LOVE IS IN THE AIR With Valentine’s Day approaching, we thought it would be awesome to show how we express love for the home in our Focus On photo feature that looks at various romantic expressions in art. Art pieces can be seen as jewelry for the home, and any art is romantic in nature but the selection we came up with puts an even more amorous spin on things. Love really is in the air for our cover feature on Cardel Lifestyles’ Walden Place that is now moving to its third building as demand continues to surge. Stylish affordability and excellent customer service have been the hallmarks at Cardel Lifestyles and their continued success shows that this is also their biggest advantage. We also have features on StreetSide Development’s no-condo-fee Townes of Redstone, which is about to open their show homes. Park Point by Qualex Landmark continues to attract with the walkable nature of their development. rad Remington Homes knows the power of value; how their clients perceive, afford and take pride in their homes has proven key to its success. And that success has brought this young condo developer to new heights with simultaneous undertakings in both the north and south Calgary. Brad Remington Homes first made its mark in 2011 with the launch of Copperfield Park in south Calgary. In 2018 — and about 19 residential condo buildings later, including the vastly popular My Legacy Park — Brad Remington Homes is embarking on their first development in north Calgary with Sage Hill Park. ou might say that 2018 is a leap year for Cedarglen Homes, as one of Calgary’s most trusted homebuilding companies makes the leap to land development with The Parks of Harvest Hills. There are only a select few homebuilders in Calgary who have been able to make this transition, and the 35-year-old Cedarglen Homes makes its land development debut with a stunner, turning a former golf course into a boutique residential community that offers residents a tranquil, amenity-rich, nature-filled lifestyle. “We’ve been building in a lot of great communities all these years, and we feel we’ve watched the best and learned from that experience to understand what we need to do to create one,” Tse says. The Parks of Harvest Hills will commit more than 28 per cent of the 26-hectare (65-acre) community to accessible open space, along with the 1.4-hectare (3.5-acre) water feature. At build-out, the community will have a limited offering of about 200 single-family homes by Cedarglen Homes and about 500 multi-family units in two phases of development by Cedarglen Living. Semi-detached homes will be part of the community, as well. “We will open three new single-family show homes early this year,” says Allison Harvie, sales and marketing manager for Cedarglen Homes. “Our multi-family development here is called The Rise in the Parks of Harvest Hills and will start sales by February, too.” The Rise in the Parks of Harvest Hills will have both townhomes and four-storey stacked apartments. There will be about five townhome models including single car garage, tandem garage, double garage and oversized double garage models. In the 4-storey stacked apartment building, there will be a combination of one-, two-, and three-3 bedroom models, which will appeal to customers in all stages of life. The site will be focused around a central plaza that will function as a communal area for the entire development. Apartment condos will start from the $190,000s, townhomes are from the $300,000s and single-family homes will be from the $590,000s. Cedarglen Homes is introducing some new single-family models in The Parks of Harvest Hills, including The Monarch, which will be exclusively offered here. At 2,607 square-feet, The Monarch offers plenty of space for everyone. The main floor includes an open kitchen, nook and great room with large windows to let the natural light flood in. There is also a den/bedroom off the foyer to configure to your lifestyle. “We’ve seen demand for this kind of design increasing, especially for households with extended families living with them,” Tse says. The community’s streetscape will include contemporary interpretations on classic architectural styles, says Harvie, including Prairie, Farmhouse, and Craftsman designs.

Charo and Dario say they want their home to have an open and uncluttered feel so they will take their time before adding to the decor. Many of the elements they already need are there, they explain. ith Alberta’s Big Sky nature and wide, open prairies, micro-living was an alien concept in Calgary. Many just weren’t really familiar — or comfortable — with the idea. But changing economic realities, a more pronounced demand for urban lifestyles, and — in many ways — INK’s show suite, has changed this way of thinking. INK by Battistella had been instrumental in the acceptance of smaller scale living, especially downtown, and it all started with their vision for their show suite. The concrete floor, the multifunctional open space design and the creative use of furniture has shown visitors the huge possibilities of living small. Connie Young, principal and creative director of Connie Young Design, knew the challenge of creating an engaging living space in a 368-square-foot area. “In Alberta, where space was never a problem, the sudden shift to micro-suites may be jarring to some and even unacceptable to others. We knew that our design had to challenge the previous misconceptions about living in small spaces.” They accomplished just that by making the space as open and utilitarian as possible. “We wanted to give the owners a blank canvas that they can express themselves, let their creativity be reflected on the way they choose to live,” Young says.

