Show homes as GPS

From the deep south to the far north, my days this fall are just filled with attending the various openings of the newest show homes in the city. My trusty Highlander is just racking up the mileage travelling from Cranston and Mahogany all the way up to Airdrie and Cochrane (most of it in a day), and my Around Town page is filled with news about the latest show homes Calgary area home builders have to offer this season. Since I started this gig, I’ve found visiting these show homes to be one of the best ways to get to know the city. This is certainly a tip I can give to the 38,000 new Calgarians that the latest census says now call our fair city home. Even if you’re not buying a home right now, what better way to know your way around the city than by visiting these new communities and seeing for yourself the way people live around here. We’ve got a good selection of homes in this issue to start you off. First is our cover feature on Sabal Homes by Hopewell and their new rear attached single-family homes in Mahogany, and their latest product shows again just how uncommonly stylish they are in coming up with fresh home designs. We also have Morrison Homes’ new Georgetown also in Mahogany that establishes anew why they’ve won the SAM Builder of the Year award a multitude of times. Innovations by Jayman’s Chaparral Valley show homes present an urban finesse in sunny suburbia, while Calbridge Homes new Side-By-Side Homes in Fireside in Cochrane gives first-time homebuyers an opportunity to own a stylish yet affordable home in this beautiful foothills community. Versatile style Sabal Homes by Hopewell introduces rear-attached garage homes in Mahogany

S

abal Homes by Hopewell has built a name on the uncommonly stylish designs of their homes, and the distinguished, multi-awarded builder is at it again with the introduction of their new line of rear-attached garage single-family homes in Mahogany. Home buyers have long wanted a single-family home that offers the convenience of an attached garage but with a more street-friendly façade; one that shows more of the home instead of just the carport and a driveway. Sabal’s rear-attached garage homes — which were launched this September — do just that. Now, homeowners can actually have a front yard with big front windows on the main floor that they can look out from, and still enjoy the convenience of a garage that they can access from inside the house. “Mahogany’s unique master plan has afforded some phenomenal opportunities to work with City zoning to create different home styles that are in demand among buyers,” says Sabal Homes’ marketing manager for housing, Amanda Henderson. “In this particular case we listened to buyers who were looking for a home that took full advantage of a lower-maintenance lifestyle without compromising size or design, with a character facade and attached garage.” All of Sabal Homes’ rear-attached garage homes even feature a prominent side-courtyard, which present a “unique indoor/outdoor sense of living in a community which prides itself on a four-season lifestyle,” Henderson adds. “These are homes for people who want a great design and a home that wows people from the moment they step through the front door with a house that offers creativity, style and a sense of individuality.” Sabal opened three show homes to launch this brand new product line on September 6. All are three-bedroom, two-and-a-half-bath models that range from 1,877 to 2,104 square-feet.

The show homes include: Triumph, a 1,877 square-foot model that features a traditional central foyer, and a main floor flex room. Encore is at 2,104 square-feet and features a second floor entertainment room, and a spacious master suite. While Aria will be the largest available model at 2,154 square-feet and includes a large side courtyard that flows naturally from the kitchen inside and making a perfect spot for outdoor entertaining. The line will also include Evoke, which is at 1,893 square-feet and features a large front porch, as well as a side yard with a covered patio leading into the courtyard. There is also Cameo, at 2,060 square-feet and features two outdoor living areas, a covered patio off the dining room and a second larger courtyard. Lots for the rear-attached homes range from 32- to 34-feet wide, which Henderson says fits the gap between the laned and front-garage lot sizes.

