Merry Christmas, and bring on 2017!
2016 wasn’t the best year for the Calgary new home market. The rest of the world didn’t seem to fare well either. What with the political upheavals brought about by Brexit and the elections in the US; the rash of celebrity deaths (Bowie and Prince were big ones for me, personally); and the continued downward trend in the local economy just makes me want to say “good riddance” to 2016. But I’m a glass-half-full guy and there are plenty of reasons to be optimistic with 2017. Growth is very much in the horizon, and if you notice that a majority of our show home and community profiles in this issue are concentrated in northern Calgary, that’s because it’s where most of the growth next year will be coming from. The new communities of Livingston (by Brookfield Residential) and Cornerstone (by Walton Development and Management LP) — to name just two — are both in the north. And these are both massive residential land developments that promise to reshape this sector of the city. But we start this Christmas issue with a different home development — a custom home builder, which we don’t get enough of in New Home Living. West Ridge Fine Homes graces our cover with their stylish, sophisticated and undeniably luxurious mansion in Green Haven, just outside of Okotoks. This veteran custom builder has already made its name in the inner-city where they continue to be a presence (check out their Parkdale show home) and their latest in Silverhorn in Bearspaw will not fail to impress. The feature also serves to remind us that the slumping market has not ended Calgary’s luxury home market and that there is some really great opportunities to own a lifestyle home at more attainable prices then they could have been during the boom. Then we have show home profiles for Albi Luxury by Brookfield Residential featuring their semi-estate show home in Symons Gate, N.W., but also talking about their present and future offerings resulting from the merger of ALBI Homes and Brookfield Residential. Then we have Jayman BUILT’s Courtyard homes in the new community of Cornerstone in the northeast where the renowned builder is introducing rear-attached homes with side yards. Qualico’s Redstone, also in the N.E., is our featured community, and we find out what has led to its enormous success. It won’t be a Christmas issue without the Calgary Christmas events we run down in our special feature, and Kathy McCormick’s Shopping story on Christmas trees recounts one way we can bring the spirit of the Holidays home. 2016 has been a challenging year but Calgary has proven itself up to it. Let’s do it again in 2017.

INNOVATION HAS ALWAYS been at the heart of Jayman BUILT’s homes, and their latest Courtyard homes in the new community of Cornerstone proves once again their expertise in crating homes to fit today’s lifestyles. THE NORTH PART of Calgary is going through an immense sea change. It is no longer seen as a neighbourhood made up of mostly inexpensive starter homes, but rather as a thriving, energetic community that’s as good a place as any in the city to live a fulfilling life. Commercial and entertainment venues are plentiful. Employment opportunities abound, and schools, places of worship, parks, recreational spots and other conveniences that make life as easy as it can be are already in place. A wide variety of housing options are also readily available, and this is where Redstone has made the biggest impact in the north’s evolution. Redstone, developed by Qualico Communities, offers one of the widest ranges of housing choices in the northeast with everything from townhomes, side-byside homes, and move-up homes with front or rear attached garages — all with a focus on affordability. “There is strength in diversity, and this is what Redstone offers, housing options that fit every lifestyle need and budget, which allows for plenty of flexibility,” says Cheryl Heilman, Marketing Manager at Qualico Communities. Redstone is a vibrant community in Calgary’s northeast. It is situated near popular amenities such as the Genesis Centre for Wellness, several schools and shopping centres including CrossIron Mills, and the future Deerfoot City (what used to be Deerfoot Mall). It may come as a surprise to many, but this community that only began

Downtown is only 15 minutes away. “Having LRT stations nearby also helps,” and Heilman adds there are plans to extend the LRT tracks right up to the community. “It will add another convenience to our residents.” The community itself promotes active living with its parks, pathways and outdoor recreation, including their unique “participarks,” which are outdoors fitness stations located along the pathways that promotes a healthy lifestyle and allows for neighbours to get to know each other. “In a lot of communities they have the kids playgrounds, the tot lots, and there really isn’t any option for adults,” says Heilman. “We wanted to give adults a place to exercise, where they can get out and get a workout, too.” Future lots in this 145-hectare community

