Questions from Public Housing RAB 2012 Resident Advisory Board March 13th and 20th Meeting 1. How long will it take before the SFHA will regain control of the building in a PBV conversion? With PBV conversion, the Authority will own the land and a partnership that includes an affiliate of the Authority will own the buildings for 15 years. After 15 years, the buildings will come back to the Authority.

2. When the SFHA completes the renovations for public housing buildings will they look more modern? A lot of improvements can be done with PBV conversion. Many of the improvements are for kitchens, bathrooms, hot and cold water distribution, heating and ventilation that will make the apartments look and feel more modern.

3. Once the conversion is in place, will the residents lose their property manager? The property managers may continue on with the properties with some additional training.

4. What does HUD do when you don’t lease units? HUD may take away subsidy. 5. What does ACC mean? Annual Contributions Contract (ACC): The written contract between HUD and a housing authority under which HUD agrees to provide funding for a program under the 1937 Act, and the housing authority agrees to comply with HUD requirements for the program.

6. How does HUD let you have units that have been vacant HUD does not allow for vacant units. The SFHA can lose subsidy for vacant units.
