mayor’s message
Welcome
A
irdrie, what a great place to live! I am proud to not only be the Mayor of the City of Airdrie, but a citizen of this great place that I call home. Airdrie is a city of almost 65,000 caring people who make our community so vibrant. I’ve met thousands of residents throughout the
years who are friendly, helpful and kind, and no matter where I travel and how much I enjoy exploring other places, I am always glad to be home. What a great feeling to truly love the city you live in. I am not the only one who feels this way. Results from our 2017 citizen satisfaction survey show that 91% of residents rated their quality of life as good or very good. Our City is full of enthusiastic people who are committed to volunteerism and philanthropy and I am always inspired to see how our community — residents, families, and businesses — comes together to support one another. Airdrie is the kind of place where you get to know your neighbours and learn about the people behind-the-scenes at the different businesses and organizations around the City. Not only will you feel an emotional connection to the City, but you will also feel safe and secure. Nearly all of our surveyed residents said that they feel Airdrie is a safe place to live. Airdrie Fire, RCMP, Municipal Enforcement and Alberta Health Services continue to receive high satisfaction rating each year. In fact, in 2016 our Firefighters spent nearly 14,000 hours in training alone. We have also been known for our excellent schools, friendly neighbourhoods, exceptional recreational opportunities and restaurants. Each year, exciting cultural activities take place including our beautiful Festival of Lights, and various parade and firework celebrations. The Bert Church LIVE Theatre — Airdrie’s artistic hub — also adds to the artistic and cultural fabric of the City as it attracts renowned musicians and performers from around the world. We take pride in the beauty of our City. Airdrie’s Nose Creek Park renovations are almost complete and we are excited to have a new boardwalk and amphitheatre along the south side of the pond, a great place for small plays and concerts. The City is also connected by an extensive network of pathways making it easy to get around by foot or bike, year round. I can share even more reasons why Airdrie is a great place to call home, but come and see it for yourself and I am sure you will be wowed by all that Airdrie has to offer!

DS Homes’ strong family values is key to their success
T
he popular family community of Pier 11 in Bayside has everything going for it; proximity to schools, parks, groceries and everything else that a family needs. It also has one of the best familyrun homebuilders in town in DS Homes, who understand just what a family needs in a home. After all, who knows better what a family home needs than a homebuilder ran by a family? Daljeet Garcha founded DS Homes nearly 20 years ago in 1998, and their commitment to putting the needs of their buyers first remains as strong as it has ever been.

“We know what families need, especially when they are building their home. That’s why our plans comes with a lot of flexibility, we’re always willing to work with our buyers to see that the design addresses all their needs,” says DS Homes’ Harneet Garcha, the eldest daughter of the family, and who pretty much grew up in the trade. “Everyone in our family, in fact, has a role in the business, that’s another way we keep our overheads low and one of the things that enables us to offer buyers the lowest prices possible,” she adds. DS Homes has built all over Calgary and area, most recently in Evansridge in the northwest, but their development in Airdrie’s Pier 11 in Bayside community has been one of their most successful yet. After just one year in here, DS Homes is down to just seven lots and five spec homes. “It has been incredibly popular for us,” Harneet says. Daljeet says one of the reasons for their success here is the affordability of homes. “Homes in Airdrie in general can be up to $100,000 less expensive than they are in Calgary.” With DS Homes’ prices starting at $449,000 including house, lot and GST, he has a point. But what is important to note about DS Homes is that — being a family-run firm — they know all about collaboration. “Buyers aren’t limited to the floor plans we offer here. Since we
NEW HOME LIVING SPECIAL SECTION
are a custom home builder, we can work with our clients to virtually cater to any changes to these plans,” he adds. Don’t just take his word for it, one of their buyers in Pier 11, Christina and Justin Byer, attest to DS Homes’ customer-first approach. “We chose to build with DS Homes because the options that DS offered were some of the best we had seen in our search,” Justin says. “They were flexible with the layout and they had great customer service and were very easy to work with,” adds Christina. DS Homes offer both bungalows and twostorey homes in Pier 11, ranging from 1,725 to 2,418 square-feet, all are double-attached garage homes. All take family-oriented functionality to heart. Their show home, the Oakridge, expresses DS Homes’ values — sound practicality, affordable luxury and a profound understanding of what families need. The 2,418-square-foot, semi-estate show home regales visitors with a gorgeous open-concept design with an emphasis on family-friendly functionality, a spacious kitchen with plenty of room to work in capped by a huge central island that makes it the perfect entertaining home. “The kitchen is the heart of the home, it’s where families and friends can get together and share moments of togetherness over a meal,”
Harneet says. “That’s why we pay particular attention to how our kitchens are designed.” The three-bedroom Oakridge has a well-laid out second floor that incorporates a master bedroom, two kids’ rooms, a big laundry room, and a bonus room with an open-to-below feature. It takes a lot of expertise in mapping out all the usage of this space and still have room to grow. But this is what DS Homes has always offered. The lovely wide-plank, hand-scraped hardwood flooring coupled with the glamourous quartz countertops of the central island and perimeter counters bring a stately, executive feel to the main floor of the Oakridge. The dining nook brings a cool juxtaposition between the ornate, contemporary lighting fixture and the sturdy, traditional style of the dining set. There is also a flex room in the main floor that was designed as an office. “But in reality, our customers can choose to make that room into whatever they need in their life — a den, a library or office, a formal dining room, or even an extra bedroom,” Harneet says.

