A LOT For A Little An oceanfront parcel in Sagaponack has sold for circa $200,000. Yes, you read that right. The catch? The lot is unbuildable. Only two bids were submitted for the .6-acre vacant lot at 152 Sandune Court, owned by Southampton Town. The town put it up for sale with a starting bid of $102,200 on December 10.The loser was next-door neighbor billionaire Lloyd Goldman. The developer was outbid by $2,000 by Southampton Press publisher Joseph P. Louchheim, who was reported to have said: “I lobbed in a bid, just for the heck of it.”

Icon For Sale East Hampton Point, the harborfront restaurant/ hotel is for sale along with the marina and 58-slip boatyard, which it overlooks. The five-acre property, which includes 13 cottages and seven suites in the main house, is listed for $29 million. villa the couple had seen on their honeymoon in the South of France, was christened by them, the “Bouwerie.” The new owner, who purchased the oceanfront estate in 2011 for more than $25 million, “referenced the precarious location and condition of the home as reasons for demolition,” according to the Southampton Press. “My God, what an interior, it was unlike any other house in Southampton,” says director of the Southampton Historical Museum, Tom Edmonds. “What a terrible loss.” The new 18,000-square-foot structure will include 11 underground parking spaces, two elevators, and 19 bedrooms. The current law does not protect houses built after 1926.

Move Over Wölffer A new horse farm, which will be completed next fall, is being built in Sagaponack – smack dab across the street from Wölffer Estate Stables. Michael and Kerry Gaynor’s aptly named three-acre Heavy Horse Farm will house three Clydesdales.The couple paid $2.3 million in August for the former potato farm from Tom Dombkowski, whose family had farmed it for generations. 2016 OFF TO A STRONG START VERY BUSY SPRING SEASON PREDICTED

2015 was a strong year for Hamptons real estate and 2016 is off to an even better start. Most high-end rentals are already rented for the season. Mid-markets are very active and new construction is robust. Demand is high, inventory is diminishing, and prices are heading up. The Spring is anticipated to be a very busy season in the Hamptons. Judi Desiderio of Town & Country Real Estate reflects, “Sales have been excellent for the past two years, while seasonal rentals were way off. Rentals are usually inversely related to sales. The wild card in our rental markets are short-term rentals done online, without brokers.” She believes, “Sales should be consistent in all markets except possibly the high end where stock market trends are the driver. The mid-markets are most active, which for us are the elite price points for the rest of the country. Prices should hold strong with no radical swings in either direction with different price points having different inventory issues.” Judi doubts “we will break any records or shatter any ceilings in 2016.” Dianne LeVerrier of Sotheby’s International Realty - Bridgehampton observes, “Most high-end rentals are already rented for the season. Currently, renters are looking for full season rentals, though peak summer rentals remain high in demand.” She remarks, “Homes in the $1-3M range tend to be moving quickly and we continue to see nice movement in the $3-5M range. Inventory at the high-end remains high. However, with some price reductions on the higher end, this inventory may be reduced. As this inventory

is sold, supply diminishes and when the summer approaches, prices may climb. New construction remains robust.” Dianne states, “The momentum which picked up at the end of last year continues into 2016 and neither the increase in the Fed rate nor market news has affected that momentum.” Gene Gilyutin of Hampton Estates Realty thinks, “We’re going to see a lot more monthly rentals (July or August only) as opposed to full season rentals. With the stock market at the highest level in years, buyers are pulling their profits out and buying tangible assets, namely homes in the Hamptons. Other contributing factors are the (still) relatively low interest rates and the

