Steady as she goes New home starts By Tan i s R ei d
C
anada Mortgage and Housing Corporation (CMHC) predicts strong growth in both sales volumes and prices in the resale market, balancing out a continued slow-down in total new home starts for the coming year, according to Ekaterina Kortava, Market Analyst for CMHC. “With home construction, we project that total housing starts will be driven by multi-family starts in the coming year,” says Kortava. “This is something new. You will notice that in 2013 total starts was driven by single starts, but in 2014 multi-family starts, for the first time, will outpace the single starts.” This past quarter (July, August, September) saw a 10 per cent increase year-over-year for single-detached homes in Central Alberta starts with 304 projects, whereas there was a four per cent drop in multi-family starts with a total of 150. The major contributing factor for this change of pace is the declining vacancy rate in Red Deer. “Red Deer has a favourable
job market which has drawn many new residents to this area and this creates a rise in demand for rental properties and declining vacancy rates,” says Kortava. Builders have been responding to this demand by obtaining multiple building permits for rental projects. Looking at yearto-date starts, almost half of multi-family starts have been rental. There are also several multimillion dollar infrastructure projects underway in the area, such as waste water treatment plant expansion and hospital parking facilities, that will drive future job growth and continue attracting new residents to the area. The unemployment rate in Red Deer is sitting around five per cent, well below the national average of 6.2 per cent. “We project that as long as these rates are below national average and there are good job opportunities in the market, net migration will be maintained and this will help to sustain strong housing demand in the area.” In terms of new home construction, it is predicted that there will be a gradual
“The price gap between the new single detached homes and the resale single detached homes is rising all the time.” decline in total starts, however, there will be a temporary growth in multi-family starts due to rental projects coming up in 2014 and 2015. CMHC forecasts there will be 840 starts by the end of this year and another 840 when you look at 2015, but then only 830 in 2016. “The price gap between the new single detached homes and the resale single detached homes is rising all the time. That is also driving some of the demand for the new home market into resale and this is one of the reasons why we are projecting growth in sales,” says Kortava. “While total starts will gradually decline, resales will increase. We project 5,400 sales this year, 5,510 for next year and 5,590 for 2016.”

Central Alberta home builders proud of award-winning accomplishments

P
assion, dedication, hard work, talent, customer service; these are all traits that seem to be a common thread amongst the home builders in Central Alberta. Oh, and awards. The Canadian Home Builders Association – Alberta chapter, held their annual gala at Jasper Park Lodge in September, and Central Alberta builders left a lasting impression. Sitting in the audience at the gala, Denie Olmstead, executive officer of CHBA – Central Alberta felt an immense sense of pride for the accomplishments of the members. “I am proud of our members for their wins at the provincial level,” says Olmstead. “ It shows our local builders’ commitment to producing the Sorento Custom Homes best quality homes possible year-after-year for Central Alberta homeowners and their families.” The Awards of Excellence in Housing mean a great deal to those nominated, the finalists, and, of course, the winners. 2014 marked a record number of entries at 417, with 69 finalists in 23 individual categories. The competition is in its 30th year and is a benchmark in success and excellence for the winners. Along with the Awards of Excellence, the Build 2014 Gala saw three Builder of the Year awards presented and a new program, Homebuyers’ Choice Awards sponsored by the Professional Home Builders Institute, which allows the customers to have their vote. Amongst the 45 companies in the finals, several Central Alberta Home Builders had the honour of standing in the winner’s circle.
True-Line Homes Award of Merit Winning an Award of Merit for the Young Residence, True-Line Homes’ Kevin Wilkie was thrilled to just be nominated. “To even be nominated, especially in Alberta where the caliber of builders is so high,” comments Wilkie. “It means that hard work shows for something, and that means a lot.” True-Line moves into their 25th year in 2015 and this is a fantastic way to kick off the celebrations, “it’s been a great year; winning Builder of the Year, Renovator of the Year and now this; we are looking forward to the years ahead.” 10

