POSITION SUMMARY Under the general direction of the Executive Director, the Director of Maintenance is responsible for planning, directing, monitoring and evaluating the services and activities associated with the ongoing and preventative maintenance and rehabilitation of public housing facilities and grounds owned by the San Francisco Housing Authority in a manner which affords the highest quality customer service to customers. This classification plans and implements the agency’s Housing Quality Standards (HQS) program; oversees the overall activities relating to the scheduling and repair of vacant units; oversees all inspection activities of rehabilitated units; and ensures that all maintenance and rehabilitation work is performed in a manner which optimizes the efficient use of manpower, equipment and materials. Oversees the work activities of the Authority’s force account and responsible for the delivery of rehabilitation of the Hope VI project sites. This classification is a professional classification which provides general supervision to professional, technical, clerical, and craft personnel involved in the performance of maintenance services and activities under the Force Account.
JOB FUNCTIONS AND ESSENTIAL DUTIES Plans, directs, monitors and evaluates the services and activities for ongoing and preventative maintenance and rehabilitation of Authority housing facilities and grounds. Plans and implements the agency’s Housing Quality Standards (HQS) program. Oversees all activities relating to the inspection, scheduling and repair of vacant units. Ensures that all maintenance and rehabilitation work is performed in a manner which optimizes the efficient use of manpower, equipment and materials. Recommends and implements Authority goals, objectives, policies and procedures regarding maintenance and rehabilitation activities. Oversees and participates in the development of the department’s work plan. Reviews maintenance and rehabilitation problems and complaints and makes subsequent determination and implementation of corrective action on a timely basis to ensure code standards are maintained. Coordinates maintenance and rehabilitation activities with public housing site managers and resident representatives. Ensures that all maintenance and rehabilitation work of Maintenance and Force Account is performed in a manner which optimizes the efficient use of manpower, equipment and materials; and that preventative maintenance procedures are followed in order to maintain facilities. Oversees the maintenance of an efficient inventory of tools, supplies and equipment. Oversees the recordkeeping on all files relating to maintenance and rehabilitation activities and operations.
