E

very now and then I’ll tell a story to someone about something funny, strange or outright weird that occurred in the course of my real estate day. Invariably I’ll hear, “I bet you could write a book!” Well, maybe one day, but I could share a few stories here that quickly come to mind The Kitchen is the Heart of the Home...We hear this all the time, and let’s face it, no matter how many common rooms we have, strewn with comfortable couches and chairs for entertaining and hanging out, we all seem to wind up in the kitchen. Builders spend thousands of dollars creating inviting and functional spaces with top of the line appliances…Viking,Thermador or LaCornue stoves, Subzero refrigerators, cooling drawers, warming drawers and steamers. Augmenting all this are butler’s pantrys with coffee stations, wine coolers and additional dishwashers. There’s enough stainless steel showing to blind anyone who dares to look straight on. So it was early on in my career when I was invited to evaluate a house that a couple were contemplating putting on the market way up in East Hampton’s Landfall area. After touring most of the residence, the lady of the house invited me to see the kitchen. She proudly marches me over to the stove and announces “See this, in the ten years we’ve owned the house, it’s never been used!” Her husband winced a little but it was story I used every time I showed the house for sale. And you know what, I bet she wasn’t the only one. Law & Order For four years straight I would find a rental for the two families sharing a house for the

BY GARY DEPERSIA summer. With a thriving law practice specializing in litigating personal injury lawsuits, the two partners and their families would alternate weekends of use. I rented them houses from Amagansett to Bridgehampton, both north and south of the highway. Until one fateful year when they decided they wanted something year round to experience the Hamptons in the off season as well as the summer months. After all, if they ever bought anything, they wanted to understand what their off season usage might be. So I found them a wonderful little house on Jobs Lane from Thanksgiving to the following Thanksgiving, just walking distance to the beach. And all was right with the world until I got an angry call demanding to know why I hadn’t disclosed that a house would start construction right in the middle of their yearly rental. They threatened lawsuits, hinted at loss of my license and soon I understood how opposing counsel must have felt under their withering cross examinations on behalf of one of their injured clients. I had to find them another house while fortunately one of my colleagues found another renter for their house less sensitive to noise. That was the last year they rented from me. Oh, but it wasn’t a sad story. Within two years they both had purchased houses...from the broker they were going to sue, a fact they still laugh about today. In 1492, Columbus Sailed the Ocean Blue….Angel View was the listing that put me on the map. It really did. A gargantuan but spectacular stucco, stone and wood ediface on four levels of living space, Angel View spans 6 acres on 3 separate lots from West Banks into North Haven Point along Noyac Bay. It was conceived

and built by one half of a European brother duo that in 1976 founded a leather, luggage and luxury goods manufacturing and retailing company. Think Coach with a German accent. Coming to market in 1997 for the then obscene price of $13.995M, with no comps in sight, I nonetheless began the marketing process. Parties, open houses, provocative copy…..I tried it all. But then one showing made it all worthwhile. A colleague requested a showing for one of his very high-end waterfront buyers. We began the tour doing all the common rooms first, then descending into the lower levels of the house to see the indoor pool and home theatre even further below. Finally we went up to the second level to see all the bedrooms. Each door was emblazoned with the name of a famous European explorer. There was the Ferdinand Magellan room, the Vasco Da Gama room, the Hernando De Soto room, the Nunez de Balboa room and lastly, the Cristoforo Colombo room. As we were departing the second floor to view the grounds the broker turns to me, in full earshot of his buyer and asks “What’s with the names on the doors? Are these friends of the owner?”You can’t make this stuff up. I got more..stay tuned. T

he Hampton Classic is internationally known for its spectacular displays of accomplished riding, and its sponsor and spectator donations. From high-profile celebrities to beginning riders, the Hampton Classic offers a full immersive equestrian competitive experience, with a wide spectrum of activities focusing on animal welfare and the betterment of the local community. The Hampton Classic is not only a major US stop for professional equestrians, but it is also a communityoriented horse show, donating time and funds to many local charities.

As a Non-Profit One of the more interesting facts about the Hampton Classic is that it is a 501(c)3 non-profit organization, allowing the show to donate most of its proceeds every year. It ranks alongside other community-driven horse shows such as the Devon Horse Show and Country Fair, and the Hampton Classic strives to donate its time and funds back into the community that supports the competition. Shanette Cohen, executive director of the Hampton Classic since 2005, has been consistently striving to make the show better every year. Shanette said, “As a non-profit, we try to run the Hampton Classic as efficiently as possible, in order to create a high-end show that not only attracts amazing equestrians, but also families as well.” As executive director, Shanette oversees all aspects of the horse show, and coordinates with several internal groups to create the highly anticipated event every summer. 96

Different sponsors, whether corporate or non-profit, donate funds, time, and participate in the Hampton Classic. In return, they extend their reach into the East End community.

