Room for Improvement

T

his week has given me troubles, in that I desperately want to be positive, but I spend at least part of each day feeling anxious, worried, even weak-legged.

COVID-19, and the uncertainty surrounding what seems like everything, has taken a toll on many of us. It seems like bad news is everywhere, and even though I know that there are a lot of really positive, beautiful things happening, and that

OYVIAL, an online network of professional, on-demand health coaches, will present a special JOY Day 2020 from 9:00 a.m. to 5:30 p.m. on October 2. Along with seeking to spread as much joy as possible to as many as possible in the community, the free online event will inform on how member coaches can help people become the healthiest and best versions of themselves by energizing and integrating new habits and start living a life one loves. “We ask our community to focus on how we can uplift others with our words,” says Hanni Berger, the company’s founder and CEO. She offers some suggested ways including to make those “we come in contact with feel appreciated, seen, heard, valued and loved” including “tell someone they matter to you in a text or handwritten note; give a compliment to someone at work; speak highly of someone when they’re not there; and tell someone three things you couldn’t do without them.” “Joy is something that can be created,” she adds. “Most people wait for someone or something to bring them joy. The ‘why’ is really to showcase that we can either find joy in things that already exist or create joy on our own.” The company highlights the science behind spreading joy from the bestseller The Hidden Messages in Water by Dr. Masaru Emoto including his work in magnetic resonance analysis technology and high-speed photographs along with other studies in mind-body-spirit, how words can change one’s brain and more. In 2018, the U.S. Ninth Circuit Court of Appeals ruled that fossils belonged to mineral rights owners, threatening to put a damper on scientific fossil hunting by paleontologists, but the Montana Supreme Court has now decided that fossils should not be deemed minerals, thereby restoring ownership of two dinosaurs buried together to the landowners, as had been customary in the past. A year after buying their property, Mary Anne and Lige Murray, along with a private fossil hunter, found an impressive array of specimens, including a complete Tyrannosaurus rex skeleton. Scientists like David Polly, an Indiana University paleontologist and past president of the Society of Vertebrate Paleontology, had warned that tying fossils to mineral rights would make it harder to get permission to excavate them and put the ownership of fossils already on display into doubt. They also feared that distinctive fossils would be purchased by private collectors, denying access to the public and researchers.

Nature Needs More Space

All over the world, plants and animals are increasingly threatened by human activities and habitat encroachment. A 2019 study published in Science News estimates that 1 million species face extinction within decades. The natural world makes the planet livable by cleaning the air, filtering water, cycling carbon dioxide and pollinating crops. To impede biodiversity loss, governments are working to set aside more space for natural habitats. The UN Convention on Biodiversity (Tinyurl.com/Post2020GlobalFramework), which is now under consideration, seeks to designate 30 percent of land and sea as protected by 2030 and 50 percent by 2050 in order to revive ecosystems and safeguard the diversity of species on Earth. Humans have altered more than three-quarters of Earth’s surface, and of the 14 terrestrial biomes, such as tropical rainforest, tundra or desert, eight retain less than 10 percent of undeveloped wilderness, according to a 2016 study in Current Biology. Many species have already vanished. 10

How to Lose Weight During a Quarantine It is possible to actually lose weight during the quarantine. Here are a few suggestions that can help. Walk more: Every mile that you walk burns 70 to 100 calories. Walking for about an hour equals 300 to 400 calories. Doing that every day for eight days will burn a pound of fat (3,100 calories).

