With Stampede upon us again, looks like I have to adjust my cowboy belt another notch up to make room for the pancakes and sausages I’m bound to be taking in to celebrate the annual fete. There may even be more to celebrate this year with the new political leadership in the provincial government. During a private function celebrating the opening of Chairman’s Steakhouse in Westman Village (see story in Around Town this issue) that we were lucky enough to attend, Jayman BUILT founder, Jay Westman, told the gathered crowd how optimistic he is about the future for Calgary’s economy with Premiere Jason Kenney at the helm of the Alberta government. He says the business-friendly policies of the new provincial administration will go a long way in spurring new investments like Westman Village. It shouldn't take much. I mean, Calgary is still Number Four among the world’s most livable cities, according to the Economist (only Vienna, Melbourne and Osaka are higher). And hopes are high that the new provincial government can take this even higher. Q Condominiums in Sage Quarter Hill may have something to say about that, as it is one more example of the kind of world-class multi-family residential developments that are going up in Calgary. Situated in the enormously popular northwest sector of the city, Q is in the very heart of a vibrant commercial development that brings the richness of a modern, urban life to its residents. Morrison Homes MultiFamily breaks ground for this groundbreaking development this June, read more about them in this month’s cover feature. StreetSide Development’s Ember Park is all about the price advantage, offering the most affordable two- and three-storey townhomes in the city. With prices starting from the $230,000s, StreetSide believes they have the advantage not only in the savings but in the style and value that buyers can get here. Their location in Calgary’s vibrant community of Redstone in the NEXT MONTH: northeast further increases their edge. Biking in the city Then we have Auburn Rise by Logel Homes. The initial offering from the group has been a big hit, racking up sales records and customer recognition as they go along. “The project launched in the spring of 2017 and has achieved over 150 sales in that period, with more than half occurring in 2018,” says Brayden Logel, Vice President, Sales, Marketing & Customer Service. We carry our Stampede theme indoors, as well, as our Style contributor, Christina Loc, focuses on the popular Modern Farmhouse design trend that is a perfect fit for us here in Stampede City. Fit, however, is not in my immediate future. Not even all the dog walking I do these days is going to help much in controlling my weight if I don’t watch what I eat at the Stampede parties I plan to attend. I’ll tell you all about it — and all other new condo developments — next month.

This eye for attainable, approachable style comes through perfectly in Trico’s Unity townhomes in Seton. This young, dynamic community in southeast Calgary is dubbed “downtown south” for its vibrant live-workplay nature, which Unity’s design perfectly reflects. The look she came up with for the two Newbury show home models illustrate convincingly how to achieve an aesthetically pleasing, contemporary style that looks and feels extravagant but is very budget-friendly. Creating such fresh, approachable designs can be quite the challenge, especially if you have to finish 14 show homes in three months as Alexandra Scott had recently done for Trico Homes. Alex is Trico’s Design Studio Consultant and she is responsible for dressing up the award-winning homebuilder’s single-family and multi-family show homes. The challenge for her has always been trying to come up with new and interesting looks that will engage the show home visitor, and she says this is where Instagram and Pinterest posts come in handy. “They help me keep an eye on trends, and give me some inspiration on coming up with new looks for the show homes,” she says. More importantly for her though is that people get to picture themselves living here through stylish, practical design. “People want to know how they can create a look for their own home that is stylish but doesn’t have to cost a lot of money. All of Trico’s multi-family show homes emphasize this.”

Alex says she uses full-sized furniture in the show homes to give visitors an idea of just how spacious the living areas can be. “You don’t have to limit yourself on what size of furniture you can bring. And always keep in mind the functionality of it first. If you’re planning on doing a lot of entertaining, you would do well with full sized sofas.”

This is the standard show home of the Newbury, which Alex dresses up with jaunty hits of pastel for a more feminine feel. The LVP flooring is stylish and sturdy; the nine-foot ceiling on the main floor is standard in Trico’s Unity townhomes. Contemporary lighting features are also part of the package.

