What’s Old is New Again...
After 40 years perfecting his craft as a custom painter for high-end homes, the founder of Dennis White Painting has now partnered with two men to bring something very special to those fortunate few. "A year ago, I partnered with Caleb Gasway to continue to build on our reputation of serving the customers who have very high expectations and allow us to meet them. We have professional painters who work for us.They are fabulous, very conscientious in what they do. We have brought our business to a whole other level," said Dennis White. White, who had done work at the Belleview Biltmore Hotel and numerous upscale homes in Belleair, was then given an opportunity to purchase some of the remaining heart pine wood that was originally used to build the Biltmore in the late 1800s.
"We partnered with David Coster, who is a professional wood worker. He and I have been working together for over 30 years. The guy is just an absolute professional. David and I are now working together to build tabletops and bases together with the reclaimed wood from the Belleview Biltmore. Everything is hand-
made, custom made to order for each customer. The customer can tell us how they would like it designed, and they can also personally pick the wood from the Biltmore that they want us to use for their table," said White. Knowing the history of the Belleview Biltmore Hotel and its rich tradition, Dennis and his partners knew that the remaining parts of the Biltmore, the wood, had to be treated as respectfully as the Biltmore itself. "Being able to take the original wood from the Biltmore and turn it into a custom-made table for a customer is truly a love of labor for us," said White. With wood lengths of up to 20 feet long and a minimum weight of 400 pounds,White said they can turn the Biltmore wood into sofa tables, coffee tables, dining room tables, conference tables and anything else the customer can envision. Operating on a first-come, first-served basis, White says the turnaround time is anywhere between six to eight weeks, so he stressed not to wait too long if interested. After all, once this special wood is gone, it's gone. For more information, call Dennis White at 727-481-6436.

Belleview Biltmore Golf Club officially closed for business By Jason Coffman
T
he end of May saw the end of an era in Belleair: the official closing of the Belleview Biltmore Golf Club to make way for the new Pelican Golf Club. The Doyle family of Belleair recently closed on the property on Indian Rocks Road, buying the golf club from the Town of Belleair for a sales price of $3.8 million. Under the renovation plans unveiled to commissioners, the existing clubhouse will be torn down and replaced with two new buildings, which will house a new clubhouse, a pro shop, a
restaurant, locker rooms and more. As part of their deal with the town, the Doyles have promised not to ever proceed with any sort of development on the land, other than the proposed improvements to the golf course. The golf course renovations and construction of the new clubhouse and restaurant are expected to cost around $18 million and be completed by May 2019. The town purchased the golf course property in 2014 from the previous owners of the Belleview Biltmore for $3.5 million.

In Brief New regulations for Uber and Lyft coming July 1 Gov. Rick Scott recently signed statewide legislation that will regulate the rules for ridesharing providers such as Uber and Lyft, overriding the local laws that may be in place. “I’m proud to sign this legislation today to make it easier for ridesharing companies to thrive in Florida and help ensure the safety of our families,” Scott said in a statement. “Florida is one of the most business-friendly

I look forward to seeing the continued growth of ridesharing companies in our state.” The legislation addresses such issues as fare transparency, background checks for drivers and minimum insurance requirements. Seminole mulls water tower lease SEMINOLE - With the Seminole Water Tower scheduled for demolition in July, the Seminole City Council will discuss a proposal by Pinellas County to instead lease the land and save the tower, located at the corner of 74th Avenue and 113th Street. The city had previously discussed an option to purchase the land from the county, but ultimately decided against using city or taxpayers’ money to follow through with that plan.

KNOW YOUR ZONE Pinellas County updates evacuation maps, thousands of residents affected. By Daniel Holloway
W
ith the beginning of what the National Oceanic and Atmospheric Administration (NOAA) is predicting will be a busy hurricane season, Pinellas County Emergency Management officials have released recently updated evacuation maps and they are urging residents to take a look sooner rather than later. Changes to the evacuation zones for the county will affect around 85,000 land parcels, with about 75,000 of those properties having to evacuate earlier in a storm than they would have last year. In addition, due to updated storm surge models from the National Hurricane Center, another nearly 20,000 properties that were previously in non-evacuation zones will now have to evacuate in the event of a hurricane coming our way. Stressing that preparedness is everything, the county also unveiled a new mobile app called “Ready

"If it’s an actual storm event, it’ll tell you if we’ve ordered an evacuation level and what level we’ve ordered. It consolidates these other tools on our website into a convenient mobile app, so you can check your evacuation level, you can see how much storm surge would be expected at that location,” said Bishop. The “Ready Pinellas” app can be downloaded for free in the app store on your mobile phone or at pinellascounty.org/emergency. The 2017 Atlantic hurricane season runs from June 1 Nov. 1. Pinellas County residents and visitors alike are encouraged to check their evacuation levels at pinellascounty.org/knowyourzone.

