Welcome to the March issue of North Fork Real Estate Showcase. We hope you are enjoying our newly redesigned and expanded editorial features for 2015, which we introduced with our last issue. Our incredible team is always striving to produce a fresh, unique look for the publication. Special thanks go out to them, along with our loyal advertisers, for helping to make us the leading real estate magazine for buyers and sellers on the North Fork. In this month’s issue we spotlight two of our favorite places on the North Fork - Mattituck and Peconic Lane in the hamlet of Peconic. Both are a slice of quintessential North Fork living. Mattituck, famous for its annual Strawberry Festival held each June is also home to several vineyards, great fishing and boating and many fine restaurants and shops. Peconic Lane, with the historic Belvedere Inn at one end (where Albert Einstein stayed and wrote the famous Manhattan Project letter) and at the other end, the new Greenport Brewery on the corner of Main Road. NP: First I’d share that while a majority of my business is in the 2nd home/luxury market – I am also a successful and seasoned broker helping first time home buyers and year-round residents alike. I truly encourage any committed buyer to engage local professionals (home inspector, attorney, etc) to work with – also, that they should be preapproved by a lender so that they know parameters of what will work for their personal needs during the property

search… and the most important thing is to fall in love with a property – and not to ‘settle’ – while some will suggest that it’s easy to move [again] - for many, a home purchase (even a second home) remains a long-term investment. I’m here to help guide you.
NFRES: What do you like to do on the North Fork, after selling real estate of course?
NP: The good news is that ‘selling real estate’ is more than a career – it’s truly a lifestyle – and I have the good fortune to live and work in one of the most spectacular places…so – when I’m not working – well, I’m still working! But enjoying myself in a different way. Building relationships and exchanging information… and even selling a property can occur while I’m out sailing the Peconic Bay on our boat “Jaunty” or walking the shores with my Golden Retriever, DeWitt.
NFRES: What is the most challenging aspect of being a real estate broker?
NP: Keeping up with technology is always a challenge. And while not quite a dinosaur, I’m not a ‘techy’ person - I’m ‘creative’. I find that things today move at lightning speed and there are so many NEW developments each week on the internet and in the App world – that it’s difficult to navigate sometimes – I’m able to engage these changes for the benefit of my clientele as a result of the exceptional ‘support’ team that my colleagues and I share at Town & Country.

While the East End was buried in nearly 3’ of snow the smartest agents in real estate across the Hamptons, North Fork and Shelter Island gathered to brainstorm about our industry, the current state of the market and Town & Country’s position as the largest independently owned brokerage and growing. attituck, most likely named after the Native American word for “Great Creek,” was established in 1678. Mattituck Creek stretches along two miles from its entrance at Mattituck Inlet on Long Island Sound to Rte. 48. Mattituck is also home to several of the nearly 50 vineyards on the North Fork. Most notably, Mattituck is famous for its “Strawberry Festival” held each year on Father’s Day weekend in June. Mattituck is a great fishing town. In the late nineteenth century, Mattituck Creek was known for its superb oysters served in New York City restaurants. But in the 1980s and ’90s, Mattituck Creek was often closed to baymen due to pollution. In 2000, thanks to Trustee Jim King who worked with the town to put in a drainage system and improve water quality, the DEC reopened it and since 2014 commercial and recreational fishermen can now legally harvest shellfish from Mattituck Creek. Marratooka Pond is an excellent fishing spot for largemouth bass, bluegill, and yellow and white perch. Mattituck is also known for its beautiful beaches. The Mattituck Park District for residents of Mattituck and Laurel features Breakwater Beach on Long Island Sound. It has beach volleyball courts and fishing off the jetty.You can also enjoy watching the boats come out of Mattituck Inlet. Veterans Memorial Park on the sandy Peconic Bay features a shaded picnic area with BBQ grills, shuffleboard, and a Community Room. In the heart of wine country, Mattituck has several wonderful vineyards. Among them are Macari Vineyards on Bergen Avenue, Lieb Cellars (The Tasting Group) on Cox Neck Road, and Shinn Estate Vineyards on Oregon Road. Each features live music and entertainment, wine tastings, and other interesting events. Bountiful farms also surround Mattituck. Harbes Family Farm with its three fabulous farms on the North Fork includes The Family Farm & Vineyard on Sound Avenue in Mattituck. Featuring fresh corn, tomatoes, and pumpkins in season at their farmstand, you can also enjoy live music and wine tasting at the Wine Barn. There are also plenty 24

of fun activities for the kids, including Barnyard Adventure presenting farm animals, a pig race, a musical hayride, and the adorable Bunnyville! They purchased the original potato packing barn built in the 1930’s and in 2006 rebuilt it on the same footprint. This “rustic chic” Bed & Breakfast is a great getaway.
