Condo living without Glenora Skyline offers lock-and-leave lifestyle with all the bells and By Shelley Williamson
T
he skyline of Glenora is about to change forever, but that doesn’t mean residents of a tower now under construction in the affluent neighbourhood will have to make any concessions on how they live. “From the inception of the Glenora Skyline, the concept was to provide an alternative to Edmontonians for condominium living,” says Brenda Maier, general manager of Glenora Skyline Development Corp. “It was intended to be a lifestyle change without a lifestyle compromise.” Maier says the 16-storey first tower of three proposed high rises at 142 Street and Stony Plain Road has so far appealed to the discerning buyer who’s worked hard to attain a level of success. People making a decision to move away from a single-family home need not feel that they are compromising what they have worked so hard to achieve, she says. “Too often if feels like you’re making allowances when assessing the options of condominium living,” notes Maier of the downsizing process. “Glenora Skyline offers an upscale, non-compromising alternative.” Standard fare at Glenora Skyline is anything but — from an exterior of granite and sapphire blue glass, to the details within each luxurious suite. Nine-foot ceilings, superior soundproofing, air-conditioning, central vacuum units, seven-foot solid core wood

and glass interior doors, porcelain tile and engineered hardwood floors, contemporary upscale kitchens, and LED lighting are among the included features in every unit. “It’s a ground breaking project for sure, but the positive responses received support the vision that there is definitely a market for this in Edmonton,” says Anthony Loughlean, Realty Executive and Sales Team Leader. “Edmonton has long been labelled a blue collar city without the ability to support such luxury typically found in Vancouver, Toronto or even Calgary. Glenora Skyline promises to change this misconception, one that is long overdue.” And so far buyers, who have snapped up 30 per cent of the first tower, are embracing the quality they see in the show suite and project, especially those among the 40-plus set, says Maier. Suites range from $309,900 for a one-bedroom-andden to upwards of $3 million for a nearly 3,000-square-

foot sub-penthouse. Of the building’s 57 units, more than 30 different floor plans offer a design to suit each buyer’s taste and uniqueness. Parking is included in an underground heated, secure parkade boasting 24-hour surveillance, with larger units offering up two spots with the purchase price of $600,000, and three for million-plus properties. Condo fees are priced at $35 per square-foot, or about $350 per month on a 1,000-square-foot suite.

It will be a very serene setting for residents to enjoy removed from the congestion of a downtown core.” Visitors to the well-dressed show suite, a two-bedroom/ two-bath displaying all the suites’ standard bells and whistles — including designer open-concept kitchens with high-end LG appliances, German hardware and high-lacquer cabinets and luxurious ensuites with jetted massage tubs and steam showers — are impressed by what they see. “It’s luxury finishing at a reasonable price,” says Sandra Saturley, lifestyle specialist with Glenora Skyline. One thing residents will not feel is cramped or trapped indoors in these highrises, thanks to a wealth of outdoor space also crafted into the impressive buildings’ design. “I’ve actually got a unit on the first (residential) floor with a 1,600 square-foot balcony,” says Saturley, noting all suites include one, if not a pair or trio of balconies with their square footage. The project is far from cold concrete and steel; instead the goal was to design a community in the three-tower creation, including retail on the first two floors and one acre of greenspace complete with park benches, walking paths and fountains. “We are building a community within a community in Glenora,” says Maier. “It will be a very serene setting for residents to enjoy removed from the congestion of the downtown core.” The first tower is slated to begin occupancy in 2014, while second and third 21-storey towers will follow. The final phase is scheduled to be an assisted living complex to be located north of Tower 1. Retail on first and second floors will ensure all amenities needed by residents on a day to day basis will be provided. Future towers will include the Glenora Skyline’s amenities for residents, from an exercise room and sauna, to a spa and health centre, meeting facilities, guest suite and parkade with bike storage. n

