CHANGE IS COMING

I’m not talking just about the season, either. Sure, it’s a little alarming to see yellow leaves in the trees along the Bow River Valley already. Although, after one of the best summer’s we’ve enjoyed in recent memory, a little coolness in the air suits me just fine. The other change I’m talking about is occurring in the Calgary housing market. Looks like the worst of the last recession is behind us, and home starts are gearing up again. The Canada Mortgage Housing Corp. (CMHC) reports that the seven-month period from January to July this year saw 6,671 homes begin construction, that’s quite the improvement from the 4,951 starts in same period last year. “After a slow start, the trend in new home construction this year has increased, moving closer in line with historical averages. Multiple starts in particular have been strong in recent months, including July, despite inventories sitting at near record highs,” the CMHC says in its July 2017 report. But this also comes with a warning: “If the current pace of production does not ease, there is the possibility that inventories will stay elevated for an extended period of time,” the agency adds. Prices though may yet edge higher. Developers we talked to have said that their trades are already telling them that they cannot expect building costs to remain the same from last year, indicating that the added cost will likely find their way into home prices. Like the old saying goes: “God doesn’t give with both his hands.” So, for those that can afford to get into a new home now, this might be the time to take the plunge. Count yourself lucky if you are looking for a new condo or townhome. For one, Gatestone has just been launched. The newest townhome development in Quarry Park by Remington Developments is being launched at a time when demand for this type of housing in this inner-city community is at an all-time high. NO-CONDO-FEE C ondo fees can sometimes be the only deterrent in the purchase of a unit in a multi-family project. So, StreetSide Developments’ solution — take away condo fees altogether. At The Townes of Redstone, by StreetSide Developments, there are no condo fees. Zero. Zilch. None. you’ve built as many condos as they have, you get a pretty good feel for what people like. Take the Opal floor plan, for example. The base model checks in at a very comfortable 1,439 square-feet, with two bedrooms and two-and-a-half baths. However, there’s a second floor option to add a den, plus a couple of different basement upgrade options which would add another 727 square-feet, increasing developed space by a full 33 per cent. So what looks like one floor plan is really four separate options. There’s also an Opal+ option, adding a third bedroom and a few more square feet (1,454) and several other potential interior layouts to the Opal family. The Opal boasts a large open concept main floor, with a generously-sized kitchen and dining room area, making it possible to mix and mingle with your guests, all the while cooking up a storm in your fantastic new L-shaped kitchen. The second floor is designed with comfort and privacy in mind, with bedrooms at either end (a common feature in floor plans), and a flex space in the middle. Buyers will especially appreciate the two full bathrooms, linen closet, and second floor laundry. The Opal+ is similar in design, with the additional bedroom in place of the flex space on the second floor. It’s a design that’s as functional as it is fabulous. Prices for the base Opal start at $342,000 plus GST, while the Opal+ is only slightly higher at $363,000. Another model, The Copper, is similarly sized at 1,438 squarefeet and also offers the flexibility of additional basement development. The open concept theme is carried into this floor plan too, with the kitchen situated in the middle section of the main floor — the heart of the home if you will — with a galley style layout allowing for easy movement and, of course, allowing you, the chef, to be a full participant in all the gatherings you have in your new home. The Copper has two-bedrooms on the second floor separated by flex room, allowing owners to enjoy their space and privacy. The base model Copper is priced at $342,000, while the upgraded Copper+ has a price point of $361,000. The third model, the Jasper, measures in at 1,460 square-feet and is a three-bedroom plan priced from $366,000. “The Copper+ and the Jasper are presently sold out,” says Patel, “but will be available again in the next phase.”

“I

t’s not the destination, it’s the journey,” as the old saying goes. But as far as retirement living in Calgary goes, that destination is The Journey Club. The Journey Club is part of Jayman BUILT’s revolutionary new multi-family development of Westman Village in the popular southeast lake community of Mahogany. Westman Village’s community-within-a-community vision blends social, recreational, commercial and entertainment components within the 800-plus residential units that compose this modern village. For Wallace Chow, this multi-generational approach in building Westman Village plays a big part in the success of The Journey Club. “Having a senior facility be part of such an active, thriving social community will benefit our residents immensely. Being around such youthful energy can only be positive for them.” Chow is the Vice-President, Development, Multi-Family at Jayman BUILT and he had been one of the earliest supporters to adding The Journey Club and all it represents to Westman Village.

