KATE’S CHEESE CO. Tapping into the local community, Kate’s Cheese Co., opening this spring on Front Street in Greenport, and plans to operate as more than just a cheese counter. Sure, there will be cheese – a couple hundred varieties to choose from – but the space will also serve local and imported wine, craft beer, and seasonal menu items that highlight the local farms. Order a cheese plate or panini and listen to live acoustic music on the weekends at the cheese shop that will also function as an art gallery promoting different local artists every four to six weeks. DEFINING THE STYLE OF THE NORTH FORK BY RACHEL BOSWORTH

I

nterior design is a highly personal choice that doesn’t just define the characteristics of a home, but of the homeowner as well.The role of a designer is to determine what their client’s wants and needs are, how a space should function, and how to bring all of the necessary elements together to create something that is beautiful and reflective of their own personality. Finding the balance between form and function is a challenge and an art, and something most aspire to when creating a living space. Each with their own definitive style, interior designers are sharing what trends define the North Fork. Caitlin Flynn and Elyse Parkhurst are the women behind North Fork Design Co. Sharing their love for the North Fork’s casual, laidback vibe, they say there’s a sense of community and local flair 18

that draws people in. Their aesthetic ranges from modern farmhouse to coastal modern, industrial to traditional, and is frequently influenced by the surrounding agricultural landscape. “While we try to avoid being too ‘trendy,’” Flynn says.“We’re always happy to stay current with how others are approaching design challenges. Design like many things is cyclical, and therefore ‘trends’ are ever evolving – it is probably something that has been done before but now it’s being incorporated in a new fresh way!” North Fork Design Co. has seen a rise in homeowners asking for colorful kitchens and built-in cabinetry, though the white kitchen remains strong. Kitchen islands offer more of an opportunity to add interest through color or

wood tone. Flynn and Parkhurst gravitate toward gray tones as a neutral color, though they have found some are moving toward warmer whites for their neutral base. Something they really love is mixing metal tones like brass and matte black, or brass and polished nickel. “We like to bring in unique accents that can be added using hardware, lighting, a piece of antique furniture, along with rustic elements,” Parkhurst shares of the duo’s style. “This paired with light and bright wall colors, and lots of textural elements such as nubby linen, woven hand knotted rugs, distressed wood, painted brick, shiplap etc. creates a very ‘North Fork’ space.” Maureen McDermott of Winter McDermott and Tina Ramchandani of Tina Ramchandani

Creative had the opportunity to work on a Shelter Island home together, each bringing their own unique perspective to the project. The pair agree that the most important aspect of approaching a project is to truly understand the client and their needs, learning how they want their homes to function. As for the style of the East End, they are in agreement here as well. “The East End is all about easy casual living and the outdoors,” McDermott says. “There’s a calmness that I always try to evoke in all interiors that lets people relax and spend quality time with friends and family. Shelter Island is even more multiplied as it’s far removed and a real escape for clients.” Adding to that, Ramchandani explains the East End is often a retreat for clients from their hectic Manhattan lives. “We try to create tranquil environments where clients can enjoy time with family and friends while relaxing at home,” she says. “On Shelter Island, we incorporated subtle, beach front elements with various shades of white and off white. Mixing tones of blue and teal also helped bring the oceanside in.” 2018 trends include mixed metals – a personal favorite of McDermott’s – bold colors, and maximalism, though the latter is not something

she does. Though trends are fun to bring in, she feels East End interiors should be more timeless. “Mixed metals are my favorite,” McDermott shares. “It always adds an amazing touch to any tranquil space without going too far.” Ramchandani has seen floral prints, immersion of color, and artisan and interesting lighting fixtures as growing trends. “Light fixtures are a great way to add personality to a space and finding interesting pieces can really bring the space to life,” the designer explains. “I personally lean towards artisan light fixtures as they optimize uniqueness, craftsmanship and complexity.” Though Bakes & Kropp focuses mainly on projects from the Hamptons into New York City, the firm offers a unique perspective on interior design as they specialize in custom cabinetry. Company president Robert Bakes hails from the UK and has years of experience as an owner and operator of a kitchen design studio in central London, a career that has served him well on the East End. “The North Fork is more of a year-round residence community and as such perhaps the projects are more geared to that as opposed to summer living,” Bakes explains. “Cabinet design really controls the space in that the activity centers APRIL 2018