Southampton Hospital The Hampton Classic is known for its large donation to the Southampton Hospital, totaling over 1.75 million dollars since the late 20th century. The Southampton Hospital serves the East End, with auxiliary departments featured on both forks. Known as a “community hospital,” the dedication of its employees facilitates a necessary connection between intimate healthcare and professionalism. During the Hampton Classic, employees from the Hospital are admitted to the show free of charge, and have a booth in order to interact and educate the general public.The Southampton Hospital is also given two VIP tables in the main tent, in order to connect with many different sponsors that the show cultivates.

ASPCA Founded in 1866 by Henry Bergh, specifically as an equine welfare company, the ASPCA has been a longtime sponsor of the Hampton Classic. One of the most well known humane societies in the world, the ASPCA involvement has only increased with every year. Hosting an annual “Adoption Day” every Monday of the Hampton Classic, the ASPCA invites spectators to meet dogs, cats, and equine rescue animals in a hands-on organized event. Shanette mentioned,

JustWorld International Working through the equestrian community, JustWorld International helps children living in poverty around the globe by making donations to local partner organizations. Focusing specifically on Honduras, Cambodia, Guatemala, and Colombia, JustWorld aids the education and general welfare of the poorest communities in those countries. Founder Jessica Newman wanted to connect her equestrian background with her commitment to improving the lives of impoverished children. This led her to the development of the non-profit which now has more than 500 professional, amateur, and junior riders, “Jumping for JustWorld.” At the Hampton Classic, JustWorld staffs the information booth, which connects informed volunteers with both equestrian exhibitors and spectators of the show. Programs Manager Amber Warren said, “Volunteers inside the booth are doing everything from handing out rider bags to pointing visitors to the rings to watch their favorite competitors as well as to the great vendors located around the show grounds.” JustWorld also hosts a horseless horse

The Wildlife Rescue of Hampton Bays conducts a children’s educational seminar on the show grounds throughout the week of the show.

BREAKING FROM THE NORM STUART NAROFSKY’S LATEST HAMPTONS PROJECT UNVEILED

A

ward-winning architect Stuart Narofsky’s office may be in Long Island City, but he has designed many a noteworthy residence in the Hamptons, along with his wife, Jennifer Rusch, who handles the interiors. The couple lives with their children in the bucolic upstate town of Chatham. Narofsky Architecture’s latest Hamptons project is a pair of spec houses on Fieldview Lane, in the outskirts of East Hampton Village. As the parcels overlook a working farm replete with a couple dozen long farm buildings with metal roofs, it was those structures that informed his decision to design the houses in “an abstract adaption of a farm building.”

End project for the developer who has worked mainly in the New York metropolitan area.

In his aim to “encapsulate the landscape” into the houses, he avoided making any hallways “doubleloaded,” meaning that all rooms have exterior walls, the master suite and living room actually boasting three outside walls. “I wanted the configurations of these homes to break from the norm.”

Narofsky’s concern about the environment has driven him to focus on energy-efficient buildings and sustainable architecture. In 2006 he became a member of the US Green Building Council. A bay-front house he designed in Sag Harbor won two awards for sustainability from the Long Island AIA. In that structure he used reclaimed materials, a geothermal system for heating and cooling and solar panels for hot water, electricity, and pool heat.

Unusual for the architect, who is usually commissioned by clients with whom he works closely, he was given free rein for the project by Avi Telyas of Seaview Development, who is listing the houses in the mid $5 million range with Tyler Mattson & Brian Buckhout of Douglas Elliman. “We had a specific agenda,” says Telyas. “We wanted to prove that a spec house could be done with a high-end architect. It doesn’t have to be cookie cutter.” He cites details such as the large-pane windows that are “twice the cost of a normal house built on spec.” Both houses, which are currently undergoing interior finishes, contain multiple interior and exterior courtyards, bedroom balconies and spacious lower levels.This is the first East

“I wanted to find something more than the typical shingle style to influence the design,” he says, explaining that he opted for simple geometric shapes, most notably a square silhouette crowned with gables and metal roofs. He considered several options for siding material – from stone to shingle – before settling on cedar clapboard. He got the idea from a barn near his Chatham home, which was clad with distressed cedar and embellished with minimal details. That minimalism translated nicely into the “minimally detailed windows” on Fieldview Lane.

