It's not arrogance, it's confidence," says Indian Rocks Beach resident, Adam McLean, about his plan to take on three Internet giants: Groupon, Craigslist and Angieslist. To that end, McLean has launched three new websites: Codyslist.com, a classified website; McPons.com, a coupon website; and AdamJofi.com, a referral website. "The first step is believing it can be

done. I've always said failure is never an option. Even if you have to shut down a business, as long as you have learned from the experience, it'll help you with the long term goal of achieving success," said McLean. His classified website, Codyslist.com, is named after his 13-year-old son, Cody. It was actually created a few years ago, when McLean's newspapers, along with thousands of others, began losing classified revenue to Craigslist.org. McLean, who owns two community

newspapers, knew he had to make a change. "Daily newspapers were folding, partly due to the economy, but they were equally impacted by Craigslist," said McLean. "It was free, why wouldn't someone place their ad on Craigslist instead of having to pay to have it in the local paper? I understood that but it didn't mean I had to like it." McLean, who recently turned down an offer to sell his newspapers to the Tampa Media Group, owner of the Tampa Tribune, still believes in print

southbeachnews Treasure Island Public Works keeping busy this year By William Henderson

T

reasure Island City commissioners are expected to hear recommendations from the Public Works Department on March 3 about the installation of new lighting along the Treasure Island Causeway. The installation of new lighting is one of several projects scheduled to get underway during the 2015 calendar year. Other projects include the undergrounding of utilities along Gulf Boulevard, the installation of new streetlights, and the performance of restoration work, also along Gulf Boulevard. The city will fund most, if not all, of these improvements using Pinellas County Gulf Boulevard Beautification funds. According to City Manager Reid Silverboard, Duke Energy hasn't submitted a final proposal of costs associated with undergrounding utilities along Gulf Boulevard on the north end of Treasure Island, but he expects it to be well within the $3.7 million the city has to spend. Duke Energy is scheduled to start undergrounding the utilities this month, but representatives did not return multiple requests for comment about when it plans to start the work. Part of the project also includes the installation of new streetlights from 105th to 127th avenues along Gulf Boulevard. The city will use any monies it has left over, said Silverboard, to pay for the installation of additional streetlights south on Gulf Boulevard. City commissioners awarded Midcoast Construction Enterprises a $417,999 contract to perform restoration work once Duke Energy completes its undergrounding job. Restoration will include repairing city streets that Duke Energy digs up during the undergrounding process, according to Public

Works Director Mike Helfrich. Helfrich expects Duke Energy to complete the work in phases because "there's a lot of mobilizing involved." He projects that Duke Energy will complete the work section by section until it is complete. During the project, expect detours and lane revisions along Gulf Boulevard. The installation of new lighting along Treasure Island Causeway is expected to

cost the city $80,408, with Duke Energy paying all other costs. According to Helfrich, the project will target non-bridge street-lighting concrete poles and fixtures in the median of the Treasure Island Causeway. After removing the poles and fixtures, Duke Energy will install 45 22foot Sanibel poles and fixtures. This is pending the inclusion of funding in the 2015-2016 fiscal year budget, and before city commissioners will allocate this funding, it wants to review the results of a URS/AECOM lighting survey.

Plans for luxury resort in Treasure Island get city approval By William Henderson

D

elray Beach-based Ocean Properties has cleared its last hurdle by getting Treasure Island Planning and Zoning Board approval of revised plans to build a luxury resort on the Buccaneer gulf-front lot between the Thunderbird Beach Resort and Treasure Sands Condominiums. The 77-unit Edgewater Beach Resort will have one-, two-, and three-bedroom suites and also a restaurant. Calling the project "the largest development in at least the last four years," Paula Cohen, the city's community improvement director, expects the resort to open by summer 2016. Planning and Zoning Board Chairman Dennis Fagan said he expects to see a groundbreaking happen soon.

In Brief Beach residents required to get re-entry passes PINELLAS COUNTY - To help prevent looting and burglary after a large-scale evacuation, and to prevent trespassers from illegally entering properties, the Pinellas County Sheriff's Department has started issuing free permits to beach residents and business owners in several communities. After a large-scale evacuation, police will be stationed at beach access points, according to Pinellas County Sheriff Bob Gualtieri, and the only way to gain access is by presenting a permit. Police will scan the permit to verify a resident or business owner's identity. "We hope to have everybody registered before the start of the hurricane season this year," Gualtieri said during a press conference Feb. 16. "We hope we never have to use it." Residents and business owners who live in Belleair Beach, Belleair Shore, Clearwater, Indian Rocks Beach, Indian Shores, Madeira Beach, North Redington Beach, Redington Beach, Redington Shores, St. Pete Beach, Tierra Verde, and Treasure Island can get their free permit by contacting their local government. Home and business owners must apply for a permit in person and provide proof of ownership. Currently, residents only can get two permits per household. Businesses can request more than two permits, but requests will be handled on a case-bycase basis, according to Gualtieri.