of the original working triangle still exist, albeit that there are additional considerations these days. The kitchen is more of a community center; there’s simply more going on in today’s kitchen.” As for what is trending this year in terms of kitchen design, Bakes see a move toward a transitional and contemporary feel. His company has developed a style of cabinetry door called “Revelane” that is clean and sleek, as well as a blended concept called “Cucina” that is reminiscent of European styling with a hint of soft balance. These Bakes & Kropp innovations lend themselves to the overall finished space their clients are looking for. “As a space and function designer, kitchen designers have to be both,” Bakes says. “We look at the movement between activity centers and the balance between them. Flow and pattern is important and is never compromised for the sake of ‘design.’” While trends come and go, the North Fork continues to redefine itself in terms of interior design. There is often a classic look and feel that honors the agricultural and coastal environment that draws people to the area, as well as welcomed modernity. As 2018 progresses, we’re eager to see how North Forkers, both new and seasoned, come to create their living spaces.

C

aptain Pat Mundus can’t remember her first time on the water. “How could I? I lived on the water,” she says from her Greenport home overlooking Sterling Harbor. She produces a black and white photograph of a small girl with a black dog aboard the Cricket II, her father’s storied fishing boat. That boat saw a lot of action. Her father was Frank Mundus, the inspiration for the hard-nosed shark hunter Quint in Jaws. According to his daughter, Mundus senior always wanted a son. Instead he got three girls, and of those three girls, only Pat, the restless middle child, went to sea. “I’ve spent my whole life trying to get out of my father’s shadow,” she says. No one would ever accuse Mundus of being 22

anything less than her own woman. Like a character in an adventure tale, she escaped the confines of her native Montauk and the strictures of family life when she was just seventeen. She wanted to learn how to sail. When she told her father, she says, he more or less kicked her out of the house. And so, taking matters into her own hands, she bought a plane ticket to the Caribbean where she found work on a succession of boats. There her career might have stalled but for a chance encounter in a Bermuda bar with an old salt. During the course of their conversation, she found herself complaining about gender inequalities on board. “Every time there’s something new to be learned, one of the guys teaches it to one of the other guys, not me,” she lamented. The man in

the bar turned out to be an oil tanker captain. He encouraged her to apply to a merchant marine academy, a proper four year program from which she would graduate with, in her words, “a giant coast guard’s license.” As Mundus tells it, “The ink wasn’t dry on my diploma before I found work as a merchant ship officer.” Often, she was the first woman with whom her crewmates had ever sailed. (Only four percent of crew members in the nineteen-seventies were women, she says, “and that included everybody from cooks to officers.”) Of the atmosphere aboard those ships, she says drily, “It wasn’t The Love Boat.” Still, it was an education.Very quickly she learned to keep her distance and to project authority and


to keep her own counsel at all times. In Saudi Arabia, she had to pretend to be a man, removing her jewelry and tucking her hair under a hard hat, and relaying orders through another man, or else the guys at the loading facility would have walked off the job. She sailed from Alaska to Panama, Egypt, and Yemen and around the Cape of Good Hope to deep water ports in Europe. She learned that if you are sailing through pirate-dense waters then you had better post extra look-outs and ballast your ship, high, high, to make it hard for men to climb up the rudder. Once, in the Gulf of Alaska, she was thirty miles from shore when her ship started to violently judder “like a Jeep on a potholed road.”The boat was rocked by the shock waves of a 6.7 earthquake that left a fourteenfoot crack in the bulkhead. “That one was pretty scary,” she recalled. She lasted seventeen years, an extraordinarily good run, she says, which she owed in part to her late husband, Earl Vorhees, who for more than two decades took care of their home on Northwest Creek in East Hampton. The couple settled in Greenport a while back “after the glamorous Hamptons became a bit too glamorous for the likes of us.” These days she lives a quieter existence both on the water and off. Seven months out of the year, she lives aboard the Surprise, her 57-foot-ketch, which she and Vorhees restored together. The ketch was designed for a big New England family by the distinguished naval architect Spaulding Dunbar in 1967. Mundus spends winters cruising the western Caribbean and the Bahamas. And