Alas, his design was questioned by one of the members of the local Architectural Review Board, who felt that the houses were too industrial in spirit. Eventually the other members came round and construction has gone on as planned.

“Y

ou can judge the quality of a house by the quality of its art,” so said Rick Friedman, the head of Art Hamptons during his latest art fair in July. And many builders, brokers and interior designers have discovered that staging houses with art helps their properties sell. In a newly constructed house at 183 Bull Path (listed by Meg Salem of Saunders for $4.195 million), East Hampton gallerist Esperanza Leon has hung the work of 14 artists, mostly local. “I can’t tell you how much art transforms spaces,” she says. “It even amazes me at times.” The addition of art to a house “has the power to make you pause,” especially in typical Hamptons houses with their open floor plans. “Art

gives a sense of flow, even subconsciously making you slow down.”

But how do you use art to express the individuality of each house? Leon chooses pieces based on how they inform the structure’s mood, whether it be formal, luxurious, or laid back. She also takes into account a theme. In the Bull Path dwelling, she took her cue from its emphasis on sustainability. As a “net zero” home covered with solar panels, it will produce as much energy as it consumes. Fortunately the architect, Mark Thackrah, and developers, Marc and Anna Clejan, all collaborated to make sure that – though they wanted a lot of glass – the wall space was sufficient to showcase art. The lack of direct southern exposure

Leon is enamored of art made with repurposed materials, which in their new incarnation “become something even better.” Leon does not consider herself a stager. “I’m working with the people who would inhabit the house to form a private collection that the individual or family would enjoy for years to come.” And often times they do. Some homebuyers have been known to purchase a piece or two. The interior decorators behind Blue Ocean Design, Deborah Srb, and her partner, Iris Zonlight (both also agents at Sotheby’s) place art in all the

spec houses whose interiors they have designed. “Art ties it all together and finishes it,” says Srb. At the model house in Southampton Meadows, they have showcased a variety of art, some from their own collection, which they rotate throughout their projects, other on consignment. “We love to support the local art community,” says Zonlight.The placing of art in homes for sale is essential, says Zonlight, because “people cannot imagine how to fill up a space. It’s overwhelming for them.” Because the duo decorates with a subtle neutral palette of soft whites and grays, the art adds color and punctuation. In the home’s family room are two small color block paintings by Mark Humphrey, the Southampton gallerist, who is also an artist in his own right. (In fact, Humphrey’s own modern Deerfield Road residence, which is currently on the market for $2.295 million (listed by Roger Blaugh and

Michael Forestano of Corcoran), is made even more enticing because of his compelling collection of artwork exhibited throughout. In the dining room is a striking blue and white wavelike abstract bas-relief painting by New York artist Daniel Anderson, who calls such works “canvas sculpting.” Another work by Anderson hangs in the living room, along with a duo of noteworthy photographs by Sag Harbor photographer Robin Saidman, taken in India. In another house the pair has decorated at 965 Head of Pond, for sale for $5.950 million, are several of Sag Harbor photographer Bryan Downey’s moody images of polo ponies. As Zonlight says, “We’re not finished decorating till the last painting is up.”

HAMPTONS HOUSE MUST-HAVES BY HEATHER BRYCE

I

t used to be that a media room was de rigueur in the upscale Hamptons residence. Not so any longer. Ditto for wine cellars. While awfully nice (especially for oenophiles), they’re a bit passé. Gyms are still the norm but yoga rooms are much more now. Homeowners on the South Fork are nothing if not trendy. In fact, they often dictate house trends for everyone else. Here’s a rundown of what’s hot in Hamptons houses.

Lower Level With limited footprints available and oversize square footage desired, the top Hamptons must-have is a “splashy lower level” according to Beth Marano of Corcoran’s Southampton office. (Hamptonites haven’t called them “finished basements” for eons.) That means 10-foot ceilings and access by an “open staircase” so as to negate any possible cavernous feel. And the “foundation must be taken as far out of the ground as possible so that basement windows supply natural light,” according to Chris Chapin of Douglas Elliman. “Four feet is allowed.”

Not only that, there should be more bathrooms than bedrooms: “at minimum an extra powder room, but preferably another full bathroom.” At least.

