DESIGN TRENDS:
Grandma’s still got it…
THE TERM “COASTAL GRANDMOTHER” was first used on Tik Tok by @lexnicoleta and refers to a relaxed, elevated way of living. It’s all in the details: natural elements like fresh flowers; herbs on the windowsill; an abundance of books and baskets; and comfortable slipcovered furniture all blended together to make your space feel super cozy.
Jane from the Jane-athome.com blog suggests starting with a background of white walls, then adding in window coverings, bedding, and accents in natural fabrics like cotton and linen. Next, layer in some natural elements, including light wood furniture, plenty of baskets, and textured rugs. Finally, accent your spaces with decorative items, throw pillows, and cozy blankets in soft, muted colors of the sea, sand, and sky. She does caution against overdoing it with coastal accents such as signs, ropes, anchors, sea creatures, and nautical motifs. True Coastal Grandma style is more thoughtful, neutral, serene, and elevated versus kitschy.
Want a quick taste? I love the idea of putting cookbooks in a basket like this (at left) to bring a little CG style element into your kitchen. n —

Market Mythbusters
WE’VE HEARD A LOT OF RUMORS LATELY that the market is down, or slow, or it’s a bad time to sell—but we are here to tell you that couldn’t be further from the truth! We understand that might be the case in some areas, but the Northwest Suburban market continues to stay strong. While interest rates have increased, inventory is still low and we have a lot of pent-up demand, which is great for sellers.
One change we are seeing from last year is that buyers are being more selective; not settling for homes without certain amenities, or bypassing homes requiring too many updates (unless they get a discounted price). Most of our listings are receiving multiple offers, especially after being prepared with our recommendations. We are seeing payback of roughly 2–3x your investment on paint and other small-to-moderate staging or other improvement projects.
Overall, prices continue to rise, which means sellers will benefit even more from standing out amongst their competition and buyers will need to think even more strategically about their offers. We can help you do both—and now is the perfect time to start planning. Call us for a free market analysis of your home or buyer consultation today! n —

Tracy Bongiorno suggested we try Tievoli, a new artisanal pizza bar in Palatine, and it’s now a family fav (even though we’re hard to please between different tastes and food allergies). My father-in-law loved the chopped chicken salad, my husband created a custom pepperoni, and I was super happy I could do a gluten-free crust on the Figeddaboudit. It was delicious! Located at 44 W. Palatine Road; see their full pizza bar and catering menu at www.tievolipizzabar.com. n — S.B.