Ton Bangkeaw/Shutterstock.com

Dinosaur Bone Ownership Resolved

Increase veggie consumption: The increase in natural fiber makes us feel full. The fiber also absorbs fat in the digestive tract which will lower calories absorbed, as well as lower cholesterol. Sleep more: Lack of restful sleep increases stress hormones that contribute to weight gain. Drink more water: Many people actually eat when they really are thirsty. A rule of thumb is to take our weight in pounds and divide by two. That is how many ounces of water to drink per day. For instance, 200 pounds divided by two is 100, so 100 ounces of water. One quart equals 32 ounces, so about three quarts minimum. Kenneth Haas, DC, CCSP, is the founder of Haas Wellness Center, located at 3315 Springbank Ln., Ste. 102, in Charlotte. Increase Focus by Reducing Saturated Fat Eating a meal heavy in saturated fat can hinder the ability to concentrate, even five hours later, a new study from the Ohio State University College of Medicine shows. Researchers tested 51 women on computer games that measured attention spans and response times, and then fed them a 930-calorie meal that mimicked the fare of fast-food restaurants. For half the subjects, their meal was cooked in saturated fat, and for the others it was cooked with sunflower oil that is high in unsaturated fat. Five hours later, the women that ate the saturated fat meal had erratic and slower response times on the 10-minute concentration tests and they were less able to maintain their attention.

‘Pura Vida’ in the Charlotte Area Carolinas Natural Health Center incorporates lessons from Costa Rica in patient care

M

ichael Smith, ND, founded Carolinas Natural Health Center in 2005, a practice dedicated to treating the root cause of health issues through naturopathic medicine and homeopathic remedies. Natural Awakenings caught up with Dr. Smith for a late summer interview, focusing on the time he and his family lived abroad.

NA: We were excited to learn that you and your family moved to Costa Rica for a period of time years ago. What drove your decision 12

Charlotte Edition

to move to Costa Rica? How long did you live there? What happened with Carolinas Natural Health Center while you were gone?

MS: I really did it for my kids. I had lived in other countries at different times in my life and I knew the value of this on my own personal growth and perspective, and I wanted my kids to have that experience. We chose Costa Rica because of its proximity to the U.S., and because we had heard many great things about living there. The specific region we chose was a Blue Zone (one of five areas in the world

AwakeningCharlotte.com

that has the highest population of centenarians). Longevity and quality of life is something that has always interested me. I did a lot of research into how to make a move like this with a family, interviewed other families and read different books and resources. I discovered that there is a whole population of families that move to a different country for a year or more to get out of the rat race of their lives and give their kids a different experience. We decided to go for one year. I kept Carolinas Natural Health Center going by bringing on a full-time doctor, and I also did virtual appointments from Costa Rica. I found it was a lot easier to make this move than most people think. We prepared for our year in advance by using cash for all expenses, setting a budget for only the essentials and downsizing to one car. This is how we saved enough money to survive the year away.

NA: Did you practice as a naturopathic physician while in Costa Rica? If not, what did you do while there? MS: My intention was not to start an extension practice; however, I did practice with virtual appointments for my existing patients back home. Once people learned what I did, there were many who wanted my help with their health, and I was happy to offer it. I did try to learn to surf and speak Spanish, but I can’t say I was very successful at either.

NA: When you did return to North Carolina, do you remember any observations of how different things are here versus in Costa Rica? MS: Yes! People are stressed here and over smaller issues. In Costa Rica, the country motto is Pura Vida - which translates to pure life. It is used as a greeting, or to mean everything is good, don’t worry. The Ticos (Costa Rican natives) truly embody this philosophy. When faced with a problem or challenge, Costa Ricans use the tools at their disposal to find a solution. It

may mean relying on the help of friends, strangers and/or passersby. For example, during the rainy season a tree fell across the road. When I came to a stop in traffic I joined the other stopped drivers with machetes and hacked away at the tree. If I were here, I would have waited for the tree to be moved by a crew of professionals. It made me see the value of figuring out solutions to problems, and while there are reasons here, such as liability, we are more sheltered from solving problems and I think that adds to stress. I also realized that our food is not fresh. In Costa Rica we would go to the market almost daily to get fresh fruits and vegetables and what you didn’t eat within a couple of days would spoil. It made me realize how reliant we are on chemicals in the U.S. to preserve produce to make them last for weeks and look pretty on a store shelf. We also pick our food before it ripens. I loved the access we had to fresh produce year round, all ripe and full of flavor and nutrients. It is so important to our health to eat local, fresh and ripe foods. We also walked a lot, were outdoors everyday, constantly active and surrounded by fruit trees and food growing all around us. I felt so much more in touch with the Earth than I had in the U.S., and I do think that our more sedentary lives disconnected from nature along with the lack of natural healthy foods is a significant cause of chronic diseases and illnesses.