Calbridge Homes’ new side-by-side homes in Fireside go hand-in-hand with this new Cochrane community’s family-friendly character, with their stylish sensibility and unmatched affordability. A luxurious lakeside lifestyle awaits in Morrison Homes’ Georgetown show home, where the 3,097-square-foot three-car garage estate home provides the perfect blend of grandeur and grace. I f you ’ v e e v e r taken any level of basic economics class, you know all about supply and demand theory. Or at least you should. In case you’ve forgotten, or maybe you missed that class, here’s a quick refresher. It’s really quite simple: when demand is up and supply is down, prices increase. Such is the situation Okotoks currently finds itself in. The gravitational pull Okotoks Popula tion Growth surrounding the town, drawing people in, has been going on for a while, but now things are different. 2001 A limited inventory of serviced land, due mainly to water permit availability, 11,664 means that not a lot of new lots are coming on the market in the near future. “There has also been a strong growth in the commercial industry here too,” says John Fraser, an agent for Royal LePage Foothills. “It really has been fairly strong across the board.” The commercial industry consists of the retail and box stores, there is the downtown commercial hubbub, there is the leasing and the ownership side of things too, and they are all doing well here. Okotoks’ popularity stems off the very inviting setting that it is nestled into, stunning views, recreation just out your back door, a wide variety of amenities at your fingertips. “Such as a great school system, shopping close by and how it is comfortable to every type of lifestyle,” says Moez Moledina, General Manager for Tristar Communities, developer of Cimarron. “The community is located amongst beautiful scenery and natural areas for everyone to enjoy, and with everything combined it makes a great community for a new family looking for a place for their kids to grow up,” adds Moledina. As the numbers of new home lots begins to dwindle, potential homeowners are doing what they can to snatch up what is left. The choices still available are listed below, for you to see which builders are building where, the starting pricing, and of course which community you may want to live in.

Re-sale market red hot

The Okotoks re-sale market is presently experiencing a sellers market, which makes sense, as there is so much demand (there’s that word again) from buyers wanting to live here. “The housing market overall is doing very good,” says Royal LePage agent Manni Fink-Fraser. “It’s a very good market for homes that are priced well.” Not having your home on the market for too long is an added bonus, she says, compared to previous years like 2008 and 2009. “This market is great, you get it sold, and you can move on with game plan. One has to remember, though,” she cautions, “that once a seller gets a price that they are happy with, perhaps better

List prices ranged from a low of $134,500 for a one-bedroom, one-bath condo to around $190,000 for the lowest priced single-family home, an older construction downtown. A lakefront home in Crystal Shores can run up to $1,595,000, while out in acreage country there’s one De Winton estate featuring a 7,500-square-foot mansion that’s listed for a cool $6.9 million. Because there’s such a wide range of styles, sizes and prices, it’s difficult to really settle

on an average price that’s meaningful. Suffice it to say there’s a little bit of inventory at the lower end, a little bit more at the top, and a whole lot in the middle, around that $350,000 to $450,000 range. The Calgary Real Estate Board, in their Towns Quarterly Report for the second quarter of 2014, showed an average single-family listing price of 467,819 for the first six months of the year.

Condominium conundrum

Most of the condominium activity in Okotoks over the past few years has continued to be in the resale market. And there’s not a lot that out there either. If you look close enough, you’ll find a few condos listed, but not many, and even fewer fit for entry level home buyers — especially when compared to the city. As for new condo projects, they’re about as rare as an Alison Redford sighting in the legislature. One project that’s actually been around for a few years now and is finally sold out is Pencross. Located just off 32 Avenue, right on the Crystal Ridge golf course, suites in this project from Streetside Development Corporation, one of the area’s largest condo builders, are still like new. Five separate two-bedroom floorplans are available, ranging in size from

1,000 to 1,200 square-feet. Prices vary depending on the unit. A search of Realtor. ca revealed Century 21 had a 964-square-foot two-bedroom, two-bathroom home in Pencross listed at $274,900. Another same size unit lists at $282,900. Across the street, several condos in the Mesa complex were listed at time of writing, starting in the $240,000s. Down south, in Cimarron Common, an 850-square-foot, two-bedroom, single-bathroom, apartment condo runs about $189,900. A 979-square-foot two-bedroom, two-bath suite is listed at $243,900. The good news on the horizon is that Zen, by Avalon Master Builder, has been recently approved to build 37 units in a multi-family condominium, which will be located along 50 Westland Road. Zen has been very popular in Calgary, and Avalon is all about green building, which will fit right in its new home in Okotoks. A mix of single-level garden homes, two-storey townhomes, and split-level laned homes range in size from 1,017 to 1,270 square-feet and prices are projected to start in the $260,000 range. I

