In the midst of one of the coldest, snowiest winters in recent memory, there’s one sure sign of spring — and that’s the Edmonton Home & Garden Show. The 46th annual show is more than just somewhere to go look at things for your home, it’s the cool place to be March 20-23 at Northlands Expo Centre. Read all about it in the article on page 22, and then check it out for yourself. In addition to the Home & Garden Show, the housing industry also blooms each spring in the form of the Canadian Home Builders’ Association – Edmonton Region Awards of Excellence presentations, the biggest event of the year for local builders and developers. It’s a salute to the best of the best and, no matter who the award winners are, the sheer volume of quality, worthy entries is testament to the fact Edmonton home buyers are the real winners. We’ll be at the Awards live in mid-March, and we’ve got the award finalists in this edition on page 17. We’ll have coverage of the winners next month. Speaking of best of the best, we’ve got a few of them profiled this month, including show homes from Sabal Homes and a whole new community, Paisley, from Brookfield Residential. On the front cover, and our main feature story, is McConachie, one of several new communities Walton Developments currently has on the go. If you’re a condo owner, the Alberta Condominium Owners Association is a good place to go for advice, and we do so every month. Check out this month’s words of wisdom on page 25. Best of both worlds McConachie offers new-community living with established area amenities already in place
H
omebuyers looking to plant roots in a community with green space, parks and natural treed areas firmly in place will want to add McConachie in northeast Edmonton to their shopping list. With single-family, rear-laned and front-drive garage style homes, as well as townhomes, apartment condos and adult bungalows, the Walton Development and Management LP community has been a popular option with buyers since its grand opening in 2008. “McConachie has a home for everyone from first-time buyers to empty-nesters and everyone in between,” says Jill Curtis, marketing coordinator for Walton, noting people are even moving addresses within. “We are even seeing McConachie residents moving up from rear-laned homes into front-drive garage models as the community and their families grow.” The Arts-and-Crafts architecture throughout the neighbourhood adds to the appeal and investment

value for buyers, who net the benefit of moving into a new community that’s been around long enough to also have established amenities close by. Now in its seventh year of development, the family-friendly master-planned community has really come into its own and is still growing strong. “We are excited to have recently released Stage 5 in McConachie,” says Curtis of the current development phase. “It is nestled behind a natural treed area and offers the addition of two parks, a fresh selection of lots and a new home style for the area — semi-detached homes, by Jayman.” The new duplex-style Jayman addresses — which will be offered the first time in McConachie in 2014 — will continue the architectural theme marked by steep roof pitches, gables, and other classic Arts-and-Crafts detailing, and offer a new home price point for those looking for something a little smaller. “It’s an excellent alternative to traditional single-family home for first-time home buyers and those looking to smart-size their homes,” says Curtis. Builders are some of the best in the city, with reputations for sound construction and design preceding them, in some cases for decades. “Crafting both rear-laned and front-garage homes are Innovations by Jayman, Jayman MasterBUILT, Morrison Homes, Sabal Homes and Royal West,” says Curtis. Rear-laned homes start in the $320,000s and front-garage style homes start in the $400,000s. For would-be McConachie residents looking for lower-maintenance options, Royal West is offering townhomes from the $260,000s and bungalow villas in the $360,000s. And those eyeing their first taste of homeownership, apartment condos by Carlisle Developments are selling from the hard-to-beat price point of the $120,000s. In addition to the parks, ponds and natural amenities, creature comforts are close at hand for McConachie residents, who can take a quick drive