sky-high real estate market in the city. New construction and/or turnkey homes are leading the way.” He notes, “There seems to be a shortage of quality listings. As inventory diminishes, we expect prices to start heading up.” Gene reflects, “The spring season will be very busy, while the summer and fall are a big question. The upcoming presidential election may have some impact on buyer sentiment as will other external factors like the Middle East and China.” Martha Gundersen of Brown Harris Stevens believes, “Rentals and sales will be strong this year due to continued low interest rates and available product. There is lots of inventory, including new construction expanded to areas North of Montauk Highway.” She reflects, “Prices are comparable to pre-crash levels and oceanfront is the one area that has surprisingly achieved very significant numbers.” Martha believes, “Buyers are ready to step up to the plate realizing that Hamptons real estate is a solid investment. Interest rates remain low, there are lots of luxury homes for sale, and the lifestyle here is truly magical. There is no place as close to NYC that has the beauty and amenities that the Hamptons possess.” Raphael Avigdor of Douglas Elliman Real Estate exclaims, “We had our best year ever in 2015 in our niche of the market, at $3-4M, new construction. This segment of the market continues to move at a brisk pace.” He mentions, “We have five new construction

projects all North of the Highway from Southampton to Sag Harbor. South of the Highway, waterfront properties remain in strong demand with beautiful glass and steel architecture.” Raphael predicts, “The 2016 market in the Hamptons will continue to be a strong market. Recent fluctuations and hiccups in the stock market in addition to other global events create insecurity in other more volatile markets, which drive investors to the security of real estate. I think the November elections will influence the economy by keeping it propped up and by keeping interest rates in check which will further support continued strength. All in all, I am expecting a strong 2016.” Patricia Petrillo of Sotheby’s International Realty - Southampton feels, “The rental market for 2016 should be as active as last year. So far, I’m not seeing any change in activity or price. Despite the turmoil in the financial markets and political turmoil in the world, the East End real estate sales market is a safe haven for

both. We are mostly a second-home market for NYC area residents, who are a savvy group of buyers and very aware of the advantages of being East End homeowners.” She observes, “New construction is the easiest purchase for buyers in all price ranges. Also homes with a larger parcel of land, mature landscaping or grandfathered uses can sell quickly, sometimes with multiple offers. Inventory is on the moderate to low side and prices are headed up.” Patricia believes, “Buyers understand the great investment potential and wonderful lifestyle of East End living and will have the continued confidence to be homeowners.” Predictions are that the Hamptons real estate market will continue to be strong in 2016.As turmoil rocks the financial markets and other world events heat up, savvy buyers are recognizing the security and investment potential of Hamptons real estate. rum roll please...Pantone, the color experts, have announced their color of the year. Actually, for the first time ever, they have chosen not one...but two colors: soft pastels that complement each other. The colors of 2016 are a delicate rose quartz and serenity and ethereal blue – hues that reflect the current “gender blur.” Who knew that Caitlyn Jenner could influence the color of curtains? Color influences everything in our worlds from fashion and interior design to even housewares such as espresso makers and toasters. And the world influences the colors that dominate our environment. We talked to executive director of the Pantone Color Institute, Leatrice Eiseman, who explained that the company looks for “strong indicators” to assess the colors of the moment. “There’s a lot of homework; we don’t just sit around and divine the colors.” While traveling the world, Eiseman and her team look for influences in both fine art (think: Korea’s Samsung

Museum or Art) and pop culture – such sources as animated children’s films and concept cars. And when colors emerge, they do so all at once. While visiting London’s Tate Modern, she noticed that painter Agnes Martin was using the two colors Eiseman was already considering as the colors of 2016. Along the way she also noticed “a renewed interest in the Impressionists,” known for their soft coloration. While 2016 features “lighter pastels,” they’re not to be confused with the sort of brightish hues of “Necco Wafers,” she says. “These are nuanced colors, toned down, airy.” Two colors were chosen because their “inherent balance of warm and cool was important to our message: a harmonious pairing of inviting shades that embody a mindset of tranquility and inner peace.” Surely what the world needs now.

