What’s In Outside Outdoor Living Design Trends

ost custom home builders often hear the same request when they meet with clients: We want outdoor living space, whether it is a patio, an outdoor kitchen, outdoor dining or a full blown extension of the indoor space.

Even when a customer’s budget doesn’t permit completion of the entire outdoor upgrade at the time of the initial construction, the homeowner will usually include the covered structure and later add the outdoor kitchen, fire pit or fireplace, and other items on the wish list.

The president of D’Agostino Builders says, “We’ve even had customers tell us, they would settle for a house half the size, but what we really want is a comfortable outdoor living space,” he says. “People are putting more emphasis on outdoor living, and they want to create a resort-style area for relaxing and entertaining at home.”

The trend throughout the United States for outdoor rooms is rapidly growing and designers are integrating indoor living spaces with outdoor living spaces as an extension of the indoors. According to Construction Dive, a daily online newsletter for the construction industry, outdoor space was one of the most “buzzed-about” topics during the International Builders Show, with outdoor rooms considered equally important as interior spaces, even in colder climates. Here, in North Alabama, we have a wonderful climate to enjoy outdoor spaces year round.

For most clients the main priority is a sheltered patio, deck or porch. People really prefer the idea of walking out of the house and right into a covered outdoor living area. When there is a solid roof overhead, the outdoor room is always ready to use, you eliminate the hassle of taking patio furniture cushions and decorative items in and out so they don’t get wet or dirty. The space becomes a seamless extension of the house.

According to the American Institute of Architects’ (AIA) 2016 Home Design Trends Survey, outdoor living continues to be one of the top trends in home design, with 69 percent of firms saying they’re designing more “outdoor living spaces,” and 61 percent designing more “blended indoor/outdoor spaces.” AIA chief economist Kermit Baker, PhD, says, “While initially decks, patios and outdoor grills were the focus, this trend has expanded to outdoor kitchens and even fully-furnished outdoor rooms.” AIA reports that the desire for outdoor living is an extension of consumers’ increasingly informal lifestyles, preference for open floor plans indoors, and emphasis on the kitchen as the hub of the home for both everyday living and entertaining. Many of today’s outdoor living spaces are outfitted with high-end amenities such as full kitchens with gas grills, charcoal grills, pizza ovens and other appliances: custom fire pits or fireplaces; premium furniture; luxury pools, spas and recreation elements; televisions and more. While these features could hardly be called “standard,” an outdoor living space is definitely becoming a standard feature in homes. In a National Association of Home Builders’ (NAHB) ranking of the most-wanted home features, a “patio” came in near the top, desired by 84 percent of consumer respondents who rated it “essential” or “desirable.”

Outdoor Kitchens: They’re Not Just for Dinner Indeed, outdoor kitchens are the cornerstone of an outdoor room, and more people are using them to handle

the lion’s share of cooking – including lunch, dinner and even breakfast. That means they’re interested in incorporating a greater variety of appliances and grilling accessories in the outdoor cooking space. Unfortunately, most consumers think more about the finishes in an outdoor kitchen, more so than the flow. Traffic flow design is as important for the outdoor space as it is for the indoor space. Just like in an indoor or commercial kitchen, the design should be about ergonomics, geometry and flow. That’s where the dealer comes in. Most dealers that sell components for outdoor living can help with design and flow ideas. Another compelling reason for builders to get into the outdoor room business: a Yahoo! finance report predicted the outdoor living market topped $5.7 billion in 2016.

Millennials Fortunately, the desire for an outdoor living space remains high, particularly among Millennials who, as a group, are the biggest fans of the outdoor room concept. This is contrary to typical belief. The You and Your Home survey from Better Homes and Gardens magazine shows 73 percent of respondents under age 35 believe an outdoor space is important for entertaining (versus 59 percent of those age 35 to 55, and 46 percent over age 55). About half of Millennial-age homeowners currently have some type of fire pit, 25 percent have an outdoor sound system, and 22 percent use a television outdoors, considerably higher than for those over age 35, with ownership at 19 percent, 13 percent and six percent respectively.

Millennials are also more likely to “dream of having” an outdoor kitchen with sink, cooktop, refrigerator and grill (51 percent, versus 37 percent for ages 35 to 55, and 25 percent over age 55). Fifty-three percent of Millennials want to decorate their alfresco living spaces with outdoor lamps, party lights and landscape lighting. But perhaps indicative of their financial situation, Millennials are also more likely to report that exterior makeovers are “expensive and not worth the investment” (33 percent compared to 51 percent over age 55). The challenge to the outdoor living industry is how to make the dream of an outdoor room attainable to a huge demographic of consumers who may be on tighter budgets. According to Trevor Cole of Across The Pond, “Manufacturers are seeing the potential for lower cost components for outdoor spaces to fulfill the need for projects on lower budgets. Everyone loves the idea of being outside. Social get togethers are much more fun when outside.”