St. Pete Beach earns Trip Advisor’s number two spot ST. PETE BEACH - TripAdvisor's 2015 Travelers' Choice Awards are out, and St. Pete Beach has been ranked the secondbest beach in the country.

By William Henderson The popular travel website says that it bases its rankings on millions of reviews and comments, such as "You can spend all your time there walking [and] swimming" and "The beach was groomed and cleaned daily. The views were spectacular. I enjoyed walking the beach on a daily basis." Other Florida beaches ranked in the top 10 include top-ranked Sarasota County's Siesta Beach, Clearwater Beach at number eight, Pensacola Beach at number 5, St. Augustine Beach at number 9, and Panama City Beach at number 10.

Road closures planned for bridge dedication ST. PETE BEACH - Several roads will be closed on Saturday, March 28 as a result of the planned Bayway Bridge dedication in honor of Congressional Medal of Honor winner Command Sgt. Major Gary Littrell of St. Pete Beach. Portions of 15th and 16th avenues will be closed between 7:00 a.m. and 1:00 p.m., and portions of Pinellas Bayway Road and East Maritana Drive at Barcelona Drive will be closed between 10:45 a.m. and 11:30 a.m. during a postdedication parade. The dedication ceremony is scheduled to begin on the southeast lower side of the bridge and end on the south side of the bridge, where an American flag will be placed as a two-person military team rappels the bridge. The post-dedication parade, which Littrell will lead, will feature honor guards, marching bands, military personnel, and others.

Caddy’s to be sold to the state? TREASURE ISLAND - The state of Florida is interested in turning beach bar Caddy's on the Beach into a public beach, and Caddy's owner Tony Amico is all for it. The property, located at 9000 West Gulf Blvd., has been the subject of a lawsuit between Amico and the Florida Department of Environmental Protection over beach property rights. The DEP is exploring the possibility of purchasing the property and two adjacent parking lots as part of a settlement with Amico. He, through his attorney, has asked the Treasure Island City Commission and Pinellas County City Commission to weigh in on the potential purchase. The Treasure Island City Commission, in February, voted unanimously for Mayor Bob Manning to write a letter in support of the sale. Pinellas County commissioners, as of Feb. 23, have not weighed in on the potential sale.

McLean plans on charging $10 in all 210 markets for codyslist.com. "Charging to post an ad on codyslist.com actually makes each ad placed more effective by cutting down on spam ads that get posted and eliminating the repetition of the same ads being posted by people to keep their ad at the top, " said McLean. In addition, McLean plans to give back 50 percent of the revenue generated from codyslist.com to the communities where the ads were posted to help those in need. "I don't think people realize how much revenue Craigslist generates. My company doesn't need that much revenue to flourish. Helping those in need is much more important than turning a hefty profit every quarter," said McLean.

McLean laughs when asked about how he came up with the name for his coupon website, McPons.com. "My wife and I were on the way to the gym and we were trying to think of a good name. We just couldn't come up with anything, and then my wife said, "How about McPons?" Taking the Mc from their last name and merging it with coupons. "I know it's not the best name in the world but somehow it works," said McLean. McPons allows consumers to save money by using their smartphones to visit McPons.com, click on the city or county and category and pull up the coupon. They can then show the coupon on their phone to the business or restaurant to redeem the coupon, or print the coupons at home. McPons charges advertisers $50 a month to feature their coupon ad on McPons.com. Unlike Groupon, where consumers have to pay to buy the coupon, consumers do not have to buy

a coupon on McPons. They are able to save money just by showing the coupon on their phone. McLean says he understands why Groupon is in financial trouble. "It's a poor working model. I hate to say it that way, but it is. They ask businesses to offer a huge discount, which ultimately affects their bottom line, many times causing them to lose money and not gain new customers. There are a lot of complaints from busi-