“My personal experience in finding an assisted living facility for my aging parents opened my eyes to the serious lack of facilities that can offer a complete social, and cultural component to this way of life,” he tells Condo Living. “A lot of the ones I saw felt like they were isolated from the community, and that the elderly residents only had each other for company,” Chow says. “In The Journey Club, residents will have the opportunity to be part of the fabric of the entire community. They’ll have access to the state-of-the-art, 35,000-square-foot Village Centre Club that will be right at their doorstep, the four-season lakeside living that Mahogany is famous for and the other wonderful amenities that can be found in Westman Village itself provides further incentive for grandkids to visit,” he adds. “The 24-hour care that they have access to in The Journey Club makes this the best scenario. Homes at The Journey Club start from $330,000 to $740,000, including GST. Aside from ownership, the number of options they offer for residents to live here are equally as innovative as the design. “The Journey Club offers life lease and rental options in Journey Club Senior Living where we offer Assisted Living, Independent Living and Memory Care options,” Zeimann says. “A life lease allows the resident to contribute a sum of money up to the market value of the home and reduce their monthly rent payments by 3.75 per cent a year.” Construction for Westman Village is going full speed, and first possessions for the first

Victory & Venture in Bridgeland plants the seeds of community

he idea of community had always fascinated Bryan Helfenbaum. In fact, he was developing a cohousing project with other like-minded individuals where they can explore all the possibilities of living in a shared residential complex. When the buoyant Calgary economy of 2013/2014 drove construction costs above budget , those plans were dashed. But a new opportunity opened when the Victory & Venture condominium was launched. “Its location in Bridgeland was perfect, it was just about a block over from where we had intended to build our cohousing project,” Helfenbaum tells Condo Living. “So, 12 of my colleagues from that original cohousing idea all bought units here, and we even bought an extra two-bedroom unit that serves as a shared space where we can hold gatherings and put up visitors.” Victory & Venture’s developer, The Providence Group and its president Gary Beyer, were very supportive of the idea, he says. “Gary even worked with us in re-designing that shared unit to make it more functional for our purposes,” Helfenbaum adds. The experiment has worked wonderfully, not only for members of Helfenbaum’s group but for the other residents of this four-storey low rise on the corner of Edmonton Trail and 4th Avenue N.E. “Having two rooftop gardens provide everyone here the environment to create n even stronger community,” he adds. “The last apartment I lived in, I hardly knew any of the neighbours. Exactly the opposite of what we have here,” Helfenbaum continues. “The Canada Day party we had on the rooftop patio was awesome, multiple groups shared the space to barbeque, socialize, and watch the fireworks.” His situation is even more remarkable, as he chose to raise his family in Victory & Venture. A family with two young boys living in an apartment-style condo is not something you hear frequently, but Helfenbaum says their three-bedroom suite answers all their needs. “There’s actually another family living here with kids the same age as mine,” he says. “In our case, we have multi-functional furniture, including a Murphy bunkbed that helps save space. Our boys have made friends with the other kids living here, and they go to Langevin School that’s just nearby, so it’s really the best environment for them,” he says. “I wish I lived in a place like this when I was a kid.”

RADIUS OF HAPPINESS Bridgeland’s foodie haven is part of attraction for Radius buyer BY DARLENE CASTEN

F

ood, friends, space for family — for one first-time homebuyer Radius, a seven-story Bridgeland apartment-style condominium with unobstructed downtown views was ‘the one.’ Thompson Nguyen said Bridgeland has always been one of his favourite spots. “The Bridgeland community is awesome,” Nguyen says. “I’m kind of a foodie and there are tons of awesome restaurants here.” He says sushi bar Zipang, ramen spot Shiki Menya and Burger 320 keep him coming back to the downtown fringe community. When Nguyen started looking for a condo last fall, Bridgeland was on the list of places he’d like to live, but he still checked out other inner city and up-and-coming northwest neighbourhoods. It was Radius, a 201-unit Bucci development perched on 9th Street overlooking Murdoch Park that made the decision easy. He says the modern esthetic of the building, aimed at professionals who enjoy a pedestrian lifestyle was exactly what he was looking for. Nguyen says he wanted to be closer to his downtown job, but in a quiet neighbourhood with great bike and walking paths. He likes the walkability Radius offers to get to the restaurants he loves in Bridgeland and the easy access to the river for running. He says Bridgeland also provides great access to other inner city neighbourhoods.