Other Outdoor Living Design Trends While value-priced, small-footprint outdoor kitchens are a growing trend in outdoor living, there are a number of other trends emerging in the outdoor room. Here’s a look at some of them: Rooms Within a Room – The NAHB says designers are defining the overall outdoor living space into smaller rooms, or intimate spaces, such as cozy courtyards, inviting reading or relaxation nooks, and fire pit chat areas. Indoor-Outdoor Fusion – Sliding glass walls, stackable doors, floor-to-ceiling windows, and new flooring options are being used to create a sense of fluidity and seamless flow between indoor and outdoor living spaces. According to Professional Builder magazine, an especially popular trend is the “disappearing outside corner,” in which the perpendicular walls at the corner of a room are designed with abutting glass panels, so the corner intersection can be fully opened and the room flows into the adjacent outdoor space. In addition, casual furniture, outdoor fabrics and rugs are

barely distinguishable from indoor versions and are increasingly being used in both realms. Creature Comforts – According to the ASLA, outdoor hearths continue to be the top-requested outdoor design element, with outdoor lighting and wireless/internet connectivity in the second and third spots. Grilling areas, counter space, outdoor heaters, storage, sinks and refrigerators round out the ASLA’s top 15 most-requested outdoor design elements. Experts say porches, pavilions and other structures with solid roofs also are becoming increasingly popular, particularly in the Northeast. Two Islands Are Better Than One – Dividing work stations into two separate islands – one “hot” for cooking; one “cold” for cocktails and storage – is becoming more common. These cold stations with sinks, refrigerators, kegerators, and bar-height seating are popular gathering hubs on the patio. Sustainability – Landscape architects and designers say consumers want low-impact landscapes featuring droughttolerant plants, permeable hardscapes to reduce runoff, less turf-grass lawn areas, and slow-growth shrubbery that requires infrequent trimming. In fact, according to the American Society of Landscape Architects (ASLA), seven of the top 10 most popular landscape projects pertain to sustainability and conserving water. Low-Maintenance – Chronically time-pressed consumers want to enjoy their outdoor spaces, not maintain them. As such, they are driving the demand for low-maintenance landscaping, composite decking, and easy-to-maintain outdoor rooms. An ASLA survey showed low-maintenance landscaping ranked fourth in a list of most popular outdoor projects Universal Design – With Baby Boomers moving into their senior years, universal design and accessibility is growing in importance in outdoor living design. Farm-Friendly – According to the ASLA’s Residential Landscape Architecture Trends Survey, 75 percent of landscape architects report herbs, vegetable plants, fruit trees and vineyards are “in high demand” by clients. A survey by Better Homes and Gardens shows 39 percent of Millennials and 21 percent of those 35-and-up, desire edible landscaping.

Water Works – From simple urns and portable fountains, to elaborate water-walls, water is increasingly being incorporated into outdoor rooms to add beauty, serenity and practicality (it’s an easy and soothing way to drown out street sounds!). Garden Sheds – Used as artist’s studios, “she-shed” retreats, “mancave” home offices, or screened dining pavilions, garden sheds are a clever, low-cost way to add a structure to an outdoor room. They are a fun and inexpensive alternative to built-in bar islands, and younger generations like them for their flexibility.

Spending time in the sauna activates this gland and therefore, sauna bathing works as a sort of natural moisturizing treatments that leaves your locks shinier and healthier.

Sauna helps you recover from exercise There is a reason why so many gyms features saunas. Sauna bathing is actually a highly effective way to recover from exercise, because while sweating in the sauna, the body can more easily eliminate the metabolic waste that results from working out. Blood flow to tired and strained muscles is increased by the heat, which helps the muscles recover and relax much quicker.

Sauna bathing increases longevity New research shows that regular sauna baths have a strong positive impact on health. Regular sauna bathing can actually reduce the risk of heart attacks by as much as 63%, according to a Finnish study. The study was led by Dr. Jari Laukannen, heart specialist at the Kuopios University of Finland. He concludes that the correlation between sauna bathing and longevity was very strong and that it persisted even when other variables were taken into consideration. His team of researchers monitored a group of 2000 men ranging in age from 42 to 60 years, for a period of 20 years. The result was very clear: participants who regularly spent time in the sauna would live longer. The exact mechanisms that explains this are yet to be found and Dr. Jari Laukannen emphasizes that much more research will be needed to completely understand the connection. “We could see that the effect was stronger the more often a person would spend time in the sauna, and also that the

longer time he would spend there, the stronger the effect would be. Those who stayed in the sauna for more than 19 minutes had a 52% lower risk of dying from heart related disease than those who spent less than 11 minutes in the sauna”, Laukannen said. The researchers are now hoping that study will bring about more research into the field of temperature and health. Dr. Rita Redberg, heart specialist at the University of California and editor at the magazine who published the Finnish study, JAMA Internal Medicine, is impressed with the results.