ommercial real estate firm HFF recently announced the sale of the Hilton Clearwater Beach, a 416room hotel situated on 10 acres directly on the Gulf of Mexico at 400 Mandalay Ave. in Clearwater Beach. The buyer is Kentucky-based Columbia Sussex Group, which also owns Tampa's Marriott Westshore, in addition to 40 other hotel properties. The $134 million price tag marks the highest hotel transaction in Pinellas County, and the second highest in Tampa Bay. The sale included only the hotel property; the land itself is separately owned. Renovated in 2006, the nine-story Hilton features 40,000 square feet of indoor and outdoor function space, two beach-side swimming pools, a state-of-the-art fitness center, a kids club and water sports rentals and activities. The hotel has four dining options, including Reflection, a full-service restaurant offering gourmet cuisine and views of the beach and Gulf of Mexico; Coaster’s Lounge in the lobby; the poolside Sand Bar & Grill and the Tiki Bar. “This is a milestone transaction for Clearwater Beach and the Florida resort market in general,” said Dan Peek, head of

Snook season reopens in the Gulf PINELLAS COUNTY - The recreational harvest season for one of Pinellas County’s premier fish, snook, reopened March 1. The season will remain open through April 30. In the Gulf of Mexico, anglers may keep one snook per day that is not less than 28 or more than 33 inches total length, which is measured from the most forward point of the head with the mouth closed to the farthest tip of the tail with the tail compressed or squeezed while the fish is lying on its side. A snook permit is required to keep snook, along with a saltwater fishing license, and only hook-and-line gear is permitted. It is illegal to buy or sell snook.

According to McLean, it doesn't cost the consumer anything on McPons.com to use the coupons, and they don't have to buy the discount. It only costs the business or advertiser $50 a month to attract new customers. McLean's most recent website, AdamJofi.com, is structured to go head-tohead with Angieslist.com, which was recently valued at a billion dollars. But McLean has dissected the weaknesses in Angieslist, also. "The major problem that I see with Angieslist is that they charge con-

sumers to use their site to find home improvement help or services," said McLean. "That alone decreases the number of potential customers for the businesses that pay to be on the site to get new customers." McLean admits the site works for businesses that advertise but not at the full potential if Angieslist didn't charge consumers to be members. The majority of consumers are not going to be willing to pay to be a member just to find a painter, plumber or whatever they need help with.

In addition, McLean Media, McLean's company, limits the number of contractors or service companies to only one to three per category. "Consumers don't have all day to sift through numerous contractors.

We look for three of the best service companies to give the consumer great choices when looking for a particular service company. McLean, who took his first name Adam and his middle name Jofi to create the name of the site, describes AdamJofi.com as a merger between Angieslist, 1-800-Ask Gary, and Home Advisor. "AdamJofi.com is a referral website that helps consumers find the best profes-

sional help in the area. We consider our members to be the 'dream team' of their industries," said McLean. McLean stated that AdamJofi.com is policed by his company and if a member receives too many complaints over a specific amount of time, they are removed from the site. McLean plans to create awareness of the three sites and prove the success of his working model in Tampa Bay before expanding into other markets, where he plans to sell franchises. Locally, McLean Media will be running television commercials to promote the sites in addition to other marketing efforts. McLean knows it's going to be a tough and long road to achieve success with his websites but he understands that achieving success is never easy. "I consider it a failure when you don't try. Success has to be earned. For me, I love the challenge. It's what I do and who I am."

Seawall restoration making waves By Luke Meyer REDINGTON BEACH - A stretch of 900 feet of the north side seawall at 164 Avenue is in need of repairs, so much so that the declining state of this section has prompted some to suggest that the seawall is a safety hazard. The town has designated $230,000 in reserves for its restoration, but the exact mode of that execution, however, remains yet to be determined. Although a contractor has not been selected, Cribb Philbeck Weaver Group, an engineering firm, has been called upon to act as a third party consultant. "In general, it has been our experience that in over 20 to 25 years, it is good have a third party, independent, watching over contractors," said CPWG Vice President Stephen Tarte. This sense of insurance CWPG may provide however will come with a cost, of course, $9,655 to be exact, should town commissioners decide to approve CWPG's proposal and purchase its study, which would entail a full site review of the seawall's current state, including certain details of the surrounding water conditions. SPB’s 8th annual Underwater Egg Hunt

MADEIRA BEACH - The Great American Grunt Hunt is now in its fourth year, so grab your rods, gear and friends to hunt down the White Grunt. The objective of this fishing tournament is to claim a win with the biggest overall and/or the heaviest of a three-grunt aggregate. This year, Hogfish will also be added as a second species for an additional fee. White Grunt is plentiful and usually known as a throw-back fish or bait, in some cases. Their body color is a light bluishgray, the head has horizontal blue stripes and they have a white underbelly. The average size is one-and-a-half pounds but it’s not uncommon to see some weigh in at over three and four pounds. Their habitat is from the short to the outer reef edge or on offshore hard bottom to 115 feet, but they are most abundant in water less than 80 feet deep. They are a relatively easy catch and can be caught jigging on a sabiki rig. This year’s Grunt Hunt will be held March 19 and 21, at the Madeira Beach Municipal Marina. You can fish from land, docks, piers, inshore or offshore, there will be a fish fry afterwards, with all the grunt caught that day. LuLu’s is IRB’s newest culinary treat

I

don't want to blow up Matt Loder's head by calling him and his Loder clan geniuses, but I will be the first to say it was a brilliant move to take the former PJ's location when they moved across the tracks. If I had more than 15 bucks in my pocket, knew how to cook, or even had the slightest clue about how to run a restaurant, I would have been the first person in line, OK, maybe the second behind Matt Loder, to take over the former PJ's location. It truly was a brilliant move. Maybe brilliant is a stretch, but I am jealous. The Loder family, which already owns Crabby Bill's, IRB Sushi, Jake's Cantina, SeaBreeze, and God knows what else, is now also the proud owner of LuLu's Oyster Bar and Tap House located, yes, again, in the former PJ's location. No offense to PJ's owners, but why in the world would you give up a location you spent decades building to the largest seafood restaurateur in the area? It makes no sense. But if it wasn't the Loders, Frank Chivas or Steve Westphal would have jumped on it. Of course, the restaurant that would fill the location would have to live up to or exceed PJ's. Personally, I have never been a fan of PJ's. The food is average and the service not even that, in my opinion, but to be fair, I know a lot of people like the joint. I admit I'm very picky. So on the evening I dragged my son along with me to dine at the new LuLu's, I didn't have particularly high expectations because I was comparing the restaurant to the former occupant, PJ's. But truthfully, with Matt Loder behind this

endeavor, I should have had greater expectations. I don't know Matt personally, but do know of his highly respected reputation of great restaurants. Moving on, my son and I picked a Wednesday night to go to LuLu's to beat the weekend crowd. The hostess greeted us with a smile and walked us to our table. The first thing I noticed was the warm lighting of the place. Yes, my dear friends, atmosphere is huge to me. HUGE! The Loders changed the interior only enough to put their own stamp on the place and for the most part, left everything else in place. Essentially, what they did was remove the old-school tourist look and give it a bright new, polished tap house feel. As you can tell, I really dug it. Yes, people still use that word. Kassadi, yes, I'm spelling her name correctly, immediately greeted our table and really went out of her way to tell us about the dinner and beer specials. I really was impressed. I assumed she had just started working there, hence, the fresh enthusiasm, but I later learned she had helped open the restaurant. Damn, she still has a vibrant attitude, but then again, she's young. Give her time. JK. Truly, she was an awesome server. I pretty much ran with her recommendations. For starters, I ordered the Super Grouper Chowder and raw oysters. GD, people. What, you've never heard people say gosh darn? Hey, we are in the South. The grouper chowder was not only reasonably priced at $3, it was amazing. Huge chunks of grouper and it was so fresh. You have to order it. I demand it.

I'll come back to the oysters, but first, I want to go over what I ordered for my meal. I chose the LuLu's UPick combo. said he loved the mahi mahi. He's not just a spoiled rotten kid but also very finicky. OK, so he's not rotten but he is extremely picky. He loved it. Both he and I were so impressed with the food and service. Now, back to the oysters. I ordered the sampler, which was three of each the Virginia Oysters, Blue Point, Raspberry Point and Quonset Point. They were delicious and I was actually surprised how affordable everything on the menu was. LuLu's boasts over 20 beers on tap, from pale ales to domestics and imports. I learned they offer samples at 3 and 6 every day of the "beer of the day" and a discount off that beer. Very nice catch, I mean offer. I'm still stuck on my grouper. Overall, Lulu's was incredible. I was extremely impressed with everything: the atmosphere, the food, and our service. Make sure you get in there before season is in full swing and be sure to ask for Kassadi. She and the Loders will take great care of you. Overall grade: A.
