Let the sun shine in

I may be dating myself here with this 5th Dimension song reference (you’d know it if you saw The 40-Year-Old Virgin). I think it’s the perfect song for spring, it is after all about rebirth, and filled with optimism, if maybe going a little overboard on all those astrology references. This spring may be more difficult one for Calgarians, and all the economic indicators point to a bleak rest of the year ahead. But the sun is shining and spring is in the air and there remains some reason for optimism for better days ahead (hey, oil’s back up over $40 a barrel as I write this, so that’s some good news, right?) There remains to be plenty of opportunity out there, especially for first-time homebuyers. Interest rates are still low and home builders are offering terrific deals on some beautiful homes that may be priced lower than what they would have been during boom times. Take for example our cover feature on Jayman BUILT’s new semi-detached products in Sunset Ridge in Cochrane. They’re stylish, they’re spacious, and they are pretty affordable. Jayman’s streamlined operations also allow buyers now to find the specifications for their homes that can meet their lifestyle and budget. Good luck to all the finalists. Spring is also about green, in our case, we take this to mean environment-friendly type of green. We have Kathy McCormick and David Crossson devoting their Shopping and Style features, respectively, to the idea of reuse, recycle and repurpose. So even though spring 2016 may be a little tougher this year for Calgarians, there are great opportunities out there to get ahead in life by owning your first home, and be green while you’re on it.

Two new semi-detached show homes under the unified banner of Jayman BUILT were opened in March, and the reception has been very encouraging. “We’ve sold five already over the past few months when sales started, with two more conditional sales,” says Area Manager Lorraine Hamilton. “This is remarkable given the current economic conditions and just shows how Jayman BUILT’s commitment to build homes people will love is stronger than ever.” The new Jayman BUILT brings together their previous Jayman Master Built and Innovations by Jayman divisions into a streamlined whole. And the move is paying dividends already with their “This is your homebase” campaign. Hamilton says one of the benefits this program brings is that varying levels of specifications make it easier for buyers to balance their needs and their wants. “One of the benefits of streamlining the various Jayman brands is that you can now choose your home and selections by what is important for you,” Hamilton says. “For example, if you are just beginning to climb the property ladder, you can purchase a home with our ‘Select’ finishing which will allow you to own at a more cost effective price point, or if you are looking to move up, and add

more luxury finishing’s into your home, you would add the ‘Extra’ Fit & Finish package.” This is expertly displayed in their new semi-detached show homes: Motiv and Zenith. The former details everything a homebuyer can get with the ‘Select’ specifications, and the latter boasts the ‘Extra’. Hamilton says Jayman BUILT has six semi-detached models in this current phase of Sunset Ridge ranging from 1,541 to 1,704 square-feet. Prices are from $320,197.61, including average lot and GST. All models are three bedrooms with twoand-a-half baths and a single-car oversized attached garage. “The great thing about semi-detached homes is they are more private than say a townhome or fourplex, where you can find yourself surrounded by neighbours on all sides. With a semi-detached home you get the space you need

and just one immediate neighbour,” Hamilton says. The Motiv and Zenith show homes give a great sense of feel to the lifestyles they offer, and having the developed basements go a long way in showing visitors the vast potentials of these homes. Like all Jayman BUILT homes, their Sunset Ridge semidetached products will have Core Performance — tankless hot water system, rough-in for solar panels, triple pane windows and a host of other environmentally-sustainable features. It has further options that can include a spice kitchen and pantry closet, which gives owners more options for storage. Also as part of catering to this segment of the market, all Symons Gate builders offer homes that come standard with four bedrooms. And since many of the lots at Symons Gate are zoned R-1S, some homes can accommodate a secondary suite or a backyard suite on the same lot as the home, Seymour says. The SAM Awards, now in its 29th year, celebrate and acknowledge the innovation and excellence in Calgary and area’s residential construction industry. The winners will be announced at the SAM Awards Gala on Saturday, April 16, 2016, at the Telus Convention Centre. The top five entries in each category will be featured during the evening and the winner in each category will receive the coveted SAM goose award. Eco-friendly products can save the environment and money

