MARCHING TO SPRING Well, Super Bowl LII is done, which to me means that spring is almost here. And good ol’ Balzac Billy predicts an early spring as well, when he didn’t see his shadow the last Ground Hog Day. But the best reminder for me that an end to the nasty winter weather is nigh is the Calgary Home + Design Show. We spoke to HGTV outdoor renovation guru Carson Arthur, one of the headliners at this year’s show, and we asked him about gardening tips for condo dwellers. He’s got some great ideas that you can read inside on how to keep a garden — or at least a token reminder of nature — in such small spaces. Speaking of bringing the gardens in, our cover feature on Fish Creek Exchange tells residents the beauty of living on the borders of one of the largest urban parks in North America. Fish Creek Park is the urban outdoorsman’s (or woman’s) dream with its miles of bike lanes and hiking trails and Carson Arthur (middle) with Source Media Fish Creek Exchange allows them to live Group’s Ian Serpanchy and Condo Living editor Pepper Rodriguez. right at its doorstep. We present tons of condo and townhome choices in this month’s issue too, ranging from the finished, move-in ready offerings in the southeast suburbs with Origins at Cranston by StreetSide Developments to the inspiring spires of The Guardian by Hon Towers in the inner-city. Then there’s the freshness of Saratoga at SkyView by Shane Homes Multi-Family that just launched, and Bucci Development’s Radius new soon-to-open on-site show suites, as well as Rohit Communities that introduces us to Stile Seton. Readers, just go ahead and pick the best one to fit your lifestyle. Spring is also about spring cleaning and our in-house fashionista and STYLE writer, Christina NEXT MONTH: Loc, has some of the best advice for an uncluttered Our bathroom issue lifestyle. Mel Ladner dwells on the new fangled vacuums that can help us achieve this level of cleanliness in her Focus On photo feature. There is a lot more to look forward to in the year, lots of new show homes and new communities are in the pipeline, which you can learn more about on our website www.calgaryhomeliving.com. Join us for the ride, it’ll be fun.

URBAN PARK LIFESTYLE T he opportunity to own a new home on the edge of one of North America’s largest urban parks doesn’t come along everyday. Not only does Fish Creek Exchange provide the best seats in the city to enjoy nature’s splendour, but this “last great Fish Creek Park address” is also gaining recognition for the modern, amenity-rich and connected-to-the-city lifestyle it offers. At 1,355 hectares Fish Creek Park is more than three times the size of New York’s Central Park and is part of many southeast and southwest neighbourhoods. On any given day the park’s trails are busy, with walkers, joggers, bikers and roller bladers. Fishermen can be seen on the banks or in boats of the park’s namesake, Fish Creek, and the Bow River. Bird sightings, particularly owls, will bring swarms of amateur and serious birders and photographers out for a gander. “Initially, many of our buyers were coming from the surrounding neighbourhoods of Evergreen, Millrise, Sommerset and others. They just love the area and want to live in a new home but remain close to the park,” says Patrick Briscoe, Director, Development Project Management, Calgary for Graywood Developments. “Lately, however, we’ve noticed that we’re getting

Fish Creek Exchange by Graywood Developments provides a touchstone both to nature and urban lifestyle buyers from other parts of the city and beyond.” He says they have had buyers from Thorncliff and even as far away north as Airdrie. “These purchasers like that we are so close to the Fish Creek LRT station that they don’t have to drive to work. The homeowners from Airdrie say they save hours of commute time,” Briscoe adds. Proximity to the LRT station is just one of the many urban amenities that already surround the area. There is a wealth of shopping, dining and entertainment

establishments surrounding the Shawnee Park community, as do schools, places of worship and employment hubs. “Fish Creek Exchange is unique in the sense that it suits the needs of single professionals, young couples, move down buyers and even young families — there is home for everyone,” Briscoe says. He tells Condo Living that sales have been exceptionally strong. “We’ve enjoyed a total of 50 sales in 2017, considering that we only launched mid-June, that is a pretty strong showing.” Briscoe says 70 per cent of the initial townhomes released already sold and 60 per cent of the apartment-style condos in the first building are also spoken for. “With the success of Building 1, we fast tracked our plans and launched Building 2 for sale in late-October, and the demand has continued to be incredibly strong for both buildings,” he says. Building 1 is well under construction, and Briscoe says they expect to start construction on both Building 2 and the townhomes in the spring. “We anticipate first condo move-ins to take place early Spring 2019 and townhomes end of 2018.”

