THESE LOCAL FARMS HAVE EVERYTHING YOU NEED FOR A BOUNTIFUL FALL TABLE
BY HANNAH SELINGERPerk up your fall table this year by hitting up your local farm stands. From Cutchogue to Riverhead, Peconic to Southold, you’ll find produce, prepared goods, meats, and cheeses that will make meals for company just a little bit better. This is the time to reap the benefits of the North Fork’s agrarian community. The harvest season is in full swing. Swing by some of our favorite farm stands and farm stores while the season is at its ripest.
At 8 Hands Farm, in Cutchogue, find pastureraised pork and chicken, grass-fed lamb, charcuterie, breads, pasta, eggs, produce, and more. The farm’s heritage breed pigs are raised on the pasture with access to organic feed, producing flavorful pork chops, sausage, and bacon. From May through November, the farm raises chickens, and their Icelandic breed of sheep are 100-percent grass-fed, using rotational grazing practices; the farm sells lamb loins, medallions, and legs.
In Southold, Deep Roots Farm offers produce from April through December, which is free from synthetic fertilizers, herbicides, fungicides, and pesticides. In addition to their regular rotation of fruits and vegetables, the farm has recently invested in fruit trees, and hopes to be able to provide the community with fresh fruit soon. Their antibiotic-free chickens and fresh eggs are raised in open-floor houses and heritage
breed hogs are rotated throughout the property’s vegetable fields and pastures.
Peconic’s Sang Lee Farms grows an astounding number of organic plants, from watermelons (yellow seedless, orange seedless, red seedless) to heirloom tomatoes (white beefsteak, pink Brandywine, Cherokee purple, striped German). The retail space also sells prepared foods, local dairy, and frozen foods, like homemade soups, muffins, and breads. And don’t forget to stock up on that end-of-season corn while the weather is still warm.
Goodale Farms, in Riverhead, is a go-to destination for anyone in need of the freshest farm produce and local meat. The farm carries everything from local oysters to cherrystone clams to homemade pickled eggs — and plenty in between, too. Corn is fresh, and so is the ricotta that is made in-house. The farm even sells their own turkeys, which can be delivered to your home the week of Thanksgiving for all orders over $100.
Established in 2003, Catapano Dairy Farm, in Peconic, offers some of the North Fork’s most
delicious and most local cheese and yogurt available, perfect for any fall table. Make your autumn cheese board a stunner with the goat’s milk feta, or the signature soft chevre, which comes in several flavor options: herb, honey, and mango-habanero. Catapano also ages some of their goat cheeses. The Summer Cloud is a Caerphilly-style cheese, a white, crumbly aged cheese that pairs well with sweet condiments. The smooth, Bel Paese-style Peconic Bel — a buttery cheese aged 6 to 8 weeks — marries well with off-dry whites and sparkling wines. And the mild and nutty NoFo Jack, a cow’s milk cheese, is delicious all on its own.
But no matter what you pick, your table will sing, with a little help from your North Fork friends.
NORTH FORK HOMES REMAIN IN STRONG DEMAND THIS FALL
BY ALICE PHILLIPSIt’s Fall, the end of the third quarter 2023, and there’s not been a lot of change in the North Fork real estate market. And the real question is why not? The data seems to be moving a bit up and down, but at the end of the day, there’s still low inventory and increasing prices. For example in the second quarter, while there was a 20% decline in the number of home sales, there was only a corresponding reduction of 11% in the overall sales volume. The differential is likely due to the 9.3% rise in the median home sales price –including a 23% increase in the median home sales price in the Jamesport area (including Aquebogue, Baiting Hollow and South Jamesport), from $650,000 to $800,000. In Mattituck, though, the median sales price dropped 7.24% from $870,000 to $807,000.
The data seems conflicting, so where is the market heading? “It’s insane,” Town & Country Real Estate’s Nicholas Planamento shares with NFRES. “It’s one of those strange anomalies and the demand only grows. Maintained homes get top dollar – when a house is properly priced and in exceptional condition, it sells right away.”
“It used to be ‘location, location, location”, continues Mr. Planamento, “but today it’s about the North Fork community at large as opposed to a specific zip code. Historically, some locations have inherently higher value than others but the market is just not reflecting that. People just really want to be here. The North Fork is phenomenal.”
strong. However, there is absolutely a lack of inventory.”
It’s not a seller’s market anymore – well, not totally. Lack of supply continues to keep the market robust, but only at the right price point with the right product. Buyers have no interest whatsoever in doing work to a property, they want turnkey.
And the buyers who are willing to take on a project want a deep discount. How deep a discount? Well, that depends on the state of the property and the flexibility of the seller, but it could be fairly significant. However, some sellers really haven’t captured the essence of this market, and their properties languish. “The most important thing about this market for a seller is appropriate pricing,” according to Ms. Parker. “If a seller doesn’t see any activity, then adjust.”
A move-in ready property will go quickly. “The market clearly speaks that buyers want move-in ready,” states Mr. Planamento. “I have buyers ready to spend between $800,000 and $1.2Million, but they just cannot find what they want, or they have been outbid. These buyers are the hardest hit, they can’t afford what they really want.” $1Million is $1Million, and that’s what these buyers want to or can spend. But generally speaking, any property under $1Million are going to need work –work that these buyers don’t want to do.”
Ms. Parker agrees. “People absolutely love turnkey – what I refer to as ‘plug and play’. There’s immense benefit and huge value to all parties in being able to use a house right away. The seller achieves the objective of selling the property, and the buyer gets to use the house immediately, taking their time to figure out if there are updates or changes
they would like to make in the future.”
The increase in interest rates has an impact as well. “Homes are more expensive, because interest rates are rising and home prices on the North Fork are not comparatively

