPROVAL & WALKTHROUGH
You are in the homestretch! Final loan approval is confirmation that you have secured the necessary financing to proceed with the real estate transaction, providing certainty and assurance to you and the seller.
The final walkthrough takes place within 5 days prior to escrow closing to verify any repairs were made and the property is in the same condition as on the date of acceptance.
CLOSING: THE HOME IS YOURS!
Last step! Closing occurs when the deed is recorded to the county after final loan documents are signed and returned to your lender. You then gain possession of the home on the date specified in the contract, or later if there is a rent-back scenario. The seller will vacate and you will move in!
A rent-back agreement involves sellers staying in the home temporarily as tenants after closing, providing flexibility for both parties. The terms are negotiated in the purchase agreement.