I
f you haven’t been to the east side of Red Deer lately, it’s worth the drive to see the exciting changes. From 19 Street in the south past 67 Street in the north, the entire east side of the city is teeming with builders and crews creating new residential developments. The demand for housing is driven by strong job prospects in the region. In 2013, Red Deer’s net migration hit at a record high and the unemployment rate was well below the national average. With people moving here and needing accommodations, housing starts have been strong. “In the Red Deer market, multi-family housing is growing especially fast,” says Ekaterina Kortava, market analyst for Canada Mortgage and Housing Corporation (CMHC). “There is a need for this type of housing, particularly in rentals, as vacancy rates have been declining. Builders have responded promptly and, so far in 2014, almost half of Red Deer’s multifamily starts have been rental units.” When comparing CMHC’s Red Deer numbers from January to September in 2013 and 2014, single family housing starts have decreased slightly, from 294 to 280. However, the multi-family group has increased dramatically, from 272 starts in 2013 to 400 in 2014. On the commercial side of growth, there is also strong activity, as Red Deer has more small and medium sized businesses per capita than any city in Canada. “We’ve been developing new areas, such as Queens Business Park, for businesses that need three to five acres of land,” says John Sennema, Land & Economic Development 14

manager with The City of Red Deer. “The growth in businesses has impacted all areas of the job market, from construction trades to professional services to retail —there’s a huge demand to fill jobs.” The projections remain strong for both commercial and residential growth. “We’re doing so many interesting things to facilitate and encourage growth in Red Deer,” says Sennema. “We’re introducing new housing types and lot styles to provide a more diverse and affordable housing stock for Red Deerians.

Town of Sylvan Lake In 2013, the Town of Sylvan Lake had 13,015 people. In 2014, the population forecast is estimated to be over 14,000. Sylvan Lake is growing. Fast. To help accommodate growth and encourage business development, the Town is planning an annexation – requested for later in 2015. “We’re hoping to annex 1,600 acres, which should accommodate our growth for the next 25 years,” says Vicki Kurz, economic development officer. “There would be new land on the east side, which would be mostly commercial and industrial,
and the west side would be a mixture of commercial and residential.” Residential growth has primarily occurred in the south, which is part of the Town’s overall Municipal Development Plan. “Sylvan Lake is a dynamic town that’s experiencing tremendous growth,” says Ken Kalirai, director of planning & development. “As it expands, we’re proud to include sustainable elements in our planning to help keep the lake pristine and to develop a trail system for all residents to enjoy.” For more information on Sylvan Lake visit www.sylvanlake.ca.

City of Lacombe Lacombe is a unique community: it has a long-standing history, combined with the modern vibrancy of the booming Central Alberta region. Lacombe’s 2014 census recorded a population of 12,728, and the city expects to see a consistent growth of three per year in the coming years. “This year there was less residential development because fewer lots were available, “says Lyla Peter, manager of planning and development, “Next year we anticipate tremendous growth, with approximately 275 single family lots becoming available along with

Abbey Master Builder Shabby-chic styling blends form and function by Tan i s R ei d
F
rom the moment you enter Abbey Master Builder’s “Lansdowne” show home at 9 Caribou Crescent in Clearmont, the “shabby-chic” look is warm and inviting. Large chandeliers are used to not only light the foyer, but to give it that extra wow factor when you come in. Throughout the show home, elements such as crystal pulls and crystals in chandeliers are displayed to add a little shine and glitz to the house. “We have the bling because we are trying to showcase something different with the ‘shabby-chic’ look,” says Alicia Demchuk, Marketing and Design Manager with Abbey Master Builder. “This brings the upper level look while keeping it casual at the same time.”