K

ermit the Frog may have once said, “It isn’t easy being green,” but his mindset is quickly changing. These days, it is all about being — and living — green. It’s a fact that people today are much more conscious of the environment they live in — and how to protect it. And governments are clearly putting a huge emphasis on environmental sustainability. The residential construction industry itself has made huge strides in making homes more environmentally-friendly, energy efficient and at the same time, healthier for homeowners. Today’s homes are much more sustainable than older homes in every way. Not only have government codes changed to reflect the high environmental and safety standards demanded today, but products have become much more technologically advanced to fit the sophisticated building techniques used today to enhance energy efficiency in homes and stewardship of the planet. And people have embraced it. “Energy efficiency is the new ‘granite countertop,’” says Canadian Home Builders’ Association in it 2015 CHBA Home Buyer Preference Study. According to the study, sustainable homes and products were in the top five of the most desired of home features, only outpaced in demand for walk-in closets. Energy-efficient appliances, an overall energy-efficient home and high-efficiency windows took the second to fourth spots in the Top 10 ‘Must Have’ home features. The federal government has programs that take healthy, sustainable housing to the next level — the EnerGuide rating system for new houses that measures the home’s efficiency, and Net Zero Energy (NZE) homes, which means the homes produce as much (or more) energy than they use. Several Calgary and area builders are involved in these. Natural Resources Canada (NRCan) is currently running a NZE pilot initiative across Canada — and five homes are in the Calgary region. Builders have taken initiatives to foster the sustainable future through homebuilding techniques. For example, Built Green is a program that has strict standards to create the most energy-efficient homes possible. The program was started in Calgary, and has since spread throughout several provinces. But while prospective new homebuyers can do their due diligence to select

the builder and systems that best reflect their needs for energy-efficient housing, products and appliances continue to evolve and people can add them to their own homes to provide an even more sustainable living environment. Here are a few of some of the newest energy-efficient products for homebuilding on the marketplace today, from Jennifer Christenson, executive director, Built Green Canada. 1] Wireless Switches. I

hate to say it but the “green scene” is fraught with myths, inaccuracies and outright lies. Eco-this, enviro-that; earth-something-or-other — to read labels nowadays one might assume that victory in the fight to save our planet was a forgone conclusion, or so green-washing would have us believe. The truth of the matter is that claims do not a responsible product make, although that’s not to say there aren’t some great ones out there doing their part for the cause. In many ways, the true eco-friendly champions are lower-profile, smaller-scale brands created and run by people whose environmental consciousness is legitimate and earnest. That’s not to say there aren’t some credible major-league players on the scene — there are — especially when more and more consumers are basing their choices on matters of sustainability. Take Lee Industries, for example: a family-run, multi-national furniture manufacturer that has operated out of North Carolina for 47 years. Although it always focused on creating quality goods in a responsible fashion, over time the company developed its NaturalLEE line, which focuses on sustainable, renewable and recyclable materials such as soy-based foam (base cushions), recycled fibres from plastic bottles (back and throw cushions) and recycled metal (springs). As well, the company has dedicated itself to such noteworthy and admirable practices such as recycling almost 100 percent of its manufacturing byproduct through a national waste management provider and using only wood that has been certified by both the FSC (Forestry Stewardship Council) and SFI (Sustainable Forestry Initiative). Admirably, Lee is also a founding member with Gold Exemplary status of the Sustainable Furnishings Council.

Given Lee’s green pedigree, some might expect their pieces to give off a bit of a “hippy furniture” vibe but that couldn’t be further from the truth. The pieces in this line are at once chic, comfortable and fashion-forward, especially when it comes to the many fabric options Lee offers, often driven by up-to-the-minute trends in fashion. With more than 750 models, 945 fabrics and 95 leather options, there is definitely a fit for every taste within their line. Paint is another area where manufacturers can — and do — do better, although in many cases some claims must be taken with a grain of salt. For example, many paint bases are considered low VOC (Volatile Organic Compounds) but as soon as pigment is added that rating can go right out the window. When it comes to “old souls” in the green realm, Farrow & Ball has been walking the talk (to some extent or other) for some 70 years. This U.K.-based purveyor of fine paint and wallcoverings has essentially been using the same production techniques since it was founded in 1946 by John Farrow and Richard Ball. This premium product — available in 132 rich colours — is completely water-based, produces no emissions from its facilities and recycles 90 per cent of its production waste. This same product is also used to create their handmade wallcoverings, which are available in a wide variety of exquisite, tradition-driven patterns. three Rs: Reduce, Reuse, Recycle. However, a B.C. company has added a fourth to that: Resurrect. Abbotsford-based Okanagan Rustix has taken what many considered a hopeless situation and turned it on its head. With pine beetle infestations on the rise — and their telltale swath of destruction growing ever-wider — it would seem that countless hectares of lumber were completely destroyed. Not quite. Okanagan Rustix takes what is essentially write-off wood affected by those voracious pests and turns it into fantastically beefy tables, chairs, beds, dressers and sideboards. Of course, you don’t have to purchase new in order to be a responsible furniture consumer — after all, sometimes the best things for your home are already in it. On this front, all three of the Rs factor in, whether you are giving a casegood item a new lease on life through a coat of paint or refreshing an upholstered piece with new fabric. With respect to the latter, it’s always a good idea to properly assess a soft furnishing to see if it is actually worthwhile to recover it. A good upholsterer can work wonders on the infrastructure alone, tightening joints, repairing worn webbing and replacing degraded foam — but you really have to have a good piece to work on. When in doubt, try to get a reputable upholsterer to do an assessment on the piece in question — even if this costs you $100 or more, it is money well spent. NL