Sauna bathing might lower risk of dementia and Alzheimer’s disease Another recent study conducted on a large number of Finnish men indicates that sauna bathing is associated with a lower risk of dementia and Alzheimer’s disease. This is one of the first studies focusing on the link between repeated and regular heat exposure and the risk of age-related memory diseases. This population-based study was conducted in Finland, monitoring 2,315 apparently healthy men ranging in age from 42 to 60 years. The comparison was made between men with the habit of one sauna session per week, and men who bathe 2-3 times a week, the researchers write on www.pubmed.com. After having adjusted for other factors such as age, alcohol consumption and diabetes, the results still remained: the men who spent time in the sauna more often were less at risk for developing Alzheimer’s disease and dementia. Are nearby dining and shopping choices necessary?

Your first, brand-new home! There is not much that is more exciting than building your new home. Beginning with paper plans all the way through to realizing your dream home and then walking through the front door for the first time. What a feeling! Whether you are choosing a pre-built new home or creating a new custom home to be built just for you and your family, it’s a memorable and satisfying process.

If you have children, have you visited the schools, talked with school staff ? Drive through the area during different times of the day and night. What are your neighbors up to? What is the sun’s path across your location? Check out the drainage when there are heavy rains. Most importantly, can you imagine yourself living in your brand new home in that neighborhood? Think about your daily activities. Where will the kids play and ride their bikes? Are there parks or community centers nearby? Where will you walk your dog or go jogging? Are there Covenants and Restrictions to help protect your home investment? Is there a Home Owners Association (HOA) to enforce the Covenants and Restrictions? The HOA can help enforce standards like lawn and landscaping maintenance, paint colors, trash, and numbers of RVs, boats and campers allowed in the community. Other considerations could be noise levels, no parking in yards, no junk cars and garage doors are to be closed during non use. Do the restrictions cover addition of storage sheds, other outbuildings, large antennas, and types and numbers of animals that can be kept, etc. There are many things to think about. And finally, take an overall look at the area. Is there any future growth potential? How will the area look in a few years? Is there room for growth or improvement? Are there future plans for new community parks and recreation centers nearby? Will there be new entertainment complexes, shopping centers or restaurants in the area? Is there a possibility of new industry locating nearby?

And remember, we can’t always have our cake and eat it too. So be prepared to make some compromises. Make your pro vs. con list. Put the “I have to have” at the top and the “I want to have” at the bottom. Community living is not for everyone. But if you do your homework and listen to the most important person, YOU! You are certain to have a wonderful experience in your new home.

There are many aspects to building a new home. Who? What? When? Where? How? NOTE: There are no right or wrong answers to these questions. These questions are designed to help you understand the builder and his/her process. The decision is yours and should be made based on which builder and processes work best for you.

Ask to review the Specifications. “Specifications” include how the home is to be built to include but not limited to framing details, foundation details, roof, exterior façade (brick/stone/siding), interior finish details (sheetrock, trim, hardware, plumbing, appliances, flooring, etc.), energy features, to include insulation, windows, HVAC systems, and water heaters. REMINDER: It is impossible to compare prices between builders without comparing specifications and allowances. 5. Are the specifications part of any construction or sales agreement you will be asked to sign?

Choosing to build a new home vs. buying one that is existing allows you the opportunity to affect the “style and design” of your home. The questions above are intended to be a guide. However, always use your own judgment and ask as many questions as you need before making your decision.

Shopping for the Right Builder Your home is your castle. Don’t trust it to just anyone to build or remodel. Whether you are making minor repairs, adding an addition to your home, or building a new home, arm yourself with the information necessary to choose the right builder. Before hiring someone, thoroughly research your project and the builders you’re considering working with. Here are some tips to get you started:

Verify the builder’s name, address and phone number. Request references on similar work performed by the builder.

Numbers You Need To Know:

For customer references, find out: • If they are current references or really old ones; • If the references are for jobs similar to yours; • Are the projects similar in scope and price range to yours?

Check with the local Better Business Bureau to see if there is a history of complaints and with the local Builders Association.

Ask for proof of insurance; general liability and workman’s comp (when applicable).

Obtain 2 or 3 bids. When comparing estimates, be sure each is based upon the same set of plans, specifications, and scope of work.

Be sure you have a good rapport with the builder. Good communication is essential with your builder. You are entering into a long term relationship and you must feel comfortable asking questions of the builder and communicating your feelings.

Be sure you understand the contract and warranty. There are no stupid questions! Once you’ve selected your builder, let the person do his or her job! Stay informed and make timely decisions when requested. Pick a plan and stick with it. Changes cost money, and clients are often their own worst enemy during the job’s progress.

