MARCHING TO SPRING Well, Super Bowl LII is done, which to me means that spring is almost here. And good ol’ Balzac Billy predicts an early spring as well, when he didn’t see his shadow the last Ground Hog Day. But the best reminder for me that an end to the nasty winter weather is nigh is the Calgary Home + Design Show. We spoke to HGTV outdoor renovation guru Carson Arthur, one of the headliners at this year’s show, and we asked him about gardening tips for condo dwellers. He’s got some great ideas that you can read inside on how to keep a garden — or at least a token reminder of nature — in such small spaces. URBAN PARK LIFESTYLE T he opportunity to own a new home on the edge of one of North America’s largest urban parks doesn’t come along everyday. The homeowners from Airdrie say they save hours of commute time,” Briscoe adds. Proximity to the LRT station is just one of the many urban amenities that already surround the area. He tells Condo Living that sales have been exceptionally strong. “We’ve enjoyed a total of 50 sales in 2017, considering that we only launched mid-June, that is a pretty strong showing.” Briscoe says 70 per cent of the initial townhomes released already sold and 60 per cent of the apartment-style condos in the first building are also spoken for. “With the success of Building 1, we fast tracked our plans and launched Building 2 for sale in late-October, and the demand has continued to be incredibly strong for both buildings,” he says. Building 1 is well under construction, and Briscoe says they expect to start construction on both Building 2 and the townhomes in the spring. “We anticipate first condo move-ins to take place early Spring 2019 and townhomes end of 2018.”

Fish Creek Exchange is a 24-acre master planned multi-family development. Site 1 consists of two five-storey wood frame buildings with 100 apartment-style condos and 42 townhomes. The builder that brought the hit Mark 101 in Sage Hill is back with their second condo development, as Shane Multi-Family introduces Saratoga in Skyview Ranch. Skyview Ranch has been one of the hottest northeast communities recently, with its wealth of amenities and accessibility, and Saratoga in Skyview is bringing the inimitable Shane Homes standards to this hot market. MOVING ON UP Radius moves to on-site presentation centre in Bridgeland

onstruction of Radius by Bucci Developments is getting closer to completion, as it marks a major milestone with the move of its presentation centre to its on-site location in the heart of Bridgeland. The original presentation centre with its one bedroom mock suite had been in an offsite location off 4th Street N.E., but as Radius nears completion, Bucci Developments will be opening their new sales office and two new show suites inside the Radius building on February 24. As the 11th project in Calgary, and fourth in Bridgeland, by Vancouver-based Bucci Developments’ Radius undoubtedly delivers on the Bucci promise of building quality developments in outstanding locations. hris Kuzmanovich is accustomed to thinking outside the box, but geometric shapes and patterns are never far from his thoughts. An artist and interior designer, Chris — the founder of CVK design studio — takes his passion for architecture and fascination with creating shape and form to design the Novella show suite for Aldebaran Homes’ Legend of Legacy townhomes. His distinct artistic touch is apparent the minute one enters the show home (notice the geometric tile pattern in the front entrance). Located in the southeast community of Legacy, Chris brings attention to Novella’s
well-designed functionality and spaciousness. “The Novella’s layout was easy to style, it is designed so well that it was an easy task to give it a lived-in look with lots of memorable features making it easy for buyers to recall.” That is his artwork adorning the walls by the dining nook, giving a personal touch to the proceedings. From renters to owners Danielle, Devon Emma and Millie (clockwise).

anielle and Devon didn’t have to pack a box to become homeowners, but that doesn’t mean they aren’t moving experts. Over the last 10 years the couple have called plenty of places home — Vancouver, Kelowna, Lake Country and now Calgary. They also spent a month traveling around Europe, taking in London and France. Danielle admits she’s the one with the wanderlust and Devon is happy to follow, but also is glad they have found a home base. After years of adventure, two kids and establishing their careers in education, Danielle and Devon found themselves again looking for a place to live and work. The B.C. natives love their home province, but from their experience in Vancouver, they know it isn’t easy making it in Canada’s second-most expensive city. Vancouver also taught them about living in small spaces. When their first-born, Emma, came along the now trio shared a 600-square-foot apartment. They started looking around for jobs in Victoria, Edmonton and Calgary and all fingers seemed to be pointing to Calgary.