uyers looking for home options on the city’s west side are seeing the beauty in Melcor’s up-and-coming Rosenthal. Named for one of the original settling families in the area, Rosenthal is a master-planned community by the well-known Edmonton developer, now selling a host of single-family home styles north of Whitemud Drive and west of 215 Street. “The timing is great because there is not a lot to choose from (in new communities) on the west end,” says Sue Monson, senior development manager at Melcor Developments for Edmonton North. Front-attached garage model addresses are being crafted by Western Living Homes, Look Homes Master Builder, Daytona Homes, and Reid Built Homes, who will be staggering show home openings beginning in June. Meanwhile, those who prefer single-family abodes with rear-detached garages can select from builders Encore Master Builder, Lincolnberg Master Builder and Landmark Legacy, all of which also have show homes now under construction. Future laned show homes will range from 1,543 square-feet to 1,638 square-feet, while front-garage showcases will span 1,889 to 2,281 square-feet. Melcor is planning a grand opening of the community’s show home parades, slated for September 14, when all builders’ homes are expected to be ready for tours. Perhaps the most exciting construction now under way in the coveted community is a children’s playground and spray park, that’s sure to delight youngsters moving into the area. extensive walking trails to join the community on foot, and a boardwalk and lighting to add interest to the water features throughout the neighbourhood. A future recreation centre site with two schools is also set aside, while proximity to shopping and amenities nearby is already in place. A Catholic elementary school has been announced for the nearby Lewis Estates community, and the existing Winterburn School is up and running. The River Cree Casino, a brand new Costco and the Lewis Estates golf course are a few perks a quick drive (or walk) away from Rosenthal. “Usually when people move to a new community it takes years before there is anything there,” says Monson. “Even though this is new, it doesn’t feel like you are pioneering a neighbourhood.” Until show homes are fully opened, the builders are conveniently selling out of Lewis Estates, another Melcor community adjacent to Rosenthal that’s now in its finishing stages. “It works out well the builders are the same as in Lewis Estates. (Lewis Estates) has been around for quite a while, and now people are looking for something new on the west end,” explains Monson. n

ome shoppers who like a little distance between their wellappointed living space and vehicles parked safely out of sight will appreciate Lincolnberg Master Builder’s new show home — and garage — in Walker Lakes Station. Walking into the Whitman, a 1,500-square-foot two-storey home, it is clear there is space for the whole family, including rear-detached car shack and a front flex space that makes an ideal office. But the up-front room can really be used for whatever purpose residents prefer. “We sell to a lot of people from different ethnicities, and we have found some use the space as a prayer room,” says sales associate Chris Chiu, with Lincolnberg Master Builder. One thing the kitchen is surely crafted for is entertaining, with its sleek granite countertops and raised eating bar (two of the home’s upgrades), a central pantry and well-sized eating nook. Some have also made the culinary space even larger, borrowing space from the front flex room, notes Chiu.

Adding upgraded lighting, stainless appliances, and hardwood and tile flooring are also among the few extra costs added to the stylish space. A back door leads to a generous back yard and raised garage — included with the home in Walker Lakes — as well as a powder room, complete the main-floor layout. All builders in the area are providing garages as part of a promotion, but those who prefer to park cars outdoors can opt to put the credit towards something else in the home, such as granite countertops. “It’s worth about $10,000,” notes Chiu. Upstairs, three bedrooms and two bathrooms await budding families or couples eyeing space to grow in. If that were not enough, an unfinished basement offers a blank slate and even more space for residents who want to add a spare bedroom, family room, or even storage in the lowest level. “It’s a good size, at 1,500 square-feet, with an open floor plan, three bedrooms, a garage, and the basement is nice, open space,” explains Chiu. The Whitman show home is priced at $397,000 including GST, lot and upgrades, but the home can be crafted in the community of Walker Lakes Station from $348,000, including a rear-detached garage. Walker Lakes Station as a community, just off Ellerslie Road and 66 Street in the city’s southeast, is also drawing buyers. “It’s the location. People like the vibe of (the community) with lots of younger families,” says Chiu. Once complete, the master-planned area will include a multi-use trail system, manicured green spaces meandering around storm water ponds, and a future school. Tales From The Condo Zone Cousin Eddie comes to town

n this, the third installment of our increasingly popular Tales From The Condo Zone series, titled Cousin Eddie comes to town in honour of the old National Lampoon’s Vacation movies, we encounter another seemingly hardto-believe situation that’s often all too real for condo boards and managers. Many condos offer actual guest suites for rent and, of course, depending on the guest, there’s always good old Mr. Sofa. But what if you live in a one-bedroom condo and the guest is your cousin Eddie and his brood? A 600-square-foot condo might be just right for one person; cosy for two, again, depending on who the second person is; but definitely not great for any kind of semi-permanent gathering numbering five and upwards. Especially when two of the five are screaming, crying, hungry, messy, sticky-fingered individuals. And then there’s their three children. What to do? What to do? Why, stick ‘em in the parking lot of course. In the case of Cousin Eddie and his RV, it’s easy. Just run a heavy gauge extension cord from you private parking
spot out to where the RV’s parked in the visitor area and you’re good to go. Or so some people think. I’ve actually heard a couple of different versions of this story. In the first, it’s just as above, with relatives dropping in unexpectedly trying to get away with a short stay in guest parking. In another version, a condo resident actually parks a truck camper in their personal parking spot and rents it out to a friend. Don’t laugh. I once knew a fellow student who lived in his truck camper in the U of C residence parking lot for two years. He ate in the dining centre and showered in the phys ed department (in other words, he was skinny and he smelled bad). It’s possible, just not recommended. And, in the case of condo parking lots, it’s outright not allowed, at least according to the sources I spoke to. While you might be able to rent your parking spot out to another resident to park their car in, you absolutely cannot subdivide it for living quarters. Although, with all the talk about increased density and increasing zoning for basement suites, it does sound like something the City might consider. n