INSPIRING SPIRES

The Guardian is the highpoint of Calgary condo living

BY PEPPER RODRIGUEZ

I

t might be said that the panoramic views available at The Guardian are part of the standard features of the tallest residential towers in Calgary, but the impeccable interior finishes of the suites themselves are what elevates the lifestyle here. The best thing is that buyers need not imagine what suites will look like, as The Guardian twin towers are both complete and ready for immediate move-ins. All the suites in the twin 44-storey towers are ready for immediate possessions. The North tower is sold out with residents having moved in starting in 2016, while the South tower is at

60 per cent sold and welcomed their first residents last year. The contemporary lifestyle it offers is already laid out for all to see, and it doesn’t disappoint. The Guardian is stylish from inside and out, literally and figuratively. “While The Guardian’s architecture is certainly impressive, we designed each tower from the inside out,” says Ernest Hon, Director of Sales and Marketing for Hon Developments, the visionary developers of The Guardian towers. The design evolved starting with the suites first so that each and every floor plan received the individual attention of a veteran architect and interior designer, he adds. Each of The Guardian residences are meticulously designed to maximize functional living space and draw in the abundant natural light and panoramic views. OUR NEW WEBSITE

The total lifestyle The Guardian offers includes a wide array of in-house amenities that residents already get to enjoy. These serve as the perfect backdrop for the upscale standard finish each suite gets. The kitchens are of considerable note. Designed by Italy’s Armony Cucine, and introduced to Calgary for the first time, The Guardian’s kitchen is thoroughly enjoyable from every point of view. “Each cabinet is installed by Master Installers from Germany, all of whom have upwards of 15 years experience installing European kitchens. This unrivaled attention to detail is rare in North American, but has become an industry standard in Europe that we are proud to import to The Guardian, which are designed and manufactured in Italy,” Hon tells Condo Living. “These kitchen cabinets speak an elegant language of minimalist lines, modern materials, and clever design features that make our kitchens a beautiful heart of the home.” There’s also the German-engineered cooktops by AEG featuring cutting-edge induction technology that is the preferred choice in professional kitchens and the envy of epicurean friends. High-end finishes such as the honed quartz countertops and seamless back-painted glass backsplashes are not only elegant but also chosen to be durable and incredibly easy to clean. Underfoot, wideplank laminate hardwood flooring extends throughout the suite. In the bathrooms, sleek polished chrome fixtures, frameless glass showers, and a unique micro-mosaic tile feature wall make for a discreet, yet opulent setting. $200,000s, and two-bedrooms from the low $400,0000s, which Hon says are some of the most appealing price points in the inner city. Hon says The Guardian provides buyers a much-needed option of living an urban lifestyle close to the downtown core and all its attractions. The two-bedroom units are also perfect for the levelheaded buyer, who now has the option of bringing in a roommate to help pay off the mortgage faster. There’s also the sub-penthouse Paramount Suites, which takes up floors 36 to 41 of the two 44-storey towers. They offer expansive living spaces from 1,700 up to 2,619 square-feet with unobstructed, unrivaled views of the city and beyond. “They’re an exclusive collection with only three Paramount Suites per floor,” Hon says. These suites are the ultimate expression of urban living in Calgary, open concept layouts with two bedrooms and two and a half bathrooms in each unit. “It’s the perfect space for entertaining and enjoying the urban lifestyle.” Priced from $1.2 million to $2.4 million, the Paramount Suites appeal to a wide demographic. Hon says their buyers range from older couples who want to live the downtown life, up to young professionals who are attracted to the up-and-coming nature of the Victoria Park community. But then again, you can say that for the entire project. “The Guardian is envisioned to be a catalyst of change in Victoria Park and has been instrumental in kick-starting the revitalization of this historic neighbourhood. We’ve brought a new energy to the community, and many of our buyers want to be part of this growth.” The two buildings house over 600 residential units in total with a mixed-use podium of shared amenities, retail space, and live-work units to encourage a vibrant streetscape and community. The podium is also fitted with a brick and sandstone exterior reminiscent of the heritage buildings and warehouse aesthetic of the community. “From the inside to the outside, the design and quality of materials used in The Guardian make

uying a new condo often entails years of living in a construction zone, and in some cases, waiting for promised community amenities to catch up. Not so with Origins of Cranston, as these StreetSide condos in the flourishing community of Cranston approach its final sell out. Cranston is one of the newly established southeast communities in the city. Excellent schools, shopping, services and many more amenities are close at hand. The new show home is the Birch II, a two-bedroom corner suite that features extra windows in the master bedroom, Robertson says. It is 928 squarefeet, with plenty of storage and includes in-suite laundry. “Our show home has very few upgrades as we have factored in all the needs and wants of our residents,” she says. The builder that brought the hit Mark 101 in Sage Hill is back with their second condo development, as Shane Multi-Family introduces Saratoga in Skyview Ranch. Skyview Ranch has been one of the hottest northeast communities recently, with its wealth of amenities and accessibility, and Saratoga in Skyview is bringing the inimitable Shane Homes standards to this hot market. Garnett says they have created six designer looks, something that no other new home builder in the Calgary market is offering. And he believes this gives Stile Seton its biggest advantage over competitors. “These six carefully curated styles include the perfect elements to create a truly personal look that reflects cutting edge designs and your personality. From cabinetry and counters, to hinges, fixtures, and handles, no detail has been overlooked. All of this comes to you with the affordability and value you trust Rohit to deliver. No matter what style you choose your price won’t change!” The ability to personalize the home and to do so at an affordable price is just one advantage at Stile. The other is living in Seton — Calgary’s newest Urban District. The community of Seton is bringing urban living in the heart of suburban Calgary and is touted to become the city’s “Downtown South.” This vibrant, compelling mixed-use development from Brookfield Residential is attracting tons of interest with its promise of taking live-work-play lifestyle to another level. Seton was designed with urban convenience first, which means quick access to trendy restaurants, boutique shops, big-box retailers, health services, and office space. Seton’s accessibility is incomparable too as it has easy access to Deerfoot Trail, Stoney Trail, and 52nd Street. With future nearby LRT stations, there are multiple options to get around. “Seton is the next big deal in Calgary real estate. Our chosen locations have us within four blocks or less of the South Calgary Health Campus, Future LRT, Shops and Restaurants of the Retail Centre, the future cafés and shops of Market Street, the new Seton Recreation Facility and Calgary Public Library, Central Park, Seton High School — the list goes on.” For these reasons, Stile Seton is destined to be a hit. It has just launched sales for their Stile Flats apartment condos and feedback has been overwhelmingly positive. With their attractive starting price and even more appealing design, its success is almost a foregone conclusion.