f the kitchen is the heart of the home then renovating one (or planning one for your new home) is surely akin to triple-bypass surgery. Second only to bathrooms in terms of out-of-commission inconvenience, an overhaul to this space is not to be taken lightly. On the upside, however, the return on investment for kitchens can be as high as 75 per cent if done judiciously and with an eye on enduring style. As I said in my piece on bathrooms (Condo Living/New Home Living March 2014), renos require a lot of careful planning and the ability to resist flavor-of-the-week trends. Fortunately, stylistic changes to kitchens are generally the tortoise to the bathroom’s hare, so to speak, and are therefore a safer bet for investment purposes. The smartest thing you can do is observe what I call the Rubick’s Rule: if changing one element down the road will have a negative impact on an adjacent one then it’s always wise to stick with the classics. I could, of course, fill this entire column spouting off about Product A and Option B (don’t worry, there will be some of that) but I think this space is better utilized by focusing on how to bring out the best in yours. To that end, here are a few observations that will help streamline your process and deliver solid results.

APPROACH AT THE CORRECT ANGLE The oft-cited “work triangle” was generally based on one person (read: wife) using the kitchen. Although culinary pursuits can be solo efforts, nowadays it’s not uncommon for partners to cook together or even involve multiple friends in meal preparation. If the answer to your equation does not involve isolating you in an isosceles then be sure to recalculate the geometry to suit your needs. CONSIDER VISUAL RHYTHM If you have a ‘busy’ stone countertop, for example, then go easy on the backsplash material. Something too elaborate will incite an aesthetic riot. Stone selection helps here, too: many all-natural materials (granite, marble) will have more going on in them than an industry-assisted material like quartz, Corian or even laminate. I generally opt for quartz as a go-to counter option as it offers much more colour control and consistency of pattern — which keeps the doors wide open to a myriad of fabulous backsplash materials. Similarly, a blend of matte, polished and lustrous surfaces will help keep a space from looking too one-note.

