Montauk Colony: A Pair of One Acre Canvases for Your Oceanfront Montauk. Two extraordinary opportunities have emerged at the edge of the ocean as two one-acre parcels, each sprawling along nearly 100’ of shoreline have to come to market offering 180° views to the Atlantic over Montauk’s fabled Ditch Plains. With permits pending for a stunning 4,700 SF+/- modern residence on Lot 1, a savvy buyer could begin construction months earlier than on comparable beachfront while being millions below the cost of current new oceanfront offerings. Award winning architect Boris Baranovich has designed a brilliant plan for a four- bedroom, one level, multilayered beach house sitting high above the ocean that offers epic views while sitting at your pool and spa. The fortunate new owner could embrace this vision or create something of their own design up to 5,700 SF+/-. And if more property is needed to complete your Montauk vision, you’ll be happy to know that the adjacent 1+ acre Lot 2 oceanfront parcel is also available for that coveted guest house or family compound. And in fact, plans are coming together for yet another Baranovich designed 6,000 SF+/- house for that lot as well, allowing for a buyer to decide on either lot to build their main residence. With Montauk experiencing a renaissance, this property is close to chic restaurants, nightlife, marinas, the Robert Trent Jones designed Downs and even a private airport just a short drive away. With all this, plus world-class surfing beckoning at the other end of your own beach side staircase, your dream of that perfect summer awaits at the Montauk Colony. the

Presidents’ Day issue of Hamptons Real Estate

Showcase. The holiday weekend has traditionally marked the kickoff to the summer rental and sales season. Although with all the warm weather we’ve been having this winter, things have gotten off to an earlier start than usual. This has given brokers a sense of optimism for what’s to come in 2020. For a closer look at the Hamptons real estate market be sure to read Heather Senison’s first Marketwatch report of the year (page 46). Featured on this month’s front cover, Erin Downey and Craig Beem of Sotheby’s International Realty present a meticulously designed new construction home in Sag Harbor. This French country-style home is a perfect balance of form and function. Designed and built by Zada Development Group, it features over 6,000 sq.ft. of interior space over three levels. A beautiful combination of traditional French stucco and cedar, this home is a showcase of the finest appointments, smart design and uncompromising vision. This being our annual “Color” issue, Kate C. Patchett takes a closer look at Pantone’s 2020 choice for color of the year – Classic Blue. Leatrice Eiseman, executive director of the Pantone Color Institute calls it a “solid and dependable hue that we can always rely on.” East End designers are already gearing up to use this quintessential East End color in their new projects this year (page 65). Also in this issue, be sure to check out Sam Wilson’s “One of a Kind,” featuring architect Nina Edwards Anker’s sustainable Cocoon House masterpiece in Southampton; Hannah Selinger’s “Brighten Your Plate,” for some South Fork restaurants serving up colorful foods even in the dead of winter; Beverly Stephen’s “On Wall Street with George Washington,” for a fascinating tour of what has become a vibrant downtown neighborhood of 62,000 residents; Heather Buchanan’s “The Art of Kelly Franké Goes with the Grain,” showcasing this talented East End illustrator who uses pieces of wood upon which to depict her scenes; Dawn Watson’s Haute Spot & Hampton Habitués for some good news gossip about our notable friends and neighbors; Barbara Baker’s “Realty Check,” for the latest scoop on the Hamptons real estate scene; plus much more. a major tourist destination. According to the

Downtown Alliance 14.6 million tourists visited

here, presumably aimed at the House of Morgan.

In 1920, an early terrorist attack occurred

the Financial District (FiDi) in 2018. Pedestrian traffic near Federal Hall clocks in at 47,000 daily. Why fight it? My street is a living history book. The founding fathers were very busy here: laying the groundwork for a new country, giving King George the what for, protesting “taxation without representation”, banking, writing laws.

The Downtown Alliance has installed 24 Heritage

Trail Markers in front of the significant buildings explaining why each is historically important. These early skyscrapers housed this bank or that bank until the bank moved down the street into another building or the Customs House until it moved. Almost every one of them was the tallest building for a short time until another building claimed the title or the Chrysler Building overtook them all. At 40 Wall stood The Bank of New York — the oldest bank in the city founded in 1784 by Alexander Hamilton, the first Secretary of the Treasury.

Cipriani Wall Street

During a busy lunch time, a wagon pulled up in front of the building. The driver got out and disappeared into the crowd. Minutes later a bomb exploded killing 38 people and injuring another 400. Pock marks are still visible today where shrapnel hit the Morgan building. The attack is usually blamed on a small group of Italian anarchists.