“When I move in, I’m going to buy a bike to get to Kensington and Inglewood,” he says, adding the bike paths in the area can also get him downtown, to the East Village and Chinatown. The building has a bike repair shop, and he’ll be able to store his bike nearby. When biking is not an option, the Bridgeland Memorial C-Train station is less than five minutes away. He will also be able to keep his vehicle underground and looking sharp when he needs it. “I like to keep a clean car and they have a free car wash so I’ll probably be washing it a lot,” he says. When he does need to drive, on nights when he is playing hockey or visiting his parents in Chestermere, he says it usually an easy 20 to 30 minute drive anywhere. “It’s nice to have access to all the main arteries,” he says. “You can get where you need really easily.” It is no coincidence that Radius is in a great location. Scouting out the spots with the best restaurants, recreation, schools, parks and pathways is what Bucci does before purchasing land. The location of Radius was particularly appealing, as it offered great walkability and access to amenities while perched parkside in a quiet area with panoramic city views, a rare combination for a multifamily site. Bucci was also able to secure the land at a very fair price, says Mike Bucci, Vice President of Bucci Developments, in a neighborhood that still has room to appreciate. This combination of timing and location offers a near perfect storm for urban homeowners when it comes to investing in a new home. Nguyen says he is looking forward to a maintenance free lifestyle in a condo that still has enough room for friends and family.

Buying with Bucci was a positive experience, he said. “There was a lot of support,” he says. “Everyone was very knowledgeable and patient and easy to talk to.” After Nguyen bought, a friend was inspired to check out Radius and bought two floors above him. Bucci sales and marketing manager Chelsey Marshall says many of Bucci’s buyers are repeat customers or referrals. “Sixty per cent of pre-sales at launch came from past purchasers or past purchaser referrals,” she says. Originally from Winnipeg, the Youngs Smith in Calgary’s Beltline neighbourhood did had been living for the last seven years in Kelowna, B.C., and they they finally find one that matched the lifestyle were eager to try out urban living on their own. “We built our home in Kelowna so there would be enough space they wanted. That’s just what they found in Smith, the just-completed 18-storey condominium tower by Grosvenor Americas (Grosvenor) in Calgary’s Beltline inner-city community. “We went to at least 30 condo properties in Calgary, but we never could seem to find all that we wanted in one place,” Bruce says. “Then we saw Smith, and it was like an epiphany.” Donna

“WE’RE LOVING THE URBAN LIFESTYLE.” But the Youngs have a very particular idea of the lifestyle they want to lead and the home they want to live it in. Smith had an answer for all of their needs, from location, to storage, to the floorplan; the Youngs knew almost instantly that this was what they were looking for. Both are active empty nesters who enjoy biking, skiing, and going out on the town, as well as out of town. It was a bonus that they were able to purchase a larger storage room at Smith. “That was never an option in some of the properties we visited,” Donna says. Donna says they divested themselves of most of the lifetime of stuff they’ve accumulated to prepare for the move to Smith. “The hardest thing to get rid off was all the art pieces I had collected, there’s not much wall space to hang them in the condo. I still have a few now, but the views I enjoy from

the big windows we have makes it a fair trade off,” Donna says. “I like the idea of having little stuff now,” Bruce says. “It’s very liberating. In fact, because we can walk to everything now, we’re down to one car, which is a really good thing.” Smith is just off 17th Avenue and all the excitement it holds. There are plenty of restaurants around, and Bruce and Donna have quickly found favourites. “The Nash is our absolute favourite, then there’s Anju and the Trolley and there’s a lot more that we can’t wait to try.” They found the proximity to the C-Train station quite refreshing. “We were able to just hop on the train and go to a Stampeders game at McMahon. That was quite an experience for us,” Donna says. Bruce adds that they can’t wait for hockey season to start and they can find out what the Red Mile is all about. “We just fell in love with this area of the city, we feel like we’re in the centre of everything,” Bruce says. “And we’re still near enough to the highways to make a quick getaway to Banff or Canmore and the mountains.” Their 1,000-plus square-foot two-bedroom suite is efficiently stylish with a contemporary touch. It has an open-concept design with nine-foot ceilings that