NA: Your website indicates your major goal is getting to the root cause of your patients’ medical issues. Did your time abroad affect your approach to getting to the root cause?

MS: Yes, it absolutely did. Since returning from Costa Rica five years ago, I have completely revamped how our practice engages with people. We spend time to educate on the problems of our societal approach (or lack thereof) to health. Each patient receives a comprehensive program based on their health concerns and goals that includes the tools, education, resources, coaching and support needed to help them not only address the root causes of their health issues, but to provide them with health independence for the rest of their lives. Our programs and approach focuses on real lifestyle change that produces long lasting results and we have found this approach to help people in a profound way. The greatest joy I get every week is to see people get their health and lives back; engage in family and relationships at a deeper level, pursue greater life purpose again and inspire others around them to lead healthier lives. I think, as a nation, we have become so reliant on drugs and medications that don’t actually fix the underlying issue, that it is more vital than ever that people know there is a way they can really reverse their disease process and regain health. DENTISTRY Biological Dentists Get to the Root Causes

W

by Linda Sechrist

hile the majority of individuals may consider oral health as separate from overall health, the mouth and body are very much connected. Until the late 1970s, this was rarely acknowledged outside a circle of dental professionals, physicians and allied researchers involved in organizations such as the International Academy of Biological Dentistry and Medicine, The International Academy of Oral Medicine and Toxicology (IAOMT) and the Holistic Dental Association. Dentists associated with these groups favor the use of preventive measures, a minimally invasive approach to dentistry and biocompatibility testing for all materi-

als used in oral health procedures. Their individualized methodology and systemic health method of addressing the root causes frequently includes nutrition and lifestyle, providing patients with a less-toxic and safe experience for their overall health. An important newcomer to this area is the myofunctional treatment system used in orthodontics for children 5 to 15 years old. Research in this field now points to the real causes for crooked teeth and incorrect jaw development—mouth breathing, tongue thrusting, reverse swallowing and thumb sucking (known as incorrect myofunctional habits), in addition to allergies, asthma and an open-mouth posture.

WHOLE-BODY

Jean Marie Nordin, DDS, co-owner of Groton Wellness, in Groton, Massachusetts, added pediatric orthodontics to her practice after learning about early innovative interventions from her mentor, James Bronson, DDS, of Bronson Family Dentistry, in McLean, Virginia. “Our program for children involves a comprehensive evaluation on the first visit. We look at breathing habits, the way their tongue swallows and the function of the muscles. In medicine, we believe that form follows function; therefore, we observe what muscles around the mouth actually do when the individual swallows. It is really the way you breathe and swallow, as well as how the muscles work, that plays a significant role in where teeth end up and line up,” explains Nordin, who identifies problems in patients between 2 and 5 years old. “We can start them on a removable Myobrace mouthpiece that can be worn at night and an hour during the day. The mouthpiece begins to change the way the tongue works, waking it up and strengthening it. If a child is born with the physiological problem of a tongue-tie that can’t swallow properly or get up onto the palate, that tongue will never expand the palate like it’s supposed to,” she clarifies. For chronic mouth-breathers, the face grows long and narrow, which in the long term can cause cardiovascular disease. In the short term, it can cause anxiety, because the nitric oxide receptors located in the nose signal arteries and veins to relax. “A cardiologist knows about this phenomenon,” says Nordin, who notes that the dysfunction can be unwound before a child turns 9. While early interceptive myofunctional orthodontic treatment methods such as Myobrace appliances have proven effective for children, there’s also good news for adults that suffer from breathing problems which cause sleep apnea, says

Early interventions beyond conventional solutions

Nordin, who employs a myofunctional therapist. Orofacial myofunctional therapy is neuromuscular reeducation of the oral facial muscles via a series of exercises that work with the muscles of the lips, tongue, cheeks and other parts of the face.