LET ARCHITECTURE BE YOUR GUIDE When deciding on a door profile for your kitchen, take a moment to look at your house from across the street. If it’s full of grandeur and neoclassical flourishes then a more traditional or ornate door makes sense. If it leans more towards a Craftsman vibe then Shaker-style cabinets are a reasonably good bet (and quite chameleonic depending on the hardware). See where I’m going with this? As I said, let architecture be your guide, not your dictator — but then again you might want to think twice about putting glossy red slab doors into a five-bedroom Tudor. MIX YOUR METALS This one throws a lot of people but it has been going on in fashion for years. Just make sure if you go this route that the results look intentional rather than random. For example, mixing two sparkly, cool metals like polished nickel and chrome in the same space can often look like someone made an error on the purchase order. Put a chrome faucet with a stainless sink or pair polished nickel light fixtures with oiled bronze cabinet pulls (treat them like “part of the furniture”) and the intention is obvious. WHITE CAN BE RIGHT Long the subject of scorn, white appliances do have a place in certain kitchen settings — and they’re coming back with a vengeance thanks to offerings like Whirpool’s glass-fronted “White Ice” series of fridges, ranges and dishwashers. I like white appliances for the crispness they impart to a space or their ability to “cool down” a kitchen with a lot of wood in it, especially if the chilliness of stainless is too much. They’re also great for mimicking a built-in look for an all-white kitchen when custom facing panels are not within the budget. A KITCHEN IS NOT AN OPERATING THEATRE True, you will have periods of heavy use when you want the space lit up like the surface of the sun (baking, for example). However, once the work is done and people are hanging out there they will want to feel relaxed and lit in a flattering manner. Install dimmers — even for the fridge light, if possible — and adjust accordingly. A mix of general (pot lights), task (island pendants) and accent (under-cabinet) lighting always offers the most versatility. s Calgary grows our ideal lifestyle choice becomes more focused on having a place to live where we can work, play and stay in one place. Our new developments in the suburbs do this by creating not only housing, but green spaces, amenities, shops, and offices all in one place. It’s a sensible way to plan — and new homebuyers have embraced it. Calgary has one of the earliest examples of live, work, play communities ever built right in the heart of the city, and new homebuyers are cominag in droves. Kensington is just north of the downtown core and all it offers, but it is its own unique blend of shops, services, restaurants, pubs, and more always bustling with activity and right in the middle of the desirable communities of Hillhurst and Sunnyside. The area was originally owned by the Canadian Pacific Railway and the land that is now one of Calgary’s most popular amenities — Riley Park — was once a horse pasture. Kensington has one of the city’s oldest theatres as well. The historic Plaza Theater, built in the 1920s, still functions, showing alternative films and offering unique events. Centred around 10 Street North West and Kensington Road and Kensington Boulevard, the vibrant area has more than 250 shops. It’s no wonder people gravitate to the area. Several condo developers are building in the area now and some have sales centres right in the heart of the shops. Infill housing has become a desired home-style for those who are looking for single-family homes. “It’s a lively place with lots of great restaurants, shops and services nestled in a community filled with beautiful character homes, modern infills, and lots of new condo buildings going up with an eclectic mix of people,” says Baldwin Kwan, owner of one of the vibrant stores in the area, Metro Element. Being located next to the ever-popular Kensington Wine Market is no accident, says ‘cheese monger’ and one of the staff at Peasant Cheese, Craig Sanok. “We do cheese boards, trays, mixes of cheese and meats — and we supply the wine shop with cheese for their tastings. We have private tastings available and have a private social club for the connoisseurs.” Opened in October of last year, the owners “had a passion to create a conversation about good food, and to make it accessible to everyone.” They research the best quality cheeses from around the world, carrying as much Canadian and Albertan cheeses as possible. While the focus is on cheese, they are also a charcuterie with breads from two local bakeries and local, organic produce, as well as some fun accompaniments.

Fresh flowers, home décor and furniture pieces are all found at Metro Element, which moved to Kensington in 2011 from its small, boutique store on Edmonton Trail. “We needed a bigger location, and we love Kensington,” says owner Baldwin Kwan. “We started out as a little 1,500-square-foot boutique store in 2005 and have been growing.” Custom designed, in-house terrariums are new for Metro Element, and a popular item with customers. As well, “we are strong in our custom upholstery line locally made here in Calgary,” Kwan says. “We have thousands of fabrics to choose from and the ability to customize sizing and details of a sofa or chair.”

Excel Homes’ 10,000th homeowner gets a surprise Barrett Budgell received the surprise of a lifetime when he arrived to take possession of his new home in Cochrane. He was unaware that he had purchased the 10,000th home built by Excel Homes. And as part of the renowned home builder’s 26th anniversary celebrations, they threw Budgell a surprise party to mark the milestone event. “I knew something was up when I came home and saw a huge red ribbon and bow wrapped around my new house,” Budgell says. “But everything that followed came as a real surprise!” Budgell received a new backyard including a freshly sodded lawn, fencing, a deck off the back door, a magnificent stainless steel barbeque and a state-of-the-art children’s play-set. Then, the single father of four-year-old twin boys received a $10,000 cheque for his sons’ education. Excel Homes President Lance Floer was on hand to hand the keys to the lucky winner

Fireworks, festivities usher in Cooper’s Crossing’s new show homes WestMark, the developer of the award-winning Cooper's Crossing neighbourhood in Airdrie, introduced its latest show home parade with a bang, as they threw an afternoon full of fun festivities, capped by fireworks. New showhomes by Lifestyle Homes, McKee Homes and Trico Homes are open to showcase single family homes with front garages from the $500,000s. These homes feature stunning architecture, flexible floor plans and are a must see for homebuyers looking to move up in the Calgary area. Vesta Properties introduced two new show homes, including an innovative rear-attached garage model, and Crystal Creek Homes, Harder Homes and Canterra Custom Homes opened their estate show homes. Starting in the $800,000s, these impressive estate homes can be built on lots up to 60 feet wide. “All the builders in Cooper’s Crossing have delivered on very ambitious show home plans, so we needed to do something special to celebrate their achievement,” says WestMark’s Paul Gerla. “Fireworks seemed a fun way to do that.”