make it seem larger. A long kitchen counter/bar with quartz countertop is a focal point for entertaining that the Youngs love to do. “We love to entertain and we can have 15, 16 people here at one time,” Bruce says. Smith also has a shared party lounge that residents can book for larger gatherings. The Youngs converted their second bedroom into a media room, but the living room at the other end also has another flat screen TV. “The den is my favourite spot. We don’t always like watching the same shows,” Donna says. Smith life has been so beneficial to the Youngs, and it’s even better as the eldest of the triplets, Janna, lives in a 500-square-foot suite of her own here. “We didn’t plan it that way, but it couldn’t have worked out better,” Donna says. Smith has everything at hand for its busy residents, including a concierge, which includes package storage, key service and a dry cleaning drop-off service. Smith has also integrated a bike and tool share program, shared social space for entertaining, and public plaza that extends the green space of the Beltline closer to 17th Avenue. Couples, downsizers, and small families have all found Smith to fit their lifestyles, says Robert Duteau, Senior Vice-President of Development at Grosvenor. “Calgary is now, more than ever, drawing in buyers in search of

uying your first home can be an intimidating proposition, it can be a stressful time but it can also be a wonderful experience. Since many first-time homebuyers in Calgary look at condos, having a show suite that caters to their aspirations can help quell the fears of owning their first home. Maria Serpico made sure of that when she did the interior design for Regatta, Brookfield Residential’s latest multi-family development in Auburn Bay. Giving living spaces a warmth and intimacy is a way for Maria to invite potential buyers into a show home and give them an idea of what it would be like to live there. “I love to give a space warmth and texture, as well as personality with my procurement process, I want the space to feel like a home not contrived or staged so I develop a profile of whom is seeking to live in the spaces I’m decorating,” she tells Condo Living. For the Regatta show suite, Maria created a profile for a single professional, probably a nurse or interns or specialty staff attracted to Regatta’s proximity to the South Health Campus. She created a living space that focuses on soft features, with lots of layering, that gives off a warm, welcoming atmosphere that establishes a lived-in look. “I love designing spaces in general but my favourites are always the more intimate spaces such as bedrooms,” she says. “I love bedrooms because you build sanctuaries out of them, a place to escape.” Offering a wide variety of functional and stylish condo and townhome designs, Regatta has all kinds of choices to meet various budget and lifestyle needs. And it couldn’t have come at a better time, as Auburn Bay — a community also developed by Brookfield Residential — nears completion.

The wholesomeness of Regatta is captured in this little vignette of life that the show suite represents. The cozy dining nook tells a story of unhurried breakfasts basking in the warmth of your home. The monochromatic colour scheme also helps in making the accents pop, Maria says. It looks like hardwood but the vinyl plank flooring used in each suite’s common areas feels soft underfoot and is made to last. Regatta is a pet-friendly condo and having these floors make it easier for pet owners.

Maria achieved a lived-in look in the attached ensuite of the master bedroom by adding texture to the mix. “I like to make intimate areas feel like an escape,” she says. The herringbone backsplash wall and the quartz countertops add to the feeling of luxury.

“A very important element for me is layering and textures giving a space an appeal, teaming this up with a monochromatic colour scheme can give a space sophistication but still keeping it real for the buyer,” Maria says. The master bedroom is the perfect example of how her vision translates.

Whether you’re in the mood for a romantic sit-down dinner, beer with friends or simply a great place to get takeout after a hectic day, you’ll find it all near Mount Royal University and the University of Calgary. NEAR UNIVERSITY OF CALGARY

I live near the University of Calgary and I can attest to the fact that it’s not the best part of the city to find good eateries. Still, there are some gems that are worth searching out. There’s Nick’s Steakhouse and Pizza, for instance. It hasn’t changed much since it opened in 1979, and that’s why so many of us go back, year after year. There’s a real Nick behind the place — one Nick Petros who moved to Canada at the age of 17, and, after years of working at other people’s restaurants, opened his own, using some of his mom’s best recipes. Get the pizza, of course. It’s thick, cheesy and utterly delicious. Joey’s Only is the place to stop for great fish and ships. And not far away is Big T’s BBQ and Smokehouse, the place to go next time you’re craving authentic Southern-style barbecue, but lack the time and the funds to head across the border. Brisket sandwiches, baby back ribs, smoked chicken wings, fried dill pickles, and so much more. Go early if you’re planning to eat on a night when there’s a Calgary Stampeders game. It’s incredibly popular. There is also Moose McGuire’s tucked away in the Stadium Shopping Centre. It’s a lively,