he late comedian and long-time Tonight Show host Johnny Carson used to do a routine called ‘Carnac the Magnificent’, where he would predict the future. Of course, being a comedian, he wore a funny hat and just made it up as he went along. For the rest of us, it’s not that easy. Is the economy bouncing back? What will be the effect of the different levels of government; federal, provincial and municipal? Will the cost of houses go up? Will mortgage rates? Is now a good time to buy? Chart A
New Home Starts by Dwelling Type by Month

YTD 2016 154 80 127 56 417
The answer to most of these questions is a cautiously optimistic “yes.” Except for the ones about the government, that’s anybody’s guess. Most of Canada Mortgage and Housing Corporation’s latest numbers, however, seem to show a moderate recovery of sorts underway — at least in Airdrie. Looking at Chart A, you can see housing starts were down in June 2017 from June 2016, but the total starts for the year is almost right on pace. And, with fall generally a busy season for new home construction, it’s entirely possible 2017 will catch and surpass last year’s numbers. That’s MY prediction. Single family homes were up compared to last June, semi-detached were even, row were way down — likely due to one or two projects coming on-stream, and there was no new apartment activity. All told, this June was just a little slower than last, as is the year to date total. Of note is the fact single family starts 2017 to date have outpaced last year by 231 to 154, an increase of 50 per cent. It’s a really good indicator things are starting to turn around because it’s houses that are leading the charge, and single family houses are what people buy when they have the money to spend, especially when it’s good value. As far as consumers are concerned, Airdrie is still one of the most affordable new home markets in the region, offering great lasting value for your dollar from some excellent home builders. n