fter the Church of Scientology recently lost its $15 million bid to purchase a 1.4 acre vacant lot in downtown Clearwater from the Clearwater Marine Aquarium, members of the Church are now claiming religious discrimination. Clearwater Mayor George Cretekos called the claim “offensive.” The Church has also since filed a report with Pinellas County, questioning the aquarium’s tax-exempt status as a non-profit organiztion. The Church has called into question the aquarium’s judgement in accepting a $4.25 million purchase price from the city, when the church was offering $15 million. The city of Clearwater had been in talks with the CMA to purchase the land for almost two years. The city finalized the deal in April. ince the passage of Amendment 2 in last year’s election, which allows for the manufacture, sale and use of medical marijuana in the state of Florida, state, county and local governments have had their hands full trying to enact suitable legislation to govern the new industry. Questions currently faced by Pinellas County commissioners include the number of facilities to allow within unincorported areas of the county, especially when taking into account the proposed facilities that would be allowed by each municipality in the county and their proximity to proposed facilities in the unincorporated areas. According to the state, each county is only allowed to regulate zoning and the actual operation of facilities within its jurisdiction. Pinellas County currently
In Brief Imagine Clearwater calls for more entertainment in Coachman Park CLEARWATER - In the city’s bid to lure more visitors to downtown Clearwater, officials are tweaking their plans for Coachman Park to include more concerts and events at the site. The new plans call for smaller, more frequent events, a plan that strays from the city’s previous focus on larger, more festival-like events. To that end, the city recently announced plans to host the inaugural Tampa Bay Music Hall of Fame Festival at Coachman on July 8. The event will feature The Greg Billings Band, The Black Honkeys and other performers. St. Pete woman drives into home ST. diningfeature Captain Bill’s Beach Kitchen: Making Seafood Great Again
I
f there is one thing the Loder family knows how to do, and do extremely well, is operate and run a restaurant. OK, so operate and run may be the same damn thing. After eating dinner last night at the new Captain Bill's Beach Kitchen in Treasure Island, I have an overwhelming amount of passion to share my experience with you, because truthfully, it was that damn good. Hey, what's with the swearing? Seriously, folks, before I get down and dirty into how good the food was at Captain Bill's, I think it is only fair to share with you the history of the Captain Bill's--Crabby Bill's--Loder Clan. In 1975, the Loder family opened Captain Bill's Beach Kitchen in Redington Shores, which grew into three restaurants, which the family later sold. After selling the Captain Bill's name and location in 1982, the Loders needed to come up a new name for the family business. Crabby Bill's was born and history was made. And now, more than 40 years later, John Loder, the son of Crabby Bill Loder himself, and Debra Faust had the opportunity to open a restaurant in the Treasure Island location, and the
good fortune to open under the original name of Captain Bill's Beach Kitchen. Their strategy for success is simple. "If we can't buy fresh fish, we don't sell it. You might come in and we might be out of a certain fish and that's because we couldn't buy it fresh," said Loder. From being in the area for over 42 years, Loder said they have great connections with all the fishing boats and captains. "Locals, locals, locals. It's very important to take care of the locals. The locals feed us year round, is what my father told us," said Loder. As rich in tradition is the Loder name, so, too, is their success and ability t o
Captain Bill’s Beach Kitchen 145 107th Ave. Treasure Island 727-317-3940 serve amazing seafood. On the night I visited Captain Bill's, I ordered the chargrilled oysters, which, OMG, are to die for. I know I say that a lot, but I only say it when I mean it. You have to order them. Chargrilled with cheese on top. Oh my gosh. I asked Brandy for a menu recommendation, which, by the way, you have to ask for her because she was superb and knows her business. She recommended all the fish, so I went with the amberjack, kingfish and grouper. Listen, people, I don't stroke a restaurant unless they deserve it. If I go to a joint and it does not live up to my expectations, I simply do not do a dining feature on them, because I do
not want to lose my journalistic integrity. Yes, that's very important. Going back to the fish, it was so incredibly fresh and out-of-this-world delicious. On a side note, I do not know what in the world the Loders do to create this Old Florida ambiance and charm in their restaurants, but they've got it down to a science. Captain Bill's was simply awesome but for those of you, which is a ton, who know their history, why should we be surprised? The only regret I have is that I didn't order the crab cakes. I was told they are amazing. After I had already eaten, of course. Damn it! Captain Bill’s Beach Kitchen also offers pasta, steak and chicken dishes, as well as sandwiches and burgers, for the landlubbers among us.