Redstone hits all the right notes in the affordability range. “Sales have been very brisk. People love the community,” Heilman says. “We’re getting buyers from other northeast communities who love the fact that they can purchase the type of home that they are looking for in the budget that they are looking at.” The renowned builder group that Qualico has assembled for the community is also a source of comfort to buyers. Established names such as StreetSide Developments, Partners Development Group and Jayman BUILT offer a selection of townhomes. hristmas always brings out the kid in all of us. And in Calgary, there is no shortage of fun events that kids of all ages are bound to enjoy during the Holidays. Here are a few of the best Christmas events in the city that’s sure to put a smile even on the Grinch’s face.
CALGARY ZOO — ZOOLIGHTS

The warm glow of millions of lights on a dark winter’s night brings hundreds of thousands of people to the Calgary zoo every holiday season. Zoolights has been a mainstay for 19 years in the city and draws as many as 137,000 people to view the 200 light displays that are turned on after the sun goes down. “The whole theme of lights is what makes it so magical,” says Calgary Zoo spokesperson Trish Exton Parder. “There are some moving lights and some are set to music.” People flood the zoo to see the lights, skate on the ice rink, sip hot chocolate around crackling fires and take part in fun family activities. There is a reindeer paddock where the kids can play in the hay, snow bowling and blow-up igloos. This year there will be a DJ spinning holiday and pop music on Friday and Saturday nights and more new events. The Wishing Tree, where you can nominate a person in need for a Christmas surprise will be back with a new twist. Zoolights runs from November. 25 to January 8 from 6 to 9 p.m. Tickets can be

HERITAGE PARK — ONCE UPON A CHRISTMAS
Christmas is the perfect time for sentiment and what better way to capture the true meaning of Christmas than taking a walk back in time. Heritage Park celebrates an old-fashioned Christmas starting November 19 and ending December 18. There are crafts for kids, gingerbread cookie decorating, wagon rides, snow painting and a Christmas critters petting zoo. Visitors can capture the moment in an old-fashioned photo parlour. Jolly St. Nick will be on hand and carolers will keep the air ringing with the sounds of Christmas.

THEATRE CALGARY — A CHRISTMAS CAROL

A literary great is brought to life every holiday season in downtown Calgary. Charles Dickens’ classic A Christmas Carol is staged starting November 24 and ends Christmas Eve at Calgary’s Art Commons on Stephen Avenue. The production, revamped in 2011, is a closer interpretation of Dickens original work than past adaptations. Adaptor and director Dennis Garnhum says he went back to the book for inspiration. “This Carol is different in many, many ways,” Garnhum says. “It’s larger, if that’s possible! Physically, it’s a big, BIG production. The adaptation is more truthful to Dickens’

original story than before. There’s also singing — we sing around twenty Christmas carols — and I’ve set the entire production in what I call a ‘winter wonderland.’” There is one thing that has largely remained the same through the 30 years of A Christmas Carol has been presented in Calgary. Actor Stephen Hair will reprise the role of Ebenezer Scrooge for the 22nd year. Anyone who would like to add this Calgary Christmas classic to their Heritage Park Prince House list of traditions is urged to do so soon because tickets sell out early. CP RAIL AND THE CALGARY FOOD BANK — HOLIDAY TRAIN
The true gift of Christmas is the spirit of giving and the CP Holiday Train gives all those holiday feels. The Holiday Train is a Christmas gathering with a huge heart. No one needs to pay to watch the free entertainment by top Canadian acts, all they need to do is help those in need this holiday season with a cash or healthy food donation for the Calgary food bank. CP spokesperson Salem Woodrow says over the past 18 years $12 million and 3.9 million pounds of food have been collected at Holiday Train stops. This year a brightly lit 14-car CP train will pull into Anderson Station Dec. 10 with Canadian rock band The Odds and Canadian Country sensation Dallas Smith on board. The train arrives at 6:45 p.m. and the entertainment begins at 7 p.m. “We have a modified boxcar with a travelling stage, so the door drops and the bands start playing a traditional and modern mix of holiday music,” says Woodrow. O
ne of our most cherished holiday traditions is, undoubtedly, the evergreen tree decorated with sparkly lights and beautiful ornaments. Although bringing the tree indoors is a relatively modern idea first introduced by devote Christians in Germany in the 16th century, plants and trees that stay green all year have long held special meaning for people as far back as the Vikings. Today, that tradition has gone far beyond just a few candles on the ends of branches to even more interpretations today. The look of the centrepiece of the home’s holiday magic is only limited by the imagination of the homeowner — and shops are filled with innovative products to help you get started. “Ultimately, tree style, type and decorations are solely personal preference, whether you choose real or artificial, lit or unlit, as well as colour, needle type, thickness, decoration style, height and width,” says Olivia Johns, horticulturist at Blue Grass Nursery. No one style seems to be overtaking buyers’ wants this year, she says, but the endless variety in shops today does provide more options than ever — and that can be confusing. The décor and gardening experts at some of the leading stores do offer some advice to help guide your choices. As in homes today, perhaps the biggest new product in demand for Christmas trees today is LED lights that offer a brighter look, are more environmentally friendly and are longer lasting.