fun sports bar that’s a great place to watch sports, drink beer and hang out with your buddies. I order the nachos every time I’m here. The Keg is in the Stadium shopping centre, too. For decades, The Keg has been famous amongst Calgary carnivores for its steak. And get a baked potato, too. Mmm. I love stopping in at Higher Ground in Kensington for a coffee, so I was thrilled to find one close to U of C, just across Crowchild Trail in the main floor of the Birchwood apartment building.

And a little further away, closer to Northlands Mall, Rose Sorathia and her family Saffron makes awesome Indian takeout. The curries, the butter chicken, the aloo gobi — it’s all good.

The restaurants have a great reputation, thanks to executive chef Bill Alexander, who trained at Le Cordon Bleu in Ottawa and worked around the world before settling in Calgary. Need takeout? Made Foods in Garrison Woods isn’t far from campus, and it’s a wonderful place to pick up well-made, health-driven dishes for lunch or dinner. And while it’s a bit of a drive from campus, the beautiful Cassis Bistro is easily one of Calgary’s best restaurants. hat was going to be a quick visit to SoBow condos a couple of weekends ago turned into a two-hour conversation as it turns out the onsite sales associate, Tim Huxley of Sotheby’s Realty, is married to a gal I went to school with. Small world. Anyways, after we’d finished catching up, we did eventually talk condos, and how things are going at the now seven-year old project located in Inglewood nestled between Blackfoot Trail and Pearce Estate Park.

“There’s only about a dozen suites left,” says Huxley, “mostly two-bedrooms on a single level, but there’s still a couple of twobedroom, two-level suites available.” Indeed the temporary sales office in suite #106 is one of the loft-style two-storey units, the only ground floor home left, with a patio opening on to the landscaped central courtyard. A similar two-storey unit is also open for viewing on the fifth floor, measuring in at a roomy 1,218 square-feet and featuring large balconies on both the fifth and sixth (top) floors. Price point on these units starts at $425,000 with condo fees of about $545. Standard features include modern kitchens, high-end appliances, including washer/dryer, wide plank oak engineered hardwood floors, underground parking, black metal industrial-style staircases and, of course, easy access to Deerfoot and Blackfoot Trails, downtown via 9th Avenue,

We’re seeing everything from young professionals and first-time buyers, to singles, newlyweds, and retirees.” Sean Mikucki and Rebecca Brown, in their 20s, are taking a serious look at one of the fifth floor, two-storey suites. At $425,000, it’s a price they can afford in a super cool building with an awesome location. “We’ve got friends who live here,” says Sean, “and they love it. one are the days of the matching coffee and two end tables. Let’s face it; we live in a world where our senses are always craving for more. So why not wake up those senses by creating a space that makes a room feel alive and inviting? By adding texture and color, mixing metals and woods — these are great ways to create depth and make a room interesting. In fact, the more mixing and layering, the more interesting the room becomes! If you want impact, if you want a ‘wow’ factor, you need to mix things up! But first, let’s talk about the lay of the land. The ready availability of occasional tables (coffee tables, side tables, media consoles, etc.) in a variety of materials makes it easy to go shop for them. But first things first. It can’t be emphasized enough

how important it is to space plan. There is no point shopping for a table (or anything for that matter) when you don’t know what size to purchase. Choose a coffee table that is of the right size and scale for your space. A guideline for coffee table placement is to set it 15 to 18 inches from the couch to provide enough leg room while making it easy to grab a magazine and comfortably set a drink down. A coffee table height should be within 4 inches above or below the sofa seat height and its minimum size should be half or up to two thirds the size of the sofa. Side tables should be no taller than the height of the arm on a chair or sofa and no lower than the height of the seat. If the sofa

