• THE TIME OF DAY YOU WATER MATTERS. Early morning (midnight to 9 a.m.) or late at night (8 p.m. to midnight) will keep more water on your landscape, rather than evaporating in the heat and wind.

• YOUR IRRIGATION ZONES MATTER. Two 5-minute cycles are allowed per irrigation zone. Meaning, each section of your groundcover, shrubs or other landscaped areas can be watered a maximum of twice a day, no more than 5 minutes each time. If you need to hand-water brown spots, use a hose with an automatic shutoff nozzle. This smart practice is more efficient than increasing running sprinklers.

• Landscape irrigation zones that use drip irrigation or high efficiency sprinkler nozzles with low precipitation rates (equal to or less than 1 inch per hour).

A mid a pandemic and a po tential recession, Amer icans went on a near-re cord homebuying spree over the last couple of years. Many were first-time homebuyers and, ac cording to Realtor.com, more buyers searched for homes out of state in 2021 than the previous year. If you’re a first-time homebuy er or buying a home in a new city, you know what an exciting and overwhelming experience it can be. Knowing which home maintenance projects are the most important can make things a lot easier. “When making a house a home, many homeowners often focus on the interior. However, the exterior of the home is equally important,” says Bri an Feldman, senior director of tech nical operations at TruGreen. “A green lawn is often the first place you will see as you make your way to the front door, and to keep your outdoor living space looking its best, you’ll need to know key season al maintenance practices to achieve a lush, healthy lawn.” Whether you’re a first-time home owner who may not have had a yard before or are moving to a new home in a different climate, it can be tough to know how to care for your lawn.

As a rule of thumb, it’s time to give your lawn a drink when it starts to take on a dull hue. Most lawns need an inch of water per week. To achieve optimal results, you’ll want to per form long, infrequent watering one or two times per week. Remember to always be respectful of water restric tions if they are present in your com munity.Whether your new house will be your home for the next few years or your forever home, living happily ever after is far more possible when you consider hiring a professional to help. If you have questions about lawn care or could use an extra set of hands to achieve the results you’re looking for, consult a lawn care pro fessional. Insect Control

TruGreen, the nation’s leading lawn care provider, highlights six mainte nance tasks homeowners can follow to help learn the basics of lawn care and start creating a healthy outdoor living space.

To ensure a healthy, thicker lawn, you’ll need to aerate your lawn. And if you have a cool season grass, we recommend you overseed at the same time. While this is an often-over looked step in lawn care, it can help prevent weeds during the warmer months. In many areas of the country, homeowners should aerate and over seed in late summer heading into the fall (August through October) to reap the rewards the following spring.

Many common lawn-damaging in sects can rapidly overtake your grass and other plants, so it’s best to be vig ilant when examining your outdoor can save you significant time and money in the long run.

Unlike electricity, propane is stored in a large tank either above or below ground on the property. A 500-gallon tank can hold enough propane to meet the annual energy needs of an average single-fam ily home — enough to power major systems in a home.Propane pairs well with other energy sources, including grid electricity and on-site solar, which makes it a viable option for dual-energy homes.

Keep Universal Design Principles in Mind

Many homebuyers want to ensure their space is accessible to family members and guests both now and for decades to come. As the housing market slows and mortgage rates rise, buyers may look to incorporate features that allow them to age in place. Because the features of many dream homes require a wid er footprint, you may need to build outside of city limits, which can make natural gas more difficult to access.

With today’s electric grid, more than two-thirds of the energy is wasted; it never reaches homes.

Identify the Perfect Location

Consider propane instead, which can do every thing natural gas can and go where natural gas can not or where it is cost prohibitive to run a natural gas line. Propane also reduces dependence on the electrical grid, and a propane standby generator can safeguard your family if there is a power out age.“As a real estate agent and builder, I have the pleasure of helping families select their dream homes,” said Matt Blashaw, residential contrac tor, licensed real estate agent and host of HGTV’s “Build it Forward.” “The homes we design and build are frequently in propane country, or off the natural gas grid. Propane makes it possible to build an affordable and comfortable, high-performing indoor living spaces and dynamic outdoor enter taining areas.”