Interior Design “The obvious place to use blue accented with rose is in the bedroom,” according to Eiseman. Such hues are “soft and embracing, and provide a calming

BY GRACE ALEXANDER atmosphere.” She also envisions using them in a room that “doesn’t get a lot of sunlight, that you want to warm up.” The colors are showing up in patterns, such as Indian paisleys where they are often combined with a “gorgeous Dijon mustard shade.” But it seems that the Hamptons’ design world goes its own way. Bernt Heiberg for one, partner in Sag Harbor’s Heiberg Cummings Design, decidedly doesn’t follow color trends. In fact, he uses very little color, preferring to work with light grays and shaded whites, in products such as paints from Farrow and Ball. “I was brought up in Norway, which is not that colorful.” Non-colors “last longer,” he says. “I don’t want people to get tired of my red living room.” It’s not surprising then, that he and his partner, Bill Cummings, penned a book called “White Light,” which underscores their belief in the lack of color. “I use color as a contrast,” he says. “A little touch of orange or umber, I don’t believe in bright colors.”That aesthetic translates into his sartorial style. “I dress in white, even in winter. White makes me happy.”

At Fishers Home Furnishings in Sag Harbor merchandise buyer Jennifer Jiras says: “Gray has been really strong for us.” Not solid gray, but a “washed” version, often painted on furniture or fabric and rubbed off. As for the “new” rose color:“We’ve always had rose quartz.” It works well with their “beachy” colored bed linens, throw pillows and other accessories. Gray, agrees Elizabeth Dow, principal of the eponymous East Hampton store and design firm, is her “personal go to as it’s the perfect background for color in any form, whether artwork or pillows.” Its mercurial nature enables it to “lean toward cool or warm.” In a nod to Pantone, she adds: “Pink is the new orange.”

Fashion The Pantone color duo were seen on runways in the collections of such couture houses as Chanel, Prada and Fendi. Valentino showed pale pink athletic-inspired shoes for men with a band of serenity blue. Eiseman says the colors will even be showing up in jewelry and makeup.

Veteran color researcher and Napeague resident Vilislava Petrova believes that as we navigate between the opposites of “technology and the need to connect to the natural, we are equally attracted to the bold bright shades coming out of our screens and the real colors of plants.” A recent fashion trend of “combining neon shades with subdued, earthy color” is a clear example of this.

Beauty The dark smoky eyes and bold lips of winter are “fading into soft pastels for spring,” says Diana Ross, executive store director of White’s Apothecary in East Hampton and Southampton. Look for “soft, shimmery hues with textures that are creamy and gel-like.” Sound familiar? “No one does this look better than Bobbi Brown,” she says, noting that Brown’s spring “Glow Collection” features such colors as heather and pink.

Art “I find myself using blue a lot,” says Sag Harbor painter, Roy Nicholson, who used to teach color

(She also works with sound.) “If someone is not well rooted in life, I’ll bring the color red into their awareness while they focus on their root chakra.” The sacral chakra, she says, is orange and relates to creativity. “It’s sexual but also about the birthing of ideas.” She might have a client suffering from writer’s block “bring something orange into their work.”

I found Geomare on a street in Southampton Village I didn’t know existed, tucked off Windmill Lane near where it intersects with North Sea Road. Geomare Wellness Center and Spa, which inherited many of its staff from Ananas when that spa closed its doors a couple of years ago, is a cozy refuge that offers an array of facials to treat all complexions from dull and drab to acne-prone and mature. There’s even a Gentleman’s Cleansing Facial ($145). Seems that men desire radiant skin too. Who knew? There are also massages and body wraps galore. The Absolute Healing and Relaxation Massage uses a “powerful combination of techniques to remove pain and relieve stress” ($205). The Aroma Stone Massage is a “blissful head to toe treatment with stones and essential oils ($195). If you’ve never had these smooth capsules of heat glided on your skin you’re in for a treat. To rinse me off she puts me in a “Swedish shower” where a dozen or so jets spray geysers of warm water at me – like being caught in a tropical storm. Now that my skin has been made ready, it can receive lashings of fragrant, mineral-rich argillite mud and bioactive herbal extracts. I’m enfolded in a cocoon of plastic wrap and terry cloth to allow it to do its work, while my scalp is massaged with frankincense oil. After another shower, I’m coated with seaweed gel and dispatched to the steam room, glistening like a mermaid. The final touch is a rubdown with the spa’s signature seaweed laminaria oil. Divine.
