Welcome to the Thanksgiving issue of Hamptons Real Estate Showcase. The holiday season is upon us, and soon all the villages will be decked out with beautiful lights and decorations. This has always one of my favorite times of the year here in the Hamptons. It’s an opportunity to count our many blessings, for family and friends, and to be thankful for living in such a beautiful place. Steven Gambrel, the designer behind the Watchcase Factory, has a long portfolio of Hamptons projects – from a contemporary Bridgehampton beach house where he used materials with character” as a foil to the large glass walls to an 1835 sea captain’s house where he used as much of the original detailing as possible. Among some of his grandest renovations is that of Linden, an important Southampton estate built in the 19th century by architect Grosvenor Atterbury.

Design House is a homegrown design team led by Suzanne Caldwell and Maria Greenlaw, which was established in Southampton in the early 90’s. Besides overseeing their many design projects, the duo also have an exceptional retail space on Main Street where they sell an eclectic collection of one-of-a-kind home decor, fabric, wall coverings, lamps and accessories.

Tom Scheerer has also had a hand in shaping the interiors of numerous Hamptons dwellings. Known for his “underdecorated” spaces with minimal embellishment, his low-key style is a reaction to “the overblown, grandiose houses of our age,” according to his sleek coffee table book, Tom Sheerer Decorates, published last year. Randy Kemper, a former fashion designer who dressed the likes of Hillary Rodham Clinton, and Tony Ingrao, an architect, are more than pretty faces splashed across party pages. They have designed the homes of such boldfaced Hamptonites as Kim Cattrall, Donny Deutsch, and Howard Stern, for whose Southampton mansion they emulated their own nearby cottage, albeit on a larger scale. No project is too big for the duo who have been known to work on a $50 million budget. Libby Langdon is a prolific interior designer and media darling who has designed Hamptons homes along with those in locales such as Newport and Dallas. An industrious entrepreneur, Langdon also hawks 51

Known for their striking interiors, they strive to source from local businesses – Fisher’s Home Furnishings, English Country Antiques, and Antique Lumber Company of the Hamptons, a Wainscott firm that has made them a table from a barn door among other things – whenever they can. They even support national chains with local outlets such as Restoration Hardware, Pottery Barn and West Elm. For the model homes they decorated at new development Southampton Meadows Estates, they borrowed works on consignment from Southampton gallerist, Mark Humphrey, and Sag Harbor photographer, Robin Saidman. They pride themselves on “finishing a home in under two months,” says Srb. “In this resort community people want a turn-key situation so they can move seamlessly into their house.”

EVERGREENS FOR WINTER COLOR BY ANNE HALPIN

Evergreens bring color and form to the winter landscape when flowers are gone and other trees are bare and gray. Evergreens, as their name implies, stay green all year around. And they’re not just green. They come in vivid bright greens, deep forest greens, soft blue-greens, even bright gold. There are blue-toned varieties of Atlas cedar, spruce, false cypress, Leyland cypress and juniper. For golds look into Japanese holly, junipers, Leyland cypress, false cypress and Scotch pine. Some evergreens take on ruddy or bronze tones in winter. Evergreens offer a diversity of sizes and shapes, and an array of textures from prickly to soft to leathery and glossy. There are evergreen trees and shrubs, but they all fall into two basic types: conifers, which have needles and bear cones, and broadleaved plants that have leaves instead of needles and do not produce cones. To use evergreens effectively in your landscape, consider where you want them and then choose shapes and sizes that will work. In a lawn, you might choose a taller, pyramidal shape, perhaps a holly or false cypress. In an island bed you might want to feature an eyecatching weeping or colored plant such as a weeping blue Atlas cedar (especially interesting in a contemporary setting) or a golden Leyland cypress. In a foundation bed near the home, choose a shrub or small tree that won’t grow large—perhaps a rounded Japanese holly or boxwood (both of which can be clipped to hold a neat shape). Or, perhaps a small pyramidal tree would suit your needs, such as a dwarf Alberta spruce (these can also

be planted in large tubs to flank the front door). In a formal setting, a spiral topiary can be a good choice, although it will need periodic clipping to hold its shape. Always consider the mature height and spread of any plant you are considering placing near your house. That pretty rhododendron at the nursery may eventually grow to obscure the living room windows. Don’t put in a plant that will grow too large for its space. For screening along a property line, look for a narrow upright plant and set a row of them close together. Leyland Cypress is widely used in this area for screening, as is arborvitae (which is eaten by deer on many properties). For a lower hedge to define or divide space, a broad-leaved evergreen that can be clipped may do the trick. Options include Japanese holly, boxwood (which has been attacked by insects in recent years), and yew (which deer may eat if your property is not fenced). To find the best plants and varieties for your needs, consult with knowledgeable nursery staff. Plants’ botanical names can also offer clues to their shape or color. Here are some clues to look for on nursery tags: Aurea indicates golden color, Argentea indicates silvery and Glauca describes a bluish color. In terms of shape, Columnaris and Fastigiata both describe slender, columnar plants, Globosa indicates a rounded form, Pendula means weeping and Pyramidalis describes a pyramid shape. Evergreens are versatile additions to any landscape. They’re easy to care for, can’t be beat for winter color, and can serve as a backdrop for summer flower gardens.