onstruction of Radius by Bucci Developments is getting closer to completion, as it marks a major milestone with the move of its presentation centre to its on-site location in the heart of Bridgeland. The original presentation centre with its one bedroom mock suite had been in an offsite location off 4th Street N.E., but as Radius nears completion, Bucci Developments will be opening their new sales office and two new show suites inside the Radius building on February 24. As the 11th project in Calgary, and fourth in Bridgeland, by Vancouver-based Bucci Developments’ Radius undoubtedly delivers on the Bucci promise of building quality developments in outstanding locations. Radius is a seven-storey concrete building perched on Centre Avenue and 9th Street N.E. overlooking Murdoch Park, offering a wide range of floor plans; from one- and two- bedrooms, to two-bedrooms plus den, and penthouse suites, for a total of 201 homes. “The location of Radius is unique,” says Chelsey Marshall, Sales and Marketing Manager at Bucci Developments, “because we are so close to downtown with panoramic views of the skyline and quick access to the C-Train, the Core, and river pathways — yet we are park-side in the quiet and well-established community of Bridgeland. You really get the best of both worlds!” The spot also has easy access to major roadways, allowing you to get anywhere you need to be in 20 – 30 minutes. If you want to leave your car at home, there are tons of bike paths and walkways to get to other inner city communities. The historic community has seen a revival since The Bridges redevelopment project started in 1998 and it

“We are so close to downtown with panoramic views of the skyline and quick access to the C-Train, the Core, and river pathways — yet we are park-side in the quiet and well-established community of Bridgeland. You really get the best of both worlds!” now enters its final phase. Radius is a key part of the redevelopment as it provides modern, stylish and affordable multi-family housing to a wide range of buyers in the area. The concrete construction of the building also pays homage to the Italian roots of the neighbourhood with its brick accented base that transitions to elegant glass as the building rises. There will be two new show suites at the on-site location. Both are two-bedroom models, one is a corner unit and the other is an interior junior two-bedroom. According to Marshall, the junior two- bedroom layout has been most popular with buyers, as it offers real flexibility and great value starting at $370,000 with two-bedrooms, two full bathrooms, titled parking and storage. to support the owner’s lifestyle, something that buildings built by Bucci Developments are known for. Every unit in Radius offers ample storage and stunning standard finishes to complete every square foot of each home. “Natural wood materials have been used for our thoughtfully appointed cabinetry, which in the kitchen is complimented by sturdy but beautiful full-sized appliances from Bosch and Fisher & Paykel, quarts countertops, and a gorgeous full-height quartz backsplash. In the bathrooms, manufactured marble tiles and oversized mirrors bring elegance and sense of established luxury,” Marshall says about the standard finishings that are available in all homes in place of optional upgrades.

Mike Bucci, the vice president of Bucci Developments also says “Our Radius development is being built during a time when we have the best pick of construction trades. The level of fit and finish represents a value proposition that I think any downsizer or young home buyer will have a tough time saying no to.” Radius is now over 50 per cent sold, and Chelsey says “many buyers find the five per cent deposit and aggressive price points appealing, especially with an early 2019 possession date.” With Radius, Bucci has designed a building they hope will be relevant for years to come. The building is LEED registered and features a number of thoughtful and sustainable details — including a large installation of solar panels on the roof- in addition to the many practical amenities the building has to offer. “All homes include underground parking, additional storage, air-conditioning and private balconies, you won’t ever want to leave the comforts of your home!” Marshall adds. Radius also has a concierge service and over 8,000 square-feet of shared amenities, like fitness centre, yoga studio, pet wash, a roof top terrace and so much more. COMMUNITY MATTERS

Mastery over master-planned community designs give Mattamy the edge BY PEPPER RODRIGUEZ

he modern community isn’t just a point on a map; it’s a complete lifestyle offering that takes into account the needs of each of its residents. Mattamy Homes’ understanding of that crucial underpinning of a master-planned community has not only made it North America’s largest privately owned home builder but a pioneer in how communities are designed. For nearly four decades, the Ontario-based home builder/land developer has built homes and communities across Canada and the US following the Mattamy Way — an approach to home and community design that prioritizes how you really live — throughout every hour of your every day. This guiding principle has also been responsible for its success in southern Alberta, where since 2009 Mattamy Homes has built successful communities in Airdrie, Chestermere and Calgary. Windsong in Airdrie was its first hit, followed in quick succession by Lakepointe in Chestermere, Southwinds and Gates of Hillcrest both in Airdrie, Cityscape in northeast Calgary, and just last year, Carrington in northwest Calgary. 2018 will in fact see the launch of its latest development, Yorkville, which will mark the first time that Mattamy will be developing in southwest Calgary.