Consider Alternative Energy Sources

F or most homebuyers, their dream homes are not something they’re likely to find al ready on the market. With a unique vision of your dream home’s look, location and features, building a custom home is generally the easiest way to make that dream a reality.

You’ll need to start by determining how much you can spend on your house. The average cost of building a home in California is between $194,500 to $580,500, according to HomeAdvisor. While building your budget, consider what items and fea tures are “must-haves” and things that should only be included if your budget allows.

Inside, wider hallways and doorways, strategic lighting and appliances in stalled at lower heights are mainstays of universal design. Counters of varying heights, drop-down cabinet racks and roll-under sinks in kitchens and zero-entry showers, slip-resistant flooring and grab bars in bathrooms offer enhanced accessibility.

To keep things moving as smoothly as possible amid what can be a complicated process, consider these tips as you embark on the journey.

Propane-powered clothes dryers generate up to 42% fewer greenhouse gas emissions com pared to electric dryers. They also dry clothes faster, which can reduce energy use and cost. Range With up to 15% fewer greenhouse gas emissions compared to electric ranges, pro pane-powered ranges also allow for greater control of heat levels. Plus, their instant flame turnoff capabilities help them cool faster.

When a homeowner purchases a standby genera tor, a licensed electrician installs the unit outside the home and wires it to the home’s circuit breaker. When a power outage occurs, the generator auto matically senses the disruption of service and starts the generator’s engine, which then delivers power to the home. From the warm, comfortable heat of a propane furnace to the peace of mind offered by a propane standby generator, many homeowners trust propane to provide a safe, efficient, wholehome energy solution.

Start by researching reputable builders, paying special attention to the types of homes they build to find a style that matches what you’re looking for as well as price ranges for past homes they’ve built. Consider how long the builders have been in busi ness and if they’re licensed and insured. Depending on your builder’s capabilities, you may also need to hire an architect or designer. 1. Start by looking down As you age, it’s harder to recover from sprains and broken bones, so it’s important to reduce tripping hazards to prevent falls in the first place. Re move these potential dangers:

• Using a shower or tub seat and handheld nozzle for bathing

• Throw rugs • Cords - move them behind furni ture or tape to the floor

5. Light it up Using nightlights throughout the home can help with nighttime trips to the bathroom or moving around during early morning hours when it’s still dark. Light switches that are both easy to access and that light up can also help seniors find their way around more easily, any time of night or day. With some thought and a little planning ahead, you can make it eas ier for yourself or your loved one to remain at home safely, for many years to come. (BPT)

If you or a loved one want to stay at home as you get older, it’s crucial to make the home environment as safe as possible. Even if you’re current ly active and healthy, as you age you may experience decreasing strength, balance and vision that might make your home more difficult to navigate safely.Because these issues can develop gradually, you may not be aware of your limitations until you have an ac cident or injury — so it’s best to make your home safer now.

Mulch root crops for an extended harvest in cold winter areas. If your ground freezes hard, you’ll need to insulate the soil around your veggies’ roots so they don’t freeze. Put a 1012-inch layer of mulch over the rows, extending out 18 inches on each side. This will keep the soil around the roots at an even 35- 40 degrees — the ideal storage temperature. Once the mulch is down, you can go out any time, move it aside and dig up some fresh roots. You can even dig carrots, leeks, beets, and parsnips out from under two feet of snow! Vegetables stored in the ground won’t keep well once you dig them, so plan to use within a few days. 5 Factors to Consider When Buying a Fridge

But knowing your exact needs will simplify the process and help you feel confident in your pur chase.“Arefrigerator can do a lot more for you than hold your food and keep it cold. Some of today’s models have features that can truly elevate your kitchen experience,” says Peter Weed fald, senior vice president of sales and marketing at Sharp Home Electron ics Company of America. “Knowing your needs and wants can help you be a savvy shopper.” To find the right fridge for your home, consider these five factors: Measurements Measure the space where you’ll be placing the fridge. Finish Consider giving your kitchen a cohesive look by matching the fin ish of your new refrigerator to your other current appliances. Stainless steel is particularly sleek and easy to clean. With a quick wipe-down, your fridge can look brand new. Ultimate ly, opt for a finish that you love and that ties your kitchen together. On the opposite end of the spec trum, individuals may not realize that failing to drive their vehicles regularly also can affect performance. Here’s a closer look at what can happen when vehicles sit idle for lengthy periods of time.