THE MULTI COMMUNITY Redstone’s amazing range of home products makes it a community for everyone BY PEPPER RODRIGUEZ

M

ulti-generational, multi-cultural, multi-everything — Redstone has developed to be a multifaceted community that embraces its diversity by offering what could possibly be the widest array of home products that fits a variety of lifestyles. And, yes, it has multi-family developments too — a lot of them! As this popular northeast community continues to grow, now standing at 85 per cent complete with 1,381 dwellings, its developer — Qualico Communities — could not be prouder of its progress. The renowned developer lays out even more new developments to benefit Redstone’s residents. Among its diverse qualities is the promotion of an active lifestyle, encouraged through the 2.3 kilometres of walking and biking paths that connect the community to the larger Rotary/Mattamy Greenway regional path system that encircles Calgary. There are 13 thoughtfully designed community parks and green spaces, including three playgrounds already being used and two more opening this year. Residents are excited about their newest new park that is unlike any other. It features natural elements with sandstone accent boulders, trees and shrubs, and open play space. It includes a large play system with large group slide and two double slides, a crawl-thru net bridge and horizontal ladders, balcony deck with telescope, spring mount surf board and wave boardwalk, vertical rock climber, craze links, geo-wave climber, disc climbers and large disc swing, and plenty more.

There will also be a sheltered seating area with two benches and picnic areas, with Handicap accessible rubber surface. There is even more in store for residents, as Redstone has two future schools sites, and a designated Redstone Market Square. This is in a larger parcel of land, which will be in addition to the Redstone Plaza, which is completed and is gearing up for its grand opening later this year. But what has made Redstone so popular is that it offers a well-rounded variety of homes that fit every lifestyle. “In Redstone we see downsizers, to young families looking for more space, to multi-generational living situations,” says Qualico Communities marketing coordinator Laura Field. Their offerings of laned homes, front drive homes, duplexes and townhomes cater to all those buyers’ needs. With the release of lots in Phases 10 and 54, Redstone injects even more design diversity and affordability in the community. “In Phase 10, we have larger lots that are even zoned for secondary suites. We also have three townhome developments that are attracting first-time home buyers and downsizers who are looking for the right price, size and features that will suit their needs.” There are also new lots with views of the new park, some larger lots, great pie lots, and some lots backing greenway. At final build-out it will have 2,500 single-family residences and 1,000 multi-family residences. Not bad for a community that started only about six years ago. And this August Qualico Communities will host a Summer Showhome event to celebrate the community, and showoff the new park, and plaza. The vision that its developer, Qualico Communities, had laid out in Redstone since it started in 2010 was for “a community with a variety of housing styles for a diverse range of family configurations,” says Field. “I think we see this coming together now.” CL

A modern farmhouse can draw from design characteristics from all or some of the following farmhouse styles: rustic, country, French, Scandinavian, coastal, traditional, colonial, and industrial. You can find inspiration from previous design eras to create a design that is truly unique to you. The key to pulling this look together is to incorporate some or all of these modern farmhouse elements.

Stick to a neutral colour palette. Keep things fresh by adhering

to whites, off-whites, soft beige, greys, greige (a combination of grey and beige), and black. The crispness from a neutral palette with touches of dark accents is stunning! DO add pops of colour for added interest. Select colours that can be found in nature. Popular colours include navy blue, sage green, warm tones of yellow and burnt orange. DON'T add too much or too many accent colour(s). The whole idea of modern farmhouse is to evoke unfussiness. Having too much colour will take away from the desired tranquil feel. Go for subtle hints of colour.

armhouse has been on-trend and ongoing for years now. It is a style that elicits great enthusiasm from many, no matter the era. It remains popular because people are drawn to how practical, warm, comfy and inviting this style feels. It is a design that takes up a huge share on social media like Pinterest, Instagram and on television network HGTV. And with Stampede descending upon the city, I thought this would make for a great topic for this month’s discussion in STYLE. While classic and traditional farmhouse interiors might be clichéd or over-the-top for some, praise of the modern farmhouse is truly deserved. With its cleaner lines and fresh feel, this reinvented style is taken to a whole new level that will appeal to many. The great thing about modern farmhouse design is that its overall look covers a diverse range, meaning there are countless ways to be creative, all the while stylish.

The kitchen truly is the heart of the home.

Make a bold statement in the kitchen by sticking to a neutral colour with painted shaker style cabinets as the base of your design and then create an edgy look by mixing metals and incorporating other natural elements such as rustic woods and natural stone. DO recognize it's the small details that make a space stand out. Use a combination of knobs and handles mindfully grouped and placed in a pattern that is visually appealing. Splurge on a beautifully patterned marble backsplash. While a two-inch overhang is a typical builder standard for countertops, opt for a sleeker more polished look by tightening the overhang of your countertops to make your kitchen look less utilitarian and more like a furniture piece. Lay your hardwood flooring or tile in a herringbone or ladder pattern. DON'T — please — use multi-coloured glass mosaics on your backsplash. While glass mosaics are still fine, use a neutral coloured tile. Multi-coloured glass looks chaotic and is outdated.