ded surfaces, you can kick up your feet for movie night or use it for extra seating when entertaining. Add a tray or tabletop to place your drinks and knick knacks on. In this living room layout, the Crossover Glass Console Table cannot be seen, but is a stunning chrome and glass piece that incorporates an extra shelf below. Other great trending pieces outside of this living room include the Mid Century Pop Up Coffee Table from West Elm. With a mix of walnut and marble, this coffee table is multi-functional as the top opens up for storage and even though West Elm does not advertise it, I would use that pop up portion to place my drink and snacks on. Another great piece from West Elm is the Marble Topped Pedestal Side Table. Although it’s also available in a silver base with a white or black marble top, how stunning is the gold base with white marble top! Still very popular are the solid live edge, tree stump or tree root tables. Country Furniture offers the Hairpin Nesting Table and I love using them in projects as they are so unique and no two pieces are ever the same. Placing two to four or more pieces, depending on the size of the room, and grouping them in the middle of a living room setting looks fantastic. They look great as a set of nesting side tables next to a sofa or chair too. Concrete is another great material to add to the mix of things. I tend to source the Astley Concrete End Table, available in black, white or grey, for a lot of my clients as it’s rated for indoor or outdoor use, can be used as a stool and is such an affordable and fun piece. Go to Revolve Furnishings to check out their collection of concrete. For a true showstopper, look no further than the award winning Split The Difference cocktail table at Domaine. Talk about a statement piece made of resin composite metal with its rough volcanic like edge contrasted with a smooth mirrored top. It may be a bit on the higher end of furniture but just look, it’s like a piece of art on its own and well worth it. These trending pieces are just a few and when

mixed together, whether it’s a wood and metal coffee table paired with concrete side tables or a stone cocktail table accented with a marble c-shaped table and side tables made of wood, combining these materials really add depth and interest to a room. The idea of matching things can make a room look rather flat. Having the option of fabric or leather, wood, glass, stone, metal, and resin for occasional tables gives you endless mixing possibilities to create an interesting room. Don’t be afraid to mix woods and metals. Even if the finishing of a home is mainly of polished or brushed chrome, I still love adding a splash of gold just to add that one extra element. When you’ve selected all of your main furniture pieces, make sure to continue layering with accessories; it really does complete the look. Smaller living spaces don’t have to mean lesser style

he rise of the micro-suite is a recent phenomenon that has taken over many major urban centres in the world. That has become apparent even in Calgary where condo buyers are making a conscious decision to go for smaller living spaces. In many cases, it’s a choice for affordability but others find the freedom micro-suite living offers irresistible. It’s a lifestyle choice where what residents give up in space they gain in the ability to live in a community of their choosing. Whether in the downtown or in the suburbs, micro-suites gives first-time home buyers or downsizers the flexibility they need — financial and otherwise. With the decision to live in smaller spaces comes design challenges. Micro-suites — some from 350 square-feet in size — might not fit Mom’s old couch and creating engaging and entertaining living spaces may take a bit more planning. “It isn’t so much about saving space as it is about creating a well-organized space!” says Rosalyn Lazaruk, proprietor and interior designer of Wicket Blue Interiors. “Organization and multifunctional pieces are key when you live in a smaller home. Make sure that your closets and cabinets are being used to their full potential by adding additional shelving and racking. Think about multifunctional pieces like beds with drawers in the frame or a kitchen banquette with a hinged seat for seasonal storage.”

She believes that those choosing a smaller space lifestyle have to pay particular attention to the design principles of proportion and scale. “Your spaces and pieces within your space should all feel proportionate to each other so as to not overwhelm the space. It doesn’t mean that everything has to be small scale, if your sofa is not ‘condo’ size then you may have to forgo the accent chair or side table to ensure it doesn’t take over.” Rosalyn has always been a big believer in bringing interest to living spaces through eye-catching design. “Don’t be afraid to add some interest with a bold wallpaper or fun print on your drapery, small spaces don’t mean you have to sacrifice colour or pattern,” she tells Condo Living. Rosalyn will be showcasing her tips and ideas for Small Space Living in a feature at the Calgary Fall Home Show, that runs from September 21 to 24 at the BMO Centre, and will be presenting on the Urban Barn Main Stage on Saturday, September 23 at 4:30 p.m. and Sunday, September 24 at 1:00 p.m. She has made a name for herself in design inspired by architecture, furniture, lighting patterns and textiles. For the Calgary Fall Home Show (previously known as the Calgary Home + Design Show), Rosalyn will be talking about how design can inform a family’s lifestyle. “This year the show is really focusing on family. I will be talking about what finishes and design choices to make for the perfect family home! Also tips on decor trends on how to create that Instagram worthy for your kids rooms,” Rosalyn says. Rosalyn, a frequent guest at Calgary’s spring and fall home shows, feels that they provide an invaluable source for information for people wanting to do some home renovation, looking for design ideas and everything else to do with home living. “I always suggest to my clients that you talk to two or three trades people before making a decision on who you would like to work with. When you come into the home show you have that under one roof,” she says. “I love the Fall Show, it’s approachable, with just over 350 local companies and experts, which allows you the time to talk to the exhibitors without feeling pressured to move on. It is full of fantastic exhibitors and features giving you all of the information you need to make an educated decision for your next project. Dear Maria; We’ve heard of the new Condominium Property Amendment Act. How will this affect condominium homeowners?