Early intervention and role modeling

“Parents can begin playing a pivotal role in how their children care for their teeth, as well as how they feel and behave in the dentist’s office, as early as age 1. I encourage every mother to bring their child to an appointment. They can hold the child in their lap so they can watch me caring for mom’s teeth. Generally, by the time they are alone in my chair, they aren’t frightened,” advises Pentti Nupponen, a doctor of dental medicine and owner of the Halifax Center for Holistic & Cosmetic Dentistry, in Halifax, Pennsylvania.

Chris Kammer, a doctor of dental surgery and owner of Gums of Steel Oral Hygiene Transformation, in Middleton, Wisconsin, also suggests early interceptive treatments for young children. “Early treatments with removable appliances which expand the arch in the roof dome, influence bone growth and make room for incoming teeth can be performed by general dentists,” says Kammer, who notes that a proper diet may help prevent crowding of teeth, as well as malocclusion, or misalignment, of upper and lower teeth.

Gum and heart disease

Doctors practicing functional medicine are more likely to refer patients to biological and holistic dentists. Cardiologists are particularly aware of a 2014 American Journal of Preventive Medicine study in which researchers looked at individuals with gum and heart disease. Individuals

Giving Kids a Healthy Start in the Charlotte Region

that received adequate care for gum disease had 10 to 40 percent lower cardiovascular care costs than those who didn’t get proper oral care. Another study revealed that gum disease increases an individual’s risk of heart disease by approximately 20 percent. Given such evidence, the American Dental Association and American Heart Association have acknowledged the relationship between the two diseases. By neglecting important ongoing research regarding new and old dental practices, as well as orthodontics, mainstream media has largely left the public in the dark regarding problems associated with root canals, mercury amalgam fillings and some dental implants.

Healthy Start Case: Crowding

T

he HealthyStart treatment system is a non-surgical, non-pharmaceutical, pain-free and non-invasive therapy for young children affected by sleep disordered breathing, a restricted airway and crowded or crooked teeth. It is safe, effective and naturally promotes growth and development. The comfortable, removable devices gently guide the teeth into their perfect positions. The treatment can be started as early as 2 years old. The removable devices are worn commonly during sleep and sometimes a few hours during the day. While traditional orthodontics have been the standard of care, this intervention system has been shown to help pediatric patients develop skeletal structures more ideally and aids permanent teeth to erupt in the proper position. If a child has crowded teeth, snores or breathes through the mouth, they may have sleep disordered breathing, which can lead to arrested growth and development, behavioral challenges similar to ADD/ADHD and even bed-wetting. The HealthyStart

system is specifically designed to promote the proper growth and development of the jaw and airway to optimize airflow and promote proper nasal breathing while straightening a child’s teeth. It also aids in the correct growth and alignment of the lower jaw, expanding the arches to ensure incoming permanent teeth have enough room to grow in straight. Eric Kempter is an accredited IAOMT Dentist at Kempter Holistic Dentistry, located at 1000 Copperfield Blvd., Ste. 160, in Concord, and 3111 Springbank Ln., Ste. takes a holistic and biological approach to dentistry founded on the philosophy that everything within the whole body is connected. “Teeth are related to organs, tissues and glands along the body’s meridians, energy channels through which the life force flows,” says the integrative periodontist, who prefers extracting teeth when necessary and using zirconium implants rather than performing a root canal. Iontcheva-Barehmi explains, “It’s logical that the connection between the meridians and teeth can indicate an individual’s overall health and wellness. Tooth extractions protect patients from tooth-related disease and systemic infections that can be harmful to overall health. A failing root canal is a chronic abscess around the root of the tooth. It has a direct connection with the bloodstream and disseminates infection through the whole body. This is the reason why holistic dentists recommend extractions.” She believes the best research on this was done by Weston Price, a Canadian dentist and pioneering nutritionist.