The kitchen ties into this look with a granite island and quartz countertops. It comes fully stocked with four stainless steel appliances, including refrigerator, stove, dishwasher and hood fan. This beautiful room has also got maple cabinets with finished toe kicks and crystal pulls and crown mouldings topping the cabinets. The kitchen island comes with and extended eating bar and an apron sink. Next door, the dining room table has been set for eight and there is still plenty of room, making this the perfect space for entertaining. It also backs onto the 10 by 14-foot pressure-treated wood back deck, complete with gas line to hook up to a barbecue. This deck overlooks the school and park behind the house.
The living room there is dominated by a custom stone fireplace with gas insert. The designers have really played with textures above the fireplace while the mantle and the front have a smooth finish. The custom wallpaper has a bit of glimmer to it, adding to the “chic” look. The draperies are also custom and come with the home. “All the rooms that have draperies, they come with the home,” says Demchuk. “That’s an added touch that we do.” The Landsdowne is a 1,688-square-foot, three bedroom modified bi-level. The two bedrooms on the main level are separated by a full bathroom which has the granite countertop to match the kitchen. Upstairs, the large master bedroom houses a queen size bed, but there is definitely room for
a king. There is also still room for a large dresser and other bedroom furniture pieces. The closet has built-in drawers and cubbies used for extra storage. Each of the closets in the home has a customizable closet organizer in it and is tailored just a little bit differently. The ones in the front entry are more elaborate — with lockers in them — and in the master bedroom there’s more organization, which everyone can appreciate. The three-piece ensuite has a nice long vanity equipped with extra space in the form of drawers and the same maple cabinets as the kitchen. This home is close to Clearview Market which has restaurants, pubs, gas stations, a grocery store, drug store amongst other smaller businesses. It is also close to the River Bend golf course and Parkland Mall, bus stops and many other amenities. “Our target audience ranges from single people to families,” says Demchuk. “You’ve got a lot of close amenities so it appeals to the masses.” The Landsdowne starts at $520,000.

Dwayne Eagleson Operations Manager, Mason Martin Homes
D
wayne Eagleson likes to spend as much time as he can astride his beloved Aprilia RSV4. By day, however, he sheds his motorcycle leathers to become Operations Manager for Mason Martin Homes, a company he began with six years ago as an estimator. “I oversee all aspects of the build process; from sales through construction to post-delivery service. I also work with the controller on accounts payable, construction fi nancing and payroll.” He’s also a volunteer on the CHBA – Central Alberta board of directors, serving as 2nd Vice-President. It’s a long way from the little town of Port Elgin, Ontario, on the shore of Lake Huron, where he grew up with his younger sister. “My mother is a book keeper for Miller’s Home Building Center in Sauble Beach and my father was an industrial and controls electrician at the Bruce Nuclear Power Plant.” Dwayne stayed in Ontario for school, studying Mechanical Engineering at McMaster University for two years before switching to Architectural Technology at Mohawk College. After coming out west, he put his diploma to good use. “I was an Architectural Technologist doing drafting and design at Bearden Engineering here in Red Deer.” An avid outdoorsman, in addition to riding his motorcycle, he’s into snowboarding, wakeboarding, hiking, and mountain biking.

In quieter indoor moments, he enjoys playing a game of pool or darts and, he says, “I do a fair bit of reading. My favourite book would have to be Hunt For Red October. Best movie I’ve seen lately? The Art of the Steal.” His taste in music ranges from “’80s hair rock, classical, The Hip, Sublime, pretty much everything but country music.” He also loves living in Central Alberta. “I live in Blackfalds and I like that it’s a quiet, neighbourly community close to the mountains. Working-wise, Red Deer is a city with tremendous growth potential yet is balanced with lots of green spaces.” As much as he appreciates the region’s growth potential, however, he also recognizes some of the challenges which lay ahead, such as “fi nding skilled trades people to keep up with increasing housing demand.” His advice to would-be home buyers? “Take some time up front to nail down your needs versus wants and to make sure you do your research to fi nd a reputable builder.”