CO N D O L I V I N G M ARCH 2018

Mattamy Division President Don Barrineau, expressed his full confidence in the continued growth of Calgary. “The market showed incredible resilience in 2015 – 2017, and new home sales were respectable,” he tells Condo Living. “The job market has stabilized, and unemployment is at a very healthy point. While we don’t have the halcyon days of big oil investment at the present time, we do have ongoing operations in the oil business, and the Calgary CMA is quickly becoming THE major distribution hub for Western Canada. This bodes well for the long-term economic outlook.” In all its developments, Mattamy has stuck to its design principles in building homes that emphasize curb appeal and communities equipped with built-in amenities. A family-friendly environment that encourages interaction between neighbours, a community that has home products for all demographics, for all budgets, for all lifestyles. “Since we are the exclusive home builders in all our communities, we can very much plan how every streetscape will look like, and maximize the potential for each community,” says Warren Saunders, Mattamy Homes’ vice-president of sales and marketing. This exclusive planning in the development of their communities is Mattamy’s biggest advantage. Although Mattamy Homes may not be the only land developer that builds homes exclusively for their master-planned communities, they certainly are the only that can accomplish this in such scale. Cityscape, one of their largest developments in Calgary, will have 1,730 on build out. While their new Yorkville will have some 2,400 homes. “Being the sole builder and developer, we’re able to bring in a wellthought out, cohesive plan for each community — research and plan that much further ahead,” Saunders says. The homes they offer are also designed in such a way that fits not only the specific demographic they are trying to attract, but also weave into the vision for the entire community. Not one home is

out of place in a Mattamy community, each is designed to fit in its particular lot. The wide variety of homes offered also plays a role. Communities that attract different demographics are more vibrant and dynamic so all Mattamy communities have homes to fit every lifestyle and budget. Carrington, for example, has single-family homes with a single-car garage available from the $420,000s, and from the $500,000s for double-car garage. Rear lane duplexes are available from the low$400,000s and urban townhomes from the $340,000s. Yorkville, which is being launched this year, will have single-family homes and urban townhomes in Mattamy’s signature style as well, with pricing to be released at a later date closer to the actual launch. Parks, pathways and playgrounds are emphasized in each Mattamy community. In fact, they have outdone themselves with the skateboard park that has become the centerpiece for its new Carrington community. “It really has given life to the community and its surroundings,” Saunders says.

Understanding the role of such recreational amenities also led Mattamy in supporting Calgary’s Rotary/Mattamy Greenway pathway project that puts in place a 138-kilometre pathway system that will encircle the city. Location also plays a major role in the success of Mattamy’s master-planned communities. Cityscape, Carrington and Yorkville are all located next to major thoroughfares that gives easy access to any part of town, they are all also within a few minutes of world-class amenities and employment hubs. Southwinds in Airdrie will benefit from a new interchange that gives residents easier access to the QEII. “The Mattamy Sales Centres are open seven days a week, so we are able to service our homeowners even more efficiently,” Saunders says. CL

LEGENDARY CREATIVITY Outside-the-box thinking brings fresh perspective to townhome living BY PEPPER RODRIGUEZ

C

hris Kuzmanovich is accustomed to thinking outside the box, but geometric shapes and patterns are never far from his thoughts. An artist and interior designer, Chris — the founder of CVK design studio — takes his passion for architecture and fascination with creating shape and form to design the Novella show suite for Aldebaran Homes’ Legend of Legacy townhomes. His distinct artistic touch is apparent the minute one enters the show home (notice the geometric tile pattern in the front entrance). Located in the southeast community of Legacy, Chris brings attention to Novella’s

well-designed functionality and spaciousness. “The Novella’s layout was easy to style, it is designed so well that it was an easy task to give it a lived-in look with lots of memorable features making it easy for buyers to recall.” That is his artwork adorning the walls by the dining nook, giving a personal touch to the proceedings. Townhomes at the Legend of Legacy are 25-feet wide giving them a rare spaciousness, nine-foot ceilings and tall windows add another layer to its estate-like luxury. To Chris, it served as the perfect blank canvass to bring his vision for a relaxed, suburban lifestyle with the playful use of geometric patterns.

The Novella was finished to show its full-potential, tasteful, cost-effective upgrades that displayed its best side in the most eye-catching way. LED lights throughout, higher pile carpet, wide plank laminate flooring and much more. Were utilized to show off all its possibilities.

Legend of Legacy townhomes pride themselves in the utter functionality and style of the kitchen. Ample storage space is provided, including the sleek, modern wood finished cabinets. Hexagonal tile backsplash with contrasting grout bring a sense of timeless design.

It is rare to find a kitchen as spacious in townhomes, and Chris says he found it easy to give the room a memorable look with what was already provided. The centre island has a spectacular granite countertop while the perimeter counters have quartz to give the space more personality.

Chris says meticulous hand-painted detail adorns the walls of the Novella’s powder room. “This is a good space to let your creativity loose.” The hexagonal tile backsplash brings a continuity to the design.