To treat gum disease, Amparo David, DMD, owner of Dentistry by Dr. David and the founder of the TMJ & Sleep Therapy Center of New England, in Bolton, Massachusetts, refers patients to the periodontist she keeps on staff. “I can tell that a patient has internal inflammation by looking at the gums and tongue. Gum disease has been linked to health problems such as diabetes, heart disease, stroke and premature births or low-birth weight babies,” says David, whose preventive and healing suggestions for healthy gums includes chewable oral probiotics, daily coconut oil pulling, consisting of swishing a tablespoon of oil in the mouth for 15 to 20 minutes to reduce harmful bacteria there and on the teeth. She also recommends flossing with an electric toothbrush and a Waterpik. “I suggest adding one or two drops of tea tree oil and iodine to the water in the pick,” notes David, who urges patients to eat less sugar and carbohydrates and more vegetables, proteins and fruits. “We treat gums with ozone after a deep cleaning because it kills bacteria on contact. Patients maintain healthier gums using ozonated oils twice a day and by using a good toothpaste with no glycerine or fluoride,” says David, who notes that temporomandibular mandibular joint (TMJ) problems are tied to sleep disorders. “Many adolescents have TMJ problems, and sometimes experience this after extraction or retraction orthodontics.” Despite the slow trickle of related information to the public and the lack of acknowledgement by the majority of dental professionals, these new philosophies and biological dental protocols are definitely improving overall health and wellness. According to the IAOMT, a dentist that chooses to put biocompatibility testing first can look forward to practicing effective dentistry while knowing that patients are being provided with the safest experience for their overall health. Lessons from the Pandemic

Let’s use what we’ve learned to come back greener and smarter in Charlotte

D

by June Blotnick

uring the first month of the pandemic, with 40 to 60 percent fewer cars on the road, many people assumed there would be an improvement in our air quality. That assumption made sense, given that the transportation and energy sectors are the top two sources of air pollution and millions of Americans had stopped driving. The pandemic offered us a chance to observe a real-time air-quality experiment and learn what we could from decreases in traffic pollution. Research is ongoing, but the findings so far have varied from city to city, depending on its sources of pollution. While passenger cars are the key source of pollution in Charlotte, in Los Angeles, a port city, vast truck fleets are a dominant source. In Pittsburgh and other eastern cities, much of the air pollution comes from burning coal for electricity. As one of America’s fastest-growing cities, Charlotte struggles to meet the transportation needs of its increasing population. Most people still get around by car. But with stronger fuel-economy standards and more hybrid and electric vehicles on the road, car emissions represent a smaller percentage of mobile-source pollution than they used to. Heavy-duty buses and trucks make up a smaller percentage of vehicles but contribute a much greater percentage of pollution, and trucking may have increased during the pandemic. Still, it’s critical that we reduce the number of cars on our roads. The pandemic has taught us that telecommuting on a large scale is possible and will go a long way toward reducing air pollution caused by stop-and-start traffic on major roads and highways. Getting more cars off the road will make it easier for the city to increase our public transit options as well as the number of bike lanes, greenways and pedestrian walkways, giving us more transportation choices. Burning fossil fuels in the transportation and the energy sectors does more than pollute the air. Greenhouse gases emitted

from tailpipes and smokestacks are also driving climate change. Since almost half our energy comes from coal and natural gas, we can reduce air pollution and our carbon footprint by becoming more energy efficient. Joining the growing number of home and business owners who use solar energy to supplement their demand will also benefit your pocketbook and the environment. Another lesson we’ve learned from the pandemic is the disproportionate extent to which residents from black and brown communities are suffering and dying from COVID-19. Higher rates of heart disease, diabetes, kidney disease and other health issues—disparities often caused by proximity to pollution sources like power plants, highways and Superfund sites—make those communities more vulnerable to disease. As we eventually recover from this pandemic, emerge from the lockdown and begin rebuilding our economy, we have the opportunity to protect public health and the environment by encouraging our government to enact policies supporting cleaner forms of electricity, transportation and job growth. We hope North Carolinians will consider this when they vote in November. June Blotnick is executive director of Clean Air Carolina, a 501c3 nonprofit whose mission is to improve air quality for all North Carolinians through education and advocacy and by working with partners to reduce sources of pollution. round the world, the COVID-19 pandemic has changed the way millions of people live their dayto-day lives, but despite their dire consequences, government-mandated lockdowns have had an unintended positive consequence: cleaner air. In China, as major cities shuttered factories and reduced transportation earlier this year, experts found that carbon emissions dropped by about 100 million tons over a two-week period. Scientists at the Royal Belgian Institute for Space Aeronomy, in Brussels, are using satellite measurements of air quality to estimate the changes in nitrogen dioxide (NO2)—a pollutant emitted into the air when fossil fuels are burned—over the major epicenters of the outbreak. Their research shows that NO2 pollution over Chinese cities decreased by an average of 40 percent during the lockdown compared to the same period in 2019. Across the United Kingdom, the reduction in traffic and industry similarly impacted the climate. Within the first six weeks of lockdowns, in London, Birming-