A:

On July 26, 2017, Service Alberta held an open house to solicit feedback from the stakeholders to share their stories and give input to the coming Condominium Property Amendment Act changes. The following information is an outline from Service Alberta and what has taken place to date and what’s to come. In December 2014 the legislature passed changes to the Condominium Property Amendment Act (CPAA), but “The regulatory work required to bring more than 50 amendments into force is ongoing. We recognize this has been a lengthy process, but nearly one-quarter of all homes now sold in Alberta are condominiums. It’s important we get this legislation right for the hundreds of thousands of current and future Alberta condo owners…” In 2015 Albertans were consultant on the following items. • The first phase focused on new protections for buyers of newly-built and conversion condominiums. This includes: • Better purchase disclosures at the point-of-sale, including an occupancy date for their unit. • Realistic operating budget and estimated condo fees.

• Trust money safeguards. • Cancellation rights for certain long term contracts entered into by the developer. • New and existing condo owners will also benefit from improved rules for a smooth transition from the developer to the owner-elected board of directors. They have heard loud and clear that an accessible dispute resolution process is essential to condo living. The tribunal is intended to be an affordable and efficient forum to resolve condo disputes between condo boards, owners, occupants, and other interested parties. Once available, it will provide a lower-cost alternative to the courts for condo owners. Finally, condominium managers in Alberta will be licensed and regulated by the Real Estate Council of Alberta. The next phase of the engagement will focus on seven main topic areas. • Condominium documents • Dispute resolution

ROUTES TAKEN How have transportation concerns through its history shaped life in Calgary?

R

ecently I came across an early 20th century postcard of 13th Avenue S.W., which was lined with lovely new homes, which reminded me 13th Avenue was Calgary’s first millionaires row. It was home to the Lougheed House and their lovely gardens and several other mansions. This caused me begin wondering why Calgary’s rich and famous would choose 13th Avenue S.W. Upon reflection I am guessing it was because it was close to where they lived, worked and play i.e. downtown — but not too close. It was far enough away from the CPR rail tracks and the warehouses along 10th Avenue, but close enough to the passenger train station. It was near the new Carnegie library in Central Park, now Memorial Park. In the late 19th and early 20th century the CPR rail line was the main transportation route into and out of the frontier city. It essentially divided the City in half, business on the north side and residential on the south side, a divide that still exists today. This got me to wondering what other major transportation decisions over the past century have shape urban living in Calgary today. DEERFOOT TRAIL DIVIDE Harry Hiller, urban sociologist at the University of Calgary coined the term “Deerfoot Divide” in the ‘90s in reference to how the creation of Deerfoot Trail in the ‘70s divided the city into residential development to the west and commercial development to the east. Deerfoot Trail has since became part of the CANAMEX Corridor an important trucking route linking Western Canada with western United States and Mexico, which has

allowed Calgary to become a major inland port. All of which meant the land east of the Deerfoot increasingly became home to mega warehouses, distribution centres and intermodal facilities. Only recently has there been new communities developed east of the Deerfoot Divide. Backstory: Deerfoot Trail was originally called the Blackfoot Trail Freeway when the first section opened in 1971, however it was renamed in 1974 to honour Deerfoot a late 19th century Siksika Nation long distance runner who was know for his exceptional speed. The same could be said for Macleod Trail earlier in the 20th century as most of the land to the east of Macleod is industrial and commercial uses, while to the west is all residential. LRT & URBAN LIVING When the route for the N.W. LRT was announced in the mid ‘80s it was not without controversy. People living in Sunnyside were not happy to have the noise and congestion LRT (then an unknown commodity) would bring to their peaceful bohemian community — early NIMBYism? Over time the houses next to the LRT line became very tired and rundown, again it is only recently new upscale condo development near the station has begun to happen — Pixel and LIDO by Battisella Developments and Kensington and Ven by Bucci Developments. In fact it has taken decades for the land around the N.W. LRT stations to attract new

