In this issue, Ruth Thomas brings us her final MarketWatch report for 2014 (Page 68). To say it has been a banner year for Hamptons’ real estate would be an understatement. For many brokers, 2014 was their best year ever. All segments of the market saw robust activity, with the high-end being the most active of all. Land and new construction are both in big demand, with steadily increasing prices for both. A very strong market is predicted for 2015, both for rentals and sales. A word of advice to those waiting to jump in – do it soon, before prices rise further. Modernist architecture is the new go-to style in the Hamptons. In this issue, Heather Bryce sits down with the principals of Barnes Coy Architects, Rob Barnes and Christopher Coy (Page 88) to get their take on what the sophisticated Hamptonite is looking for in modern design these days. Speaking of modern design, be sure to check out Laurel Berger’s feature on modern prefab kit homes by Rocio Romero (page 86). Could this be an answer to the need for an affordable modernist home in the Hamptons? We shall see if it catches on. Either way, it’s an interesting idea. By all accounts, 2014 was a phenomenal year for Hamptons real estate. With sales volumes up across the board, new construction in high demand, and an uptick in prices, the market is predicted to do extremely well in 2015. Judi Desiderio of Town & Country Real Estate reflects, “2014 was the busiest year for Hamptons real estate since the crash. It was our best year ever!” She observes, “All markets and all price ranges enjoyed an uptick, particularly $2M and up. Prices in the high end saw a big spike. The rest of the markets are enjoying a healthy appreciation.” She adds, “We always need clean well-priced homes in all markets.” Judi predicts, “Our overall markets will continue a healthy ascend. $10M and up may experience a slow down if the stock market continues September’s erratic behavior.” Harald Grant of Sotheby’s International Realty states, “This year has turned out to be at least as robust for high-end sales as 2013. It’s been a very good year.” He remarks, “Confidence in the market is high. Prices reflect that confidence. There is a real uptick in high-end pricing.” He notes, “Although turnover among the top properties was very active, new listings have replaced sold inventory. But there may be a slight downtick among the very top stratum.” Harald observes, “The high end remains the most active segment of the market. Also, new construction in the $5-$15M range is very busy.” Geoff Gifkins of Nest Seekers International remarks,“The market has been very strong this year with each quarter better than the last, a trend we expect to continue through the end of 2015. Prices have remained stable in most sectors, however land and new construction, both in high demand, have been steadily increasing in price.” He notes, “The villages in all hamlets remain very strong.” He observes, “As the market has become stronger more new developments have entered in 68

and many owners feel now is a good time to sell.” Geoff expects, “A very strong year for 2015, both for rentals and sales.” Gene Gilyutin of Hampton Estates Realty observes, “The market was very active in 2014. By far, I had the best year since the market downturn in 2008. Across the board, sales volumes were up.” He believes, “Once inventory starts to decrease, we’re going to see a relative spike in prices.” He notes, “The most active buyers were from the city, either purchasing second homes or investment properties, from the very low-end to high-end properties.” Gene thinks, “We’re going to have a very busy spring 2015, as buyers are going to take the plunge before prices really start to rise.” Paul Brennan of Douglas Elliman Real Estate reflects, “2014 was a stellar year. Everything across the board was extremely busy from the low-end to the high-end. Our sales were up 20% overall and prices have increased. Land has gone up considerably with not many vacant buildable parcels available.” He remarks, “The most active segments were in the $1-$5M range, with brand new construction being the most desirable!” He exclaims, “NEW, NEW, NEW is the trend in the Hamptons.” Paul predicts, “As the stock market goes, so will real estate in the Hamptons. So far, so good.” Christopher Burnside of Brown Harris Stevens remarks, “2014 has been the most incredible market that the Hamptons has ever seen by far.” He observes, “New construction is the biggest seller and that’s what’s fueling the market. 90% of what I sold in 2014 included teardowns, vacant land, or new construction.” He notes, “Prices have gone up across the board and more investors are back in the market. It’s a seller’s market for sure.” Christopher reflects, “I don’t see it slowing down in 2015. New construction and well-priced homes are going to continue to sell.”

Inventory is pretty much in balance, but is tightening South of the Highway in Sagaponack, Bridgehampton, Watermill, and Wainscott.” He observes, “The critical mass of transactions are happening at $2M and under.”Andrew believes, “Barring any fundamental economic event, 2015 is going to be a very dynamic year.”

