NORTH FORK MARKET IS HOT BUSY SUMMER SEASON EXPECTED

he North Fork real estate market is poised to explode this summer! With demand high, inventory tight, and prices rising, the market remains strong with no sign of slowing down. Indications are that this will be a banner year for the North Fork! Judy Desiderio of Town & Country Real Estate says, “Our North Fork offices have been crazy busy for the first six months of 2016 with no sign of things slowing up! The North Fork is poised to explode this summer. Waterfront and vineyard views are always under great demand —and anything under $1M. We could use more new construction! Prices are holding strong and should enjoy a calculated ascend. We have huge demand and lack inventory.” Judi observes, “My experience in monitoring markets for over 30 years gives me a unique perspective, that said, I see the North Fork markets in transition for the next several years — in a good way!” Amanda Kelly and Scott Bennett of Douglas Elliman Real Estate say, “The first half of 2016 has been stable with homes going to contract at a steady pace. Buyers are seeking homes within a short distance to the beach, strongest interest in the range of $500,000 and under. On the high end waterfront listings are still popular, especially with a pool and in pristine condition. There have been more land sales recently. As inventory has stayed flat or in some cases is down, we are showing signs of a sellers’ market to come, which means that prices are improving.” Amanda and Scott foresee, “All signs point to a busy second half of 2016 on the North Fork.” Kristen Rishe of North Fork Real Estate Inc. says, “The market has been strong. We are seeing good activity in all price points. Both the Town of Southold and Riverhead have had increased sales to date. The most active segment is the under $500,000 price point. Land is starting to turn the corner. Prices are holding steady. We are seeing slight increases but so far nothing over the top. Inventory could always be better.” Kristen predicts, “The market will continue to be strong. As the North Fork continues to be discovered, we are seeing more and more people fall in love with

The summer season is shaping up to be incredibly busy with no indication that it’s slowing down. All segments are very active, including land – people really want farmland and also waterfront land to build homes. New construction continues to be very scarce. Prices are edging up, but it’s still such a great value compared to the South Fork or the city. Inventory on the North Fork is tight. Buyers need to move quickly when they find the right property.” Marianne believes, “All indications are that this will be a banner year for the North Fork.” Tom Scalia of Century 21 Albertson Realty says, “The number of transactions and total dollars are up considerably from 2015. I believe we will continue to see increases in sales through the summer. The market for homes under $1M is stronger than the high end. We’ve seen some increases in lot sales and more builders putting up spec houses. Prices are on the rise especially in the under $1M segment. Inventory is lower than it’s been in several years as demand has grown which
is why we are seeing prices rising.”Tom anticipates, “A continuation of what we are seeing in the spring market.” Carol Szynaka of Daniel Gale Sotheby’s International says, “The market is strong in all price ranges. The summer opened with a boom. Homes in all price ranges are moving and days on the market are decreasing. We have limited inventory of new homes on the market. Properties that came to market in the early spring created a frenzy of bidding wars and reaped high prices.We are hopeful that the trend continues this summer. Buyers are hungry for new inventory.” Carol remarks, “The North Fork is abuzz, recent media attention, food and wine, and beaches are driving visitors here. I believe the market will remain strong through the second half of the year.” Sheri Winter Clarry of The Corcoran Group says,“The market has been fast and furious! I see a continuation of brisk swift sales this summer. Each segment has activity – low, mid, and high. Every nook and cranny is hot on the North Fork!!! New construction as well as renovations have really hit their stride! The North Fork is still undervalued.
It’s an awesome spot to invest in. There is some really great product in each category, but one thing is certain, things are selling quickly when priced properly.” Sheri reflects, “I find election years are always interesting and always a very good time to jump on a buy.” Marie Beninati of Beninati Associates says, “The market has been very good, although the higher end (over $1M) is a bit slower. Deals are being made quickly, often with multiple offers. Waterfront is always popular. Overall, prices are definitely going up. For the lower third of the market, median prices have increased about 6-7%, for the middle third, 5% and the top third about 2%. New construction is very limited and inventory is low, which is pushing prices up.” Marie observes, “Buyers are very astute and savvy and know value when they see it. As the stars light up over the Long Island Sound each night, it’s easy to get caught up in the beauty, the peace, and the magic that is the North Fork. This month, as summer truly begins to dazzle us, five different local events will not only delight and enchant you (and your family), but also remind you why the North Fork is still the best place to spend your summer.

