There’s no denying it; I’m one of your dyed-in-the-wool boring old suburbanites. I like nothing better than taking a stroll around our various walking paths in the deep south with my faithful companion, Bucky. Blessed with a real spring this year, Bucky and I have been enjoying our early morning and late afternoon walks around the neighbourhood ponds where the Twitter wars are of the feathered kind and chirping only gets too real. But the fantastic weather has also allowed us to enjoy the dynamic pleasures of life in the urban centre as well — patio weather has started and there’s no better place for people watching (not to mention, beer imbibing) than in some of the city’s favourite local spots on 17th Avenue S.W. or Kensington or Mission. And who knows who you’ll bump into (if you follow our Facebook page, you’ll see what I’m talking about). And this is the root of Condo Living’s existence — giving readers the ability to see where in the city they can build their nest in. We cover them all for you! GLOWING IN SETON

tarting over, and over again, has made Laura who she is. Originally from Costa Rica, she moved to a small town in Saskatchewan around 15 years ago, where she said she focused on gardening to get over the isolation. She then moved to Saskatoon, where she began her career in esthetics. That career move has continued to be a defining moment. “I’m really passionate about what I do,” Laura says. When she decided to move to Calgary with her teenage daughter, Laura says, her goal was to combine her life experience to build an amazing life in a new city, with an international airport that allows her mom to visit more easily. Her first step in Calgary was opening up her medical esthetics, Renew Glow, in the Marriot Hotel spa, on Seton’s trendy Market Street. She says the area had everything she was looking for. “You get more foot traffic when it comes to your business and it is less busy, less noisy,” she says. “People like that when it comes to a spa environment.”

The more time she spent in Seton, the more she thought about spending even more time there. The ZEN Urban District townhomes then being built within eyesight of the spa caught her attention. “I was living in Cranston in a rental and I was working in the spa and saw the construction,” she says. “I was waiting or the sales centre to open and visited a couple of times.” ZEN Urban District convinced Laura she could add something new to her life experiences. “I’ve never lived in a condo before,” she says. “It’s kind of a new thing for me.” She says she was looking for something that gives her and her daughter some privacy and some space to enjoy together that has everything in walking distance and easy access to other areas of the city. The convenience for the two of them in Seton is huge. Her daughter attends the new Seton high school, which is also home to Calgary’s newest YMCA, a spot they use often. “We love the Y,” says Laura. “I take some strength training classes. I do some classes, Zumba and swimming. I love the steam room. And it takes five minutes to drive to the gym and I can relax and de-stress.” Laura is also able to walk to the grocery store, nearby restaurants and pubs and most importantly, to work every day. “I just love what I do and you don’t even have to drive,” she says. “I walk over there every day. It is really healthy.” Having a walkable lifestyle is important to Laura because of her German Shepherd and miniature French poodle. She is able to be home in a matter of minutes to let them out into her fenced yard or take them for a walk to nearby. “I do love and adore my dogs, so I don’t want them home alone too long,” she says. She upgraded her flooring to laminate throughout to make hair and muddy paw clean up easier. Her three-bedroom, two-and-a-half bath, 1,482 square foot home also allows her mom to visit from Costa Rica regularly and have her own space.

Laura says the thing she loves the most is the shared space her condo offers. The rooftop patio was a major consideration in her buying a Zen Urban District condo. “When I looked at purchasing here, I just thought about a rooftop patio, she says. “I’m really excited for the (patio) season. I want to get a nice bright umbrella. I have a corner unit, so I have a back patio and a front patio. The front is dining area and reading area. The view is great. I can see the mountains on a clear day.” She has a fire pit for her seating area and plans to add a container garden, which she learned from her days in Saskatchewan, has a calming effect. The main floor, open concept living space is also perfect for year-round entertaining or just spending time with her daughter or guests, she says. “I can be cooking and I can be visiting my daughter,” says Laura. “Sometimes open floor plans can be tricky because everything is on display, but it allows you to merge every thing together and enjoy three spaces in one.” Laura has added her touches to the neutral palette of quartz counter tops, dove-grey subway tiles stainless steel appliances to create a truly zen-like home with wood, brass and gold accents, crystals, diffusers and artwork from her mother. Her vibrant personality comes out in the colourful, eclectic interior decorating, which is a mix of earthy, personal and modern. “Things I display have a meaning for me,” she says. “Either they remind me of home or they remind me of family. You can follow a trend or you can follow your heart when you are decorating.” CL

For a grand foyer, consider layering rugs of different materials, colours and patterns to make it that much more interesting. Be sure to use an anti-slip rug pad underneath to prevent the rug from sliding. This minimizes damage to the rug itself and your floor. TREAT YOUR WALLS. Give life to your walls by adding wainscoting or wall trim moulding. Take it almost half-way or all the way to the top. Add metallic, geometric, abstract or textured wallpaper to compliment your style. Splash paint on the walls or on your front door as an accent. Use one or all of these mediums to create impact. SQUEEZE IN SURFACE SPACE. Console tables look stunning in entryways. They add true elegance and are very functional. Opt for one with drawers or go for a chest if you need extra storage space. Creating a good working relationship between condo boards and property managers

Q:

Desr Maria; I am being asked to consider a post in my condo board, and I’m curious about how a condo board maintains a good relationship with the condo manager?