The result is a timeless design that embraces a modern lifestyle — chic but not relying on trends, a cool industrial feel with lots of colour and warmth. The best way to catch some sleep is a well designed bed

t’s now February and at least thirty days since you made your New Year’s resolution. How did you do? If the attempt to detox, diet, and exercise is not panning out, don’t beat yourself up over it. What if de-stressing, relaxing and getting at least seven to nine hours of sleep could help you reset your body to do the things it’s actually supposed to do like remove toxins, digest and burn fat? There is no other conducive way in achieving these goals other than to decompress at the end of a busy day to a cozy master retreat. With the bed occupying the most real estate both physically and visually, let’s focus on how to put together a comfortable and aesthetically pleasing bed. Here are five essentials:

START WITH A HEADBOARD. All too often, the master bedroom is the last priority when it comes to furniture and decor. The common attitude is the master bedroom is a private space so no one ever sees it. But, wait — you see it! It’s the first space you see when you wake up and it’s the last place you are before drifting off to dreamland. For me, a nicely padded fabric headboard is not only visually appealing but is inviting as it makes me want to crawl in to bed to rest

BUY A COMFORTABLE MATTRESS. Like Goldilocks and the Three Bears, the comfort of a mattress will vary from person to person. The most expensive does not mean the most comfortable. Determine your budget as mattresses can range from hundreds of dollars to tens of thousands. Budget at least one thousand dollars for a good quality mattress. You will find your comfort needs change over the years, so factor in the fact you will most likely want to change out your mattress every eight to ten years. Essentially, there are three types of mattresses: foam, coil and a hybrid of both. Shopping for foam mattresses online is becoming increasingly popular. Brands like Bed In A Box and Saatva are highly rated by consumers. If you prefer to test out mattresses and have a bed expert guide you, visit Mattress Mattress. Select shams and a duvet cover that compliments your décor and makes you feel calm. Having two to three sets of sheets is convenient and a fun way of mixing different colours and patterns together. INVEST IN LUXURIOUS LINENS. This is where all the magic happens through layering. Start with a mattress pad to protect your big investment. Then add bed sheets, pillow protectors and pillow covers. Cover the mattress with the fitted sheet and then a flat sheet on top. If there is a pattern or detail on the flat sheet, place that side facing down so you can fold it back over top of other blankets to highlight that detail. You can get away with not ironing the fitted sheet but do make a point of ironing the rest or take them out of your dryer about 95 per cent dry and lay it flat on your bed for the wrinkles to relax. Keep your cool with natural materials, like cotton, that is breathable. You sleep better when your body temperature drops. Egyptian cotton is highly regarded and known for its length, strength and softness. Silk is nice too but is hard to maintain and very pricy. Who knows, maybe you are willing to splurge this Valentine’s to make it extra romantic!

MORE LAYERING WITH ACCENT CUSHIONS AND THROWS. Accessorizing with Euro shams and toss cushions create interest on a bed. The number is up to you, but to make your bed feel inviting you should have at least three to five extra cushions. Adding a coverlet or quilt is a great way to enhance your room with function. Fold and place it at the end of the bed or lay it in between your sheets and duvet cover. Toss a throw blanket on top for a splash of colour and extra texture. BUSINESS IN THE COMMUNITY BIAs help generate a more exciting urban lifestyle
B
usiness Improvement Districts (BIA) are like Community Associations but for businesses. They lobby, foster, facilitate and advocate for improvements to their neighbourhood. Over the past 40+ years, BIAs in Calgary have evolved from shopping districts to mixed-use streets with vibrant café and restaurant cultures, as well as health and fitness spaces (who had heard of yoga and spin studios in the ‘80s), and retail shops. They have been incubators for hundreds of small independent Calgary business start-ups. As a result of this transformation, streets surrounding Calgary’s BIAs have become attractive places to live, as evidenced by the numerous new condos recently completed or under construction next to them. Full disclosure: I was the Executive Director of the Calgary Downtown Association (CDA) from 1995 to 2006. The CDA is a BRZ, but chose to call itself an association as the Board thought the term “revitalization” gave the Downtown a negative connotation. BRZ/BIA/BID 101 In the ‘80s, old pedestrian streets in established neighbourhoods across North America were struggling to survive as shoppers flocked to the big new suburban malls. In an effort to save their businesses, shop owners across North America rallied together to set up Business Revitalization Zones (or BRZs as they were then, recently they have been renamed Business Improvement Areas or BIAs in line with the rest of Canada). In the United States, they are called Business Improvement Districts (BIDs). The world’s first BIA was set up in Toronto in 1970 for the Bloor West Village. Today, Toronto has 80+ BIAs. The Alberta Municipal Government Act (MGA) allowed for the formation of Business Revitalization Zones
in 1983, with 17th Avenue BRZ being the first (established in September 1984) and Marda Loop the second (December, 1984). Today the 12 BIAs in Calgary represent over 5,000 businesses. The MGA allows a BIA to be established when the majority of business owners within a defined area vote in favour of setting up a BIA. Once established, a Board of Directors are elected who develop an annual work plan and budget, which is submitted to the City of Calgary. The City then determines the tax levy based on the total assessment on commercial properties in the defined area needed to generate the revenue requested in the BIA. The BIA levy is in addition to municipal taxes, so the BIAs are self-funded. WHY ARE BIAS NEEDED? BIAs are created where business owners feel services provided by the City with existing tax revenues are inadequate in creating a clean, safe and attractive place for customers. Calgary BIAs proactively work with Calgary Parking Authority on parking issues, with police and social agencies on panhandling and homeless issue and with City of Calgary Transportation and Planning on sidewalks, roadwork, cycling lanes, street furniture and reviewing new developments. Some BIAs even have their own “Clean & Safe” programs, hiring people to pick up litter, remove graffiti and identify safety concerns to police. In addition, BIAs typically manage their own banner program and baskets programs, marketing initiatives and maintain a website to promote business events and news. PUBLIC ART/SIGNATURE EVENTS In the early years, several Calgary BIAs