August home starts jump Calgary’s housing market is abuzz with new home activity, recording it’s third largest jump this year with a total of 1,627 units started in August. March saw 1,667 starts and June had 2,407. According to the Canada Mortgage and Housing Corp. (CMHC) the increase this month was due to the rocketing multi-family market which saw a 151 per cent rise in August to 1,032 units. The single-detached market saw a jump of 4.2 per cent to 595 units. “The trend in total housing starts in August rose from the previous month, which was primarily attributed to an increased pace of multi-family construction,” says Felicia Mutheardy, CMHC’s Senior Market Analyst for the Prairie and Territories Region. “Coupled with low inventory, the elevated demand for multi-family units has been supportive of the gains in production.” Housing starts were trending at 18,963 in August compared with 18,322 in July, said the CMHC. The trend is a six-month moving average of the monthly seasonally-adjusted annual rates of total housing starts.  NL

wayne’s world Wayne Copeland has accomplished much in his lifetime but bigger challenges are ahead Wayne Copeland had himself a bucket list long before the term was popularized by Hollywood. Let’s see here, fork lift operator, check. Truck driver, check. Building products sales, check. Director of business development, check. And now, president of the Canadian Home Builders’ Association – Calgary Region, check. He actually added this to his portfolio of housing industry achievements in June, and just last month hosted his first monthly meeting of the association membership. For 23 years, Copeland has worked at Double R Building Products Ltd. climbing the corporate ladder from sweeping the warehouse to his current business development position, setting and attaining goals. And for 14 years, he has been an active member of CHBA – Calgary Region, spending the last six years on the board of directors. Even before he was on the board and for years before that, he always thought it would be “cool” to be the association president. Well, here he is. Another goal attained, another tick on the bucket list. So, what now? “I always work to be the best at what I do, and as president of this association it will be no different. I will do the best I can,” Copeland says. The 41-year-old begins his one-year term as head of an association with almost 700 members at a time when the housing industry is dealing with a very active housing market fuelled by strong in-migration, robust consumer demand, as well as the

need to understand and adjust to the new way the city is growing. He realizes what lies ahead and feels confident about his abilities to contribute to a resolution to the challenges he has to deal with. “I’m driving the association bus, but my board is my GPS, Wayne Copeland giving me direction,” he says from the Double R boardroom. “I want to take advantage of all the opinions and ideas that I have access to.” He also plans to continue further along the path laid out by past-president Doug Whitney in continuing to foster a better relationship with city administration and politicians. “I want to put together a stronger voice by getting more of our members involved in the conversation, to have a hand in making decisions regarding their futures,” Copeland says. That, he adds, will be one of his goals — to open up communications with everyone. CHBA – Calgary Region, as the voice of the housing industry, continues to meet and discuss issues with the city, and Copeland sees even more progress being made with Jeff Fielding being recently hired as city manager. “From our perspective, we’re on the right track to figuring things out, and I think the city is coming around, too. And Jeff

Fielding, I feel, will be a positive for our industry.” Housing is a big business and a big contributor to the economic wellbeing of Calgary. Figures provided by Will Dunning Inc., a consulting firm focusing on housing market analysis show that 42,600 people are directly employed in housing in and around Calgary and those people all had a part in the construction of 12,584 homes in 2013. Even more impressive are figures in a report released in mid-summer by the firm showing that the Calgary and area housing sector contributed $2.7 billion in wages, money that was spent locally. As well, housing created $6.1 billion in investment value, which is the “largest single wealth builder for most families,” says Dunning. All of this wasn’t lost on Copeland. “I know our association has a big job ahead, but I’m going to do my best, and enjoy it regardless of what comes along.” NL
