A Calgary spring
Maybe spring in Calgary isn’t like the cherry blossom season they have elsewhere in the world. Often it’s more snowy and cold. But I look forward to it every year all the same – well, maybe not having to get up an hour early with the daylight savings time thing – but seeing the sun still up past 5 p.m. is always very heartening for me. Spring is always a busy time here at New Home Living, when home builders and land developers launch their spring collections, and we cover a lot of them in this issue. We’re heavy on community profiles today with a total of four as we get to know some new ones and renew acquaintances with a couple of recently established ones. We start with our cover feature on Legacy, as WestCreek Developments premium estate lots get in the swing of spring. Homes on the ridge with panoramic views of the Bow River Valley and the mountains beyond are enough reasons for its popularity, but Legacy’s appeal as a “forever community” makes it irresistible. Then we check out MountainView by Apex in Okotoks, as they roll out the final lots in this secluded, family-oriented neighbourhood. While Nolan Hill by United Communities is also getting set with the last few opportunities to own in this popular northwest community. Speaking of the north, we also have Livingston, a new community by Brookfield Residential, opening its first show home parade and ushering a new era of growth in the city’s north. One of our show home profile is actually on this recently opened parade in Livingston, as Jayman BUILT introduces their front attached garage homes here with their popular Reunite and Emerge models. We travel just a little further north to Airdrie, where DS Homes just unveiled their new show home model in Pier 11 in Bayside. Drop in at any of these show homes to see the lifestyle they offer, and get to know these new communities a little better. The annual Calgary Home + Garden Show is also something I always look forward to in spring. And they have quite the stellar line-up this year. Check out our feature on Masters of Flip Kortney and Dave Wilson in these pages, they’re one of the headliners of this year’s show and this is their first time here, so let’s give them a big ol’ Calgary welcome. We also have features by Kathy McCormick on the new technology in toilets in her Shopping article. While Aaliya Essa brings us the best bath décor in the market in Focus On. Spring is indeed something to look forward to. The warm weather will most certainly be welcome, after that tough winter. As this United Communities development approaches completion, residents are already finding a life of easy pleasures and convenience, where they don’t have to wait for years to enjoy. “Nolan Hill is now an established community in the fastest growing sector in the city. LIVING IT UP I T ’ S T H E K I N D of community that would have made good old Sam Livingston proud. Named for one of Calgary’s best known pioneers, Livingston, Brookfield Residential’s new northwest community is a modern-day tribute to the man who founded one of the first farms in what was then a small but booming town back in 1876. With beautiful new homes from some of Calgary’s top builders, and many more modern amenities, it’s a far cry from the original homesteader way of life, but there’s still that same pioneering spirit and sense of being connected to your neighbours that lives on in Livingston. And, according to Trent Edwards, Chief Operating Officer, Brookfield Residential Alberta, that’s the whole point. “Livingston is Calgary’s new north,” he says. “It’s the next generation community built with extensive input from Calgarians. But then Brookfield Residential, like Sam Livingston, has always been up to the task. Jessie Seymour, Brookfield Residential’s Senior Manager, Strategic Marketing, echoes Edwards’ enthusiasm to actually watch the project progress. “There is so much excitement for Livingston. We are seeing that many Calgarians have been waiting patiently for a new community to come to north central Calgary.” So what’s all the excitement about? It’s because Livingston isn’t just any community. It’s a community within a community. A virtual town unto itself, with mixed multi and single-family homes plus office and retail space, parks and pathways. In all, the first phase of Livingston includes around 400 homes, with pre-sales well underway. “We anticipate that homes will range starting from in the upper $100,000s right up to the low $500,000s,” says Seymour, noting approximately 70 per cent of the homes in Livingston will be below $450,000s.” It’s a price point that’s attractive to consumers with a wide variety of lifestyles, she says, a hallmark of a Brookfield Residential community. And the selection of housing available reflects it. The social and cultural hub of the community, the gathering place, will be the community homeowners’ association. Set on a six-acre park, the 30,000-squarefoot facility is scheduled for completion by 2020. “This will be a place where residents come together,” says Sey-
mour. “To play games, host birthday parties, family reunions, attend a cooking class or learn a new language. This will be where kids meet their best friends and maybe moms and dads do, too.” Livingston will be the model of a self-contained, yet well-connected, community. There will be no fewer than six schools when all is said and done (two Public Elementary schools, one public middle school, one public high school, a K-9 Catholic school, and a Catholic middle school).