developed public art programs designed to make their street more attractive and interesting places for pedestrians. 17th Avenue and International Avenue had ambitious mural programs; 4th Street had a sculpture program and the CDA a “Benches as sculpture” program. Signature events were also a key tool to attract people from other quadrants of the City to visit a BIA and see for themselves what it has to offer. For example, in 1990, 4th Street established the Lilac Festival to kick off spring in Calgary — today it attracts over 100,000 people May. International Avenue fostered the development of “Around the World in 35 blocks Food Tour” in 1997 to showcase the array of ethnic food available along its 35 blocks 17th Avenue S.E.; the program still exists today. For many years, the Downtown Association hosted the annual Santa Claus Parade and today coordinates events on Stephen Avenue Walk. LAST WORD Whenever I travel to a new city, one of my first Google searches is for BIAs or BIDs, as it will routinely identify the best places to discover the local urban buzz. CL

urb appeal is always a great selling point for homes. The nicer the exterior look the better chance of getting potential buyers to look at the interior — which could lead to a deal being made. When it comes to wooing buyers of new homes, StreetSide Developments has gone far beyond the front yard in terms of curb appeal with its uniquely- styled 200-home neighbourhood called The Loop in Evanston, the newest multi-family element in Qualico Communities’ popular northwest development. The Loop is a quiet enclave of four phases surrounding a circular extensively-landscaped park — but it goes further than that. Front doors look onto the Rocky Mountain park and back doors in each phase open to smaller internal park settings. “It’s not a very dense project and like all other StreetSide developments it is designed specifically to blend with the natural landscape of the area,” says Kimberley Orr, StreetSide’s senior marketing co-ordinator. And unlike some other townhome locations, homes in The Loop will not look directly into the neighbouring backyards and will, instead, have views of the individual themes in the landscaping. “That all goes into what makes the project special. It’s the unique landscape theming that has been incorporated into each of the four phases showing off Southern Alberta’s natural landscaping — Rocky Mountain, Foothills, Parkland, and Grassland,” says Orr. Using a different landscaping theme for each of the phases gives each phase its own identity, which, in turn, sets the project apart from others nearby, she adds. “What we want to emphasize with The Loop is that the outside areas are just as

important as the inside of the homes, it’s a total package,” adds Ian Macdonald, recently appointed director of marketing and sales at StreetSide. The Loop is made up of three-storey townhomes available in two- and three-bedroom models measuring from 1,205 to 1,511 square-feet and priced from the $290,000 range. Three models are available — the Amaranth, the Rosewood and the Carmine. With seven different floor plans that allow double master bedrooms to be created, the homes also come with either single or tandem garages. And to better incorporate the outdoor amenities, the homes have oversized windows and two outdoor living spaces. “I don’t think it’s difficult to understand why we’ve seen people buying, even out of our sales trailer and off blueprints before the first-phase show home opened. It has to do with the theming, location, the enclave setting, and our high level of construction and finishing standards,” says Orr. Launched last October, the first phase of 36 homes is at the halfway point in sales and has led to the recent release of the second phase which will have 62 homes including the opening of a show home. Interior features of the open-concept homes include: stainless steel appliances, flat-panel of Shaker-style cabinetry, fullheight kitchen backsplashes, Luxury vinyl plank (LVP) flooring on the main level and laundry, granite or quartz countertops in the kitchen, porcelain tile at the entry and in bathrooms, knockdown stipple ceilings, glass

deck railings on balconies. high-efficiency furnace, large hot water tank, smoke and carbon dioxide detectors, and barbecue gas line on the patio or balcony. The exteriors are a mix of vinyl siding, fiber-cement panels, and stone accents, 30-year roof shingles, energy-efficient dual-pane windows with low-E coating, concrete ground-floor patios, glass deck railings, and a sound attenuation system Not seen that often in Calgary, The Loop has been created in the Saltbox architectural theme popular on the east coast and show pitched roofs and large front windows all located on a gently-curving streetscape. The show home in The Loop is located on Evanscrest Manor N.W. and is open Monday through Thursday from 2 to 8 p.m. and on weekends and holidays from noon to 5 p.m. It is closed Fridays.