The only way you should be spending this Saturday is down at Jamesport Vineyards, where the North Fork Crush Wine & Artisanal Food Festival is returning. Choose either the afternoon session (12:00P.M. to 3:00P.M.) or the evening session (4:00P.M. to 7:00P.M.) and enjoy over 100 Long Island wines and specialty foods, including a selection of chocolates, baked goods, and jams from artisanal food companies. Additionally, you can even meet with winemakers to learn all about your favorite wines! There is no other event like this, so you don’t want to miss out.
Dances in the Park, Every Monday Night Every Monday starting July 4th (all the way to August 29th), bands of every different genre will perform at Mitchell Park in the Village of Greenport. These concerts are free to attend, and start at 7:30PM. Bring your kids, a dancing partner, and comfortable shoes so you can dance the night away. July 4th Uppercut: Rock, Funk ’n Horns performs, July 11th is Swan Live: Soul, Motown, and July 18th Southbound: Keepin’ it Country will be keeping your feet busy.
Love Lane Street Fair, Saturday July 9th On July 9th from 9:00A.M. to 4:00P.M. check out Mattituck’s 39th Annual Street Fair on Love Lane & Pike Street. There will be food, the delightful crowning of Little Ms. and Mr. Mattituck, and plenty of arts and crafts. Furthermore, you can enter the Mattituck Chamber Raffle where local businesses donate some amazing prizes. Alive on 25, Four Separate Summer Nights Main Street, Riverhead is launching their first ever ALIVE ON 25 summer street festival. Starting on July 14th, and then continuing every other Thursday (July 28th, August 11th, August 25th) Main Street Riverhead will be transformed into a festival that offers everything from local craft beer and wine, live music, vendors, artists, and more. SIEBERT & RICE’S TERRACOTTA GARDEN POTS FROM ITALY ARE CULT OBJECTS ON THE EAST END AND BEYOND BY ELLA ABRAMS
nless you’re a landscape designer or an architect or a committed gardener, you may not have heard of Siebert & Rice, but chances are you’ve seen their elegant terracotta pots from Tuscany. On the East End of Long Island, one need look no further than Meadow Lane, in Southampton, where they are a standard feature of the loveliest gardens. You can also spot them at the Metropolitan Museum of Art, the New York Botanical Garden, Lomgwood Gardens, and The Cloisters. The company’s most sought-after item, the Artisan Rolled Rim pot, thirty-six inches in diameter, sells out early in the season and currently has a waiting list, making it the horticultural equivalent of a Birkin Bag. Why all the hoo ha? For starters, each pot is built freehand using the coil method and takes nearly a month to produce. They come from the Tuscan hill-town of Impruneta, just south of Florence, 42
where the local clay is a miracle of geology. Because it is unusually high in iron and calcium, it can be fired at extremely high temperatures for as long as a week without cracking. The terracotta—from the Italian, meaning baked earth—emerges from the kiln ready to withstand extreme weather. Neither snow nor ice nor rain will cause it to break. And it is this clay that the town’s diminishing population of master artisans use to build the handmade vessels and roof tiles for which Impruneta has been known since the Middle Ages. The business came about through happenstance. In the summer of 1994, Siebert and Rice found themselves sharing a villa in Tuscany. Siebert had left a job in high finance to raise children and Rice was a tax attorney. By chance, both women were casting about for a business project that wouldn’t prove all-consuming. One morning, Rice proposed a reconnaissance to the pottery

workshops of Impruneta.When Siebert, who used to collect Arts and Crafts pottery, clapped eyes on the roseate urns, amphorae, and lemon tree pots that were scattered about a potter’s studio, she saw an opportunity. “At that time, very few nurseries were importing handmade terracotta pots from Italy,” she explained from her office in Short Hills, New Jersey. “All they had were the cheap massproduced orange-y kind.” Which is to say, the kind that chip easily and must be dragged indoors as winter approaches lest they develop craze lines. In fact, even glazed terracotta is prone to cracking when exposed to freezing temperatures. But pots from Impruneta, being frost-free, needn’t be moved. Season after season, they become part of the landscape in an organic way. Rice shared Siebert’s vision, but when they tried to place an order, the artisans waved them off, back down the hill.“They were used to dealing with big garden centers in Europe,” Siebert explained, “and

