Awards & Installation of Officers
At the January Awards Banquet and Installation of Officers Ceremony, the Huntsville Madison County Builders Association presented the Michael C. Nivens Associate of the Year Award to an associate member based upon their participation in the Association with regard to activities, attitude, reputation in the business community and reputation with fellow builders and associate members. The 2015 award was presented to Joe Sutton of American Bank of Huntsville.

Also presented at the banquet was the 2015 Builder of the Year Award. This award is presented annually to a builder member of the HMCBA based on their professional reputation with home owners, governmental agencies, and among fellow members. It is also based on the builder’s participation in both the local and state associations as well as their participation in community affairs, civic and service group activities and charitable activities. This year, the award was presented to Todd Slyman of Providence Properties LLC. Two awards for recruiting new members for the Association were awarded to a builder member and an associate member. The Builder Big Spike was presented to Kenneth Maze of Maze Homes Builders Inc. for recruiting 8 new members during 2015. The Associate Big Spike was awarded to Teletha Ledfors of Peck Glasgow Agency for recruiting 7 new members last year. This is her third year in a row being awarded Associate Big Spike. A “New Member of the Year” award is presented to a new member company who has become involved in Association events and activities during their first year of membership. For 2015, Tennessee Valley Home Construction was presented with the “New Member of the Year” Award for their participation in Association activities. The 2015 Annual Membership Promotion was the Amazing Race. Members competed against each other to complete each quarterly mission. For those who completed all the missions, their names were placed in a drawing for a grand prize. Teletha Ledfors (Peck Glasgow) was the winner of the 2015 Amazing Race Membership Drive and pocketed $2,000 cash! This year, for our members who participated in Retention Calling for Members, the Association awarded a $500 cash bonus for their participation. The award was presented to Sid Pugh of Re/Max Alliance For serving as HMCBA president for 2015, TJ Meers presented Kenneth Maze of Maze Homes Builders Inc. with his Past President’s Pin and Past President’s Service Award for his hard work and dedication to the Association and its members and activities over the past year.

Spring has finally arrived and I know everyone in the building industry is looking forward to longer days and warmer weather. Although we had a relatively mild winter, copious amounts of rain caused unforced delays in construction around the area throughout most of the winter. Hopefully with the time change, warmer temperatures, and more favorable weather patterns we can start meeting the demands of our thriving housing market. 2016 Building Home and Remodeling ShowSM The 2016 Building Home and Remodeling ShowSM was once again a huge success. We sold all of our booths and the crowds were steady throughout the entire weekend. As an association we should be proud to host the largest Building and Remodeling

show in North Alabama. It is a great opportunity for our exhibiting members to showcase their services and the latest trends in the building industry. The various activities available to participants, including Brian Santos the Wall Wizard, home seminars, pet adoption and the Kids Korner, were a big hit as well. I would personally like to thank Executive Director Lynn Kilgore, Event Coordinator Theresa Kennedy, the entire staff, and the many volunteers for the many hours and hard work they put into the Building Home & Remodeling ShowSM. Without you, none of this would be possible!
Awards & Installation of Officers We have had an exciting start to the year around the Association, and the January Awards & Installation Ceremony was no exception. Mark Reid, the HBAA president, was on hand to install our senior officers and Board of Directors. I want to congratulate all of our award recipients: Todd Slyman— Builder of the Year, Joe Sutton—Associate of the Year, Kenneth Maze—Builder Big Spike, Teletha Ledfors—Associate Big Spike, and Tennesse Valley Home Construciton—New Member of the Year. Congratulations and thank you for your time and support of the Huntsville/Madison County Builder’s Association.
Recognizing Service to the Association I want to take a moment to thank Gig Robinson. After 26 years of service as Barrister for the Association, he has decided to pass the torch on to someone else. He has been an active part of the Association during this time, and an asset as counsel during our Board of Director’s meetings and other functions where his experience was relied upon. Thank you Gig for your service. You will be missed as our Barrister, but you have left your post in the capable hands of Sam Givhan of Wilmer & Lee PC, who we look forward to working with in the future. Upcoming Events The Association has a packed schedule for the spring. Along with our regular General Membership meetings, we have the Jim Jones Member/Guest Bass Tournament on April 8th, the Alabama Home Builders Foundation Golf Tournament (where the HMCBA is the five time defending champs) in May, and the Spring Tour of HomesSM May 14-15, 21-23. We still have a few sponsorship opportunities available for the Spring TourSM, so if you are interested, please call Theresa at the office. Thousands of people tour these homes and it is a fantastic way to showcase your business. In Closing I would like to thank all of our members who are currently active in the Association: regularly attending the general membership meetings, serving on councils, volunteering at the Home Show, and many other activities that go on behind the scenes. As I’ve said before, you are the lifeblood of our Association. We are seeing an increase in our membership numbers, thanks to the tireless leadership of our Membership Committee Chairman Russ Wilson, and I would urge our members who are active to encourage the new members to become active as well. Sometimes it can be a bit intimidating attending your first General Membership meeting. However, if a new member has a friendly face introducing them around it may encourage them to start attending regularly and hopefully become more fully involved in the Association. I am excited about the opportunities Spring brings for the building industry and for our Association. I look forward to seeing everyone at the next event, and hopefully a few new faces as well!