Record Price The biggest real estate news is November’s listing of another recordbreaking property price... with countless media outlets covering it from the Los Angeles Times to the New York Post. Just before Thanksgiving media and education guru Chris Whittle and his wife, Priscilla Rattazzi, photographer and niece of Fiat head Gianni Agnelli, put their 11-acre estate on the market for $140 million. It boasts a quarter-mile of frontage on Georgica Pond, but without oceanfront only time will tell if it can garner so many shekels. Peter M. One of the most historic properties on the South Fork, Briar Patch – a humble name for such an exalted property – is listed on the National Register of Historic Places. The six-bedroom, 10,000-square-foot main house, a Georgian Revival built originally in 1931 with French doors in all ground-floor rooms leading to spacious porches, was renovated by biker-chic starchitect Peter Marino, as was the 3,500-square-foot, fourbedroom guesthouse with a double-height master bedroom. The power couple told the Wall Street Journal that they hoped to launch “a new chapter of our lives as empty nesters,” a feat that will go smoothly if they get any near asking price.
It is “the most expensive home for sale in the region, and likely on the East Coast,” according to Forbes. The West Coast has us beat. Also in November, real estate billionaire Jeff Greene, who has a house in the Hamptons, listed his 25-acre Beverly Hills estate, Palazzo di Amore, for $195 million. The immense Mediterranean-style property includes a 35,000-square-foot main house plus a 15,000-square-foot entertainment center and a vineyard that produces six wines. The most expensive home sold in the U.S. is still the $147 Further Lane property purchased by Barry Rosenstein in May.
Star Power Last month we reported that Renee Zellweger had put her Egypt Lane farmhouse on the market for $4.45 million. According to the New York Post, “once Zellweger was unmasked as the home’s true owner, a bidding war began.” Less than a month after being listed the property sold for circa $250,000 above asking. A tiny house by Hamptons’ standards – only 2,000 square feet – some speculate that the high price was paid for the Tinsel Town provenance. The buyer is orthopedic surgeon Jeffrey Geller and his wife, Leigh Geller, a former assistant district attorney for Manhattan.

Fall is the New Spring While the first half of the year is traditionally the hottest house sales season, realtors are reeling with the news that four properties have sold for more than $30 million... since Labor Day. And the scuttlebutt has it that four more are in contract. The four that closed included two Meadow Lane properties.The house of electronic dance music czar Robert Sillerman, listed by Corcoran’s Tim Davis, went for $37.5 million while another property at number 576 went for $41 million. Last year only five South Fork sales exceeded $25 million. Russian Roulette Janna Bullock, a Russian blonde real estate honcho who is down on her luck, is selling two Meadow Lane properties. A three-acre lot with an 8,500-square-foot manse, which she bought in 2005 for $14.8 million, is listed at $29 million. A five-acre parcel with a 3,500-square-foot home, which she bought in 2008 for $20 million, is asking $22. The socialite, who hit the jackpot by trading up on Manhattan townhouses, most likely needs the cash for payments on her two townhouses on East 82nd Street for which she “has been accused of skipping out on loan payments,” according to the New York Post. Sobel purchased the Highland Terrace property, with three waterfront acres, three years ago for only $13 million. Sobel has been busy, recently selling his Sagaponack estate for $20 million. He bought the land in 2003 for $2.58 million, before having renowned architect Charles Gwathmey build the house.“He also sold his penthouse at the Tony Verona building on the Upper East Side for $21 million in 2012 after buying it for just $9 million,” according to the Daily News. Hot Listing An exquisite ivy-clad house known as “the castle,” because of its prominent turret, which houses a master bedroom, is on the market for the first time since 1999. Built in 1911, the Southampton arts-and-crafts style house was lovingly updated by its current owner, who bought the 3,000-square-foot gem for $830,000. KDH: Is there a risk in making such a bold design choice in the master suite? CP: I think that as long as the concept is strong and the ideas well executed, a room never really gets old, that is why we all appreciate great historical design. Aesthetics may change over time, but timelessness about a room is its resonance with your soul, not the furniture or accessories inhabiting it.
KDHamptons: Please tell us what inspired the design of the master suite? Campion Platt: For this year’s unusual WatchCase Loft showhouse location, we channeled the straightforward sensual exuberance of a wealthy Hamptonite, transplanted from her manse to a more pampered existence of loft living in this famous whaling town. Contrasting the industrial quality of her new home, we balanced her need for feminine comfort with a strong and forceful, modern approach to color and furnishings. She is not afraid of bold colors and rich finishes that mimic her take-no-prisoners approach to life, whether in the city or country.”
KDH: Do you redesign your own bedroom every few seasons? CP: When my wallet is big enough and my wife isn’t watching…
KDH: The wallpaper sets such a dramatic backdrop, who is the design resource? CP: It is hand painted de Gournay wallpaper and I love the unusually large print. I was looking for something totally new and unexpected, even for them.The large Lillys translate more as an abstract then literal because of their scale.
KDH: Lastly, having a TV in the bedroom – a must, or a no-go? What say you? CP: TVs will morph over time and soon be a part of the invisible audiovisual landscape we are moving towards, so in my mind,TVs are inevitable, and soon the aesthetics will take care of the themselves.

KDH: When setting out to design an unforgettable bedroom, what are your three key benchmarks for making it special? CP: Easy and soothing to the eye, lets in the light (even though the room is to sleep in), and curtains are my benchmarks. While the bed is the most ergonomically important for good rest, the spirit of the room contributes greatly to calming the mind.
KDH: What do you think is the biggest trend in Hamptons design currently? CP: Double height entries seem to be the thing these days, but are very hard to light well and populate with good art because of the size needed. I think good height in every room is paramount, not just the entry….and while many of the houses in the Hamptons are in the shingle style, the interiors are much more modern, sparse, light and beachy.