March housing starts slump

Baywest has a new boss

WINTER MAY BE all but over, but Calgary’s housing market is still feeling the chill, as the pace of new home starts slumped in February. Housing starts in the Calgary Census Metropolitan Area (CMA) were trending at 11,434 units in February compared to 12,484 in January, according to Canada Mortgage and Housing Corporation (CMHC). The trend is a six month moving average of the monthly seasonally adjusted annual rates (SAAR) of total housing starts. “Total housing starts trended lower in February as the trend in single-detached and multi-family construction declined compared to the previous month,” said Richard Cho, CMHC Principal Market Analyst for Calgary. “Competition from the resale market, full-time job losses, as well as reduced confidence in the economy has slowed demand for new homes.” Actual starts don’t paint a better picture, as new single-family homes dipped 53 per cent from 461 in February 2016 to 218 this year. Apartment and other style homes did show a modest 12 per cent improvement from 330 on February 2015 to 371 this year.

AIRDRIE GETS NEW LAKE COMMUNITY Lanark lake community will push through despite slow economy NOTHING HAS GONE to the field yet, but Melcor Developments Ltd. says plans for Airdrie’s first freshwater lake community continue to move ahead regardless of the economic downturn impacting the Calgary area. “While the current state of the economy is concerning, the long-term fundamentals in the Airdrie market remain sound,” says Melcor development manager Alan Boucher. “As such, Melcor remains optimistic about a late 2017 release of the first batch of lots in the community of Lanark.” Right now, it’s all about getting things put to bed on paper so that all parties are in agreement with what is needed and what is wanted. Boucher says the architectural vision for the community is something “completely new” for the 65-year-old development company. To this end, Melcor and City of Airdrie officials are busy working through detailed design considerations in preparation for the launch of the first phase of Stage One of Lanark, which will be home to an estimated 3,300 residents and is located adjacent to Melcor’s successful King’s Heights. As well, Melcor and the city continue to work on infrastructure requirements and planning considerations for Stage 2 — the part of the overall development that will hold the 12-acre manmade lake along with a three-acre community centre, says Boucher. The first stage will include 1,216 residences as well as a school site and play fields. “Stage one is part of an overall greater vision that encompasses two quarter-sections of land to the east of the annexation area,” says Boucher, adding that plans for the second stage includes more single-family

and multi-family housing, a high school site and a mixed-use commercial centre. In bringing the Lanark vision to reality, Melcor and Airdrie envision a mix of a half-dozen housing styles including a blend of traditional with modern detailing, along with a strong Prairie style influence in the single-family portion of the development. Boucher also says Lanark will include a unique multi-family concept called Greenstreet Homes. “These will be townhomes that rather than fronting onto your standard residential street will front onto a green space with paths and picnic tables in a park-like setting,” he says — a community where every resident can walk to a playground within 400 metres of their home.” But back to the decision to put a lake community in Airdrie. Well, that decision was considered an important amenity in attracting potential homebuyers to the area, says Boucher. “Amenities are a key factor in the decision process of buying a new home and

therefore big consideration for developers in their planning of a new community,” he says. “Building a new community that residents will love is all about amenities.” The lake decision also came in response to the urging of Airdrie city council, which wants new residential development to be “innovative and unique” from a planning perspective, says Boucher. “A community lake in Airdrie — or even north of Calgary — will be a first, so we are excited to see it move forward. To be clear, the lake is conceptually supported through council but subject to further detailed planning approvals,” the development manager adds. NL