ith spectacular viewpoints and an incredible location, there aren’t many other communities able to offer such a plentitude of green space like Hillcrest. With parks, plazas within the parks for socializing, family barbecues and other leisurely activities, an extensive pathway system and a storm-water pond — makes for living in Hillcrest, desirable and relaxing. Best of all, it is an already established community with quick and convenient access to amenities within and just outside the community. There’s a new K – 8 school in Hillcrest coming up next year, a new interchange that will improve traffic flow is also scheduled to open in 2018, and a new commercial area just opened up nearby. Hillcrest residents really are on easy street. “Whether you enjoy spending time outside or just taking in the scenery from your living room, Hillcrest combines an exceptional setting with a detailed design to create a community defined by much more than buildings,” says Apex Developments’ Susan Henderson. Hillcrest by Apex Developments is a move-up community where young families can find their next home, and it has a wide selection of front-drive garage two storey homes, laned homes and duplexes that fill this particular buyer’s needs at budget-friendly prices. Buyers can choose from the renowned builder group that includes Excel Homes, McKee Homes and Shane Homes. Seven new show homes opened this year. More than just a name, Hillcrest was inspired by the community’s ideal location on Airdrie’s picturesque southern hillside, just west of the QEII. With natural topography, trees and viewpoints incorporated into the design, this unique community doesn’t attempt to shape its setting but, rather, to be shaped by it. “It’s also worthwhile to note that even with all these in-community amenities, Hillcrest doesn’t have community fees,” Excel Homes’ area manager David Zanini says. prices starting in the mid $300,000s. The front-drive garage show homes — all on walk-out lots — show terrific value and similar homes in Calgary will probably cost $50,000 to even a $100,000 more. Excel Homes offers duplexes and front-drive garage two-storey homes in Hillcrest. They have four duplex models ranging in size from 1,400 to 1,600 square-feet starting in size from the $340,000s. They have five moveup home designs available from 1,898 to 2,412 square-feet and starting from $432,000. McKee Homes’ ability to customize homes gives them almost an unlimited range of models they can offer in Hillcrest. McKee’s two-storey move-up homes here start from 1,700 square-feet and their bungalow models are from 1,300 square-feet. Prices are from $440,000 including house, lot and GST. Shane Homes has laned homes and move-up homes. Their laned homes start from the $350,000s including GST and are from 1,350 to 2,100 square-feet. They also have front-drive garage homes starting from the $460,000s with some 20 models to choose from starting from 1,900 square-feet. The community, which will be formally opened Spring 2018, is located south of Yankee Valley Boulevard and west of Chinook Winds Park. “It is an amazing location with Chinook Winds Park in your backyard, and down the street from all city amenities; shopping, schools and public green spaces,” Aucoin says. Chinook Gate will feature four home builders. Brookfield Residential will have duplex homes and laned single family; Avalon MasterBuilder will be offering townhomes; Excel Homes will have threestorey duplexes, laned single family and move-up single-family homes; and lastly Airdrie’s own McKee Homes will be selling traditional single family moveup homes. “Chinook Gate will be an active family friendly environment and we can’t wait to help build the neighbourhood bond within this boutique community,” Aucoin says. Mattamy spurs Airdrie growth Mattamy’s Southwinds, more new projects boost Airdrie growth n By

attamy witnessed the spectacular growth of Airdrie, indeed, was very much part of it. The period when Airdrie saw one of its biggest population growths was when the renowned home builder and land developer launched their first Alberta development. From 2005 to 2015, Airdrie’s population grew and astonishing 117 per cent to 58,690. The 2016 census reveals a further 5.37 per cent growth to 61,842. Mattamy launched Windsong — their first Alberta development — in 2009, so it’s really no wonder that the Ontario-based developer’s first community here sold out in almost no time. Now, their new developments here continue to surge. Mattamy’s second Airdrie community of Southwinds and their other new developments here have matched Airdrie’s continued growth. “With the recent talk of market confidence in the news,” says Warren Saunders, Mattamy’s VicePresident for Sales and Marketing, “Mattamy Homes released approximately 108 lots just over the summer alone.” In June, Mattamy Homes released 36 Village townhomes and 24 Manor Townhomes in The Gates at Hillcrest. They also opened 21 new single-family lots in Southwinds. “As of this spring, Mattamy has built just over 2,500 homes in Calgary and area,” he adds. The Gates at Hillcrest offers no condo fees, a small playground, and some lots with walk-out options. Mattamy, Canada’s largest homebuilder, has been building homes and master-planned communities since 1978 and have more than 90,000 homeowners enjoying their homes in more than 150 communities in Canada and the United States. They brought all that experience and skill to Southwinds in southwest Airdrie, their follow up development to Windsong. “Our communities are master-planned so they offer very useful and family-friendly features such as parks and playgrounds and hiking/biking trails. designs, neighbourly front porches, and large windows to maximize natural light into the home,” Saunders says. “We believe in providing architectural variety in our communities so the homes have a distinctive look and feel,” he adds. “One comment we often hear about our communities is that they seem to feel very friendly. Part of that has to do with the use of front porches so neighbours have a chance to stop by and chat for a while. We minimize garages extending out from the front of the home; and when we do, we integrate the garage so there is less focus on cars and more focus on people.” Mattamy is also busy with its ongoing Calgary development of Cityscape and its latest northwest master planned community of Carrington, which will be launched this October. It’s new Yorkville development in southwest Calgary is also expected to launch in spring next year. n