A:

I heard this great saying that I believe holds true: “the critical relationship between the Board and Manger can turn water into wine when it works, but can then turn it back to sour milk when it doesn’t.” How true is that? I believe every manager and board member has experienced this exact statement. This is a good follow-up conversation to have after last month’s column discussing a Code of Ethics to help boards resolve disputes. I always say that the best Boards to work with are those who truly believe in making communication a priority. These boards know that openness; forgiveness, ethics and transparency make for great governance and a strong relationship between the two. I can truly and with absolute honesty say that New Concept Management Inc. has some of the best boards in the Condominium Community. But, lets face it; no condo board or management company is perfect. You have different views and personalities to contend with. Conflicts will arise from time to time. How you handle the situation makes a world of difference. It also holds true, that most if not all condo boards are volunteers and have minimal experience in this area and they are tasked

with managing a substantial asset. So having that valuable input from the manager is essential. Here are two essential steps that I believe a Board and Manager can use to build on a healthy business relationship. DEFINE THE ROLES BETWEEN THE BOARD AND THE MANAGER: • This step is typically overlooked, but an essential one in my opinion. I know I’m not perfect and have dropped the ball a time or two in this area. If you’re seasoned or new to the Board it is essential to understand the distinction between the role of the board and the manager. • The Role of the Board is to make decisions about the control, management and administration of the condominium corporation and the enforcement of the Bylaws and generally provides leadership to its condo community. • It is important that Directors be active and involved when they serve on the Board., and must be willing to devote the necessary time to oversee the corporation. • They must be willing to learn and acquire the knowledge needed to effectively carry out their duties. • The Condominium Management Company, like New Concept Management Inc., is an independent organization hired through its board of directors to carry out the day-to-day operation of a condominium corporation.

COMMUNICATION: • Communication is a critical and important step to the success of the working relationship between the Board of Directors, Manager and the Owners. • It is also very important to establish a liaison that can communicate the needs of the board to the manager. Taking direction from different members on the board can prove to be difficult. Keep it simple and have communications come from one source. • Don’t go long periods of time without meeting or checking in with each. Set regular times to meet as a board along with the manager to carry out the business of the condo corporation. • Part of communication is also feedback to your condo manager or board members. If a problem arises address it immediately in a professional and impartial manner, and don’t forget to give positive feedback to your condo manager. They say it takes a village to raise a child. Well, it takes a lot of hard work and effort to work together as a team to manage the condo corporation. So, you don’t have to be from Mars or Venus to work together. Avalon Master Build’s latest ZEN Townhome launches in Riverstone

A

few years ago, Avalon Master Builder hit upon an idea for housing that has caught the imagination of buyers because of its uniqueness. The ZEN line of homes was introduced as Avalon’s answer to providing good looks as well as its passion as a steward of the environment. ZEN Riverstone is the latest in a strong line of developments by the award-winning veteran builder to be brought to the market — this one located in the Brookfield Residential’s Cranston Riverstone community in the southeast. The 204-home enclave brings with it the ZEN philosophy and vision that includes style, affordability, energy efficiency, and environmental sustainability. Other ZEN developments currently underway include ZEN Redstone, ZEN Urban District in Seton and ZEN Chinook Gate in Airdrie. Thinking about moving to a condo? Here’s what I’ll be looking for

fter spending a month living in a condo (Airbnb) in downtown Vancouver, I learned several lessons about what to look for in an urban condo when I eventually decide to downsize from my single-family home. HERE THEY ARE: First thing I would do is check to see how far away is the closest fire/police station and emergency hospital and if I am on an emergency route as sirens at all times of the day and night can get annoying. This is perhaps not as big a concern in modern buildings if they have good windows. Always good to double check what kinds of windows your condo has. Speaking of noise, you probably don’t want to hear everything going on next door so getting an end unit or making sure the wall are sound proof is a great idea. Living on the top floor also has the benefit that there is nobody walking on your ceiling. Next, I would look for where is the closest grocery store and is it one that I would be prepared to shop at regularly. Part of the fun of urban condo living is being able to walk as much as possible. In Vancouver, we had an urban IGA store that had everything we needed and the prices were good. We found the walk from our condo to the grocery store wasn’t much longer than the walk for the grocery store from the parking lot in many suburban malls. I would definitely want to have in-suite laundry facilities. While I did learn to share in kindergarten, sharing washing machines and dryers with others is not something I want to do at my age. Having some in suite storage is also a necessity,

who want to go down to the parking garage all the time. I didn’t think having a gym was important to me, but I was wrong. Our converted office to condo building had a gym in the basement that I found very convenient to use almost a daily basis. Also, I don’t think I want to live right on a busy street even if it is a main street with lots of shops and people. It is just too noisy. Living a block or two away from the main street creates a much better residential experience. LAST WORD Before you move into a condo or any new home for that matter you need to assess what you like to do most frequently. If you have dog and walk it daily, being close to dog park is important. If you like to hang our or work at a café, then being close to a

good café is important. If you like to use the library regularly like my Mom does than being close to a library is most important. If you like live music than living in a community like Inglewood would make the most sense. I am a big fan of staying in Airbnbs while on vacation as a means of testing out what you REALLY need when downsizing to a condo or when you are buying a condo as your first home. CL