urban development — Renaissance condos at Lions Park, University City condos at Brentwood Station and The Groves of Varsity at the Dalhousie Station. However, today more and more Calgarians are adopting the urban living lifestyle that is more oriented to transit, cycling and walking oriented than driving. Future Transit Oriented sites include — Anderson, Banff Trail, Chinook and Westbrook Stations. However, Greg Morrow, who held the Richard Parker Professorship Metropolitan Growth and Change position at the University of Calgary from 2015 to 2017 (and who now is the Fred Sands Professor of Real Estate and Executive Director of the Sands Institute at Pepperdine University in Los Angeles) sees a big problem in having LRT stations in the middle of a major road, “as it is less than ideal for walkability because you must walk a hundred metres just getting over the roadway.” CL Pick up Condo Living October 2017 for Part 2

Westman Village lets seniors spend their golden years in luxury and comfort

W

estman Village is very much Jay Westman’s baby. His deep involvement in every aspect of this multi-generational development in the award-winning community of Mahogany reeks the passion that has become his trademark. But for the chairman and chief executive officer of Jayman BUILT, this latest venture in bringing to fruition the 900-unit campus of upscale housing opportunities — and the impressive menu of lifestyle amenities, including dining and fitness locales within the village has a special ring. It’s called the Journey Club-Seniors Living and is part of a trio of buildings in Westman Village geared to the lifestyle and wants and needs of seniors. “I’m proud to say the name Journey Club came from me and was inspired by my later father Al and his view of the journey of life and what has propelled today’s Jayman into building for every life cycle and every age group,” Westman said by way of introducing the Journey Club to invited guests. “And we have saved the very best until now — inspired by every life experience of luxury living,” he added. The common areas of the building are designed with the feel of a high-end hotel, as are the dining and the dining and lounge areas. All of these elements have been brought to reality through the hard work and dedication of the Jayman family along with

the expertise of the best the architecture, landscaping, interior design, food service, and health care sectors have to offer. “We went to school, we worked at a number of careers, we most likely have family and we have strived for ourselves and for them — and now we get to see our grandchildren,” Westman says. And now the time has come to ease back, enjoy the fruits of those endeavours — so richly deserved. But, life can throw a curve ball to some. “As we age, health concerns become real and possibly can be life-consuming,” says Westman — and that’s where the Journey Club-Seniors Living residential building, planned for completion next spring, comes in. The other two seniors buildings, called Journey Club Retirement Living, are for those who have reached retirement and want to enjoy the new lifestyle. A 75-unit building is under construction and should be complete by the fall of 2018. The second one, with 70 units will follow approximately a year later. The three buildings are part of Westman Village that will comprise nearly one million square feet with restaurants, lounges, fitness and recreation areas, concierge service, high levels of security, and a driving service for residents. Jayman BUILT has spent $9 million on water features and landscaping, tunnels and plus-15 walkway that allow residents to use the village’s 45,000 square-feet of commercial space and shops without going outside

in inclement weather. And there is the $25-million, 40,000-square-foot amenity centre that has almost everything a person might need to while away the time. “We thought about a bowling alley, but decided on a wine-tasting room instead,” says Westman. There are three ways to buy your condo — by renting, purchasing, or through life-lease guaranteed buyback. As well, there are various health care options that include daily or weekly scheduled packages for those requiring memory care, assisted living, or for those who want a more independent lifestyle. “We developed this project with the thinking in mind that ‘this is the place I’d like to end up in when my journey starts to wind down,’” says Westman. CL

rookfield Residential opens the fall with its highly anticipated launch of its first townhome development in the popular new community of Livingston in the northeast. ohit Communities began construction for their first development in Calgary, and its Essential Savanna at Saddle Ridge townhomes in the northeast promises to be the start of big things for the Edmonton-based developer in the city. David Allen, Vice-President Rohit Group, says that the 110 row and stacked townhomes in the community of Savanna at Saddle Ridge is just the tip of what they have planned over the next few months in Calgary. “We will be introducing new products in the southeast community of Seton, and in the northwest in Aspen in the following months,” he tells Around Town.