Friends in Calgary put them up for the weekend and they were able to find a townhouse to rent and a dayhome for their now two daughters (with the addition of Millie) in a matter of only a few days. We also usually eat breakfast there.” Devon likes that the appliances were upgraded to stainless steel and the floors to hardwood. “Everything is upgraded,” he says. Their corner unit is also one of the largest floor plans and has extra window on the outside wall, bringing in more light on both floors. “We like biking on Cranston Ridge in the summer,” he says. “And there are five or six parks within walking distance. Emma’s favourite has a climbing wall.” The Cranston community centre is another hub for the family. They use the open gym on weekends, go skating and use the splash park in the summer. The girls play soccer and have taken dance at the community centre and Devon plays ball hockey twice a week with guys, who then hit the Berwick Public House, a local pub, for a pint afterwards. So when their landlords, and now friends, told them they were looking to sell, Danielle and Devon say they were ready to put down some roots. They agreed to buy the place and go from renting to home ownership. Staying put made sense and felt natural. The family has settled in and made the house their own. Danielle says the layout of the upper floor works for them because there is a bathroom for the girls and a master bathroom ensuite for them and the bedrooms are close enough together that she can hear Millie and Emma when they need her in the middle of the night. And even though they are settled in, they aren’t necessarily settled down. Owning a condo where all the outdoor maintenance is taken care of allows them to keep on traveling, particularly in the summer when they are both off work. Last summer they were able to visit family in the Okanagan and took a trip to the Oregon Coast. They also see the potential for growth in their townhome in the future. Devon says he plans on developing the basement next year, which is currently used as a playroom, storage and laundry area. In the meantime, Danielle has decorated with Scandanavian design that suits the natural tones of the home’s hardwood, sand-coloured quartz countertops and Italian style backsplash in the kitchen. Natural woods, plants, candles, textiles and cozy pillows has created an uncluttered European style in their open concept main floor. “I’m in a real plant phase,” she says. “Plants balance me. You should also be fully aware of what is acceptable pet behaviour in your building and if you have a dog, where the appropriate locations are to take him to “go”. “In smaller spaces, larger breed dogs are probably not recommended,” says Sage, “a lower maintenance animal like a rabbit or a cat may be more suitable. But it all depends on the specific animal, every one is different.” When it comes to entertaining your pets when you aren’t home, Sage recommends “tons of toys and treat dispensers.” Work with your vet to determine any dietary needs or concerns. Also many dogs can benefit from crate training as a way to save some damage to your home and potentially your dog’s health.

“It is important to have both mental and physical stimulation for your animals especially in smaller spaces, so work with us and your veterinarian to determine the proper care for your new pet.” Transitioning an animal from one home to another or from the shelter into your home may also be difficult. Sage says, “cats and rabbits should be started off in one room, dogs should be cornered off as well, and slowly introduced into more of the home, full run of the house right away could be too over whelming.” Adding a new pet to your household is certainly exciting and it may be difficult to resist the cute animals at the pet store, but consider adoption as well. It gives a homeless animal another chance at a happy and loving home. CHS also offers behaviour classes and a helpline to ensure the best results in transitioning a pet. In addition, there is a fully stocked pet gear store on location where new owners can get all the supplies they need to care for their new family member. pring is in the air and as the sunshine beams through our winter-grimed windows, it is a reminder that now is a good time to tidy up, throw out the unneeded to make room for the new and welcome growth. Here are some suggestions to keep your home clean and organized, which in turn will help keep your thoughts clear, reduce stress and welcome positive energy. Begin with a list of projects to stay focused. Taking things incrementally will prevent you from feeling overwhelmed. With list in hand, be sure to have a bucket of cleaning supplies. For a greener method of cleaning, make your own all-purpose cleaner with one cup of water and one cup of vinegar inside a spray bottle. Add a few drops of essential oil like lemon, orange or lavender for a nice scent. Castile soap is another great product to have in your cleaning bucket, along with a few other items including microfiber clothes and paper towels.