There’s also 20 acres set aside for environmental reserve, plus more than 200 acres of open space and parks. Future plans even call for a possible transit green line terminus. “We wanted a community that raised the bar and set a new standard for community. Livingston is a large community, but it is connected by green space, parks and pathways, schools, an energetic urban corridor and town center,” Seymour says. The grand vision for Livingston also includes one million square-feet of office and commercial space, local neighbourhood retail, and — pending approval — the realistic possibility of a North Health Campus hospital. Construction for Livingston is underway after groundbreaking ceremonies last June and a grand opening is planned for March 4. But front drive garage show homes are already open, as are sales centres for Avi Urban’s Maverick and Homes by Avi’s street towns. And, on that rare occasion you can’t find something in the community, like, say, an airport, Saddledome or outlet mall, you’ll be happy to know the access to all of those is excellent. “There are so many other amenities in the vicinity to Livingston,” gushes Seymour. “There is quick access to the airport, and CrossIron Mills is just around the corner. Beacon Heights, Creekside Market, and Country Hills commercial areas are all close by.” Brookfield Residential, once again, seems to have hit the nail right on the head when it comes to identifying the wants and needs of today’s new home buyers. The fact is, they recognize there is no ONE home owner type, and so they build communities for everyone. That’s what 60 years of building and developing in Calgary will do for you. he real estate business and the music industry may seem two totally disparate interests with nothing in common, but don’t tell that to Kortney and Dave Wilson. The husband-and-wife team behind the hit HGTV series Masters of Flip traded in their guitars for tool belts and translated their music careers into a flourishing real estate business through flips, buy and hold properties, and vacation rentals. Kortney and Dave make their way north to Calgary from their Nashville home as one of the headliners in this year’s Calgary Home + Garden Show, which is returning to the BMO Centre and Corral from March 2 to 5. “We are so excited to be there and yes, it’s our first time,” Dave tells New Home Living. “We love Calgary and we especially love meeting the fans from Canada. We grew up in Canada and feel so connected to the people there.” “We’ve been together for 19 years and married for 15 years. Just saying that aloud, I can hardly believe it myself,” Kortney says. Both are from Canada originally but their music took them to Nashville. “Dave and I were both musicians, from Canada, trying to make it in Nashville,

and when we met, we were both really focused on our record deals and recording. Somehow, it didn’t feel like a distraction, instead, it felt like it was meant to be (Cheesy, I know).” They bought a house after they were married and were lucky enough to build equity in it. “About a couple of years later, we used the

It was really a means to staying home with our first son Jett and be able to have the flexibility to still pursue our dreams of music. Little did we know . . .” Since then, Kortney and Dave have starred in several HGTV series and the latest is Masters of Flip where they breathe new life into old, rundown Nashville homes. Each one-hour episode opens with Kortney and Dave house-hunting for properties that have seen better days and gambling on which one to flip to make the most profit. Dave thinks that although music and real estate may seem to not intersect at any point, melding the two could not have been more natural for them. “Our careers have definitely evolved over the years, that’s for sure, and the road hasn’t been paved (more like off-roading) but both music careers and house flipping are really creative processes. I think that’s why it was a fairly natural choice for us,” he says. “We love the idea of building something, whether it’s a song that turns into a piece of music or a dilapidated house to a renovated home.” For their first appearance in Calgary, Kortney and Dave plan to share tips on everything from home flipping to DIY designs. “We will likely tell a little bit of our story and then share tips for adding value to your home. People always ask us what things they should spend money on. We are also going to include some DIY design tips and our hope is that we can have a nice Q&A as well,” Dave says. It will be another jam-packed schedule at the Calgary Home + Garden Show, and Teri Salazar, Calgary Home + Garden Show Manager, Marketplace Events, says there are a lot of things visitors can look forward to this year. “The Home + Garden Show is our biggest show of the year in Calgary!

With the implementation of the carbon tax and the renewed emphasis on saving our environment and spending wisely, it’s the perfect time to ensure you’re not flushing your money down the toilet. Advances in toilet technology are not only easier on the pocketbook; they’re environmentally smart, protecting one of our most valuable resources, our fresh water. And government regulations are changing the way we use our bathrooms as well, says the president of Canyon Plumbing and Heating. “There is pressure from governments to reduce water consumption, and dual flush toilets are on the way out,” says Jason Chupik. “All toilets that have a flush greater than 1.6 gallons per flush are becoming obsolete.” A toilet accounts for one-third of your household water usage, says Scott Simon, The Home Depot Canada’s merchant for bath. “High efficiency toilets that use 1.28 gallons or less earn the EPA’s (the United States Environmental Protection Agency’s) WaterSense label. These can save 4,000 gallons of water per person annually, and some municipalities offer rebates if you install one.” The City of Calgary’s Residential Toilet Rebate Program ended August 15 last year and applications are no longer being accepted. However, with the emphasis continuing on environmental sustainability, other programs could be offered in future from various levels of government. “The topic of water conservations is always a trend and it isn’t going away anytime soon,” says Simon. “Toilets with a focus on reducing water consumption continue to carry high interest in the marketplace. Toilets have changed drastically over the years, going from 18 LPF (litres per flush), to six and now down to three.” Both experts say it pays to do your homework, and find the best fit for you. a lot of new features are emerging in toilet technology that you’ll need to consider. The one that will resonate with homeowners is the advent of self-clean toilet technology, says Chupik. “American Standard is calling this the Vormax flushing system and it is a whole new concept to clean flushing. Most toilets are designed with 70 per cent removal and 30 per cent cleaning the bowl with one flush, but the Vormax does this in one flush in two stages. The first priority is the ability to remove the waste in the first flush using only 30 per cent of the water — and the remaining 70 per cent rinses and cleans the bowl much more effectively. In fact, they claim it is two times cleaner than anything on the market.” And it goes even further. Acti-Clean by American Standard adds a cycle of cleansing and disinfecting with a hidden container of Lysol. Prices for the two products are expected to be in the range of $350 to $500 for Vormax and $650 to $850 for the Acti-Clean.