Gig Robinson Presented with Special Gift At our January Installation and Awards Banquet, Gig Robinson of Harrison, Gammons & Rawlinson PC was presented with a special gift for his service & dedication to this Association. Mr Robinson became the Barrister for the Association in 1989 and has served in that capacity ever since. He is our attorney, advisor, chairs the Personnel Committee, sits on the Executive Committee and Board of Directors, handles the filing of any Association papers at no cost to the Association and countless other tasks. Mr Robinson has spent so much time and effort on behalf of this Association, it is impossible to

count the hours or put a price tag on the amount of money he has saved the Association over the years. Gig decided this year to move on from his position of Barrister. As a token of the Association’s appreciation for all of the work he has done, Kenneth Maze presented him with a bottle of his favorite scotch and an engraved decanter which had his monogram and dates of service. The schedule for 2016 “Lunch and Learns” are as follows: • April 21st - Window Replacement for Remodelers on both Brick and Siding Homes - demonstrated by Click Construction and Pittner Services. Wilson Lumber is sponsoring the lunch and learn and supplying the replacement windows for demonstration of installation. • June 22nd - Deck Material and Construction at Wilson Lumber.It will also be sponsored by Wilson Lumber • August 24th - an update from the Industry Career Council on the Careers in Construction Program with the Madison County School System. • The final Lunch and Learn will be this fall with Verizon conducting a class on construction apps. This was a highly attended and successful Lunch and Lunch in 2014. Verizon will demonstrate the available construction apps for residential builders, including but not limited to: estimating for remodelers; scheduling pert charts; logistics; punch list listing; photos and distribution; security cameras on the job site for protection against thief; checking material deliveries from your office or truck; and OTHER Verizon approved applications for remodelers.
Building Home & Remodeling ShowSM
In addition to Lunch and Learns, the Remodelers Council had a booth at the Building Home and Remodeling ShowSM. This was a very successful event as more material was distributed to consumers this year than in any previous year. Thanks to the Remodelers Council members who volunteered to work the booth and make this such a successful project. “How to Select a Remodeler” brochures were distributed as was a list of all Remodeler Council members, their firm name, contact person and phone number that was inserted into the brochure. In addition, Remodelers Council members with booths were furnished an 8 1/2” x 11” poster for display at their booth designating them as “Remodelers Council Members” with the council’s logo and the word “member” 8

prominently displayed. The “Ask to See the Card” campaign, which began last June, was reinforced at the ShowSM with 8 ½” x 11 inch posters with an actual photo of a sample Home Builders Licensure Board licensure card. A large number of the Remodelers Council membership had booths featuring their firm’s offerings in the ShowSM. This has proved to be a highly successful investment of time and resources for our members. Several members commented during the ShowSM that they contracted for enough work during the Spring and Fall Shows to keep them busy YEAR ROUND!

I am excited to announce that the 2016 HMCBA Showcase Home is being built this year in the Village of Providence in the City of Huntsville. I am even more excited to announce that I have been given the opportunity to be the Construction Manager for the home! As a long time builder in Huntsville, I am honored to head up this ambitious project on behalf of the Association. I would like to encourage all of our members to get involved by submitting proposals to furnish labor and materials to help make this event special and profitable for our Association. I hope to include as many members as possible. If you are a long time vendor of mine, I expect you will sharpen your pencils, lean on your suppliers and “take one for the team” on this project. If you are newer to the association and have not worked with me before, I look forward to the opportunity of working with you.

The Showcase Home is an Association project, owned by the Association, which gives YOU, the member, an opportunity to show off your products, services, and all the latest and greatest that our industry has to offer. It is also one of the most important fundraisers for our Association, and that gives us the ability to provide all of the services we have come to rely on! “Know Before You Owe” Rule By Julie Davis

ffective October 3, 2015, the Consumer Financial E Protection Bureau (CFPB) implemented a rule, TILA RESPA
Integrated Disclosure (TRID). This rule seeks to simplify standard loan documentation, limit fees charged to consumers, make documentation easier to understand, aid consumers in comparison shopping, prevent surprises at the closing table, and clarify timing requirements for disclosure of final loan terms and costs. Here’s what you need to know about the changes put forth by the new “Know Before You Owe Rule.”
IN WHICH TRANSACTIONS DOES TRID APPLY? The new TRID law applies only to closed-end consumer credit secured by real property. It does NOT apply to: reverse mortgages, home equity lines of credit (HELOC), loans secured by a dwelling that is personal property (a manufactured or mobile home), and certain no-interest housing assistance programs.
NEW FORM #1 - LOAN ESTIMATE Two existing disclosure documents – Truth in Lending (TIL) and Good Faith Estimate (GFE) – are being merged into one new 3-page document called the Loan Estimate. This document provides a summary of key loan terms and an estimate of loan closing costs. It must be delivered no later than the 3rd business day after the application is received. After an interest rate is locked, the loan originator has 3 business days to provide a revised loan estimate. Delivery of the loan estimate also begins a required 7 business day waiting period before loan consummation.
NEW FORM #2 - CLOSING DISCLOSURE The Final TIL (Truth in Lending) and HUD-1 will be combined into a new 5-6 page Closing Disclosure to help borrowers understand all costs associated with the loan. The Closing Disclosure must be provided at least 3 business days before loan consummation and it is considered delivered 3 business days after being placed in the mail. Therefore, in this case, Saturdays are included in the definition of “business day”. It is also important to note that a loan is consummated when a borrower becomes contractually obligated to a creditor, not a seller, on a real estate transaction. The seller’s copy of the Closing Disclosure is not subject to the same timing requirements and can be delivered before or at loan consummation. No fee is charged for preparing or delivering the Closing Disclosure.

HOW TO AVOID CLOSING DELAYS Consistent communication among REALTORS®, settlement agents, loan originators, title service providers and creditors will ensure a smooth process and help avoid last minute changes that cause delays. If a change occurs after the initial Closing Disclosure is provided, but before consummation, the creditor is generally permitted to provide a revised Closing Disclosure at or before consummation. But the following changes will require a new three business day waiting period, in addition to re-disclosure:
