As I sit in my office, looking out the window at the slowly falling autumn leaves in the lead up to Thanksgiving, I can’t help but think, it’s so beautiful in the Hamptons at this time of year. It sparks a conversation I have had repeatedly with clients and friends since I started to sell real estate here almost 2 decades ago. I wish I had a dollar for every time I’ve heard these questions: “You live out there full time?” “What’s it like during the off-season?” “Don’t you get bored?” The answers, I’m happy to say, all these years later, remain the same: “Yes.” “Busy.” “Never.” Yet 30 years ago, when I was just a summer weekender looking to golf, windsurf or go to the beach, I was clueless about what to do here after September. Sure, I could easily point you to the best windsurfing spots at Napeague. Or recite the ins and outs of the Montauk Downs reservation system. Or tell you where to get the best lobster roll. I just never thought about the Hamptons much beyond May to September. Now having lived and worked here for almost 20 years, I’ve watched the tempo of this region with very close interest. It’s not just about the beach anymore; it’s not even just about the Summer. There are many off-season riches. Incredible autumns, when the weather is superb and the water can stay warm into October. Farm stands, north and south of the highway, where the assortment of local bounty is dazzling. Restaurants open year-round with surprisingly busy weekends that can still be relaxing. Even winter is hospitable with big skies, peaceful landscapes and easy left turns. For certain, the Hamptons — as a place to live, visit or invest — has evolved. What was once just a summer getaway from Memorial Day to Labor Day is now a breathtaking and year-round country retreat. With each passing year, this is a place where those with busy lives elsewhere invest more of their precious leisure time and make much more use of their homes. The splendors here ensure one is unlikely to regret such a decision. Of course, the real estate market has been both a mirror and catalyst for this dramatic transformation. Anyone who has tried to find a parking spot on the Main Streets of East Hampton or Southampton on a mid-winter’s Saturday or Sunday knows there is indeed life after Labor Day. With an influx of friends and associates buying homes out East, winter weekenders now have like-minded people to meet for lunch or invite over for dinner. Play dates for the kids or golf and tennis have become easy to arrange. This year’s very robust market has done nothing to dampen the spirits of brokers and their clients who have invested significant dollars in the Hamptons. Benchmarks were set in many areas, including my own business. In 2014, more than 30 of my exclusive listings went to contract or closed. I participated in nearly $200 million dollars of real estate transactions. Inventory that sat for some time quickly started, and continues, to disappear. All of this before year’s end as savvy buyers race to keep ahead of the bonus babies sure to appear early next year. Not surprisingly, in 2015, I do not foresee any let up and at almost every price range. Top brokers are juggling eager buyers and showing listings each weekend. Nancy Hardy of Halstead Property says, “This summer was extremely active in all areas of the market. There were multiple bids on properties and buyers had to be ready to pull the trigger. Southampton Village properties along with waterfront topped the list of the hottest areas.” She states, “New construction is King of the Mountain and we will be seeing many new constructions in the coming year due to the number of builders who purchased tear downs and land in the last six months.” Nancy thinks, “Fall will continue the trend set this summer. There is a lot of activity and inventory is limited.” Gene Gilyutin of Hampton Estates Realty remarks, “This summer was exceptionally busy with quite a few buyers paying all cash. Prices and interest rates are still relatively low.” He observes, “Investment properties, lower-priced second homes, and trophy vacation properties are active and waterfront homes, especially along Dune Road, have been flying. Quite a few properties are getting multiple offers soon after they hit the market.” He reflects, “Just like previously owned homes, the new construction market is booming.” Gene believes, “All indications are that sales will indeed be higher than last year.” Diane Saatchi of Saunders & Associates reflects, “This summer season saw many first-time homebuyers as well as professional developers and investors. Prime waterfront and all villages are most popular.” She exclaims, “New construction is at an all time high, continuing the
trend that ‘new’ is competing with ‘location’ as the primary purchase decision.” Diane predicts, “Rare, prime and otherwise highly desirable properties will continue the pronounced price increases we’ve seen this year. However, with a surge in inventory, except for those rarified properties, prices could hold or decline even with the anticipated strong demand.” Matthew Breitenbach of Corcoran remarks, “This summer was a very fast-paced, active season. The hottest areas were oceanfront, Southampton Village with many bidding wars for tear downs, and large acre parcels South of the Highway in Bridgehampton, Sagaponack, and Wainscott.” He notes, “Buyers were from NYC as well as Miami, the West Coast, Europe, and Russia.” He believes, “New construction is driving the market. There is a lot of demand for turnkey new construction with many amenities.” Matthew says, “It is the busiest fall I have ever seen and there is no lull in sight.” Autumn is a wonderful time to visit the Hamptons. This month’s cover property is a beautiful traditional home with a modern twist. We interviewed the builder Nick DeMarco of DeMarco Design & Development and his agent, Matthew Breitenbach of the Corcoran Group. HRES: When you look at this property you see new modern construction with old world charm, what was the inspiration for building this home? Matthew do you see a market for homes that on the outside look old but have all the modern conveniences? ND: The inspiration for this project grew from its setting in the heart of Sag Harbor’s charming, historical village, just steps away. Spending most of my time in Sag Harbor, I’ve formed a strong appreciation for the old/new build. We took this architectural concept to the next level with every detail, both in quality and design. MB: There is definitely a market for this type of transitional home. I had buyers wanting to see this house before it was on the market and finished. I remember walking a buyer through the house weaving in and out of scaffolding and construction workers having lunch! There is a demand for this style in general, but the way Nick is able to deliver the vibe of traditional and modern is rare and highly desirable. HRES: New construction is hot and we are seeing everyone trying to tap into this market, what sets you both apart from all the other builders and brokers representing new construction listings? ND: Aside from the finished product, we manage and execute every aspect of the building process with our in-house design team, architects, and general contracting. Our goal is to create one-of-a-kind properties in which each component is carefully chosen for an extraordinary finished product. Although we specialize in spec, our custom building business has grown successfully due to our one-stop shop for our clients.

In an area known for palatial abodes, it’s odd to note that several highend condominium developments are cropping up. Keith Green a broker at Halstead Property and head of sales at the new Harbor’s Edge in Sag Harbor, attributes the trend to the fact that “one baby boomer turns 65 every 7.6 seconds.” Having reached that certain age, the postwar generation no longer wants to be strapped to a typical Hamptons’ house where “it takes 11 to 15 people to maintain it.” They want to get out of the city, but they don’t necessarily want all that comes with country life, from overseeing the landscaper to the pool guy. What they do want is “more time to travel and spend time with their grandkids.” Covering the Waterfront Purchasing a condo, he says, is a “brilliant solution,” allowing a real estate investment in a low maintenance property. Green himself is so enamored of the condo life that he has moved out of a house and into a model flat at Harbor’s Edge, where the units are still under construction. Harbor’s Edge, he believes, is a perfect storm of condo heaven. “It’s 56

both on the water and in the village [of Sag Harbor]. Geographically that doesn’t happen often in the Hamptons.” Indeed, the 15 units, all of which boast views of Sag Harbor’s marina, are a hop, skip and jump from Main Street. With the spring 2015 reopening next door of Barons Cove, a 67-room inn that will feature a fine restaurant, the neighborhood is undergoing a major renaissance. “Since working with Donald Trump in the ‘80s I have never worked with a developer who’s worked so hard to get everything right,” he says of Joe Lomonaco. He cites the ten-step process he employed to make the wide-plank floors resemble driftwood, the handsome rusticity of which creates a neutral backdrop that flatters “everything from antiques to stark contemporary furnishings and makes every color come alive.” Lomonaco has fully exploited the unparalleled views by providing each unit with its own terrace or balcony and a rooftop sundeck with lap pool, sun and shade lounges, and an outdoor TV. Loft-like two and three-bedroom units go from $2.250 million and $4.1 million, while top-floor, 2,500-square-foot penthouses are asking $6 million.

Big Condo on Small Pond Still under construction, Bishops Pond, a 69-unit condominium community in Southampton that went on the market last spring, sold out its first phase in ten weeks, and its second phase over the summer. Only the three model units are still available, decorated by Bridgehampton design firm Mabley Handler with furnishings from Wainscott’s Serena & Lily. Located on a former gravel pit in Southampton, the 13-acre luxury development encircling a manmade pond boasts a clubhouse, pool, fitness center, billiards, tennis court and concierge services.The railroad tracks on its northern border are blocked by a landscaped berm. “We’re the only new condo in the village,” says Steven Dubb, vice president of The Beechwood Organization, the developer. “The most recent before ours was built in the ‘90s, and the others were built in the ‘70s and ‘80s,” he said, adding that he believes they are “outdated.” “We offer more value in terms space and quality,” he said of the units that ranged in price from $830,000 to $3 million. He mentioned 12-foot ceilings, four-inch white oak floors, marble bathrooms, and natural stone kitchen counters. Bricks and Mortar For decades the abandoned Bulova watch factory was an eyesore in Sag Harbor, but its real estate potential was never in doubt – due to

its bona fide industrial bones and coveted location in the heart of the village. The developers of Watchcase, along with the help of the Corcoran Group, have sold 80 percent of the factory units and 70 percent of the town houses. Sales have been so brisk that the sales team, led by brokers Cee Scott Brown and Jack Pearson, have taken a hiatus to allow construction to be completed. This summer a loft and two townhouses on the property were the site of a designer show house where top interior designers from Campion Platt to East Hampton’s West Chin Architects and Interior Designers outfitted the spaces to give an idea of how spectacular they could be. Its marketing as a “village within a village,” is not far from the truth. Both the factory units and townhouses face a central “pavilion” containing a year-round heated pool, fitness studio, spa and clubroom, giving it a resort feel. Available residences range from $1,150 million for a ground-floor loft to $10.2 for a penthouse. One person who will be purchasing a unit is broker Brown who sees it as a “sound investment,” and plans to live in it during summers when he rents out his Sag Harbor house. While Hamptons’ demand for condos is clearly strong, so is the resistance by local homeowners who don’t welcome the population density and added traffic. So, developments are sure to remain rare. Zoe Langstrom is a former public relations exec turned Hamptonite who can be found hiding out in Sag Harbor, dining at the American Hotel, swimming at a secret bay beach, and attending everything at Guild Hall.

HRES had the pleasure recently of interviewing Pat Petrillo of Sotheby’s International Realty, Southampton. One of the most satisfying parts of her work is the personal relationships that develop with both buyers and sellers. HRES: Can you tell us about one of your more notable listings? PP: I have listed an oceanfront Norman Jaffe house originally built in 1979. It is in a great location, beautifully built and trimmed with rich woods, and after all these years still a very smart and stylish contemporary beach home. HRES: What is the most personally satisfying part of your work? PP: I love the personal relationships that develop with both my buyers and sellers. Over time, I find I become personally invested in those professional relationships. It’s a big deal for anyone to buy or sell a house and I get that. When we have a sale, it’s especially rewarding for me to see buyers and sellers that I have come to care about happy.
HRES: What do you like to do in the Hamptons…after selling real estate of course? PP: In my very spare time, I like to play golf. I’m an avid golfer and a member of Southampton Golf Club. Those I play with don’t care about real estate or market trends so it’s a real break when I can get out there. HRES: What are the advantages working for a firm like Sotheby’s International Realty? September and October is stacked with Harbor Fest in Sag Harbor, The Septemberfest in Southampton, The Seafood and Music Festivals in Montauk, The International Film Festival in October, dining at restaurants that were so crowded over the summer, pumpkin picking, boating on the bay, fall fishing or just walking on the beach taking in the spectacular fall sunrise and sunsets. HRES: Can you tell us something special about one of your current listings? CB: I am finding that buyers want to be in close proximity to something that suits their particular lifestyle, whether it be close to or in the village, on or close to beaches, water or near vineyards, farms and reserves. I am currently representing some spectacular high-end builders, Curto and Curto and Michael Frank Building who are focusing on new construction in the villages/towns of Sag Harbor, Montauk and Bridgehampton to capture the village lifestyle.

The Jetsons may have had a robotic housekeeper and a flying car, but today’s home technology is not far behind. From a shower where you can pre-set water temperature and volume of flow to a refrigerator that tells you when to discard the milk to a whole-house audio system, you can control your entire living environment with an iPhone and control panel. Mike Brody, co-owner of Crescendo Designs in Southampton recently visited CEDIA Expo, the leading home technology trade show where all sorts of futuristic platforms were exhibited — most, alas — not quite ready yet for prime time. But not to worry, Hamptons’ homeowners, he says, are often the “guinea pigs” for cutting-edge manufacturers once their new technology gets off the drawing board. What’s the latest, we asked him? Soon homeowners will be able to create their own “scenes,” in which they digitally dictate a series of instructions that are then carried out. Let’s say you’ve just come home from work, or arrived at your weekend house. With the push of only one button the house temperature will immediately set to your preference, your lights will create just the ambience you want, the curtains will open or close. In the past you would have had to call Brody or another home installation pro to create that “scene.” Now, or at least very soon, you will be able to control your own scenarios. Having a dinner party? Set your scene in advance: Frank Sinatra to start crooning during cocktails, the lights to dim as your guests sit at the table. Alas, you will have to light your own candles. Who knew that the room where we perform our ablutions is also a high-tech sanctum where the push of a button can draw motorized shades, turn on a TV to the latest episode of The Good Wife, and pipe in your music of choice. Today’s modern bathroom sports TV screens set into mirrors so that the master of the house need not miss the latest stock updates while shaving. The Hydra TV, by Séura is 64

a waterproof device that allows you to follow Masterpiece Theater while ensconced in bubbles. As for music, there are devices aplenty such as the Moxie showerhead, that enable you to sing (or dance) in the shower along with Pharrell. The high-tech bathroom is also a place to bathe other senses. Kohler produces a ceiling panel with LED nodes that can produce over 16-million color combinations to put on light shows to rival Hayden Planetarium. The Vedana by Bain Ultra creates a spa experience by using light therapy to do such things as regulate the production of serotonin. Toilets today are as accommodating as a geisha. When the Numi senses your approach it opens the lid, turns on music, heats up foot and seat warmers, and its bidet sanitizes and dries your privates. For the super lazy or germaphobes touchless faucets are not just a staple of airport sinks. For fitness buffs, there are many brands of scale that measure not only your weight but also body fat and muscle mass. You may be smarter than a fifth grader, but are you as smart as your kitchen appliances? Not only can you turn your stove on while driving home, but a cooktop by Gaggenau doesn’t limit your pots to burners – you can use the entire surface to cook on. In case you get confused, a pan recognition feature “remembers” which pot is cooking at which temperature. For those who feel the need for speed, an induction cooktop by Electrolux boils water in 90 seconds. And you thought they only made vacuum cleaners. A GE refrigerator features a filtration system that removes 98 percent of five trace pharmaceuticals (including – eek! -- ibuprofen and progesterone) that can be found in tap water. As for the Jetsons’s flying cars, an aerospace firm is designing an automobile that takes off like a helicopter and flies like a plane. Keep your eyes on the skies in 2015.

The glorious days of autumn are upon us; summer heat and crowds are giving way to soft golden light and the celebration of the harvest season in farms and vineyards. For those of us lucky enough to be here in fall, there’s still plenty of color to be had in the landscape. Here are some great sources of color for fall landscapes. Late-Blooming Flowers Many nurseries sell pansies for fall planting; they’re a delightful change from the ubiquitous mums, and unless we have a severe winter like last year’s, they will usually reward you with another round of bloom early in spring. If you like a more sculptural look, you could plant a few pots of ornamental cabbage or kale. These non-heading plants color up with cold weather in shades of magenta, purple, creamy white, and bluish green, for a bright display. Dahlias have been blooming in pots and flower gardens all summer, but they’re at their best in September and October. Cactus dahlias, with their pointed petals in many gorgeous shades of pink, red, yellow, orange, purple and white are my favorites. Summer perennials are winding down, but others come into their own in fall. Japanese anemone bears open-petaled flowers of pink or white on tall, slender stems as summer comes to a close.They bloomed through much of 68

September this year. Asters open their daisy-like flowers in shades of purple, blue, pink and white. Sedum is another autumn standout. The flat-topped clusters of flowers somewhat resemble small heads of broccoli, and start out light green, then slowly change color over several weeks.The classic variety, Autumn Joy, takes on a pale orange tone that gradually deepens to a hardto-describe salmon-bronze. Two other lovely varieties, Brilliant and Neon, begin pale pink and brighten to rich magenta. Eventually all these sedums turn brown. Many gardeners like to leave them in the garden for winter interest and cut back the old stems in spring.While in bloom sedums attract bees and other pollinators. A group of intricately lovely flowers for fall gardens are those of tricyrtis, or toad lily. The plants don’t look like much in summer, but in autumn they deck themselves in flowers shaped like stars, bells, or funnels in shades of pink, yellow and white. Last to bloom are Montauk daisies, which open their white daisy flowers in October.The plants are seemingly indestructible, but they bloom best when cut back to a few inches from the ground each spring. Fall Bulbs A special treat for autumn gardens are bulbs that bloom at this time of year. Most of us associate crocuses with the first flowers of spring, but there are autumn-blooming crocuses, too, which come in orange, yellow, and purple. Somewhat larger are colchicums, also called meadow saffron, which send up chalice-shaped flowers in shades of pink, yellow and white.

Some of them open up into graceful star shapes. And one, the glorious variety called Waterlily, offers many-petaled blooms that resemble their namesake but come in an indescribably lovely shade of light pink suffused with gold. Plant these autumn-blooming bulbs in late summer and you won’t be disappointed. Trees and Shrubs A beautiful contrast to the golds and oranges of autumn foliage are the abundant purple-pink flowers of Lespedeza thunbergii. This shrub bears its flowers along arching stems in September. Consider adding this beauty to your landscape for next autumn. Here are some possibilities for flaming fall foliage. Sweet pepperbush (Clethra) is an easy-care native that bears wands of pleasantly fragrant white or pink flowers in late summer. In fall their leaves turn golden yellow. Its clumps of stems look best in a naturalistic setting rather than a formal landscape design. Oakleaf hydrangea is beautiful from spring to fall. Named for the shape of its deep green leaves, the plant bears large cone-shaped flower heads that
open creamy white and take on pink tones as they age. In fall the leaves turn deep red. Viburnums are known for their ball-shaped or flat-topped clusters of white spring or summer blossoms (deliciously scented in some species). In autumn the deep green foliage of many turns rich red. Our native cranberry bush viburnum may mix some orange and yellow with the red. Maples are hard to beat; they blaze against a gray October sky in shades of red, orange or yellow. Some of the Japanese maples are positively incendiary in fall. Dogwoods are shades of red, even purple, in autumn. Beeches glow golden, sweet gum is a blend of orange, yellow and red, and the native white ash turns red. We enjoy some of our most beautiful weather of the year here in autumn. Planting for fall color will make you want to get outside and enjoy the beauty of the season.