Accent with mix metals. Black, gold and silver are key to adding sophistication and edginess to any modern farmhouse. Consider mixing these metals on lighting and plumbing fixtures, handles and knobs, lamps and accent furniture pieces. DO use white subway tiles for your shower walls and enclose it with glass framed in black metal. Consider black grout for extra drama. I'm feeling flushed just thinking about that combination!

DON'T go too heavy and rustic with metal and don't go too shiny or brassy with golds. Combining a bit of industrial into your design is fine but don't overdo it. Matte black, brushed

or antique gold is the preferred choice. Both polished and brushed chrome work for silvers.

Create depth with texture. Cozy up a room by combining leather, fur, sisal rugs, wicker accents, quilts and knitted throws to contrast against the metal, stone and wood pieces.

DO tastefully accessorize your space with iconic items from the early farmhouse days. Decorative antler horns, milk jugs filled with eucalyptus or cotton stems and black-framed farmhouse animals in black and white prints or canvas are nice hints of a bygone era minus the kitsch factor. DON'T use poly-filled pillows. The look is too stiff and does not give off the plush look and feel a toss cushion should have. Feather-filled is the preference or at least opt for a down alternative.

DON'T use a high sheen finish on your hardwood product. While hardwood floors with a high sheen was popular for years, a matte natural finish is the more desired effect. Incorporate greenery and plants.

but also they purify the air and are beneficial for the heart, mind and soul. DO grow herbs. The fragrance and convenience of having herbs is something that takes us back to a time when produce was locally grown in your own backyard. DON'T use any type of plant. Be conscious of the plants you select. Flowering plants with colourful blooms can take away from your neutral palette and can be distracting. If you are building new, it will be effortless to pull this design concept together. If you are renovating, you will be amazed by how simply splashing some white paint on your walls will instantly freshen and brighten up your space. The look of modern farmhouse is easy to transition to and is here to stay. Its elegance, clean lines and sophistication make this design feel timeless and classic, whilst the use of natural materials makes it warm, inviting and desirable. CL

ARRIVE at Sage Meadows' newest show home, The Jasmine, goes a long way in portraying to prospective buyers the enormous lifestyle possibilities these new northwest townhomes have. algary’s newest destination restaurant is in the heart of Westman Village in the southeast, as the long-awaited Chairman’s Steakhouse finally opens its doors to the public. Offering a fabulous mixture of Old Hollywood showbiz glam and a healthy dose of Calgary’s modern vibrancy, Chairman’s Steakhouse is a resplendent reminder of how fabulous fine dining can be. “We’ve assembled a great team of people here who are just as dedicated as I am in bringing a new dining experience to Calgary,” says Jay Westman, at the private party to commemorate the launch of Chiarman’s. he whole idea behind the latest residential offering by Truman Homes in University District is to make day-to-day life just a little easier. Esquire, officially launched in April, will be made up of 185 single-level homes in a pair of four-storey buildings with underground parking. Measuring from 652 to 1,237 square-feet, the homes are priced from the $290,000 range. So, about making life easier for those who buy in Esquire. The buildings will offer 24-hour fitness centre, spin studio, pet spa with a washing and grooming station, bike repair room, and a workshop for hobbyists. Outside, there will be a courtyard, lawn, and barbecue area — perfect hanging out with friends and neighbours. “When we envisioned the design of Esquire we wanted to create a beautiful space that would complement the amenities being offered in the University District — but with some additional touches of our own,” says Truman vice-president Oliver Trutina. “We have responded to what we heard buyers are looking for — a more relaxed lifestyle.” And you want choice? How about being able to pick from 18 different floor plans, and with a strong emphasis on customization, a variety of colour palettes, and flooring options. Each residence comes with oversized triple-pane windows, large kitchen island that can seat six, and high-end appliances. “Truman is well acquainted with University District, as their Maple and Noble projects have already successfully launched in our community,” says James Robertson, president and chief executive officer of West Campus Development Trust. “Esquire

And Trutina says that has helped the company design and create the residences that make up Esquire, tying them together with on-site amenities and the elements of sustainability and affordability that is key to the overall development. Just to refresh what and where University District is, it is a master-planned community west of the University of Calgary. It is, says Robertson, set on 200 acres of land overlooking the Bow River and staring at the Rocky Mountains. As well, residents of Esquire will also benefit from the convenience University District has to offer, including a none-block retail district with grocery stores, restaurants, and services. The community also has a dog park and passive parks for residents to enjoy.