or even leave the vehicle behind and run errands, catch a show, or dine at the new Manning Town Centre. “And Manning Drive and the Anthony Henday connect you to the rest of the city with ease,” says Curtis. Perks slated for the near future in the 350-acre master-planned community include a 40-acre district campus, which, once completed by the City of Edmonton, will serve up recreation facilities and two school sites. The Edmonton Catholic School Board has identified a new elementary junior high school as a priority in its current capital plan. “McConachie is family-friendly, established and stylish. ome shoppers looking to get into one of Sabal’s “uncommonly stylish” home models in Edmonton not only have scores of options to choose from in terms of neighbourhood and style, but they also have plenty of reasons to celebrate this month. To mark Sabal’s 20th anniversary, every buyer of a presale home will be entered into a draw over the next 20 weeks until July 19, with the winner netting $20,000 toward his or her new address. “And every single one of our new homebuyers will receive a great gift that will be sure to help them make their new Sabal home even more uncommonly stylish,” adds Nicole McLaws, Sabal Homes’ marketing manager. Among the builder’s 15 show home models now open to view as a testament to what buyers will see in their own Sabal home, are two brand new show homes in Walton’s VITA at Crystallina Nera — the Insight and the Xeno. n the far southwest corner of Edmonton, an innovative and exciting transformation is occurring — a new community. Something for everyone At the Edmonton Home + Garden Show March 20-23 By Stephanie Dubois
I
f you’re looking for renovation ideas for your home or condo, or for some design inspiration, the Edmonton Home + Garden Show is the place to be, starting March 20. Entering the 46th year of the show, the exhibition will feature more than 550 exhibitors in home renovation, gardening and landscaping, cooking, and home décor. “We strive to have a little bit of everything home and garden related under one roof,” says Jill Kivett, Edmonton Home + Garden Show manager. Thousands of people attend the event over the course of four days, many of which come to hear from several of the speakers lined up for the event. Room Service, Design Inc. and Sarah 101 — will headline the main stage to talk to attendees of the show about home design. Rosalyn Lazaruk, a designer and decorator for the past eight years, will also be speaking at the main stage event, as well as local interior decorator Michelle Law and Jennifer Scott, a Vancouver-based style expert who has worked in different aspects of the design world.

Scott, who has a style best described as eclectic but chic, will be discussing with Edmontonians the top five home design trends for this year. “This year, homeowners are going to be looking at a richer palette,” she says. Pantone’s Radiant Orchid is the stated colour for home accents this year, she says, along with sapphire. According to Scott, these colours will mix well with the recent metal trends of gold and rose gold. Florals are also predicted to be extremely popular for patterns this year, ranging from oversized to smaller, graphic floral patterns. For furniture, Scott recommends homeowners looking to follow this year’s trend seek out pieces that make a statement, like an oversized leather-studded chair or a vintage woodwork piece that can be modernized with contemporary accents like a floral knob. “People these days are bored of one whole look, so with the new trends coming in, people want to play off the trends in their own ways,” says Scott.

Guests looking to add some flare to their cooking can turn to the cooking stage at the event, where demonstrations will give show guests some ideas on healthy, home cooking in the ultra-modern show kitchen. The Intact Ask an Expert portion of the show allows homeowners or renters looking for more one-on-one advice the chance to ask individualized questions about their renovations, home décor or garden needs, explains Kivett. The show also has an online option where guests can log onto their website and ask specific experts before, during, or after the show any further questions by searching for the company by industry. Each company is listed with their booth name and has the company’s contact information should anyone need further information or an individualized quote. People looking to take a rest can kick up their feet at the lounge area and enjoy a cocktail. Show guests can also enjoy some of the delicious tastings of the many food trucks in the food truck alley. Keeping with Edmonton’s strong hockey fan scene, the show will feature a Hockey Fan Cave area equipped with television screens and hockey memorabilia. The M(ART)ket portion of the show will allow guests to browse work from local artists to get further inspiration for their homes.