from June through September, she runs East End Charters, which she founded to share her love of the East End’s waterways with others. Her fleet of fourteen yachts—ketch, catamaran, high-speed motor yacht, sloop, and other lovingly-restored vintage boats—are a familiar sight in Greenport Harbor. As the offspring of a man she describes as “an alpha hunter, plain and simple” and a veteran of what is arguably one of the toughest old boys’ clubs around, she feels an obligation to mentor women. Thus, it’s no coincidence that the Surprise’s charter captain is Liz Gillooly, a capable young local who grew up sailing at the Orient Yacht Club and has crewed on boats in the Caribbean and elsewhere. Mundus can also arrange charters on the Surprise with an allfemale crew. When she’s on land, she craves the simplicity of life on the water, and starts counting the days before she can set forth again. She wakes up every morning well before first light, since for years she did the four-to-eight watch. Since the death of her husband in 2013, Mundus’s first mates on her ocean voyages have been young women. Her most recent travel companion was an eighteen year-old goddaughter, who at the outset of the trip, she says, was just like “any other New England mall rat.” By the end of their journey, Mundus says, “that girl knew how to trap lobsters and catch her own supper.” East End Charters www.eastendcharters.com phone: 631.477.6993

BRICK COVE MARINA A LOCAL HISTORY OF BRICKS TO BOATS

K

nown today for agriculture and aquaculture, the Town of Southold was one of the earliest English colonies settled in the northeast. Popular stories throughout the Town’s history include a significant shipbuilding industry, fishing, and whaling ports; prominent symbols in today’s local culture. What may be lesser known is Southold’s history in the brick making industry, with major areas of production in the town itself and on Fishers Island. Though the once significant export that had supported the local economy may have washed away over time, Brick Cove Marina is keeping its history alive. each season at the Fishers Island Brick Yard, which was reported as one of the largest in the United States in 1887. That same year, he purchased 180 acres in Southold to begin the Long Island Brick Co., which once operated and thrived at what is now known as Brick Cove Marina.

‘Sage’ is for DeWitt Clinton Sage, a successful business man who was born in Connecticut in 1837. He learned the brick trade at an early age as an apprentice to his father, and took over the family business at the age of 16 when his father passed away. He ran the new business and sold it, moving onto the machinery and munitions trade. Sage later made his way to Fishers Island to recover from an illness when he met local brick maker Eugene Strickland. With the ambition of starting a new brick making yard, Sage purchased the clay deposits between Clay Point and Hawks Nest Point. Success soon followed.

“Sage was very accomplished,” says Diane Vail, whose father, William Leverich, owns Brick Cove Marina today. “The bricks that were made here were also sold in New England. They were loaded on flat boats to take up north.”

An earth dike separated Peconic Bay from the clay deposits that were mined over the years. One of the most notable orders came from the State Hospital at Central Islip which required 30 million bricks for its construction in 1899. more were broken up according to backgrounds.” Sage enjoyed the success of his business leading up to Prohibition, though it wasn’t the ban of alcohol that triggered the downward slope for Long Island Brick Co. The introduction of advanced materials like concrete lessened the need for bricks, and resulted in a decline in Southold brick making.The tides really turned for the site when a hurricane broke through, intruding into the clay quarry and creating a basin.Vail says this somehow began the property’s transition into a little boatyard. During the Great Depression, Sage sold the property and newly created boat basin to Southold local Fred Young, who operated it as a boatyard. Young later sold the boatyard to Howard Zaner in 1950. Then, Leverich purchased Brick Cove Marina in 1992, and has been operating it since. The marina, on the market for $8.8 million, has 138 boat slips and a single-family residence. The are other buildings on the property such as workshops, a steel barn, office and marina store,

pool house, and sheds.The kiln that was once used to fire bricks remains as well, offering a reminder of the marina’s vast and interesting history.