People who were sitting out the market for the past 6 months to a year waiting for the rates to come down have decided that they can’t wait any longer because rates are ticking up, not down. The upward trending rates have had a negative opportunity cost. On the flip side, rate increases are keeping some people in their houses, which they renovate or tweak instead of selling.”
Inventory has been slowly building up. Historically, pre-Covid, there could be between 350-400 houses on the market at any given time; during Covid, that number was 30, 90 at the highest. Currently there are about 130 houses on the market, down from a recent high of 140.

There is a definite uptick in speculative building. There are others who have decided that they are not using their homes the way that they used to and have decided to sell.”

Just because the season is transitioning doesn’t mean you have to give up use of your outdoor space. The best way to make use of your outdoor space three seasons out of the year is to design it with all weather in mind. We’ve curated some of the best and most current design ideas for patios, porches, and backyard green spaces to bring your outdoors from spring, through summer, and all the way into deepest fall.
Fire features aren’t necessarily anything new, but one fire feature that will truly outlast the summer weather is a patio fireplace. While the traditional fire pit evokes s’mores and summer soirees, the free-standing fireplace makes your outdoor space feel like a cozy living room, even as temperatures plummet. Online retailers like WoodlandDirect offer masonry outdoor fireplace kits in a range of sizes and finishes. All fireplaces can be customized to match the design and look of your particular space.
Speaking of cozy, bringing fabrics outside is another way to transition your space from summer into fall. Indoor/outdoor rugs can help a space feel welcoming, even in cooler months, and they also help delineate individual spaces. If your outdoor space is comprised of bluestone, fieldstone, brick, or paving stones, a rug will help provide a layer of insulation on cooler nights.
Brands like Ruggable, already known for their high-traffic rugs that can be placed in the washing machine, are a great place to look for rugged-but-beautiful outdoor textiles in all shapes and sizes. The company produces washable, power-loomed indoor/outdoor rugs made from 100 percent polypropylene. These rugs can also be placed in the washing machine when the elements have ganged up on them.
Adding other textiles, like layered outdoor cushions and pillows, can also help transition your patio or outdoor space from warmer months to cooler months, too. Choosing plants that have a long blooming cycle — long grasses, for instance, or yellow daisies, zinnias, Russian sage, asters, yarrow, English lavender, blackeyed Susan, coneflower, or even butterfly bush — can help extend the life of both your garden and your outdoor space. While some blooms may be short-lived, choosing perennials that bloom longer or more than once can make your space feel vibrant all the way from early spring into the heart of fall, breathing new life into the intimate space you have created.

DEER PROOFING YOUR GARDEN
BY ANNE HALPINDeer take a toll on many area gardens, as the population expands and development shrinks the amount of open space on the East End. These days they trot around in neighborhoods. And they eat more and more kinds of plants as their habitat shrinks.
One way to keep them out of your garden is to use deer-resistant plants in your gardens and landscaping. Another tactic is to put plants that you and the deer both love in hard-to-access areas close to the house — in an enclosed courtyard, perhaps, or up on an elevated deck. Check out the list of plants deer are less likely to eat, though the list has been growing shorter as more woodland areas are being developed. There are no guarantees these days.
When deer are hungry enough, they will eat just about anything. I’ve known them to chew rugosa roses, which have very thorny stems, nearly to the ground. Deer are usually hungriest at the end of winter, when food is hard to find. You may find them coming onto your property then even if they don’t bother you the rest of the year.
Scent-based repellents can be effective, but you have to reapply them after rain washes them away. Sooner or later the deer will get used to the smell, too, so you have to switch products often. It is a good idea to spray new plants when you plant them, even if they’re considered deer resistant. Some people have been known to hang bars of deodorant soap in the bushes or suspend bags of hair clippings from tree branches. These methods seem to work reasonably well for some gardeners and not at all for others. Plus they’re hardly aesthetically pleasing.
The only way to really keep deer out of your garden is to fence it in. You need a high fence — 8 to 10 feet — or the deer will leap right over it. You may find the best solution is to install black plastic mesh deer fencing all around the perimeter of the property. This kind of fencing can be camouflaged behind tree and shrub plantings, and it does work. But you’ll need tall gates to close the driveway, too, or the deer will stroll right in.
