President’s Message 7 Ways to Maximize Your Membership Investment Membership is the lifeblood of this organization and I want to dedicate this President’s Message to the importance of membership and how to make the most of YOUR investment. Some of the content I am “borrowing” from Mike Kurpiel (NAHB member from New Jersey) who has a blog on membership so thank you Mike! “I joined the local HBA for an immediate return on my investment. After two meetings I didn’t get any business; I’m not renewing my membership!” Most new members don’t fully understand the real value of the local, state or national associations and believe that the association is for a quick business fix. Those of us that have been around for a while or who are actively engaged understand that you have to become involved. Here are some ways to UTILIZE (key word) your builders association and get a return on YOUR investment.

Recognition

Be active in the association to gain visibility. Volunteer for committee work that you can contribute your skills and thoughts. The Association has plenty of room for YOU to get involved from volunteering to help at events to serving on committees. Participate in our fundraising events - not only does this help your career by raising investment dollars for the building industry it will define you as a member who cares.

Don’t forget… your fellow associates!

If you are an associate member, your main focus may be to network with as many builders and remodelers as you can. Understand that other associates, those who are not in direct competition with you, can be as valuable, if not more, when it comes to networking. Other associates know builders; by building social capital you are expanding your network. Just remember, give as well, better than you receive.

Believe in the phrase “Do Business with a Member”

If you “practice what you preach” the law of averages will come back to you favorably. Make sure you do your best to make sure everyone in your building industry sphere is either a member of this Association or has the information to become one. If you are doing business with someone who isn’t, they are getting a free ride from the membership dues YOU are paying!

Patience

A minimum of a three-year commitment of activity (on average) is required to attract deserved attention and credibility. I have watched some members become successful in a few months time and others several years. But the average of three years seems to be the right amount of time. Remember, unless you are the only one of your kind, meaning product or service, chances are your competitors are already involved. It takes patience and volunteering for the right reasons to have people recognize your professionalism. Word of advice; when the time comes and you are recognized for your efforts, you will be given an opportunity. Nothing is guaranteed but your dedication to yourself as a building industry professional. When your chance comes don’t blow it.

If you want to be regarded as a member that “cares” your company’s business has to come second to association initiatives. Over the years the members who were very successful with building their own businesses through the association did so because they utilized the association, not used the association. When you volunteer for the right reasons, helping the Association, others will notice your efforts as professional and they will want to get to know you better.

Use the association events to network, NOT SELL When you are at an event, do not sell. There is a time and place for everything and this is no exception. Use the time to network with your fellow members and get to know them!

Never introduce yourself without including your company name.

Seems like a ridiculous statement but so many people don’t show up with business cards or utilize name tags and when they introduce themselves they forget to mention who they work for. This isn’t selling, this is branding.

These are just 7 things to think about to get the best return on your investment of your membership dues. There are many more – mainly YOU need to become involved and we want YOU to be involved. Enjoy your summer and I hope to see YOU at our next event!

Regulatory Affairs NEW STATEWIDE ENERGY CODE The State Energy Code Board approved the HMCBA and Huntsville Utilities “New Homes Program” as an inspection option for builders. This “New Homes Program” will allow builders to utilize the performance method of energy inspection which encompasses the entire structure and calculates a composite score for the entire dwelling rather than the prescriptive checklist inspection of each component of the home. HMCBA is executing due diligence to secure the buy-in of area inspection departments including the areas of Limestone County that are within the city limits of Huntsville and the City of Madison. The projected roll out of the program is targeted for September 1, 2013. Members will have an opportunity to become familiar with this new program at a seminar later this summer. Since October 2012 your Association has devoted a great deal of time and effort on

For the third year in a row, a team representing the Huntsville/Madison County Builders Association captured the Foundation Cup in the 19th Annual Alabama Home Builders Foundation Golf Classic. The tournament was held on May 9, 2013 at the Cambrian Ridge Golf Course in Greenville. Tim Ryberg with Bob Wallace Appliance, Bret Slaton of Slaton Custom Homes, Bryan Askew with Jenkins Brick and Tile and Max Barnett, of PBS services (pictrured above left to right) comprised the winning team. Proceeds from the tournament benefit the Alabama Home Builders Foundation’s scholarship program, which awards scholarships to students in Alabama wishing to study the building industry trades. In 2013, the Alabama Home Builders Foundation, which is the charitable arm of the Home Builders Association of Alabama, awarded 77 scholarships to students throughout the state.