MARKETWATCH REAL ESTATE MARKET IS BOOMING ON THE NORTH FORK

A

s spring arrives, expectations are for another busy season in real estate on the North Fork. Seasonal rentals are exploding and sales continue to be strong. Greenport Village is in very high demand. Prices are on the rise, inventory is still tight, and new construction and land have been very active. It’s basically a seller’s market and buyers need to move quickly to secure their dream property. Judi Desiderio of Town & Country Real Estate says, “Rentals on the North Fork are exploding, but the terms remain relatively short. As for sales, Town & Country Real Estate is experiencing bidding wars in just about all price categories. This is primarily due to strong demand yet low inventory. On the low end, inventory is weak and prices are on the rise. The high end is still finding its footing. We are seeing Hampton quality new construction on the North Fork.” Judi says, “Actually the fall is our busiest market on the North Fork, but spring runs a close second and we anticipate more customers than ever heading east to enjoy the beauty and flavors of our North Fork markets.” Paul Loeb of Douglas Elliman Real Estate says, “I have had good luck getting some early rentals done, but still have plenty of rentals available. Sales so far have remained steady. Lower priced land is moving fast as spec builders and savvy second home buyers try to build economically. If it is near a beach, preserved land or Greenport Village, it’s hot. Prices have climbed back up and 28

I anticipate they will climb higher. Inventory is a little better, but still quite sparse. There is very little available on the low end in Southold Township. Builders are buying land again and building houses to be sold.” Paul anticipates, “The rental and sales market will be very active and prices will continue to climb.”

We seem to have had a normal first quarter in terms of sales showings and offers. March has seen positive appreciation. The inventory is holding steadily at a low range of supply. New construction has been very active with buyers looking at the new offerings and reviewing floor plans and finishes.” Jerry thinks, “We will see mortgage interest rates climb slightly as the economy continues to recover. The best offerings will continue to garner multiple offers as there are more buyers in the market than sellers.That means the homes will move quickly so don’t stall only to find out someone was there ahead of you!”

As for sales, the high end ($2M+) is very active, and large land parcels are seeing serious interest. Anywhere there are farmland views is hot, as well as close-to-beach areas and Greenport Village. Prices are holding steady, and in some cases increasing, particularly at the low end of the market. Inventory is still tight. We are seeing some new construction, but could use more!” Marianne believes, “Inventory should increase as sellers list for the spring and summer season. There is no shortage of buyer interest, and so I expect another strong year on the North Fork.” Donielle Cardinale of Daniel Gale Sotheby’s International Realty says, “Certain areas of the market are extremely strong with multiple offers going over asking if they are move-in ready and appropriately priced. The most demand is at the entry level, especially anything under $600,000 up to $700,000. For waterfront, the $1M-$1.5M is very active. Prices have seen some growth, but primarily in the high demand price points. Inventory is extremely low. We do not have a lot of new construction.” Donielle thinks, “We will continue to see a shortage of options and buyers need to be very proactive. However, sellers should not get overzealous. This is primarily a second home market. Buyers will wait for the right home at the right price.” Thomas McCloskey of Douglas Elliman Real Estate says, “Seasonal rentals started off slow in January and February but have picked up in March. Inventory is down since the first of the year, a highly unusual occurrence on the North Fork. This is due to properties moving off the market faster than usual for the first quarter. With the lack of inventory, interest in land and

new construction is stronger than in years past. Houses under contract since the first of the year have outpaced 2017 and 2016 by about 40%. Prices are strong, Greenport is in very high demand. The price range of $400,000 to $700,000 is moving very quickly.” Tom expects, “a fast-paced market with continued strong pricing and low inventory.” Dolores Peterson of Colony Realty says, “The rental season is fantastic so far, there are not enough rentals to meet the demand this year. I believe it’s because of the U.S. Open Golf Tournament in the Hamptons. Sales have been very good, it is basically a seller’s market and we’ve been very busy. Prices are above average. If inventory stays low, they could go a bit higher. New construction has begun on the North Fork, which is definitely helping our sales.” Dolores believes, “The upcoming season is going to be a busy one once again. We have many customers from Nassau County and New Jersey who are coming to the North Fork because we have everything they want.”
