The May issue is always our most popular, this is the month when homebuyers are out visiting show homes and are looking to buy, and this issue we really packed in some of the best condo selections in the city today. We start with our cover feature on Cardel Lifestyles. One of the leading condo developers in the city has always found success not only in sales but in ther industry acclaim they get with tons of customer and builder awards to show for it. Their latest development, Walden Place, continues this sterling run and the coming launch of their newest building is something everyone is looking forward to. that will provide access to parks and pathways at the center of the community. “The first portion of the shopping area is open with a Tim Hortons, a gas bar, a dental clinic and other services that our residents find will add a lot of convenience,” he states. The second phase will be called “Township” a large-format retail area that is being developed on the south side of 210 Avenue that when completed will be the premier shopping and restaurant destination in the area. This includes a brand new Sobey’s and a Bed Bath and Beyond which are expected to start construction this summer. Meanwhile, Genstar Developments — the developers of Walden — are in the midst of finishing the massive $7.7 million green space at Walden Drive and Walden Common. “This beautiful park and natural area gives all residents the opportunity to enjoy recreational pursuits and an active lifestyle.” Logel adds. Park Point’s luxurious lifestyle is a turn-on for investors

uying a home can be the most rewarding experience — and not just because of the peace of mind it offers but there can be a financial windfall as well. And those lucky enough to have bought a home in the popular Park Point condo tower in the Beltline, that reward can be doubly satisfying. Park Point is the latest triumph of Vancouver-based developer, Qualex-Landmark™, and it has certainly taken its place as the premier multi-family condo offering in Calgary’s Beltline community since it began welcoming residents last year. But what is even more encouraging for buyers is the enormous opportunity it has as an investment property. Condo Living spoke with Qualex-Landmark™ vice-president of planning and marketing Parham Mahboubi and vice-president of sales, Jordan Beach, and they agree that the upswing in Calgary’s rental market has turned into a boon for many of Park Point’s buyers who see this as an opportunity to recoup at least some of their investment. “Calgary’s rental market has made some significant gains in 2018/2019 with vacancy rates dropping. none location with fantastic unencumbered park, city and mountain views. This is very attractive to investors — great rental income,” Beach tells Condo Living. Qualex-Landmark™ is currently promoting investment opportunities for Park Point that’s different from a direct rental. “It is a different model or approach we are taking where we are making the investment decision easier for a homebuyer looking to invest in a very centrally located and unique high-end residential tower project in downtown Calgary,” Mahboubi says. “In this market we are trying to remove obstacles for homebuyers. Sometimes the task of finding a good tenant, writing up a contract and renting out a suite can present itself as a barrier for a homebuyer looking for income generating property,” Mahboubi adds. “At C A LG A R Y H O M E L I V I N G . Park Point, we’ve done the initial groundwork and secured a good tenant with good lease terms. The only thing left for a homebuyer is to take ownership of the suite and receive ongoing rental income.” Mahboubi also says that that the opportunity to purchase a rented suite also works very well for homebuyers who may be in the process of selling their existing home but wish to secure their desired suite at Park Point right away while receiving rental income until their other property sells. “This opportunity offers greater financial peace of mind for these types of purchasers.” He adds that their objective is to secure rental tenancies closer to 12 months. There are only 26 of the total 288 suites left in Park Point and they range from 502 to 1,300 square-feet. Homes with existing lease/income include a 646 square-foot one-bedroom for $377,000, and a 1,024 square-foot two-bedroom at $644,000. Prices include the current promotion but exclude GST. Residents began moving in to Park Point early fall last year and are already enjoying the extensive in-house amenities that are offered, not to mention the vibrant and dynamic life available in the Beltline community. “The response and testimonials we have received thus far have been the most positive out of all our projects in Calgary,” Beach says. “Current Park Point residents love the building, particularly its park setting on

The steam and infrared saunas that Beach says were extra popular during this past bitter cold winter. “With the onset of spring and summer, we anticipate the outdoor amenities such as the yoga / Pilates deck overlooking central Memorial Park, social lounge seating with fire pit, barbecue and dining area, and the Zen Terrace will also get utilized by residents and their guests,” Beach adds.