The open-concept design of Legend of Legacy townhomes comes to life in the 1,640-squarefoot Novella. The hexagonal print of the feature wall is a subtly carried through the main floor, note the area rug and the curio cabinet (not shown in photo). anielle and Devon didn’t have to pack a box to become homeowners, but that doesn’t mean they aren’t moving experts. Over the last 10 years the couple have called plenty of places home — Vancouver, Kelowna, Lake Country and now Calgary. They also spent a month traveling around Europe, taking in London and France. Danielle admits she’s the one with the wanderlust and Devon is happy to follow, but also is glad they have found a home base. After years of adventure, two kids and establishing their careers in education, Danielle and Devon found themselves again looking for a place to live and work. The B.C. natives love their home province, but from their experience in Vancouver, they know it isn’t easy making it in Canada’s second-most expensive city. Vancouver also taught them about living in small spaces. When their first-born, Emma, came along the now trio shared a 600-square-foot apartment. They started looking around for jobs in Victoria, Edmonton and Calgary and all fingers seemed to be pointing to Calgary.

Friends in Calgary put them up for the weekend and they were able to find a townhouse to rent and a dayhome for their now two daughters (with the addition of Millie) in a matter of only a few days. The Cranston Place townhouse by Cardel Lifestyles that they started out in as renters is 1,500 square-feet, three bathrooms, with three bedrooms and an undeveloped basement. For Danielle and Devon it’s more than they needed. The backyard is a green space, shared by two rows of homes, making it a meeting place for the kids in the complex, the said. “In the summer boys set up soccer,” says Danielle. “ There are kids playing out there all day.” Danielle says she also liked the quartz-topped island in the kitchen that adds storage and counter space. “There is loads of counter space when you are making a more complicated dinner,” she said. “And it’s a gathering spot. We also usually eat breakfast there.” Devon likes that the appliances were upgraded to stainless steel and the floors to hardwood. “Everything is upgraded,” he says. Their corner unit is also one of the largest floor plans and has extra window on the outside wall, bringing in more light on both floors. They also are able to walk a block to the Sobeys to pick up the groceries. They can also be able be found using the plentiful biking paths in Cranston.

World travelers settle down to family townhome in Cranston BY DARLENE CASTEN PHOTOS BY DON MOLYNEAUX

“We like biking on Cranston Ridge in the summer,” he says. “And there are five or six parks within walking distance. Emma’s favourite has a climbing wall.” The Cranston community centre is another hub for the family. They use the open gym on weekends, go skating and use the splash park in the summer. The girls play soccer and have taken dance at the community centre and Devon plays ball hockey twice a week with guys, who then hit the Berwick Public House, a local pub, for a pint afterwards. So when their landlords, and now friends, told them they were looking to sell, Danielle and Devon say they were ready to put down some roots. They agreed to buy the place and go from renting to home ownership. Staying put made sense and felt natural. The family has settled in and made the house their own. The girls have their own room, with matching white wrought iron beds and colourful paper art. OUR NEW WEBSITE

Danielle says the layout of the upper floor works for them because there is a bathroom for the girls and a master bathroom ensuite for them and the bedrooms are close enough together that she can hear Millie and Emma when they need her in the middle of the night. And even though they are settled in, they aren’t necessarily settled down. Owning a condo where all the outdoor maintenance is taken care of allows them to keep on traveling, particularly in the summer when they are both off work. Last summer they were able to visit family in the Okanagan and took a trip to the Oregon Coast. They also see the potential for growth in their townhome in the future. Devon says he plans on developing the basement next year, which is currently used as a playroom, storage and laundry area. In the meantime, Danielle has decorated with Scandanavian design that suits the natural tones of the home’s hardwood, sand-coloured quartz countertops and Italian style backsplash in the kitchen. Natural woods, plants, candles, textiles and cozy pillows has created an uncluttered European style in their open concept main floor. “I’m in a real plant phase,” she says. “Plants balance me. There is an energy to plants. It sounds super hippy, but that’s what it is.” CL CO N D O L I V I N G M ARCH 2018

“We try to learn the most about our animals and our adopters so we can make the best match possible.”

You should also be fully aware of what is acceptable pet behaviour in your building and if you have a dog, where the appropriate locations are to take him to “go”. “In smaller spaces, larger breed dogs are probably not recommended,” says Sage, “a lower maintenance animal like a rabbit or a cat may be more suitable. But it all depends on the specific animal, every one is different.” When it comes to entertaining your pets when you aren’t home, Sage recommends “tons of toys and treat dispensers.” Work with your vet to determine any dietary needs or concerns. Also many dogs can benefit from crate training as a way to save some damage to your home and potentially your dog’s health.