Look for “Stay Lit” technology, says Brad Hitchings, manager for artificial trees at Greengate Garden Centres. “It means if a light burns out or a light falls out, the remaining lights on that string stay on. “And old favourites have come back - Bubble Lights and Flicker Flame Lights, but with this new technology. “ Another new adaptation that makes life easier for the homeowner is one-plug lights, says Johns. “Stay-lit, oneplug lights are the current lighting choice as all the cords run through the trunk to one plug, versus previous versions where you had to search for three or more plugs to connect the lights.” The greatest technological advance in recent years has been the introduction of artificial trees with the lights already on the boughs — and these continue to be everyone’s choice, say the experts. “Our most popular tree is our Canvas Powered by Noma Lifelike Ashby Spruce Tree ($349.99),” says Lyndsay Daniels, communications coordinator for Canadian Tire Corporation. “This tree fits easily into most spaces, standing six-feet, five-inches tall. Even so, some consumers are now opting for artificial trees that have no decorations on them at all, to give them an even more natural appearance — and people can choose styles with flocked or ‘snow’ tipped branches as well. With the advances in design of artificial trees to resemble virtually any style of evergreen today, they appear more lifelike than ever before. “The last couple of years have seen an increase in natural, woodsy, Canadiana themes,” Johns says. “But we still provide metallic, bright colours, one-colour themes, characters, plush décor, and more. Other requested trees include black trees, white trees, sparkly trees, upside-down trees, tabletop trees, halftrees, and variations of green short and long needles.” Artificial trees range from four-and-a-half feet ($249.99) to 14 feet ($2,999.99) at Greengate, says Hitchings. But don’t worry if you live in a small home or condo — there’s something for everyone. “Our slim trees are a great fit for condos,” says Daniels. “We have two seven-foot trees with diameters of 38 inches or less, meaning they take up less floor space. If you’re really tight on space, our extended assortment includes two ‘half trees’ — available in white or green. These trees are your traditional Christmas tree cut in half so they sit flush against the wall.” Of course, for many people it has to still be a real tree. “Our real trees range from $24.99 to $288,” says Kristen Busse, Greengate’s green goods supervisor. “Check for needle retention by running your fingers down the branch to see how many needles come off, crush some needles in your hand. They should smell fresh. And make sure the tree can be fresh cut before

putting it in water right away.” The most popular real tree at Greengate is the Fraser Fir, “specifically the seven-eight foot one,” says Busse. “It has a strong fragrance, excellent needle retention and it’s a narrow fit into a tight space.” At Blue Grass, the most popular are Premium Balsam and Fraser Firs, White Pine, Scots Pine, and Douglas Fir. Their trees are harvested from Christmas tree farms. Advantages of real trees include the fact simply that they’re alive, fresh, and fragrant; any branches you don’t need can be used for other decorations (wreaths or centrepieces); they can be recycled throughout the city and made into wood chips. Disadvantages: They’re short lived; need to be watered; are messy; can’t always handle heavy ornaments; and there’s a potential for pests. Canadian Tire style and design expert Tracy Platt offers these tips to decorate your home this Christmas season. • Rich colours and mixed metals are a design trend for home décor that’s crossed over into Christmas, she says. “Look for tones ranging from rich, elegant plum shades to the deepest navy and sapphire hues. Metallics in every shade of pewter to rose gold mix and match together beautifully.” • When decorating on a budget, consider start-

ing with a base layer of a neutral colour like gold or silver. “These make a perfect backdrop for heirloom pieces and handcrafted touches and are a great way to anchor a tree as your collection grows.” • Mix shatterproof pieces into your décor. “Gone are the days of basic, boring plastic.” • When styling a smaller tree, try to stick to ornaments of smaller shapes and sizes, tied or wired closer to the branches. “Adding a few larger pieces to pop helps to fill in the gaps and add interest.” • Unique garlands and bunting have been a big décor trend the last few years. “They are beautiful draped across a mantle, window or even a picture frame, but they also look great draped casually on a tree.” • Natural, rustic materials add a fresh touch to a tree, no matter what your style. “Materials such as burlap ribbon, wood baubles or even a few natural picks give your tree an updated feeling.” NL