Scholarship Recipients The Huntsville/Madison County Builders Foundation has traditionally awarded scholarships to students who are pursuing a career in building related fields. Since 1999, the members of the Association have participated in the Crawfish Boils, Shrimp Festivals and Chili Cook-Offs. Due to this participation and donations to the scholarship funds, the Foundation has been able to award $162,767 in scholarships over the years. At the June General Membership Event, the Foundation presented scholarships to 9 students in the amount of $9,200. Below

Top Reasons Inspections

“It is easy to open a file, look at inspection records and see what specific code deficiencies were noted, but what is usually not taken into consideration are the fundamental reasons that inspections do not pass.”

Incomplete Work

The first thing that comes to mind would be inspections that are scheduled prior to being ready. As an inspector I can recall showing up on a jobsite to perform my inspection or re-inspection only to find that the house was not ready to be inspected based on the level of completion that was visible from just taking a brief walk through the house. Many times when the contractor or construction manager receives the notice of corrections whether it is a red card or a phone call, the first thing we hear them say is that his subcontractors said the work was ready for inspection. Sometimes this approach works. Most often it ends up costing the builder time and money. The advice that I would offer to the contractor or construction manager is to become familiar with each jurisdiction’s inspection process, become familiar with the codes that govern your industry and walk each house prior to requesting inspections. It does take a little additional time, but a walk through never takes as much time as rescheduling work and a re-inspection.

Incorrect Information Making changes to the house that are contrary to the approved plans is another common mistake that causes unnecessary delays and fees. When performing Inspections such as footings, monolithic slabs and rough-ins it is imperative that approved plans are available for review prior to inspecting the work. Inconsistencies between the approved plans and field changes can result in problems such as setback encroachments, improperly located grade beams, girders and support beams, improperly sized emergency egress windows, over-spanned ceiling or floor joists and in cases where spray-foam insulation was an afterthought, even improperly sized HVAC system. In the event that changes to the approved plans are necessary I would advise visiting the Building Department and allowing the plan examiner to review the changes so that any potential problems may be identified and corrected prior to inspection.

Depth of Technical Knowledge This can be a problem for builders and code officials. Unfamiliarity with newly adopted codes or mandates such as the Energy Conservation Code is yet another reason that inspections fail. Due to the recent energy conservation movement, we now have State Regulatory Boards and local jurisdictions that are charged with enforcing what seems like an endless list of new energy code requirements that have ties to most of the sub-trades and the codes that set the minimum standards for their work. Despite local efforts to educate contractors prior to when enforcement began there are still a multitude of questions to be answered. The intended flexibility incorporated into such codes sometimes only makes it more difficult to understand. The aspect that seems to have been the subject of misunderstanding and grief is the air sealing of the thermal envelope. With so many methods and materials available to accomplish the air sealing, I think it has become unnecessarily complicated. I would suggest to builders and construction managers that you focus on understanding the concept of air sealing, identify potential sources of infiltration and research how to select the most compatible materials to best accomplish the task. All of that having been said, once the air sealing has been done properly there will be building components such as HVAC, ventless gas logs, wood burning fireplaces and recirculating range hoods that require, and may not perform properly without the introduction of fresh air.

In Closing

I would say that as a whole the builders in our area do a great job. The local association has put forth a tremendous effort when it comes to educating their membership and bringing the code officials and builders together. If I could impress anything upon our builders, it would be to continue to help educate your peers, construction managers, sub-contractors and elected officials so that they can make the best decisions and produce the best products for their customers and communities. Keep the lines of communication open with your Building Department and trust that we will work with you to help resolve any issues that may arise.

The Huntsville/Madison County Builders Foundation donated $3,500 recently to the Family Services Center to assist in the operation of their First Time Homebuyer Pre-Purchase Housing Program. This program counsels clients in preparing them to understand their credit and how to repair it; assesses clients’ needs, financial status, state and national government assistance programs availability, and how to search and locate a new home in the clients’ financial range; matches clients with non-predatory lending companies and learn common lending pitfalls; trains clients on avoiding delinquency in payments and foreclosure; and teaches clients on how to maintain their new home and their finances after the purchase.

General Membership Meetings repairs and many attempts, Mark Norman broke the pinata and took home the grand prize of $200.

We hope you were able to attend our May General Membership Meeting. It was some great FUN!!

Our mariachi band played festive music with several member accompanists and they provided the music to our version of the “Mexican Hat Dance.” A number of members joined in and round and round they went and Todd Slyman was the winner of this fun event. Everyone got dizzy just watching.