When vehicles are left to sit, cor rosion could build up on the rotors and the brake pads may become less flexible. Moisture also may seep into brake lines, causing issues with pressurization of brake fluid. Each of these factors adds up to brakes that do not work properly — which is a big safety hazard.

Back in 1970 the movie “Love Sto ry” popularized the idea that “love means never having to say you’re sorry!” I’m quite sure love means much, much more than that, but you get the picture. Truth doesn’t matter as long as you can trivialize it while creating emo tional ownership through sentimentality. Give it a good label and you can lead the masses around by the nose. But today one might easily say “free dom means never having to deal with consequences.” That’s right. We’ve evolved as a society to the place where you can do what you want to do and never be asked to clean up your own mess or bear the weight of any undesirable consequences of your actions. If actions have no consequences, we’re on the doorstep of anarchy. If moral standards are up to each individual then all views and behaviors can be justi fied. And if we stand by and watch as the very fabric of our civilization unravels before our eyes, someday our children will rise up and ask, “Dad, Mom, where were you when tyranny and anarchy dressed up as individu al license took away the guardrails of our democracy?”

I hope we come up with a better answer than we are able to give right now.

OK, now I’ll take my tongue from being firmly planted in my cheek and state the obvious. We’re watching government eliminate what has always been foundational for civil society. By that I mean the natural consequences that arise from our decisions and actions. I remember when you didn’t do the crime if you couldn’t do the time. When borrowing money meant working hard to pay it back. And when sexual intimacy, understood as the first step in reproducing human life, was practiced within relationships that would love and care for a child if conception occurred.

In keeping with a long time practice of mine, I’m going to be the “Bad Guy” and state what should be obvious but obviously isn’t to many people.

And I know those differences are deep and meaning ful to us, which makes collaboration and even civil discussion hard. But at some point, we have to agree that the erosion of historical values and morals and civility has to stop. Why? Simply because we are killing ourselves. We’re poisoning the very soil that supports us, that gives nobility to our existence, and makes life elegant, meaningful and honorable.

First, there is California Proposition 47, which reclassified some felonies down to misdemeanors. This was done in order to make law enforcement and criminal consequences much more fair and nicer for those mired in the swamp of criminal life. In some cases this means that those who steal money or mer chandise valued at less than $900 will not be arrested, but rather given a citation. And, as records indicate, many of these criminals choose not to pay their tick ets, or show up in court, and thereby they escape any penalty for their crimes. But I am sure they do enjoy their newfound freedom to pursue thievery without consequence.Second, ofcourse, is the idea that true sexual free dom must, of necessity, mean that the government will make sure we can escape the natural consequences of our decision to engage in sexual activity. By removing the horror of having to deal with the consequences of our actions, we feel much freer to continue seeing sex ual activity as a team sport where the unfettered moral conscience can be satisfied without consequence. After all, abortion is nothing if not a monumental improve ment in the area of personal liberty. And, we can even applaud it if we keep telling ourselves that ending a human life is really “health care.” In this case, the death of consequences only means the death of a child. Oh well. And by the way, in November we can embed this freedom in our state Constitution by approving an amendment that allows for abortion on demand without restriction. If you don’t want your baby, the government will help you get rid of it, one body piece at a Mytime.last example is the very recent decision by Presi dent Joe Biden to “forgive” trillions of dollars of college debt. Again, what a wonderful expression of freedom from consequence! I can only hope he decides to forgive my mortgage as well, and any car loans, or credit card balances I may have hanging over my head.