Is This House the Answer to the Affordable Modernist Housing Crisis in the Hamptons? An East End home seeker of avant-garde sensibility and slender means might dream of erecting an ultra-modern prefab house on a sliver of land. A compact structure of galvanized steel and glass by the Chilean-born architect Rocio Romero, say. At 1,169 square feet, the house she calls the LVL is a light-drenched thing of beauty. One would never guess it had been assembled from a kit. When Romero launched her flat-pack line fifteen years ago, she impressed critics with the relative affordability of her designs. There are no Rocio Romero houses on Long Island. Could it be time? “The prevailing view is that if you want to build a house in the Hamptons, stick-built is the way to go,” says Bryan Midlam, an associate broker at The Corcoran Group who specializes in modern architecture. “Even though custom-designed is more expensive, you know from the outset how much it will cost. With kit houses there seem to be a lot of financial unknowns.” Indeed. In 2012, the New York Times ran an article about a couple who spent $260,000 to build and finish an LVL in the Catskills--$100,000 more than they anticipated.
Alex Khludov, a principal at Gemini Craft, a design/build firm in Sag Harbor, isn’t convinced. “It’s a nicely done house but I don’t think it would work in the Hamptons,” he says of the LVL. “Given the price and scarcity of land out here, it would be hard to get a good return on your investment. Basically, you’re paying for high design.” To be sure, the LVL kit, which starts at $43,000, doesn’t include windows, doors, interior walls, roofing materials, cabinetry, or finishes of any kind. As Khludov observes, “A true pre-fab house is delivered in a finished or near-finished state. But a kit house like Romero’s is assembled at the construction site. And that means you’ll have to deal with building department officials and red tape and contractors with extremely high rates compared to those in other parts of the country--all things to be factored in.” Midlam has a different take on the matter. He says, “Truly modern houses in which the architect put at least half a second’s thought into the design are rarely found in the Hamptons for under $2 million. From that perspective, the LVL house could be a bargain.”
Nevertheless, Midlam thinks high-end, high-concept kit houses will catch on as an increasing number of second-home seekers find themselves priced out of the East End market. “A lot of city people don’t want a Shingle-style house and yet they can’t afford something modern,” Midlam notes. “For those clients, the idea of buying a lot in East Hampton and putting up a really gorgeous ultra-modern kit house for under a million dollars is an attractive one. Also, you can rent the property out in the summer, because modern architecture is always in demand.”

Modern is the go-to architectural style in the Hamptons these days, at least for the uber wealthy. That’s a good thing for Bridgehampton’s Barnes Coy Architects who have been designing sleek abodes for going on three decades.While most Hamptonites were building rambling shingle-style mansions, co-principals of the award-winnning firm, Rob Barnes and Christopher Coy, were focusing on loft-like spaces with vast transparencies that merge the barrier between outdoors and indoors. Though homes with floor-to-ceiling windows now seem like no-brainers in our area with its unparalleled agricultural and water panoramas, “Modernism was avoided in recent history by prosperous clients attracted to traditionalism,” says Barnes. These days Americans are better traveled, according to Barnes, and thus have expanded their architectural horizons by exposure to other cultures. With their refined sensibilities, sophisticated Hamptonites seek to avoid the “mediocre replications of bankrupt ideas that have been going on for generations.” Read: most builders’ homes. “Now that there’s a gambrel on every corner, traditional has become hackneyed.” Traditional homes often emulate 19th century structures, which were built to shelter inhabitants from the elements “and escape from outside” rather than expose them to the wonders of nature. They compensated for no air-conditioning with spacious porches, which cut out light from windows already so small “you can hardly see out of them.” The elements that make a house modern, according to Barnes, are “ambiguity between outside and inside, honest expression of materials, lack of decoration, and energy consciousness. Though each of their houses is bespoke, many a Barnes Coy residence incorporates signature elements, most notably seemingly endless columnfree rooms buttressed by steel frames supporting large-scale transparencies. 88

But all that glass can create problems.The question becomes: How do you fit, let’s say bedrooms, into the see-through puzzle? “When you have a house that’s almost totally glass you need opaque portions to distinguish between private and public spaces,” says Barnes. And to provide privacy, of course. All that glass and lack of ornamentation can also create a sterile environment. “Traditional designs have columns, moldings, entablature, and cornices,” says Barnes. Solid forms add “contrast, richness, complexity, shadow, and depth.” At one of their masterpieces in East Quogue, a limestone wall and a teak box penetrate the edifice’s exterior glass curtain wall as a way of separating planes and spaces. A peek inside reveals that the wall and box enwrap a bathroom and dressing room. For a house in Oyster Shores overlooking Three Mile Harbor, they were able to capture the feel of the outside pool by exploding a stucco wall through the glass and into the interior. A massive central chimney works as a visual device to vertically unite the house while at the same time covering up duct work, flues, intakes, and even a laundry chute that plummets from master bedroom to basement. The architectural duo not only designs flat roofs to allow for soaring ceilings that maximize views. They go one step further – creating open yet shaded rooms atop their roofs where residents can experience the stunning views available from such altitudinous elevations.