Bri-Mor launches new West Grove Estates phase HOMEBUYERS LOOKING FOR new opportunities in the much-sought-after west end of Calgary will be excited to learn that Bri-Mor Developments is opening the latest phase of their hit West Grove Estates community, The Rise. Cal Wenzel Business Hall of Fame SHANE HOMES’ FOUNDER, Cal Wenzel, was recently inducted into Calgary’s prestigious Business Hall of Fame. Wenzel, who has been building homes in the city for 37 years, was inducted to the Business Hall of Fame along with RGO Office Products president Ross Glen, ATCO founder Ron Southern, and ARC Financial founder Mac Van Wielingen. Wenzel founded Shane Homes in 1979 and is still very much involved in its operations as its Chief Visionary Officer (CVO) of the Shane Homes Cal Wenzel Group of Companies.
Shane Homes builds between 500 and 600 single-family homes each year. The business has also expanded to other segments of residential work, including its multi-family division Nuovo and land development arm Wenzel Developments. Wenzel is known for his tireless work ethic and commitment to giving back to the community. Shane Homes has made contributions to causes including Kinsmen Children’s Hospital Home Lotto, the RESOLVE Campaign, Calgary Stampede, SAIT Polytechnic’s Trade and Technology Complex, Calgary Minor Soccer Association, various community centres and the Peanut Butter Classic.
Flanders interchange THE NEW FLANDERS Avenue Interchange has opened, paving the way for the continued redevelopment of Currie that will turn the former military barracks into Calgary’s next model inner-city community. After more than a year of construction, the $35 million Flanders Interchange is a joint project between the City of Calgary and Canada Lands Corp. — the Crown Corporation in charge of Currie’s redevelopment. The new interchange was designed with motorists, cyclists and pedestrians in mind, and will help meet the goal of improving neighbourhood access in surrounding communities, says Mayor Naheed Nenshi. “We finished this project on time and on budget. It is a very innovative project, a real example of creativity and getting stuff built quickly and cheaply,” Nenshi says. “We were able to move forward and not only get it done, so that people have a better transportation link, but also it enables the development of the Currie neighbourhood,” he says. The final design for the Crowchild Trail and Flanders Avenue Interchange was approved by council in November 2014. The key construction elements included the demolition and rebuilding of the Flanders Avenue Bridge and the construction of three new roundabouts. Currie is envisioned to be one of North America’s largest inner-city master-planned communities designed to suit a modern, urban lifestyle with a healthy mix of residential and commercial components.
Calgary housing starts decline in October CALGARY CONTINUES TO feel the pain from the prolonged economic slump, as housing starts in the Calgary Census Metropolitan Area fell in October. The Canada Mortgage and Housing Corporation (CMHC) says the seasonally-adjusted annual rate fell more than 26,000 units in October in
Canada, compared with September. In Calgary, actual housing starts totaled 627 units, a 42 per cent decline from the same month last year. Analysts say the 58 per cent fall in multi-family homes was a major factor in the slide. “Total housing starts trended lower in October as the pace of multiple construction
declined, offsetting the gain in single-detached starts,” says Richard Cho, CMHC Principal Market Analyst for Calgary. “Demand for new homes has moderated, especially in the condo market, due to full-time job losses, slower income and population growth, and higher supply levels.” NL

CORNERSTONE OF GROWTH Walton Development’s latest community promises continued growth in the northeast IN THE CHALLENGING year that was 2016, Walton Development and Management worked hard to officially introduce its 490-hectare Cornerstone community to the public. In the final quarter of the year, the company threw the doors open to 28 brand spanking new show homes — a move that has done nothing but strengthen Walton’s belief that consumers want bang for the buck both in where they live and what they live in. And, says Kendra Milne, Walton’s vice-president of marketing, there is also a resiliency that is more than a little noticeable in the northeast quadrant where Cornerstone is coming to life. Broken into five distinct communities called View, Ridge, Park, Point, and Gate, estimates put the eventual resident count for Cornerstone at something like 30,000.