There are three types of people who keep wine cellars according to Michael Cinque, owner of Amagansett Wines & Spirits: those who treat it like a commodity -- “gold in the basement,” those who talk about their wine, and his final and favorite kind – those who drink it.

enthusiasts to collect Screaming Eagle – he bought the first vintage more than 20 years ago for $35 – he knows his stuff. A bottle is now worth roughly $850. “If someone’s going to give me $5,000 for a bottle of wine, am I really going to have a burger with it?”

Writer Michael Braverman is one such imbiber. “Most people make too big a deal about aging,” he says. “There’s only a small group of wines that improve with age.” Of the 600 or so bottles he keeps in his East Hampton cellar, most are stored to be used up quickly. “I might keep five or six cases of wines that I think are important, notably Bordeaux and Burgundies, and need to be aged. Most of the good to very good reds produced now are at their best when still pretty young.”

Cinque, who always keeps “a dozen bottles standing up and ready to go,” is ruled by the philosophy: “Drink anything that’s here.” He once told his sons to pick any bottle they wanted. They returned from the cellar with a ’62 Chateau Latour, which he recalls, “was great with burgers.” Once an important bottle is finished, he keeps the empty as a trophy replete with the date of consumption written on the label and signatures of imbibers. He also has several vintages of family members’ birth years awaiting opening on appropriate birthdays. If a dinner guest brings a bottle of wine that doesn’t get drunk, all who are present sign it as a pact that they will swill it together at some time in the future.

Steve Latham, a Southampton lawyer, also falls into the drinking category. “My cellar isn’t a showcase,” he says, “but it provides lots of enjoyment and shows what you can do if you don’t want to spend a fortune dressing up your collection.” While he admits to being an “avid collector,” he stresses that his collection is “modest,” no more than 100 cases. “It is the most low-tech setup you could imagine. No expensive built-in shelves, exotic lighting or $10,000 tasting tables.The cellar happened by accident, when a contractor who was building a small addition suggested I dig out a crawl space to store my 10 cases of wine. Two insulated walls and a cooler later, I have room for 100 cases.” Rob Likoff, an East Hampton entrepreneur, is another who focuses on drinking his cache, but his cellar is a bit roomier than most.The oenophile started collecting 25 years ago when he discovered that when he’d try to replace a favorite bottle it was often gone. So he excavated the land next to his house, plopped a deck on top, and started building an inventory.The space now boasts circa 5,000 bottles valued at about $500,000. Though he likes to quaff, he doesn’t mind playing the waiting game. When he first sipped a ’61 Chateau Latour, “a light bulb went off in my head about aging. It was life changing to think that it’s not just what it tastes like now, but what it will be when it hits its prime window.” His greatest enjoyment is to “watch wine develop over time.” Opening a bottle is always a surprise. “You never know what you’re going to get.” Though it’s all about sharing a bottle or two with family and friends, he has been known to sell some of his coveted vintages. As one of the first

Cinque, who also owns a vineyard on the North Fork and a partnership in Red Hook Winery in Brooklyn (from which is produced 27 labels overseen by distinguished Napa Valley winemakers), organizes his inventory by geography starting from California and working east to France and Spain, then south to Australia. Acting as a consultant, he has helped design many a cellar for clients. His proprietary software keeps tabs on each bottle including when to drink it, its score, and even its value. Besides a series of verticals (different vintages from the same winery), he has many important bottles including Penfold’s Grange, Sterling Vineyards Diamond Mountain Ranch, and Lafite Rothschild. Perhaps his most memorable bottle (now empty) was a ’73 Stags Leap cabernet sauvignon, uncorked at a re-enactment of the Judgment of Paris, produced by the New York Food and Wine Society, of which he sits on the board. It was the very same vintage that won the much-ballyhooed original contest. (For those who aren’t familiar with the event, it was a blind tasting where California wines first came into their own by beating their French competition, despite a panel of snooty French judges.) Meanwhile, he continues to open good bottles “for people who don’t have a clue, but want to learn. WHY EAST ENDERS NEED A BROKER B Y H E AT H E R B R Y C E