“It is important to have both mental and physical stimulation for your animals especially in smaller spaces, so work with us and your veterinarian to determine the proper care for your new pet.” Transitioning an animal from one home to another or from the shelter into your home may also be difficult. Sage says, “cats and rabbits should be started off in one room, dogs should be cornered off as well, and slowly introduced into more of the home, full run of the house right away could be too over whelming.” Adding a new pet to your household is certainly exciting and it may be difficult to resist the cute animals at the pet store, but consider adoption as well. It gives a homeless animal another chance at a happy and loving home. CHS also offers behaviour classes and a helpline to ensure the best results in transitioning a pet. In addition, there is a fully stocked pet gear store on location where new owners can get all the supplies they need to care for their new family member. Condo Living’s tour concluded with Sage saying most importantly, “it is all about working with people and educating them on how to best care for their pets, we want the best results when adopting an animal, so we offer many services and classes to help make that happen.” For more information regarding Calgary Humane Society and all they have to offer, please visit their website at calgaryhumane.ca. CL

TIDY UP Spring brings house cleaning to the fore BY CHRISTINA LOC

S

pring is in the air and as the sunshine beams through our winter-grimed windows, it is a reminder that now is a good time to tidy up, throw out the unneeded to make room for the new and welcome growth. Here are some suggestions to keep your home clean and organized, which in turn will help keep your thoughts clear, reduce stress and welcome positive energy. Begin with a list of projects to stay focused. Taking things incrementally will prevent you from feeling overwhelmed. With list in hand, be sure to have a bucket of cleaning supplies. For a greener method of cleaning, make your own all-purpose cleaner with one cup of water and one cup of vinegar inside a spray bottle. Add a few drops of essential oil like lemon, orange or lavender for a nice scent. Castile soap is another great product to have in your cleaning bucket, along with a few other items including microfiber clothes and paper towels.

It’s now time to tackle that list! I hope the first thing on your list is to conquer those behind the door spaces that may be jam packed with so many odds and ends that the thought of opening the door is scary. Pick areas in the home where you are accumulating or stashing things away like the freezer, pantry, linen closet, other closets, drawers and under-the-sink cabinets. Just because storage spaces may be enclosed, these spaces should still be just as aesthetically pleasing as the rest of your home. To help you get your storage spaces organized, start by taking everything out. Go through every item and decide whether to keep, recycle, donate or discard. Give the shelves a good wipe before placing the items you keep back in. Categorize by type, colour and/or size. Throw out expired items in your pantry, freezer and medicine cabinet. With smaller items or items that don’t sit so well, especially on typical builder’s grade wire shelving, invest in some storage containers. Purchasing containers should be done after you’ve categorized everything as this will determine what size and shape you will need. I love Mason glass jars as they come in a variety of sizes, are see through, inexpensive, can easily be found at Canadian Tire or Superstore, and free of the controversial health concerns associated with plastic. They are great for the pantry as they are airtight and you can transfer everything that came in shapeless plastic bags in to them. Use Mason jars in other areas of the home for storing cotton balls and swabs, arts and crafts supplies, or nails and screws. You will be amazed what kind of accessories are available for Mason jars. For a more polished look, glass canisters are a great option too. Baskets and storage bins are another must have.

Use baskets in closets to store t-shirts, socks, undergarments, scarves and toys (for your kids’ rooms!). Store away winter clothes in storage bins. Categorize your clothes by type of garment, and then by colour to create a functional method of retrieving your items while making it pleasing to the eyes. Under the bathroom sink, use different baskets to organize bath and body products. If you’re tight for space and the linen closet can’t be just a linen closet, create a utility basket to store the nails and screws you’ve already put in to mason jars along with small tools, measuring tape, light bulbs and batteries. Make use of the floor space by incorporating bigger baskets to store heavier and bulkier items. Roll up face clothes and place them inside a basket. Set aside a basket for mismatched socks that stray on laundry day and then some how magically reappear! Another helpful tip to keeping your linen closet looking tidy is to store sheet sets inside its own pillow case. Fold the flat sheet, fitted sheet, and any extra pillow case, before storing it all inside the matching pillow case. This

way, the whole set is always together. Place it directly on the shelf or file it away in to a basket with other sheet sets. In the pantry, use baskets to store snacks and bulk foods. Keep all of your baking decorations together in a bin. Opaque bins are handy for a quick glance. Labels are also convenient. Whether you use a labeler machine or go to the dollar store for hand written tags, they both do a great job. Have fun with labels. Get creative with descriptions and find pretty ribbon to hang your tags that compliment your newly polished storage space. For items that expire, put a purchase date on the label. Once you have decluttered and organized your belongings, the scrubbing and dusting begins. Popular projects and items often overlooked include: . dusting light fixtures, the top of windows and fridge · sweeping under the fridge and stove · dusting your blinds · vacuuming your drapes and upholstery · cleaning your area rugs and windows With spring in the air, let your house smell fresh and odorless. Clean out the food trap in your dishwasher if it has one, and place one cup of vinegar on one of the racks and let it run for one cycle to remove accumulated odors. If you own a microwave, place one cup of vinegar inside and heat it up for approximately two minutes. Wipe down the condensation created inside for a good clean.