ham, Bristol and Cardiff, NO2 and fine particulate pollutant levels dropped by a third to half, with large declines recorded in other cities. These are the two air pollutants that have the biggest health impacts on people, says James Lee, professor of atmospheric chemistry at the University of York and research fellow at the National Centre for Atmospheric Science. The U.S. has been part of these trends, as well. In Los Angeles, known for its smog, the air quality index improved by about 20 percent during March. According to Yifang Zhu, a professor at the University of California (UC) Los Angeles Fielding School of Public Health, during March, the region recorded the longest stretch of “good” air quality that it has experienced for 25 years. NASA has observed significant air quality improvements in other parts of the U.S., as well. Satellite data for March showed that the mid-Atlantic and Northeast regions had the lowest monthly atmospheric levels of NO2 that month since 2005. Data on NO2 from the Aura Ozone Monitoring Instrument over the North-

Schindler, T. L. NASA’s Scientific Visualization Studio (2015-2020, March) east in March indicated that levels of the pollutant in March of this year were about 30 percent lower on average across the region of the I-95 corridor from Washington, D.C., to Boston than the mean of the previous five years. Another immediate benefit of the reduction in pollutants is their effect on the pandemic itself. Public health experts

agree people that have higher long-term exposure to fine particulate pollution have a 15 percent greater likelihood of dying from COVID-19. They attribute this to the lung damage caused over time by air pollution, combined with the fact that the virus targets the lungs and increases the risk of pneumonia. Experts warn, however, that the

cleaner air is likely to be temporary if we return to pre-COVID-19 levels of travel and industry. Although we have seen a dramatic reduction in greenhouse gas emissions, carbon dioxide (CO2) levels—another important contributor to global warming—have continued to rise. “The crisis has slowed emissions, but not enough to show up perceptibly [in CO2 levels everywhere]. What will matter much more is the trajectory we take coming out of this situation,” geochemist Ralph Keeling, who directs the Scripps Institution of Oceanography’s CO2 monitoring program at UC San Diego, told The Washington Post. But it’s possible that if people start expecting and demanding the cleaner air we have been enjoying during the pandemic, the coronavirus shutdowns could lead us to embrace new ways of living and working. Scientists worldwide have emphasized that most of the air quality improvement is due to a reduction in traffic. Ed Avol, a professor of clinical preventive medicine at the University of Southern California, told Forbes that telecommuting is here to stay. “Telecommuting from home for those who can, even just for a couple of days a week, can have a marked reduction in terms of emissions.” Kimberly B. TAKING STOCK OF SEVENTH & TRYON

Affordable-housing, environmental leaders explain the downside of the Uptown project On July 13, the Charlotte City Council unanimously agreed to allocate millions of dollars in public funding for the private development of the $600 million North Tryon project, which has been the focus of concern by local affordable housing advocates and environmental groups. Natural Awakenings reached out to Peter and Mary Kelly, co-founders of Equitable Communities CLT, as well as former Charlotte mayor Jennifer Watson Roberts, to find out how air quality will be affected by this development.