These condos provide people with an overlook of the park and — like all residents — have direct access to Mount Royal West’s retail amenities. Studios from just under 500 square-feet are from the mid $200,000s; one-bedrooms are from the mid $300,000s; and two-bedrooms from 990 to 1,200 square-feet start from the low $500,000s. There are also a few penthouse options left at over 2,000 square-feet (contact sales staff for pricing). t doesn’t take much to spark the imagination of veteran interior designer, Katherine McCallum. A spot of colour, a swatch of textile, a decorative accent — and, boom — she’s off to wherever her creativity and imagination will take her. Her latest creation is the three new show homes of StreetSide Developments’ Vivace homes, where she demonstrates how interior design can transport one to different places — and it can all start with the smallest things. Katherine’s eyes are always open to new ideas and spotting inspirational items and then processing the information through her designers’ mind is a constant process at every waking moment. For Vivace’s new B1 show home, all it took was a swatch of navy blue fabric, and Katherine was off to creating a seaside theme for the two-bedroom home. With mustard yellow and gold accents and interspersed with sea shells, starfish and other beach themed décor, one can almost feel the cool sea breeze as you walk through the 928-square-foot suite. “I can see a couple who love to entertain falling in love with this concept. Also the way the home was designed goes a long way in completing the scene — the extended dining

ANTHEM IS BIG ON CALGARY Seeing a bright future in Calgary, Anthem launches several residential developments BY PEPPER RODRIGUEZ
O
ptimism may be in short supply in Calgary these days, but Anthem remains bullish on the city’s prospects for growth. Confident enough, in fact, that they are launching “an unprecedented” number of real estate developments in both their land and multi-family holdings in and around the city. The developer is opening no less than four new communities in the Calgary area in 2019 with a total of 776 acres through their Anthem United land development arm, while bringing in 500 new homes in four new condo and townhome projects through their multi-family division, Anthem. It’s a multi-million dollar investment that squarely puts Anthem’s money where their mouth is. “Calgary is a core market for Anthem,” says Elva Kim, Vice President of Sales & Marketing, Anthem. “It is affordable, has a well-educated population and is a great place to raise a family. We see population and job growth continuing to strengthen and Anthem will be here providing great space to those people who need it.” It isn’t blind optimism either. “We see the slow but steady recovery in the new home market, people still want to live in Calgary and people are still coming to the city from other places in the country and the world

It is a 160-acre site directly east of Anthem United’s other community, D’ARCY. The grand opening for Wedderburn is scheduled for May 25, 2019. PINE CREEK IN SOUTH CALGARY. It is a master planned community west of Macleod Trail. ometimes going back can be a step forward. Case in point is 30-year-old Curtis, a three-time homeowner, who says condo living isn’t just for downsizers and first time buyers. After experiencing the responsibilities that come with single-family home ownership, Curtis moved back into a townhome. Curtis started out home ownership with a townhouse and then followed the road most travelled by moving into a single-family home. At that time the real estate market was brisk and prices were high. He turned his attention to Airdrie, where prices are lower and you can get more home for your dollar. “It had cheaper houses, it was a cheaper market,” he explains. However the housing market was still hot and there wasn’t a lot to choose from so he ended up buying a five-bedroom, four-bathroom home and quickly found it was a lot of responsibility. “It was way too big for me,” he says. He hired a neighbourhood kid to shovel the walk, but found the cleaning and yard and house maintenance too much work. He said all the obligations of home ownership were not for him. “All their laws are too much,” he says. Curtis started looking at moving back to a townhouse in Calgary with the help of his mom, Paula.

At a time when people are increasingly conscientious of what's being thrown in to our landfills, manufacturers, designers, artists and DIYers (DoIt-Yourselfers) are getting very creative with their design ideas. Manufacturers are using reclaimed lumber salvaged from places like old houses, barns and factories to boat wood, shipping crates and wine barrels to create beautiful office, dining room, living room and bedroom furniture. Some designers love going to consignment stores, thrift shops and garage sales to find unique, one-of-akind pieces to incorporate in to their client's space. These original items might include things like an antique Queen Anne chair, a mid-century sideboard or rustic storage bench that will most likely need to be reupholstered, painted or stained. Other great finds can include decor pieces like vintage crystal barware, macrame planters and hardcover books that have made a very strong come back. Artists are using scrap metal, newspapers, denim, kitchen utensils and really anything they can get their hands on to create wall art and sculptures.