A garden show wouldn’t be complete without garden gnomes, and the Better Gnomes and Garden portion of the event will feature gnomes decorated by experts. The gnomes will go up for auction, with all of the proceeds benefitting the Edmonton Inner City Children’s Program. Show officials say the average guest will spend about four hours perusing through the show’s extensive exhibitor booths at the Edmonton EXPO Centre since there truly is something for every type of homeowner, renter or condo owner. “It’s the trusted event in the city for people looking to do renovations and inspiration,” says Kivett. The Edmonton Home + Garden Show starts Thursday, March 20 from 4-9 p.m. and continues Friday from noon to 9 p.m. Saturday and Sunday the show starts at 10 a.m. both days, running until 9 p.m. Saturday and until 5 p.m. Sunday at Northlands Edmonton Expo Centre. Tickets are $15 at the show for an adult or $12 online. n

ACOA OWNERS’ CORNER ALBERTA CONDOMINIUM OWNERS ASSOCIATION (ACOA)
Finding the one I am a board member in a condominium complex that has just completed a $1.6 million re-siding project. As early as 2006, every time there was a windy day, siding was peeled off the buildings. We knew the siding was not going to make it to the date suggested in the reserve fund plan and our property manager was not afraid to tell us we needed to face this fact. In 2011 we began the process of re-siding and replacing the envelopes of 120 townhomes. As board members we all have day jobs and not one of us has ever managed a project of this magnitude. We relied on the expertise and guidance of the property manager. Our property manager helped us choose appropriate savings vehicles and was diligent in following up on fee arrears. She advised us to increase the operating budget which allowed additional funding to the reserve account. She suggested that we start with an assessment of the envelopes to determine if we needed repairs or full replacement? She provided a list of contractors who were proven to provide reliable services. We reviewed quotes from her top three contractors and chose an engineering firm to review the status of the building envelopes. Once we had the recommendations from the engineer we proceeded, starting with a detailed scope of work for the envelope/siding project. It quickly became clear that we needed to levy a special assessment. She was dedicated and committed to success for all owners in the project as she led us through this process. During the six months it took to complete this project the majority of the communication, with all trades, the board and the owners went through the Property Manager. Our property manager helped us to develop a plan for a phased special assessment and then prepared and distributed the
special assessment notices to owners, followed by the collection of funds and responding to the irate owners. Mid-construction we had a rainstorm that damaged some of the units in transition from old siding to new siding. There were irate owners and insurance claims that all came to our property manager to handle. The success of our project is due to the unflagging dedication of the property manager and her incredible commitment to us, her clients. Every step of the way there was open communication and a respectful relationship. The project was very successful due to the excellent work of our property manager and the guidance and direction she provided to the board. This experience proves that there are great property managers in Calgary. Board members need to know the terms of the management contract and work with the property manager openly and respectfully. Ask questions, participate in the process and work as a team. Having experienced this siding project in my condominium, I know first-hand the value of a seasoned property manager. H
ave you heard about the company that some condo boards and managers are using to help track down irresponsible dog owners? You know, the ones who leave their squishy, bacteria-laden surprises on the common property green spaces. It’s true, they’re called PooPrints, and dog owners who don’t pick up — beware. Not only is not picking up a huge environmental, water and health concern, it’s just plain rude. PooPrints offers a solution to the problem by collecting and storing a DNA sample from pets living in the condominium building or community. If someone spots some poop on the lawn, or a culprit in the act, all they’ve got to do is scoop it, send it to the BioPet Vet Lab, and they’ll analyze the evidence. Kind of like CSI for dogs. “If the evidence was left by your pet,” says Julie Kavanaugh, General Manager of the Calgary based company that actually has the distribution rights for PooPrints in Canada, “we can prove it”. Already in both the U.S. and Canada, condominium management companies and homeowner associations are availing themselves of this new tactic in the war against doggie doo doo. “I call it the $500 cue-tip”, says Kavanaugh, because in some cases, boards have legislated a $500 fine in their bylaws to owners who are caught, um, empty handed. And if you think it sounds silly, just consider the fact that in the Calgary area, some parks have actually been temporarily closed due to canine fecal build-up. In other words, too much poop. “That’s the next step”, says Kavanaugh, who has been interviewed on Global News recently, “to take the idea to the city.” Got a problem with poop?