Let’s Not Miss Another Opportunity by Peter and Mary Kelly

O

nce again, our local governments missed an opportunity to promote an Uptown project that complies with the city’s Strategic Energy Action Plan (SEAP) and provides affordable housing. The new Seventh & Tryon Development in Uptown, which is close to the Blue Line light rail, includes excessive parking spaces (some of them expensive underground spaces) that will be publicly funded through a $25 million Tax Increment Grant (TIG). In addition, the project doesn’t include any new affordable housing in Uptown. Instead it diverts investments to other areas of Charlotte. Our city’s affordable housing crisis existed before the pandemic. More than 36,000 households in Charlotte make less than $35,000 a year and must spend more than half their income on rent. Their limited remaining money often goes toward high transportation costs, because they need a car to get to work. 20

Charlotte Edition

Our best chance at resolving this crisis is to create more affordable housing near high-use mass transit—a strategy that will also lower our community’s carbon footprint. Housing justice is very much aligned with climate improvement. We need to change our local governments’ approach to decision making, so their economic-growth strategies better coordinate with affordable-housing and carbon-reduction strategies. When public funds are used for an economic-development project, we must demand that it meet those complementary goals. The Seventh & Tryon Development would have had an equally beneficial economic impact if the negotiations had also focused on those goals. By simply decreasing the number of parking spaces in the project, we could have reduced its carbon footprint, decreased the public funding required to make it attractive to investors, and redirected the excess public funds to address the affordable housing crisis, while achieving the same business growth. While we missed that opportunity for this project, you can pressure the Charlotte City Council to review the Uptown Zoning and

AwakeningCharlotte.com

limit the number of parking spaces allowed in any new development. You can also push to ensure that any projects planned for the remaining 25-plus acres of vacant public land and other TIG-financed projects include the balanced goals of economic growth, affordable housing and SEAP. Peter and Mary Kelly are cofounders of Equitable Communities CLT, a 501(c)3 nonprofit that seeks to broaden public understanding of issues surrounding Charlotte’s affordable housing crisis and issues surrounding economic disparities, such as wages, education and wealth. Parking Decks Are So Yesteryear by Jennifer Watson Roberts

T

he City of Charlotte’s parking requirements for new construction are outdated and need to change. This need was laid bare during a recent Charlotte City Council discussion of the Seventh & Tryon Development, which will receive a $25 million tax subsidy for a parking deck. There are many reasons the city must change its parking requirements and its use of public funds to build parking. If enough people weigh in, that change could happen. Building parking spaces adds considerable expense to any project, especially when it comes to housing. Research has shown that

parking costs raise rents an average of 17 percent. That’s part of the reason affordable housing is in scant supply in Charlotte. Minneapolis recognized this problem years ago, and so they lowered their parking requirements for new construction. What happened? Developers built apartments with less parking, which lowered construction costs, which lowered rents for those units. This policy change led to a new type of housing product in Minneapolis, adding to affordability. Soon other cities followed. In 2017, Buffalo, New York, became the first U.S. city to eliminate parking requirements for developments of a certain size, and the next year Hartford, Connecticut, eliminated its parking minimums for residential units of any size. Dozens of cities have now changed their parking policies. Charlotte needs to join them, especially as we build out our transit system and our growing miles of bike lanes and greenways. Alternative transportation lowers costs for commuters. Making those alternatives easier and more accessible will lead to more folks using transit, bikes and sidewalks; cleaner air; lower emissions and a better climate future; and tax monies directed to better purposes like public health and workforce training. The City of Charlotte could be headed in the right direction, engaging the public with an initiative I started as mayor that is now called the Strategic Energy Action Plan. And it could make progress on SEAP goals as well as affordable housing goals simply by changing parking requirements for new construction. The SEAP aims to reduce carbon emissions for the entire city, not just within city government operations. But it will take a great deal of public support for the government to change its zoning and building standards, because many people continue to view parking as a necessity. That’s where you come in. When you visit Uptown, brag about riding transit or biking there, and let business owners know you do not want parking decks. Call and email your elected representatives and tell them that affordable housing needs are greater than vehicle needs—and that you don’t want your tax money subsidizing

more parking decks, with the congestion and pollution they bring. In our economic recovery, we have an opportunity to build back better, in ways that are sustainable and equitable. Come on, Charlotte—let’s do this! Jennifer Watson Roberts was the 58th mayor of Charlotte and was chair of

the Mecklenburg County Commission for three of her four terms as a county commissioner. She currently works with cities across the country as director of Community Programs for ecoAmerica, a nonprofit whose mission is to build institutional leadership, public support and political will for climate solutions in the United States.