Use vinegar and baking soda to deodorize and clean your drains. Pull out unwanted debris, like hair or stuck food. Pour down a kettle of hot water. Sprinkle a half cup of baking soda around and inside the drain. Slowly add half a cup of vinegar to the baking soda. Let sit for 5 – 10 minutes and then rinse with boiling water again. Add a few drops of your favorite essential oil to the above cleaning tips to create a beautiful scent that uplifts your mood. It will feel utterly satisfying and cathartic once you check everything off your list. To maintain this feel throughout the year, create small and automatic habits that will save you time in the end. My mother always says, “Christina, if you just spend that extra 30 seconds hanging up your coat or putting your cereal bowl directly in to the dishwasher, things will not accumulate...” Why are mothers always right! Cleaning your space from top to bottom and decluttering will give you an extra spring in your step. Your mind and home deserves it. By getting organized this spring, next spring be a walk in the park, both literally and figuratively! CL

CONDO GARDENING G ardening in condos may be a challenge, but there are ways to get around to bringing a sense of green into small spaces. Renowned garden design expert Carson Arthur says all it takes is a little imagination, a bit of a green thumb and walls. “In any small space, condo owners should look to the walls as opportunities for plants and natural elements. Not traditionally considered living space, the walls are the perfect spot for hanging plants and vertical gardens,” says Carson, one of the headliners at this year’s Calgary Home + Garden Show happening March 1 – 4 at the BMO Centre & Corral, Stampede Park.

Carson Arthur discusses small space gardens BY PEPPER RODRIGUEZ

Carson himself says he lives in a condo where he says keeping clutter down is a constant challenge. “Currently I have a 730-square-foot condo that I share with my partner. It is an exercise in good storage solutions, purging regularly and making smart decisions about how much I really need when it comes to clothes, books and shoes.” But when it comes to bringing a sense of greenery in smaller high-rise apartments, or any other home where space is limited, the answer will always be lightweight, portable planters. “Every pot that I put on my balcony has wheels underneath it. The ability to move plants out of the way when you are entertaining is the key to making the most of a small outdoor space,” Carson tells Condo Living. “I am also a fan of adding lightweight soil substitutions into my potting mix. Consider using packing noodles in your soil. You fill your pots with less soil and make them lighter, allowing you to move them more easily around your space.”

He adds that the use of lightweight and portable planters works for townhomes as much as for condo balconies. “At the end of the day, having plants outdoors is such a popular hobby, almost as popular as hosting guests outside. Flexibility and functionality should always be first and foremost when planning any small outdoor space.” Carson Arthur is an international landscape designer with a focus on environmentally friendly design. Throughout his 15-year television career, Carson teaches homeowners how to raise the value of their homes through outdoor renovations. He is the North America outdoor design editor for Outdoor Lifestyle magazine; the outdoor expert for Terra Greenhouses; Better Homes and Gardens Real Estate; and the author of the sold out book Garden Designs for Outdoor Living with a new book scheduled to hit the shelves spring 2018. He is bringing his wealth of outdoor design expertise to the Home + Garden Stage at the Calgary Home + Garden Show on Friday, March 2 and Saturday, March 3 at 5 p.m. and Sunday, March 4 at 11 a.m. Carson usually has wide-ranging discussions at this appearances but he will be mainly talking about making the most of homeowners’ outdoor renovation projects.

“Homeowners are investing in their houses through renovations inside and out. In both of my presentations, I am sharing the new numbers for the value of your renovations and showing the 10 biggest mistakes homeowners make in their outdoor spaces,” he says. “Whether you have a yard or a balcony, we all want to make the most of our outdoor opportunities. I help all homeowners do just that. Why spend money that you won’t see a return on? Be smart with your renovation dollars…inside and out.”

…THE USE OF LIGHTWEIGHT AND PORTABLE PLANTERS WORKS FOR TOWNHOMES AS MUCH AS FOR CONDO BALCONIES.

CONDO TERMINOLOGY

ASK MARIA

By Maria Bartolotti

Get in on the lingo of condos

Q:

I’m a newbie condo buyer, and I’m a little mystified by the industry jargon. Any chance you can help me straighten it out?

A:

I’m constantly being pulled aside by owners or the general public about condominium ownership and what the different terms means. To help you out, here’s a refresher on some of the lingo. WHAT IS A CONDOMINIUM: A condominium can be a townhome, conventional, commercial, bareland or any type of property with shared ownership, in which each owner owns the space within their walls, floors and ceiling of the unit to which they hold title, and jointly owns a portion of all the common property. Your home is still your castle, but there are different rules, obligations and financial responsibility that come with living and owning a condominium. CONDOMINIUM CORPORATION: Every condominium development has a condominium corporation that comes into existence when a condominium plan is registered with the Land Titles Office. The corporation is made up of everyone who owns a unit in the development, and the condomini-

um’s board of director’s runs it with the help of a good management company like New Concept Management Inc. BOARD OF DIRECTORS: In essence, the role of a board, as elected by its owners, is to act honestly and in good faith exercising the powers and in discharging their official duties. These include maintaining the common property and assets of the Condominium Corporation, as well as setting policies and enforcing its bylaws. UNIT FACTORS: The measure used to determine a condo owner’s share of condominium contributions (fees) and voting rights. Typically, unit factor is proportional to the size of the owner’s condominium unit The total sum of the unit factors for all the units on a condominium plan is 10,000. It is important to know the unit factor assigned to your unit because it will affect your condominium contributions and your voting rights. BYLAWS: Every condominium has a set of bylaws, which set out the rules and regulations that govern

the corporation. They are a legal binding obligation of the owners and occupants in a condominium corporation. In order for the bylaws to be enforceable they must be registered with Land Titles. The condominium board is responsible for enforcing the bylaws. The bylaws may cover such things as whether pets are allowed to live in the building, renovation guidelines, parking restrictions, and more. RESERVE FUND STUDY: A Reserve Fund Study is an important tool that should be utilized by the Board of Directors with the help of their Management Company, like New Concept Management Inc. to maintain and enhance the major common property assets of the Condominium Corporation. The Reserve Fund Study provides a multi-year funding plan for major capital expenditures. In Alberta, the Condominium Property Act requires Condominium Corporations to complete a Reserve Fund Study every five years. CL For more on this month’s topic in Ask Maria, go to: www.calgaryhomeliving.com

WEST DISTRICT A model mid-rise community!