It’s now time to tackle that list! I hope the first thing on your list is to conquer those behind the door spaces that may be jam packed with so many odds and ends that the thought of opening the door is scary. Pick areas in the home where you are accumulating or stashing things away like the freezer, pantry, linen closet, other closets, drawers and under-the-sink cabinets. Just because storage spaces may be enclosed, these spaces should still be just as aesthetically pleasing as the rest of your home. To help you get your storage spaces organized, start by taking everything out. Go through every item and decide whether to keep, recycle, donate or discard. Give the shelves a good wipe before placing the items you keep back in. Categorize by type, colour and/or size. Throw out expired items in your pantry, freezer and medicine cabinet. With smaller items or items that don’t sit so well, especially on typical builder’s grade wire shelving, invest in some storage containers. Purchasing containers should be done after you’ve categorized everything as this will determine what size and shape you will need. I love Mason glass jars as they come in a variety of sizes, are see through, inexpensive, can easily be found at Canadian Tire or Superstore, and free of the controversial health concerns associated with plastic. They are great for the pantry as they are airtight and you can transfer everything that came in shapeless plastic bags in to them. Use Mason jars in other areas of the home for storing cotton balls and swabs, arts and crafts supplies, or nails and screws. You will be amazed what kind of accessories are available for Mason jars. For a more polished look, glass canisters are a great option too. Baskets and storage bins are another must have.
Use baskets in closets to store t-shirts, socks, undergarments, scarves and toys (for your kids’ rooms!). Store away winter clothes in storage bins. Categorize your clothes by type of garment, and then by colour to create a functional method of retrieving your items while making it pleasing to the eyes. Under the bathroom sink, use different baskets to organize bath and body products. If you’re tight for space and the linen closet can’t be just a linen closet, create a utility basket to store the nails and screws you’ve already put in to mason jars along with small tools, measuring tape, light bulbs and batteries. Make use of the floor space by incorporating bigger baskets to store heavier and bulkier items. Roll up face clothes and place them inside a basket. Set aside a basket for mismatched socks that stray on laundry day and then some how magically reappear! Another helpful tip to keeping your linen closet looking tidy is to store sheet sets inside its own pillow case. Fold the flat sheet, fitted sheet, and any extra pillow case, before storing it all inside the matching pillow case. This

way, the whole set is always together. Place it directly on the shelf or file it away in to a basket with other sheet sets. In the pantry, use baskets to store snacks and bulk foods. Keep all of your baking decorations together in a bin. Opaque bins are handy for a quick glance. Labels are also convenient. Whether you use a labeler machine or go to the dollar store for hand written tags, they both do a great job. Have fun with labels. Get creative with descriptions and find pretty ribbon to hang your tags that compliment your newly polished storage space. For items that expire, put a purchase date on the label. Once you have decluttered and organized your belongings, the scrubbing and dusting begins. Popular projects and items often overlooked include: . dusting light fixtures, the top of windows and fridge · sweeping under the fridge and stove · dusting your blinds · vacuuming your drapes and upholstery · cleaning your area rugs and windows With spring in the air, let your house smell fresh and odorless. Clean out the food trap in your dishwasher if it has one, and place one cup of vinegar on one of the racks and let it run for one cycle to remove accumulated odors. If you own a microwave, place one cup of vinegar inside and heat it up for approximately two minutes. Wipe down the condensation created inside for a good clean.
Use vinegar and baking soda to deodorize and clean your drains. Pull out unwanted debris, like hair or stuck food. Pour down a kettle of hot water. Sprinkle a half cup of baking soda around and inside the drain. Slowly add half a cup of vinegar to the baking soda. Let sit for 5 – 10 minutes and then rinse with boiling water again. Add a few drops of your favorite essential oil to the above cleaning tips to create a beautiful scent that uplifts your mood. It will feel utterly satisfying and cathartic once you check everything off your list. To maintain this feel throughout the year, create small and automatic habits that will save you time in the end. My mother always says, “Christina, if you just spend that extra 30 seconds hanging up your coat or putting your cereal bowl directly in to the dishwasher, things will not accumulate...” Why are mothers always right! Cleaning your space from top to bottom and decluttering will give you an extra spring in your step. Your mind and home deserves it. CONDO GARDENING G ardening in condos may be a challenge, but there are ways to get around to bringing a sense of green into small spaces. Renowned garden design expert Carson Arthur says all it takes is a little imagination, a bit of a green thumb and walls. “In any small space, condo owners should look to the walls as opportunities for plants and natural elements. Not traditionally considered living space, the walls are the perfect spot for hanging plants and vertical gardens,” says Carson, one of the headliners at this year’s Calgary Home + Garden Show happening March 1 – 4 at the BMO Centre & Corral, Stampede Park.

