It was a long winter, so we are ready for some summer weather and fun. In this month’s North Fork Market Watch report on page 42, we take a look at current trends, as seen through the eyes of some notable area brokers. It appears that it’s shaping up to be a very busy season, with the market bouncing back throughout the North Fork. Sales and rentals are both very active, with median home sales price and transactions up significantly over last year. Inventories are beginning to tighten in many areas, with sharp buyers recognizing opportunities that are fast disappearing. Q: What is your design philosophy? A: “If something is worth doing, it’s worth doing well”. Its not hip to just spend money...Did i just say hip? Ha! You have to look for those hidden treasures that make your home YOU! Before starting my interior design firm in 2008, I spent many years in the fashion industry. I know what’s appealing to the eye. Q: What trends do you see for 2013? A: Trends. I think teenagers are trendy. Skinny jeans and Justin Bieber hair. Ok, seriously. Teal velvet! I confess. I’m in love with it. Upholster a window seat and boom! You are taking a nap in the clouds. Seriously, I hope that designing green will always be a trend. It needs to be a way of life. Every designer on this planet needs to consider the environment. Q: How do you find inspiration for your projects? A: It may sound bizarre, but there is a recording device inside my head, that never stops. I’m constantly researching and finding inspiration in every thing I see and read. I drive around and constantly photograph things. Sometimes I’ll even peek inside. Don’t tell. My biggest inspiration of all. People! I was just sitting in the airport and saw this woman’s blouse and thought, that would be a great wallpaper print. Q: What is the most personally satisfying part of your work? A: Definitely the unveiling. When a project is complete and my client walks thru the door and cries. Hands down. Your home

is your sanctuary. If I can guide you along that path then I have accomplished my goal. None of this is work to me. I’ve been driving my parents crazy since I was a kid. Every time they would walk into the house the living room would be rearranged. I live and breathe design. It’s what I do for fun. Q: What do you like to do for fun? A: See above. I go to every open house possible. Always making notes and finding inspiration. I have my real estate license so I’m always quizzing myself on prices to see if I’m right. Will the client get the return he wants on this home if he renovates. I told you, I’m obsessed! My partner Nathan and I try every restaurant once. Our favorite is East Hampton Grill. If they let us bring our little chihuahua Bentley we would be there every night. I just learned how to surf last summer. I’m not very good. Eastern Long Island, known for its beautiful beaches is also home to wine country.With its maritime climate, warm summers, cool breezes, unique soils, and long growing season, it has 3,000 acres of vineyards, 51 wine producing. The North Fork has 47, while the South Fork has four. Here is just a sampling. Bedell Cellars in Cutchogue, founded in 1980 by Kip and Susan Bedell, has three vineyard sites with 80 acres planted in vines. In 2000, film executive and art collector, Michael Lynne, purchased Bedell Cellars, where his art collection is displayed. Winemaker, 30-year veteran Richard Olsen-Harbich, wrote the region into existence in 1986. Featured varietals are Cabernet Franc, Merlot, Chardonnay, Gewürztraminer, and Viognier, among others. Events include wine tastings, vineyard walks, weddings, and live music. Among their awards, “Corey Creek Gewürztraminer” won Best in New York State at the New York Wine & Food Classic, four times in the past decade. www.bedellcellars.com In 1978, Robert Entenmann purchased Martha Clara Vineyards in Riverhead, naming it after his mother. By 1998, 102 of 200 acres were planted in vines. His daughter Jacqueline helps run the farm. General manager and winemaker Juan MicieliMartinez, joined the vineyard in 2007. Over 20 different wines are made from the varietals Viognier, Sauvignon Blanc, Riesling, Chardonnay, and Merlot, among others. Events include concerts, festivals, horse and carriage rides, and free live music. Theresa “Tree” Dilworth, owner and winemaker of Comtesse Thérèse Winery and Bistro in Aquebogue, purchased the first female-owned vineyard with friends in 2001.Twenty of 42 acres are planted in vines. In 2010, she opened the French-American Bistro, the only Long Island vineyard restaurant. Aristodemos “Arie” Pavlou, classically trained at L’École Cordon Bleu in Paris is the chef. Unique wines are Russian Oak Chardonnay, Hungarian Oak Merlot and Canadian Oak Cabernet Sauvignon. Theresa says “Long Island wines are food friendly, not overpowering.” Complimenting her delicate wines are local produce, fish, duck, and cheese. In 1986, he purchased a winery in Jamesport, now Jamesport Vineyards. His son Ron Jr. is the vineyard manager, owner, and winemaker. Forty of 60 acres are planted in vines. As the first vineyard to shuck raw oysters, they feature an oyster bar at the winery and a Wine, Beer and Oysterfest from June to October. By all signs, the housing market is bouncing back in 2013. With tighter spring inventory, rising home prices, increased building, and a decline in foreclosures, housing is making a steady recovery. With a busy summer rental season and housing sales back to their pre-recession norms, 2013 is shaping up to be a great year. This is particularly true on the North Fork, where the long-awaited beach days have arrived. After a brutal winter beginning with Super Storm Sandy and ending with a blizzard named “Nemo,” the North Fork has finally thawed out. With hyper Spring fever, the North Fork summer rental market has heated up, and buyers are becoming aware that 42

the days of a bargain are long gone, and the time to act is now. Judi Desiderio, of Town & Country Real Estate says, “The North Fork market established a firm floor in the fourth quarter of 2012 and 2013 is a balanced market thus far, with the median home sale price up over 20%.” She observes, “All agents are busier then they have been in years and deals are being made!” And, she says, “The rental market has also been busy.” She remarks, “The hot areas on the North Fork are all about the farm vistas and waterfront.” Joseph De Sane, of The Corcoran Group on the North Fork says, “All signs point to being off to a good start in the first

quarter of 2013 with lots of activity to report in both rentals and sales.” He says, “The market is steadier and more stable compared to a year ago, when there was still some uncertainty and confusion.” And, “We are also nearing an end to the ‘distressed properties’ in the market and are experiencing a turnaround.” He says, “Orient has been the busiest market as it is considered ‘uncharted territory.’” He remarks, “The market is bouncing back on the North Fork as it will always be a desirable place to live with its amazing beauty and vitality.” Karla Dennehy, of Douglas Elliman Real Estate in Mattituck says, “The number of sales transactions in the first quarter of 2013 is up by over 10% compared to the

same time last year, with more homes coming on the market again.” She says, “The rental season has been steady this spring and sales inventory will start to tighten up this summer. Those homes that are priced correctly and are in good condition are moving very quickly.” And,“Bayfronts are always going to be in demand as are well-priced creekfronts.” As she remarks, “Anywhere there’s water, there’s demand.” She predicts “a busy spring and summer season that is already shaping up to be great.” Carol Szynaka, of Daniel Gale Sotheby’s International Realty in Cutchogue says, “In 2013, both entry level and middle range markets on the North Fork have enjoyed robust sales. As inventory is

low and prices are rising, sharp buyers are recognizing opportunities to own premium properties at value pricing.” She also says, “Land is selling as many buyers are opting to purchase land to build their own custom designed