A

n urban oasis in a sea of suburbia has begun construction on Calgary’s west side in the community of West Springs. Currently called West District, it will probably be renamed, hopefully to something like Broadcast Hill, in recognition the area’s history as home to CFCN, Canada’s first independent television station. West District is a very ambitious project by Truman, a family-owned Calgary developer and builder who, to date, has invested over $100 million in assembling the land, developing the master plan and managing the complex approval process. It has taken 5 plus years to get to the construction stage which included a four-phase community engagement process (April to November 2014) which resulted in 1,200 plus ideas from the community that were then evaluated and where feasible included in the first draft of the master plan. Truman then participated in a City-led engagement process to complete the final plan Council approved in late 2017. When completed West District will have approximately 2,500 new homes (98 per cent of them condos or townhomes) for 4,500 people. As well, 825,000 square-feet of office/institutional and 300,000 square-feet of retail will employ approximately 3,600 people. It is the perfect balance of live, work and play. PERFECT PARK West District’s crown jewel will be its unnamed $15.5 million central park (my vote goes for Buck Shot Park, in recognition of the popular CFCN children’s show Buck Shot enjoyed by hundreds of thousands of children from 1967 to 1997) that took over a year to get approved in principle. Why so long? Because it the first park of its kind in Canada that incorporates an OUR NEW WEBSITE

integrated storm water pond with a public park (normally storm water ponds have no public access). The 8.4-acre park will also include a 500-seat amphitheatre, skate park, skating rink, spray park, basketball court, playground, great lawn, pathways and a large amenity/event building — think East Village’s Simmons Building on steroids. The park will be a hybrid between Olympic Plaza and St. Patrick’s Island Park. ACTIVE MAIN STREET It will also have a seven-block long main street lined with shops at street level and seven floors of residences above. The feel will be one of a modern Paris streetscape. In fact, nearly 80 per cent of the buildings in West District will be between 5 and 8-storeys high, creating one of the highest densities of mid-rise buildings in Canada. The master plan doesn’t include any highrises (above 12-storeys). Another unique feature of West District’s Main Street will be its “activity centre street,” classification which includes a wide sidewalk for pedestrians and patios, a dedicated bike lane and two traffic lanes each way. In the future, it will be home to a transit hub connecting the community to nearby amenities and LRT. There will be no surface parking lots in West District. RISE OF THE MID-RISE Jennifer Keesmaat, Canada’s current urban planning guru and former chief planner for the City of Toronto has been advocating the advantages of mid-rise buildings for infill

projects for years. The rationale — mid-rise buildings have the ability to synergistically connect with existing suburban development as their human scale integrates better with single-family homes while still creating the density needed to offer better transit service. The mid-size buildings also accommodate larger tenants like, grocery stores, family restaurants, recreation, health and office buildings which complement the smaller boutique shops, cafes and bistros. Diversity of scale is also important to creating a vibrant urban community. LAST WORD Truman, working with Calgary’s CivicWorks Planning + Design, are creating a model mid-rise community that could well serve as a model — on a smaller scale — near LRT stations across Calgary. West District is the legacy project for George Trutina, President of Truman, who has devoted 30+ years building communities in Calgary, Chestermere and High River. Trutina is a huge fan of the mid-rise and aspires to become Calgary’s “master of the mid-rise.” CL

HOPE AT LARGE

Calgary's southeast sees surge in condo developments

S

o, what is it about Calgary’s southeast quadrant that is attracting so much interest from the multi-family builder segment? Talking with officials from two of the larger contributors — Cardel Lifestyles and Avi Urban — it’s the availability of large swaths of land that can still be claimed, developed and built on for relatively affordable prices. But there is also the vision of what the future holds in store in terms of amenities that will be offered. Then, too, there is the planning and development principles that have been set out by city officials and council members regarding densifying suburban areas. Tim Logel, who wears presidential hats for both Logel Homes and Cardel Lifestyles, says the companies have seen much success in the southeast. “The southeast has Tim Logel been popular because it offers affordability and choice for those shopping the multi-family market — appealing to both the starter demographic and those downsizing,” he says, adding that the opportunity to work with attractive parcels of land with natural and developed amenities also has an appeal. While Logel Homes is moving along with its first project, Auburn Rise with seven show homes opening in May, Cardel Lifestyles has Auburn Walk, Walden Place, and Cranston Ridge in its development portfolio. “We have completed over 1,000 condos and townhomes in six projects in the last 10