“When people come to their homes from the city, they love the idea of showering outdoors,” says Jennifer Wilson of Sotheby’s in East Hampton. “It’s also a must-have for sandy kids after the beach!”

“It’s all about creature comfort,” says Chris Burnside of Brown Harris Stevens. “Turn on the hot tub or pool heater from the road, turn down the A/C, or check the cameras for the packages that were supposed to be delivered. With home automation the house is virtually ready for having a party.”

“People want to get out of their cars and already be inside, especially after the last two bitter winters,” says Chapin. And you thought the Hamptons weren’t suburbia.

“People want to enjoy the outdoors at their homes during those precious eight summer weeks,” says Town and Country CEO, Judi Desiderio. She has seen outdoor living rooms and kitchens that double the

First-Floor Junior Master Elevator You might think of an elevator as a luxury, but builder Alan Schnurman who doubles as an agent at Saunders, says: “Believe it or not an elevator at the high end is a necessity.” Not only do wealthy homeowners not want to carry their luggage upstairs, a lift is also a boon for older parents. “I would not build a house without an elevator,” he says, adding that he builds elevator interiors with the

With the aging of the population – another thing to thank the baby boomers for – it’s become essential to build a junior master suite on the first floor, the easier for “converting it into a master,” says Vincent Horcasitas of Saunders. “While “the real master is still upstairs,” junior masters are becoming as large. And they’re being built on the “south side of the house” to capture the rising sun.

ines are seldom the stars of the garden or landscape, but they play important supporting roles in many successful landscapes. Vines enhance the focal points and features of the garden, and in the right location at the right time of year can have their chance to shine, too. You might choose a flowering perennial climber such as clematis or trumpet creeper or climbing roses to bring glorious color to the garden for several weeks in spring or summer, year after year. Or you can plant annual vines like canary creeper or morning glories to brighten the garden all summer. You could select a climber like jasmine or moonflower for its enchanting fragrance. Vines are versatile. If creating a garden or designing a landscape was like making a movie, vines would be the special effects department. Vines can frame an entryway or a view. They can cast shade, camouflage an eyesore, or screen off a view of the street, or your neighbor’s garage. You can use vines for privacy, to provide vertical line in the garden, or to soften the look of a wall or fence. Because they are so linear, you can use them to draw the eye toward a feature you want to be noticed, such as a piece of sculpture or a fountain. Because they take up so little ground space, vines can make a small garden feel bigger by drawing the eye upward.

Vines are wonderful for covering arches to frame the entrance to the garden or your property. When placed at the street, a vine-covered arch is welcoming. If you use a fragrant vine such as climbing roses (which aren’t really vines but are trained to act like them), or the night-blooming moonflower, you are greeted with a draft of perfume when you walk in.You can also place a vine-covered arch over a garden path for shade or a place to rest on a bench beneath it.

Out by the street or at the end of a driveway they welcome visitors, while closer to the house they inject a note of color. There are also planters that fit over mailboxes, and these can be planted with small-leaved ivies or trailing plants like black-eyed Susan vine or canary creeper. Their slender stems hang down alongside the mailbox but won’t get in the mailman’s way.

You can line up several arches in succession to make a shady tunnel. Connect the arches with horizontal crosspieces. If you want to try out a tunnel or arch without making a permanent commitment to a particular plant, grow annual vines like morning glories. The great beauty of annual vines is that they allow you to change your mind every season.They can be tremendously useful in the garden.

Another interesting trick you can play with a vine is to plant one next to an evergreen shrub and let it spill out over the top. For example, clematis can clamber over an evergreen shrub such as boxwood and appear to make it bloom, or try one on a rhododendron or azalea to give the plant an apparent second season of bloom.

Vines can work beautifully on fences, too. They can camouflage an ugly chain-link fence or deer fencing, or soften the look of wrought iron. Vines can be lovely on lattice panels, lined up as a fence or used for vertical accent in the garden (try honeysuckle or clematis). Help them climb by attaching the stems to the fence at intervals with twist ties or Velcro garden Climbing Roses

One particular vine that can be spectacular here on the East End is climbing hydrangea. This beauty is at its best climbing a tree trunk, and in summer it sports lovely white “lacecap” blossoms that are more delicate in appearance than the round flowerheads of their better known blue relatives that are so iconic in summer gardens here. ne of the Hamptons’ hidden treasures is Pembrooke Fine Landscapes, a boutique landscape design/build company that for ten years has worked with select clients. Pembrooke’s founding partner, Bill D’Agata, is as talented as he is meticulous, overseeing the smallest detail.