Across the street stands Federal Hall, often called the birthplace

of American democracy. Standing on the spot where it all started sends a bit of a shiver up your spine. In spite of all the turmoil that’s going on, it seems the foundation is holding. Here on April 30, 1789 George Washington took his oath of office. The building has had more lives than a cat’s famous nine. Twice it was the city hall of New York. The Stamp Act Congress and the first Congress met there. The Bill of Rights was ratified there as was the Judiciary Act of 1789 establishing the federal court system. The current building, resembling the Greek Parthenon, was built for the U.S. Customs House. After Customs moved down the street to 55 Wall in 1862, the building served as one of six United States sub treasury stations, protecting millions of dollars’ worth of gold and silver in its basement vaults.

banks, the Merchants Exchange, the Customs House, and briefly a hotel. It was converted to condominiums, a restaurant and event space by Cipriani Wall Street. The main banking hall with its 70-foot ceiling and its Wedgwood dome, is now one of the most elegant ballrooms in the world hosting so many glittering black-tie functions the limos cause an almost nightly traffic jam.

The street even has its own hotel, the Andaz Wall Street.

A variety of feeding options from food carts to pizza parlors to the

millennial salad darling Sweet Greens to David Chang’s fried chicken sandwich joint, to pricey fine dining at Cipriani are available in these few short blocks. Two Starbucks keep the crowd caffeinated.

At the end of the street, the view opens up to the East River. At

Pier 11, a fleet of ferries await to take you off to Brooklyn or uptown.

Or if you haven’t had quite enough of George Washington, you

can walk a couple of blocks to Fraunces Tavern operating since 1762 at 54 Pearl Street. In 1783, Washington bade farewell to the officers of his Continental Army at a dinner there.

If Washington and Hamilton were alive today, what they would

make of it all? Would they take selfies? Would they text each other? Would they work on laptops? Would they drink lattes and eat kale salads?

MARKETWATCH HRES: It’s been a buyers market recently, do you see that changing in 2020?

James Peyton: Yes, over the course of this year I expect to see a shift in certain segments of the market. The pace and

breadth of sales post-Labor Day last season and through the fourth quarter have seen the market absorb a lot of mid- and high-end inventory. New construction always being sought-after and dwindling in inventory, in conjunction with increasing land values, will slow development over the next two years and put sellers back in the driver’s seat in prime locations.

James Peyton, The Corcoran Group

HRES: What was your favorite sale of 2019?

Angela Boyer-Stump: “Bee Cottage” at 11 Fithian Lane, East Hampton was owned by France Schultz who created a

magical setting and published a book about the house. It was later purchased and reimagined by artist Stephanie Clark. At the start of 2019, I was asked to list this storybook cottage for sale. It sold within weeks of coming on the market to a local family that has been in love with the house and street for years. Rarely does an iconic home with such style and character capture everyone’s heart. Angela Boyer-Stump, Sotheby’s International Realty

HRES: If you were a buyer in the Hamptons this year, where would you look?

Antonio Bottero: If I was a millennial buyer who has not started a family yet, I would buy in the Sag Harbor area. There

are still some good fixer-uppers available there and it’s only 18 minutes to Sagg Main Beach. The village is always thriving and has good shopping and dining to choose from. If I was a growing family, I would look in the greater Westhampton Beach area, specifically Remsenburg, which I call the New England of the Hamptons. It’s just a few extra stop signs away from the Village of Westhampton Beach and has beach access, but is also the closest to the city.

Antonio Bottero, Compass

HRES: What is the biggest challenge facing the Hamptons market this year?

Judi Desiderio: Extracting listing information. From inside the industry, agents have to research several different

databases (such as the MLS and Out East) to provide buyers and sellers with comprehensive information about what’s available, what sold, whatever it is. From the public’s perspective, they go on certain aggregate sites that may or may not have reliable information and they’re not getting accurate, reliable and totally comprehensive data at the flick of a switch.

Judi Desiderio, Town & Country Real Estate

HRES: : In a recent PropertyShark report, Sagaponack ranked the second-most expensive zip code in the country. Why is that?

Paul Brennan: After being discovered in the 1960s and 70s by many famous writers and artists who immersed

themselves into the unique afternoon sunlight and agrarian culture in Sagaponack, in the mid-1990s the titans of Wall Street began to purchase the last remaining potato fields that kissed the ocean dunes. This resulted in the construction of one of the largest houses built in America on 65 oceanfront acres of former farmland (Ira Rennert’s Fair Field Estate). The rest is history. How could you not be the second most expensive zip code in America?

beginnings and change washed over as the clock ticked past midnight, lists of resolutions and intentions ready to be ticked off. For designers, it is a time to reset and reimagine living spaces with the veritable leader of color – Pantone. Announced in December 2019, the provider of professional color language standards and digital solutions revealed PANTONE 19-4052, Classic Blue, as the Pantone® Color of the Year for 2020. With excitement and eagerness, interior designers on the North Fork and in the Hamptons share how this shade embodying the East End is made to last.

confidence, and connection. It taps into sight, sound, taste, and texture, and is Pantone’s first multi-sensory Color of the Year in the company’s history. This thought-provoking hue, suggestive of the sky at dusk, highlights a desire for a dependable and stable foundation to build upon in a new era. According to Pantone Color Institute executive director Leatrice Eiseman, its need could not be more relevant.