And finally, trust the relationship you’ve created. In the end, the goal is to be happy with the finished project.

In the State of Alabama, a residential home builder and/ or remodeler must be licensed with the Alabama Homebuilders Licensure Board which is located in Montgomery, Alabama. To find out if the builder is licensed, ask for a current copy of their home builders license (which is different from a business license), contact the Board at 1-800-304-0853 or check online at www.hblb.state.al.us.

Design a Home Office that Works for You Your home office should be a place that you look forward to working in. A pleasant environment will help you be more efficient and get more accomplished.

Design Your Office to Match Your Work Style When choosing the furniture and layout of your office, make sure if fits the way you choose to work. For example, if you believe in “a place for everything and everything in its place,” be sure to allot enough space for adequate storage and file cabinets. If you work on several different projects, set up separate, smaller work stations dedicated to each task.

ome offices are becoming less of a luxury and more of a necessity with more people telecommuting or running their own businesses from their homes. The number of Americans who work from home is in the millions, and with the rising cost of gas and increased traffic causing longer commutes, that number is likely to grow even more every year. Work space is no longer relegated just to the kitchen table or a corner of the guest bedroom; it has been promoted to a room of its own in the home. If you are looking to create a home office or revamp an existing one, keep the following points in mind:

Separate Your Space Although you are physically working in the house, it is important to set up your home office so that the lines between your home and work life do not get blurred. You will be less tempted to take a television break in the middle of your work day or work on spreadsheets when you are supposed to be “home from the office.”

There is no such thing as “one design fits all.” One person may prefer the look of dark woods and rich colors. Another may favor a more whimsical look with bright colors and clean lines. Routine Home Maintenance Your home may be the biggest investment you will ever make. Taking good care of it with regular maintenance is necessary to preserve its value and ensure it will provide a comfortable, safe shelter for you and your family for years to come.

Maintenance Inside the Home Air Filters • Many types of heating and air conditioning systems contain filters to remove dirt and dust from the air. Check the instruction book or search online by model number: In many cases, the home owner should change filters at least every three months.

• Store your firewood outside, away from the house and not directly on the ground. • Have a CSIA-Certified chimney sweep inspect your chimney and fireplace annually, especially if you build a lot of fires in the winter.

Floors • To maintain unpainted concrete floors in your basement or garage, first apply a concrete sealer, which makes them easier to clean. When you’re ready to clean them, use a solution of four to six tablespoons of washing soda in a gallon of hot water. Add scouring powder to the solution for tough jobs. • For hardwood, be sure the floors have a polyurethane finish before cleaning with water. Hardwood floors that do not have a polyurethane finish will need to be waxed periodically. Use liquid or paste “spirit” wax.

Sinks • It’s also a good idea to clean your faucet’s aerator — which is the spring inside the end of the faucet — every three to four months. • To maintain your garbage disposal, you should run cold water through it during use.

Fireplaces • When you’re ready to use your fireplace, be sure to build the fire on the andirons or grate, never on the fireplace floor. • To prevent soot and to add color to the fire, throw in a handful of salt.

Maintenance Outside the Home Roof, Gutters and Downspouts • A qualified roofer should inspect your roof every three years. Windows and Doors • Inspect exterior windows and doors yearly to see if the caulking around them has split and cracked. If so, replace the caulk and clean any mildew.

Walls • Masonry walls sometimes develop a white powdery substance. This is called efflorescence, a crystallized soluble salt that can be removed by scrubbing with water and a stiff brush.

Safety and Security • If you have a home security system, regularly check the alarms and circuit breakers to ensure they are in working order. Inspect the sensors one by one. • The batteries in your smoke and carbon monoxide detectors should also be checked twice a year to ensure they

• The exterior of your house is built to withstand exposure to the elements, but a periodic cleaning will improve the appearance and, in many instances, prolong the life of siding and other exterior products.

Garage • The moving parts of garage doors should be oiled every three months.

• For a simple solution to wash extremely dirty exterior windows, combine equal parts vinegar and water or three tablespoons of denatured alcohol per quart of warm water. Use a piece of crumbled newspaper to wash the glass to avoid lint left behind by paper towels. • To help a window slide easily, rub the channel with a piece of parrafin.

Siding • Inspect your siding yearly to determine if your wood-sided home needs to be repainted. Trim shrubbery away so that it does not touch the siding.

Simple Repairs

Walls • Use spackling to fill nail holes and cracks in plaster walls and gypsum wallboard.

Faucets, Sinks and Toilets • If you have a water leak, the washer in your faucet usually needs to be replaced. • For clogged drains, use a plunger and/or a plumber’s snake. • To unclog a toilet, use a coil spring-steel auger, which can be found at hardware or home-improvement stores.