A couple of years ago a pair of greedy renters bypassed the agent who had shown them several high-end rental properties in East Hampton. Leaving a letter under the door of the landlord whose house they liked, they sat back and waited to strike a deal directly. But instead of replying, the landlord leaked the letters on the Internet and the pair (a lawyer and banker) were outed as the sleazebags they were. We’re not saying that if you bypass a real estate agent you’ll rot in hell or be publicly humiliated. But you will probably be doing yourself a disservice. “The bottom line is that the right broker saves buyers and sellers time, energy, money and emotional distress,” according to Judi Desiderio, CEO of Town and Country Real Estate. Who knew that real estate closings are considered one of the top 10 most stressful events in one’s lifetime? “A professional helps navigate through the stressful process,” says Desiderio. Besides providing indepth market knowledge of the area, realtors can provide a seller with information such as a Current Market Analysis (CMA), a customized report that shows you comparables in your area to help you price your property correctly. For a buyer an experienced agent “really knows the inventory,” according to Jill Dunbar, an agent at Daniel Gale Sotheby’s in Greenport. And for both buyer and seller an agent can provide them with the negotiating skills of a seasoned diplomat. But mostly agents can wade through all the boring but essential details. As a seller, have you looked into whether you need an elevation certificate or, perhaps, an updated C of O? An agent offers expertise in such matters. “A broker has to be up to date, aware and knowledgeable,” says Dunbar. “It’s like going to a doctor -- I can tell you what your symptom is and how to treat it.”

For buyers one of a broker’s most important functions is to “guide them through the issues,” according to Gary DePersia, one of the top agents at The Corcoran Group. A good agent keeps up with latest insurance or FEMA regulations, and of course, zoning restrictions. He hypothesizes that a customer looking north of the highway might assume that a twoacre lot is sufficient to build a tennis court. It might not be. He goes on to cite other potential surprises such as water setbacks, height restrictions, issues surrounding front yards on corner properties, and how to utilize a garage to maximize square footage. For sellers, DePersia has developed a questionnaire with dozens of questions that enables his team to know the property intimately including whether the water is public or well, who manufactured the windows, and the location of the septic system, a fact that will help buyers interested in expanding the house -- essential info that he can then fold into his brochures and ads. With buyers able to access information online, increasingly more feel they can broker their own deals. “There’s a tendency today for buyers to call just the listing broker,” he said, explaining that the assumption is a broker getting both a listing and selling fee will be amenable to cutting his commission. But, he counters, a customer working with one broker, rather than several listing brokers, “can build a continuity of experience. We can start to narrow down properties that could work and stop them wasting a lot of time by calling on properties that may not be right.” Desiderio sums it up. “You can buy stocks directly, I don’t. You can do your own accounting, I don’t. You can choose to do just about anything yourself, but is that the best use of your time and is the outcome equally as favorable?”

Hamptons Hit the Small Screen Hamptons real estate is getting some national plugs these days, what with the broadcast of Showtime’s The Affair, filmed in Montauk and East Hampton, with terrific views of the light house and interiors of Napeague eatery, Lunch, AKA Lobster Roll. And let’s not forget Kourtney and Khloé Take the Hamptons, which recently hit the airwaves. In between showing the crass (or is it krass?) sisters bickering with their significant others, there are the occasional glimpses of Southampton and the family’s rented North Sea rental cottage. Beach scenes were filmed at the end of Treasure Island Drive in Amagansett where the siblings rented a house for endless makeup sessions. You need multiple layers of mascara before hitting the dunes, if you’re a Kardashian. Just Rewards The folks at Sotheby’s International Realty are breaking out the Champagne. The firm won its lawsuit against ad guru and TV personality Donny Deutsch who skipped out on paying a commission on the sale of his East Hampton

home in 2010. While Deutsch denies that he agreed to pay a commission, a Manhattan judge disagreed. Deutsch chose to wiggle out of the fee when broker Ed Petrie brought investor Howard Marks to the property. Since Deutsch knew Marks, he brokered the deal himself. He now owes Sotheby’s a cool $1.2 million. Bridget Jones Sells Besides all the buzz about Renee Zellweger’s new face (hint: she looks gorgeous), there’s also talk about how she just listed her home in East Hampton for $4.45 million. The plot thickens. According to the New York Post, the Bridget Jones star hid her ownership of the property, “filing documents stating her famed photographer pal Bruce Weber as the owner when he is not.” The 2,000- square-foot farmhouse on Egypt Lane, which the actress bought in 2003 for $2.15 million, is the listing of Linda Haugevik of Douglas Elliman Real Estate, who seems to have a monopoly on Hollywood listings. She listed Richard Gere’s North Haven property for a whopping $65 million last year, then lowered it nine months later, in April, to $56 million. Somewhere around August when it

O. The playboy, said to be worth $400 million, is in contract on an 8,000-square-foot estate in Sagaponack for nearly the asking price of $22.995 million. His summer neighbors on Water Mill’s Bay Lane will be gratified that he will not be renewing his 2014 $900,000 summer rental. They complained loudly about porta-potties on his front lawn and a cavalcade of Escalades that whisked partyers to and fro down the usually peaceful lane. His neighbors to be, take heart: the house boasts soundproofed interiors.