n 1892, George and Eleanor Cooper were settlers in search of good land. The couple set upon a wide stretch of prairie in what is now the city of Airdrie, establishing a family legacy of prosperity and community service that lasted more than 100 years. Today, the Coopers may be surprised in how their land has evolved in since they first set eyes on it, but the small town values and pioneering community spirit that still exists in Cooper’s Crossing is something they will be familiar with. Cooper’s Crossing is a 320-acre master-planned community in south Airdrie, and the namesake of a family that helped make the city the thriving centre it is today. “The inspiration from the beginning was to create Airdrie’s premier community,” says Paul Gerla, development manager at Westmark Holdings, the developer behind the project. “Cooper’s Crossing is special in the way it combines so many of the features important to today’s buyers.” Around 80 per cent of Coooper’s Crossing is already developed and it is one of Airdrie’s newly established communities already, with tons of social, cultural and commercial amenities already at hand. And more are on the way. “Airdrie’s most beautiful community is also a great place to live. With Cooper’s Town Promenade opening this fall, Cooper’s Crossing will become a complete community with shopping, schools, office space, playgrounds and ponds all linked together via an extensive system of park trails,” Gerla says. “With a trendy shopping centre soon to be one of the many destinations along their daily walk, residents won’t have to rely on their car as much.” The community’s extensive park system is also among its best attributes. Winding throughout the development, the meandering corridor connects each enclave of homes. Tot lots, water features, bridges and park benches dot the system along the way. drive lots have been recently released. This upscale collection of estate homes are on lots 40-47 feet wide backing onto water or park,” says Gerla. The newest release of single family front drive homes (Phase 25) includes a limited number of lots backing onto a large green space (future school site). In addition to an existing front drive townhome project by Emerald, a rear lane townhouse project, Connexions by Douglas Homes, will begin construction this year. Cooper’s Crossing hosts a variety of home product types including townhomes, bungalow villas, single family front drive as well as estate front drive and estate rear lane homes. Builders in Cooper’s Crossing are Douglas Homes, Emerald Homes, Harder Homes, McKee Homes and NuVista Homes. Townhomes are from the $390,000s, single-family front drive homes are from the $470,000s, and estate homes start from the $700,000s. A grand opening for three new show homes (Harder, McKee & NuVista) will be held on Saturday, September 16 from noon – 5 p.m. The builders will be selling both their single-family front drive and estate home opportunities from these new show homes. n

veryone’s been there — unorganized kitchen cabinets, not being able to find the matching lid to the Tupperware container, or just not having enough space to store your kitchen appliances easily. You DO have enough space, say the folks at ShelfGenie, if you know how to use it — which is where they can help. With almost two decades of experience, they’ve got the knowledge and skills to tackle any home storage challenge. Best of all, they don’t have to rip apart your entire kitchen, or other room, to do it. ShelfGenie takes your existing space
and customizes it, making it more organized and therefore more functional. “We work with the space you have,” says Jennie Chen, owner of ShelfGenie of Calgary. “Designers go to our clients’ homes to look at their what they store, how they use their space, and what their challenges are, to come up with a customized design for our clients. They make everything to the millimetre. Then our installers come and put it all together.” “The value we provide to our clients is in our thorough, custom design and the quality of the product” she says. “We are passionate about organization and about helping people optimize their space. What we’re all about is giving our clients more functional space, more organization, and more joy.” Chen says their best sellers are their Glide Out™ shelves with adjustable dividers, while their biggest attention-grabber is the corner glide-around — which she likes to call the “hard-working Susan.” “We don’t just custom design and build these pull-out shelves to fit. We bring joy into our clients’ homes by making their space more functional, so that they can spend more time doing what they love.” Of course ShelfGenie doesn’t stop at kitchens — there’s no space they won’t work with. “We’re not just a kitchen home-improvement shop,” says Chen. “We improve bathrooms, pantries, RVs. You name it, we can do it. Because we’re custom, we are able to come up with a design that will work for any challenging space.” Got a home storage problem? Get the solution.