Carson himself says he lives in a condo where he says keeping clutter down is a constant challenge. “Currently I have a 730-square-foot condo that I share with my partner. It is an exercise in good storage solutions, purging regularly and making smart decisions about how much I really need when it comes to clothes, books and shoes.” But when it comes to bringing a sense of greenery in smaller high-rise apartments, or any other home where space is limited, the answer will always be lightweight, portable planters. “Every pot that I put on my balcony has wheels underneath it. The ability to move plants out of the way when you are entertaining is the key to making the most of a small outdoor space,” Carson tells Condo Living. “I am also a fan of adding lightweight soil substitutions into my potting mix. Consider using packing noodles in your soil. You fill your pots with less soil and make them lighter, allowing you to move them more easily around your space.”

Get in on the lingo of condos
Q:
I’m a newbie condo buyer, and I’m a little mystified by the industry jargon. Any chance you can help me straighten it out?
A:
I’m constantly being pulled aside by owners or the general public about condominium ownership and what the different terms means. To help you out, here’s a refresher on some of the lingo. WHAT IS A CONDOMINIUM: A condominium can be a townhome, conventional, commercial, bareland or any type of property with shared ownership, in which each owner owns the space within their walls, floors and ceiling of the unit to which they hold title, and jointly owns a portion of all the common property. Your home is still your castle, but there are different rules, obligations and financial responsibility that come with living and owning a condominium. CONDOMINIUM CORPORATION: Every condominium development has a condominium corporation that comes into existence when a condominium plan is registered with the Land Titles Office. The corporation is made up of everyone who owns a unit in the development, and the condomini-
um’s board of director’s runs it with the help of a good management company like New Concept Management Inc. BOARD OF DIRECTORS: In essence, the role of a board, as elected by its owners, is to act honestly and in good faith exercising the powers and in discharging their official duties. These include maintaining the common property and assets of the Condominium Corporation, as well as setting policies and enforcing its bylaws. UNIT FACTORS: The measure used to determine a condo owner’s share of condominium contributions (fees) and voting rights. Typically, unit factor is proportional to the size of the owner’s condominium unit The total sum of the unit factors for all the units on a condominium plan is 10,000. It is important to know the unit factor assigned to your unit because it will affect your condominium contributions and your voting rights. BYLAWS: Every condominium has a set of bylaws, which set out the rules and regulations that govern