MUSIC
Firefall: Still red-hot after 40 years By Daniel Holloway
W
e have been loving Firefall for over 40 years. Well, some of us have. The rest of us have been loving them for as long as we can
remember. Firefall was formed in Boulder, Colorado, in 1974 by Rick Roberts, who had been in the Flying Burrito Brothers, and Jock Bartley, who had played in Zephyr. The two met while performing separately in New York City, but later reunited in their native Colorado. They rounded up bassist/singer Mark Andes, guitarist Larry Burnett, who had been driving a cab to make ends meet, and drummer Michael Clarke, and Firefall was born. The group’s self-titled debut album was released in April 1976, becoming Atlantic Records’ quickest album to reach gold status. The album introduced the world to songs such as “Livin’ Ain’t Livin” and the band’s
“Together we made music that was magic – songs that still get massive radio airplay nearly 40 years after they first appeared. Sure, we had some business and personality conflicts, but the enduring legacy of the band is these wonderful songs and studio performances that still stand the test of time.” ~ Jock Bartley, Firefall co-founder
biggest hit, “You Are The Woman.” Firefall quickly followed up with another album in 1977, featuring the songs “Cinderella” and “Just Remember I Love You.” And now, over 40 years after the journey began, Firefall will be returning to the Capitol Theater on July 1 along with singer-songwriter Al Stewart. Al Stewart came to stardom as part of the legendary British folk revival in the 60s and 70s and developed his own unique style of combining folk-rock songs with delicately woven tales of the great characters and events from histo-
ry. Stewart released 19 studio albums between Bedsitter Images in 1967 and Sparks of Ancient Light in 2008. He is perhaps best known for his #1 hits “Year of the Cat,” “Time Passages,” “On The Border” and “Nostradamus.” Stewart played at the first ever Glastonbury Festival in 1970 and also worked with Yoko Ono pre-Lennon. Tickets are on sale for $35.50, $45.50 and $55.50. The Capitol Theatre is located at 405 Clevleand St. in downtown Clearwater. For more information, visit www.atthecap.com or call 727-791-7400.

The Roe Report By Cliff Roe Broker/Owner Roe Realty
H
istorically, people have moved every five years. Today, they are moving every eight and a half years. The longer people stay put, the fewer used homes are available for sale. This translates to a 37.5% reduction in used homes on the market. New home construction is running at 821,000 units per year, or about half of what it was during the peak in 2007. The lack of new construction is adding to an inventory shortage. Overall, the supply of homes for sale is down by 60%. In 2005, the term half-back was being used to describe retirees who moved to Florida and then moved halfway back. Florida's population dropped to 17.5 million. We are at 23.5 million residents today. Population growth over the past 12 years requires 35% more homes just to house new residents. Florida is currently growing by 1,000 people per day. Millennials (aged 18-34) are buying and moving out of Mom's house. Millennials are the largest of the population groups defined by our government.
in a low rate, you are less likely to trade up in price or take a transfer to a new location due to the increase in housing cost. It is much cheaper to stay put and improve your current home and that is the decision more and more homeowners are making. A large percentage of what were historically referred to as trade-up buyers keep the old house and its low interest rate to become landlords. This further reduces inventory. There are many other reasons for higher prices. People live longer. The percentage of unemployed is down. The total number of workers employed is up, putting pressure on wages, allowing more people to entertain buying a house. Rising prices have moved many people out of an upside down position on their mortgages. The number of REO bank foreclosures) being sold is down to 80 a month. This is a approximately 7% of the volume 7-8 years ago. The U.S. dollar is at historic highs against foreign currency. While this may
For the first time in 6 years, more houses are being bought to live in than to rent and this group is the primary reason. During the last quarter, the percent of home buyers from this demographic grew by 50%. Demand is up. Supply and demand translates into higher prices. Over half our listings receive two or three offers and it's not unusual for a single property to receive over 20 offers. The number of offers is in direct proportion to the inventory level of houses for sale. Mortgage rates are creeping higher. Last year rates dropped close to 3.5% but are forecasted to reach 5% in the next 12 months. When you have locked
sound strange as a reason for foreign buying at first, it really makes a lot of sense. For our dollar to be stronger, theirs has to be losing value. If you buy gold as a hedge on inflation, you earn no interest. If you buy real estate as a hedge against inflation, you can rent it and earn money on your asset. The U.S. real estate market has always been a safe haven for third world countries, but is now attracting business from Asia and Europe in greater numbers. I offer a free evaluation for anyone interested in selling. If you are considering selling, I would appreciate the opportunity to discuss my marketing plan. Call today.