Cactus Club Some Arizona realtors are using a new online system to help Canadian buyers shop for homes in the desert. Hmm. Shopping for foreign investment and vacation properties online, not exactly “stop the presses” kind of news. However, says Ronda Cools, a former Calgarian now working as a real estate professional based out of Peoria, in North Phoenix, this time it’s different. “It connects people directly with the MLS,” she says. “It’s my personal website, but it’s got a cool search application on it. Basically if someone puts in their email they get a login and password that allows them to look at MLS — same as I would. “A lot of folks do express frustration with sites like Trulia and Zillow,” says Cools. “The sites are often not accurate, with outdated listings for homes that are ‘old and sold’.” It makes sense. No listing site is going to be as up to date as the MLS. If you want to know for sure that the home you’re looking at is actually for sale, there’s only one definitive source. “It’s a way better way to go and much more productive use of searching or browsing time,” says Cools. True, you’ve got to give your email address up to a realtor in doing so, she says, but then, if you’re a serious buyer, you’re going to want a good person on the ground south of the border anyway. Jobs and migration buoy home starts Job growth and people moving to the city are being credited with a boost in housing starts in the month of April, according to the latest statistics by Canada Mortgage and Housing Corporation (CMHC). The Edmonton Census Metropolitan Area (CMA) saw 14,424 units break ground in April compared to 13,738 in March. “The trend in total housing starts moved higher in April, driven by gains in both the single-detached and multi-family sectors,” said David Lan, CMHC’s Senior Market Analyst for Edmonton. “Growth in full-time employment and net migration in the CMA contributed to the increase in housing starts,” he adds. The standalone monthly SAAR, or seasonally-adjusted annual rates, was 17,796 units in April, compared to 14,929 in March. CMHC uses the trend to account for possible swings in the monthly estimates, which can be quite different from one month to another.
Sabal show home furniture-palooza Show home visitors who have admired furnishings and décor in Sabal Homes’ dressed-up digs will have a chance to make their own homes look like they shopped where the designers do. The well-known builder is selling off its show home wares in an inventory sale on June 22, and the public is invited to clean house and pick up some carefully chosen décor for their spaces. The sale runs from 10 a.m. to 1 p.m., at the Hopewell Development Horizon Business Park, Building A, and ample parking is available on-site. Strong second half of 2013 expected So far 2013 is shaping up as expected. Solid economic fundamentals have set the foundation for a great year. An ongoing U.S. recovery, improved Western Canadian Select (WCS) oil price and strong housing market in a low-interest-rate environment means we are poised for a strong second half. U.S. recovery The strong U.S. economy drives the Alberta economy, as 85 per cent to 90 per cent of Alberta’s exports go to the States. According to Dawn Desjardins, Assistant Chief Economist for RBC Economics, the U.S. has built momentum during early 2013 and acceleration is expected in the second half of the year. This bodes well for the Alberta economy. On the flip side for home buyers, the U.S. housing recovery is driving up prices of many of the materials required to build homes. The housing market has seen a 10 per cent increase in prices, starts and sales. And RBC Economics sees this trend persisting. Oil prices One of the larger drags on the Alberta economy in 2012 was the discount for Alberta oil. Our oil was trading at a discount upwards of $40 a barrel in December of last year. This discount on a $90 barrel was making many projects uneconomic as they were only realizing a net price of around $50 a barrel and many projects have input costs close to that. As we discussed in a previous column this was expected to improve and has. As of this writing, the discount is around $21 off a $95 barrel meaning producers are realizing around $74 per barrel — a nearly 50 per cent improvement. Last month high demand had the discount trading around $14. This is ever fluctuating,
but so far the average is good. For reference, the Alberta government’s budget was based on a $24.5 discount and a $92.50 price per-barrel for a net of $68 per barrel. Strong housing market One of the best measures of the housing market is the recent resale stats put out by the Edmonton Real Estate Board (EREB), based on actual MLS sales. According to these numbers, the average selling price of single-family dwellings in Edmonton is up 2.77 per cent from December ($391,427) to the end of April ($402,270). If the second half of the year sees further improvement, we can expect these prices to continue to climb. Conclusion The U.S. recovery, improving oil prices and rising home prices all seem to point to a great second half of 2013. If you are in the market for a home, this means you’ll want to get in soon and enjoy the benefits of home ownership. n