the corporation. They are a legal binding obligation of the owners and occupants in a condominium corporation. In order for the bylaws to be enforceable they must be registered with Land Titles. The condominium board is responsible for enforcing the bylaws. The bylaws may cover such things as whether pets are allowed to live in the building, renovation guidelines, parking restrictions, and more. RESERVE FUND STUDY: A Reserve Fund Study is an important tool that should be utilized by the Board of Directors with the help of their Management Company, like New Concept Management Inc. to maintain and enhance the major common property assets of the Condominium Corporation. The Reserve Fund Study provides a multi-year funding plan for major capital expenditures. In Alberta, the Condominium Property Act requires Condominium Corporations to complete a Reserve Fund Study every five years. WEST DISTRICT A model mid-rise community!
A
n urban oasis in a sea of suburbia has begun construction on Calgary’s west side in the community of West Springs. Currently called West District, it will probably be renamed, hopefully to something like Broadcast Hill, in recognition the area’s history as home to CFCN, Canada’s first independent television station. West District is a very ambitious project by Truman, a family-owned Calgary developer and builder who, to date, has invested over $100 million in assembling the land, developing the master plan and managing the complex approval process. It has taken 5 plus years to get to the construction stage which included a four-phase community engagement process (April to November 2014) which resulted in 1,200 plus ideas from the community that were then evaluated and where feasible included in the first draft of the master plan. Truman then participated in a City-led engagement process to complete the final plan Council approved in late 2017. When completed West District will have approximately 2,500 new homes (98 per cent of them condos or townhomes) for 4,500 people. As well, 825,000 square-feet of office/institutional and 300,000 square-feet of retail will employ approximately 3,600 people. It is the perfect balance of live, work and play. PERFECT PARK West District’s crown jewel will be its unnamed $15.5 million central park (my vote goes for Buck Shot Park, in recognition of the popular CFCN children’s show Buck Shot enjoyed by hundreds of thousands of children from 1967 to 1997) that took over a year to get approved in principle. Why so long? Because it the first park of its kind in Canada that incorporates an OUR NEW WEBSITE

integrated storm water pond with a public park (normally storm water ponds have no public access). The 8.4-acre park will also include a 500-seat amphitheatre, skate park, skating rink, spray park, basketball court, playground, great lawn, pathways and a large amenity/event building — think East Village’s Simmons Building on steroids. The park will be a hybrid between Olympic Plaza and St. Patrick’s Island Park. ACTIVE MAIN STREET It will also have a seven-block long main street lined with shops at street level and seven floors of residences above. The feel will be one of a modern Paris streetscape. In fact, nearly 80 per cent of the buildings in West District will be between 5 and 8-storeys high, creating one of the highest densities of mid-rise buildings in Canada. The master plan doesn’t include any highrises (above 12-storeys). Another unique feature of West District’s Main Street will be its “activity centre street,” classification which includes a wide sidewalk for pedestrians and patios, a dedicated bike lane and two traffic lanes each way. In the future, it will be home to a transit hub connecting the community to nearby amenities and LRT. There will be no surface parking lots in West District. RISE OF THE MID-RISE Jennifer Keesmaat, Canada’s current urban planning guru and former chief planner for the City of Toronto has been advocating the advantages of mid-rise buildings for infill

projects for years. The rationale — mid-rise buildings have the ability to synergistically connect with existing suburban development as their human scale integrates better with single-family homes while still creating the density needed to offer better transit service. The mid-size buildings also accommodate larger tenants like, grocery stores, family restaurants, recreation, health and office buildings which complement the smaller boutique shops, cafes and bistros. Diversity of scale is also important to creating a vibrant urban community. LAST WORD Truman, working with Calgary’s CivicWorks Planning + Design, are creating a model mid-rise community that could well serve as a model — on a smaller scale — near LRT stations across Calgary. West District is the legacy project for George Trutina, President of Truman, who has devoted 30+ years building communities in Calgary, Chestermere and High River. Trutina is a huge fan of the mid-rise and aspires to become Calgary’s “master of the mid-rise.” CL

Calgary's southeast sees surge in condo developments

o, what is it about Calgary’s southeast quadrant that is attracting so much interest from the multi-family builder segment? Talking with officials from two of the larger contributors — Cardel Lifestyles and Avi Urban — it’s the availability of large swaths of land that can still be claimed, developed and built on for relatively affordable prices. But there is also the vision of what the future holds in store in terms of amenities that will be offered. Then, too, there is the planning and development principles that have been set out by city officials and council members regarding densifying suburban areas. Tim Logel, who wears presidential hats for both Logel Homes and Cardel Lifestyles, says the companies have seen much success in the southeast. “The southeast has Tim Logel been popular because it offers affordability and choice for those shopping the multi-family market — appealing to both the starter demographic and those downsizing,” he says, adding that the opportunity to work with attractive parcels of land with natural and developed amenities also has an appeal.