rookfield Residential recently opened the much-anticipated show homes for the Regatta townhomes in Auburn Bay. The Regatta townhome show homes were very warmly received during their debut in March with well-thought-out, practical-yet-stylish design. The importance of establishing “standard unit finish” in your condo
Q:
Desr Maria; It is our understanding that in 2020 several key updates come into effect that will change the definition of a standard insurable unit. Can you tell me how these changes affect us? And what we can do to prepare for this?
A:
If you live in a condominium that is Professionally Managed by New Concept Management Inc., then you would have received information that the Provincial Government announced substantial changes to Alberta’s Condominium Property Act (CPA) and Condominium Property Regulations (CPR) on December 14, 2018. One of the changes that are being made is the mandatory requirement under the new regulations (Section 34-Application of initial bylaws to pre-existing corporations) that all condominium corporations in Alberta re-write their bylaws to comply with the new Property Act of Alberta. The Government in essence, has given all condominiums 1 year from July 1, 2019, to have this completed. If you would like to learn more, you can read February’s article by logging onto newconceptmanagement.com/blog. In speaking with Harold Weidman, of Reliance Asset Consulting, who is not only an expert in his field but also an expert on this topic, has taken the initiative to help educate the condominium industry on key factors that each condominium board should take into consideration when updating their bylaws. If you want to be compliant, here’s
what Harold recommends. a. Will you implement several classes of Standard Unit Finishes or just one (example would be staged bare land developments or mixed developments such as townhouses and apartments)? b. Setting your Standard Unit Finishes as listed in the Regulations — must be reasonable, clear in definition and easily taken into consideration in the costing process. c. Owners at AGM can vote and either adopt or amend these Standards. Because owners are openly involved in this process, Boards must be prepared with extensive background information to mitigate problems and best defend their positions. d. Determine what options are open to the Corporation to change existing standards (dependent on their position in the annual update cycle). e. Understand what options are available if the 2019 Insurance Renewal Date of the policy occurs before items a., b., c. and d. occur. What if I don’t have a “Standard Insurable Unit”? If the board doesn’t have Standard Unit Finishes defined, they’re not alone. Unfortunately, most Boards do not have this in place, as it’s never been a requirement. The Standard Unit Finishes identified in our reports allow Boards to understand what is and more importantly what is NOT included. This is a common requirement for an appraisal firm to adhere to professional appraisal standards.