they took us for American housewives.” Instead of doing the sensible thing and spending the afternoon drinking Chianti, Siebert got talking to the American Embassy in Rome.The next day the new business partners returned to Impruneta. Before the brothers could say Arrivederci, Rice told them when the truck she’d hired to collect their order was expected to arrive. Back in the States, they researched high-end garden shops and nervously awaited delivery of their goods. (“When we left Impruneta, we had no idea if we’d ever see those pots again,” recalled Siebert.) Three months later, a truck pulled up in front of her home. Rather like old-time tinkers, they loaded up Rice’s station wagon with their wares and called on such design world notables as Bunny Williams, who became one of their first clients. Just a year later, they presented their first collection at the New York Flower Show, where it took Best in Show.The award launched the company into the garden design world, attracting the attention of some of the distinguished names in the industry. Even Martha Stewart took notice. A frost-proof terracotta pot? It seemed hard to credit and yet it was true. Today the pair have just brought out the latest additions to their American Collection, three Impruneta-produced pots that were designed by the esteemed Swedish landscape architecture firm, Oehme van Sweden. Previous commissions include pots designed by Hamptons notables Jack Lenor Larsen and the late Robert Dash. They’ve also released a pot to commemorate the 125th anniversary of the New York Botanical Society. The artisans, it turned out, have long been accustomed to working from foreigners’ drawings. About fifteen years ago, Seibert had a call from the Biltmore Estate, asking if any of the studios her company dealt with could reproduce the Estate’s nineteenth-century urns. Rice promised to relay the request. A short while later she had a reply. “Not only can we reproduce them,” her contact at the M.I.T.A.L. workshop assured her, “but we have the original molds.” J U LY 4 T H 2 0 1 6

olorful flowers in a summer garden are pure delight and for many of us, an essential part of the joy of the season. Consider the rich blue hydrangeas and the multitudes of roses in shades of red, pink, orange, yellow and white that are blooming across the East End now. Adding fragrance to the garden palette deepens and enriches our appreciation of flowers. Of our five senses, smell delivers the richest and most enduring experience. The memory of a scent associated with a certain event, place or person in our lives can remain with us always. Including some fragrant blossoms in your garden or landscape brings special pleasure to summer living. Luckily, many flowers that are deliciously scented as well as colorful thrive in East End gardens. Some grow on shrubs, some are perennials that die back in winter but return to the garden year after year, and others are annuals that are with us for a single growing season and are planted anew each spring. There are many kinds of floral fragrance. Flowers can smell fruity and sweet, like orange blossoms or heliotrope (which was in times past compared to cherry pie), honey-scented, like sweet alyssum, or spicy and clove scented, like
BY ANNE HALPIN stocks or old-fashioned carnations and garden pinks. Some flowers have an aroma reminiscent of vanilla—sweet peas are a good example. Other flowers smell like violets – some tulips have this kind of scent. There is, of course, the incredible, unmistakable fragrance of damask roses. And still other flowers, many of them from tropical climates, possess a heady perfume that is strong, sweet and almost overpowering. Jasmine and gardenias fit into this category. Here on eastern Long Island these tropical beauties can’t survive the winter, but we can enjoy them for a summer season on a deck or patio. If you are here year-round, your garden can begin wafting perfume your way in spring, from shrubs and trees such as lilacs, mock orange, magnolias, some viburnums, and in the dark, chilly days of February or March, witch hazel. To perfume the air on your deck or patio to enjoy up close, some fragrant plants to grow in pots, window boxes or other containers include sweet alyssum, nicotiana, jasmine, petunias, sweet peas, heliotrope (especially antique varieties), stocks and verbena.To bring delightful scents to your summer garden, consider adding to a bed or border lavender,

peonies, bearded irises, lilies, phlox, beebalm, scented geraniums, Peruvian daffodils (a tender bulb with wonderfully fragrant white trumpets) and, of course, roses, especially heritage, or old fashioned, varieties. The rugosa rose, native to Japan, is a fixture in many summer gardens here on the East End, where they also can be found growing in supermarket parking lots and along the street near the beach. Although native to Japan, rugosa roses are remarkably well suited to our coastal climate, and their intoxicating blossoms are pure delight. All of these flowers bloom in summer here, when the hot, heavy air intensifies their scents. And many of our local nurseries and garden centers carry them. Knowledgeable staff can advise you on the best flowers to grow for your particular location and situation. And fragrance can be found in places other than the flower garden. Vines such as honeysuckle, wisteria and moonflower (a night-blooming morning glory relative) can perfume a trellised gazebo or arbor with their heavenly aromas. Wherever you grow them, these fragrant blossoms will add another dimension to your summertime surroundings, another reminder of the joys of summer on eastern Long Island.