How does this regulation affect Non-Residential Standard Unit Finishes? There are no critical changes noted in the revised regulations and the interior finishes will continue to be the responsibility of the owner and/or tenants. What about Bare Land Bylaws where Standard Finishes are limited to the shell of the Unit building interior? There continues to be varying opinions based on the definitions included in the bylaws on “shell finishes”. These require clarification for costing purposes given the varied termination for finishes inside the buildings and what, if any, items are described for interior structural components and rough-ins for heating, plumbing and electrical. These are just a tidbit of the key factors to a standard unit finish and what steps you can take as a board. As a condominium manager with New Concept Management, I cannot stress the importance for each condominium corporation to have a clearly written bylaw that defines its standard unit finishes. Qualico to develop more land in west Calgary growth area
A
sk pretty much any developer with an eye to breaking ground for a new community — be it large or small — and they will tell you it takes time to get the required approvals. Qualico Communities is currently working with officials from both the City of Calgary and Rocky View County to create area structure plans (ASP) — one located along Highway 8 on the west side of the city and the other on both sides of Highway 1 near Canada Olympic Park, says Clark Piechotta, the company’s associate director of development. Piechotta says Qualico is working together with Melcor Developments and the City of Calgary on the West View Area Structure Plan — which includes Melcor’s land on the north and Qualico’s land on the south side of Highway 1 adjacent to the existing communities of Valley Ridge and Crestmont — and goes right to the western city limits. Qualico owns 345 acres on the south side of the TransCanada Highway west of its Crestmont community. Of that, 232 acres are inside Calgary city limits. The remainder is within Rocky View. “We anticipate approval of the ASP this coming fall, but there are a number of planning approvals still needed before construction can commence,” he says. Still required, Piechotta adds, is approval from the city that this is a “growth area,” then an outline plan and land use (zoning) must be approved before construction approval has been received. “We’re hoping to be moving dirt in 2021,” he says, adding that Qualico has named the lands in its portion of the ASP Coach Creek, but no name has been given to the C A LG A R Y H O M E L I V I N G . community to be built. The vision for this as yet unnamed community is one with “mostly at-grade homes that will include a mix of townhouses, semi-detached, and single-family homes with both front-drive and laned homes being offered. There will also be some multi-family product and neighbourhood commercial, according to Piechotta. At its Highway 8 location, Qualico is working with two other landowners to form the Double Creek Landowner Group in an effort to initiate what Piechotta calls a “developer-funded” ASP process and with an aim to align the Double Creek project with Municipal Development Plan priorities. Qualico’s land, which comprises about 935 acres, is on the south side of Highway 8, immediately west of Elbow Valley West. The company is working in concert with landowners on the north side of the highway who have named their holdings Legacy, and with Westside Lands that has land immediately west of Double Creek. “Qualico acquired the Double Creek land
in 2005 and we are currently endeavouring to move ahead with the ASP as soon as possible,” says Piechotta. “However, permission to proceed with an ASP rests with Rocky View County — and there are a number of factors that play into the final decision.” An ASP guides and directs the specific land use, subdivision, and development decisions that collectively determine the form the plan area will take. This includes making decisions on land uses, density, general location of roadways, public utilities, the sequence of development, and the provision of essential services and facilities, and any additional requirements deemed required by council. Canmore’s Spring Creek and Calgary’s East Village are brothers from different towns
C
anmore’s new Spring Creek community has many, many parallels with Calgary’s East Village. “No way,” you say! Hear me out. Spring Creek is a new, condo-only residential community just east of downtown Canmore. Same as Calgary’s East Village. Both communities also have strong architectural guidelines as part of an effort to create a unique sense of place. Granted East Village’s design is very bright, modern and futuristic, while Spring Creek’s is more rustic, woodsy and traditional. Both too are designed to create a unique pedestrian experience as well as spectacular views. All Spring Creek buildings are four storeys or less, meaning they don’t block the view of the mountains and maximize the amount of sun reaching the sidewalks. No high-rises here. Also, the buildings have been placed so that main street frames the Three Sisters Mountain in the distance. As for East Village, it’s mostly high-rises which offer outstanding views of the downtown skyline, Bow River Valley and Rocky Mountains, particularly for those living in the upper floors. AND THAT’S NOT ALL Many of Spring Creek’s condo buildings have either commercial at grade or live/ work space along its main street meaning there are galleries, shops and a pub within easy walking distance. There are also plans for a Village Square with café, bistro, convenience store and other amenities. Similar to East Village’s Simmons Building amenities. Spring Creek has a unique seniors’ residence, in that the community’s pub is accessible from the street or its lobby. How

cool is that? Perhaps Trinity Place Foundation that operates several seniors’ buildings in East Village should think about opening a ground floor pub in one of their buildings. Nothing like a good beer to get people of all ages to meet and connect. It also is located so residents can walk out their back door and onto the 2.5 kilometres perimeter nature trail along Spring Creek, which are all accessible to those with mobility challenges. While East Village’s seniors residences don’t have direct access to the River Walk it is designed with accessibility in mind. STAY WITH ME… STILL MORE SIMILARITIES Both have new hotels. Spring Creek, has the new Malcolm Hotel, Canmore’s first four star hotel (pool, restaurants, café) that is the hub of the community, plus two more hotels planned. East Village has Alt Hotel and Hilton Garden Inn. Spring Creek has a replica of the Canmore Opera house as its event and meeting space for residents and the broader Canmore community, while East Village has the new Central Library. Both Spring Creek and East Village have many community events and activities organized for residents to meet their neighbours.

YES, THERE IS A MAJOR DIFFERENCE Spring Creek is a private development with no tax subsidies; Calgary’s East Village development is a City of Calgary initiative that has received hundreds of the millions of tax dollar to create the community’s amenities i.e. park, plaza, RiverWalk, community garden, playground and library. MORE SIMILARITIES It is worth noting Kernick and Chris Ollenberger (who managed the development of East Villages’ master planning and early development) are colleagues and friends. Strange but true, Spring Creek and East Village were not only conceived around the same time, are being developed in similar phases and will be complete by the late ‘20s. Kernick likes to boast that his project was approved first. Indeed, Canmore’s Spring Creek and Calgary’s East Village are like brother communities! CL