Other advances today include the type of toilet seat — round or oblong. Totally a comfort choice, the elongated one is more comfortable, especially for men, says Chupik. “We also find that elongated toilets usually flush a little better and are easier to clean due to the bigger target.” How about a soft-closing lid? That’s a feature much appreciated in a busy household, says Chupik. “We love the feature as there is no more slamming the seat at night — and they can be easily removed so you can clean easier.” Another feature worth considering is the concealed trap, he says. “It is a very nice, aesthetic and clean option to consider so you don’t get a lot of dust and whatever else behind your toilet.” Toilets can come in different heights, too — practical and easier for seniors or those with leg or back injuries. All said and done, it’s about personal preference and adjusting to your lifestyle, say the experts. Bidets, for example, are still a desirable option for some, especially common in different cultures. A bidet seat is one option — and the features are many, including some with heated seat, smell removal, heated air dryer and controllable water temperature. In fact, toilets can range anywhere from around $250 to upwards of $7,500, although The Home Depot’s Simon says the ‘best-bang-for-thebuck’ model is a modest $112. The model 1000669707 has “the highest flush rating available.” Maximum Performance Rating (MaP) is a universally-known testing that scores toilets for water efficiency and performance and 1,000g is the highest rating possible, which this toilet scored. “It includes toilet seat, wax ring, floor bolts, bolt caps. The only other thing you need is a supply line to hook up to water and sewer.” If you are determined to have a dual flush toilet, he recommends the 1000755240 model that carries a flush rating of 4.8/3.0 LPF (litres per flush) as opposed to typical flushes of 6.0/4.1. And for the self-clean toilet that has just arrived at Home Depot stores, the GB Superclean™ Toilet not only saves water, but has a powerful rim jet technology to clean. It’s priced at $258. But the elite luxury model that tops Chupik’s list is the Kohler Numi. “It is like the Swiss Army knife of toilets,” he says.

Housing starts slide in January HOUSING STARTS IN the Calgary Census Metropolitan Area (CMA) were trending at 9,413 units in January compared to 10,563 in December, according to Canada Mortgage and Housing Corporation (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of total housing starts. “Total housing starts trended lower in January as the pace of both single-detached and multiple construction declined from a month earlier,” says Richard Cho, CMHC Principal Market Analyst for Calgary. “The slowdown in construction was mainly recorded in the multiple segment of the market where inventories are well above historical levels.”

Actual starts also reflected a slide, with total housing starts in Calgary coming down 25 percent from 567 in January 2015 to 426 in January this year. CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations, analyzing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite variable from one month to the next. The standalone monthly SAAR was 5,862 units in January, down from 11,661 in December. Actual housing starts in January totalled 426 units, a 25 per cent decline from 567 units in the same month a year earlier. NL

CUSTOMER SERVICE KINGS Cedarglen Homes’ customer-first attitude is a winner CUSTOMER SERVICE A simply-worded message that goes an awfully long way to ensuring success in business — but one that tends to get forgotten along the way. For years, Cedarglen Homes has focused its attention on providing consumers with the best in TLC from the first customer-salesperson meeting right through the buying and building process — and beyond. I can recall years when the veteran home builder would bypass other award categories at the Calgary housing industry’s annual SAM (sales and marketing) Awards gala but would make damned sure its name was on the finalists’ list for the service awards. And on more than one occasion, walked away with the Howard Tse big prize. Well, that focus continues to be as sharp as ever. And 2016 was a year that brought Cedarglen’s efforts ample rewards and awards. A year ago this month, the company was named the Gold winner of the Customer Insight Home Owner Mark of Excellence in Calgary’s single-family category; in April it was the Professional Home Builder Institute New Homebuyers Choice Award for Calgary and area in the 150-plus single-family possessions. Then in September,

Cedarglen claimed the same award, but at the provincial level. “The awards were great to win,” says Howard Tse, who has been president of Cedarglen Homes since late in 2011. “But more than that they were a recognition of the extraordinary efforts that each of our team members, development partners, and trades and supply partners take to ensure our mutual objective is met — to provide an exceptional customer experience.” So, with the decline in the oil economy, the reduced level of buyer interest, and the continuing challenge of maintaining affordability and quality, how has Cedarglen been able to maintain the high level of service? Again, simple. Cedarglen remained committed to value and quality — with the added aim of sustainability. “Well before the energy code changing and talk of a carbon tax, we decided that our responsibility to our home buyers and to the greater community was to provide homes that are more efficient and have lower ownership costs,” says Tse. And this, he added, came despite the absence of homeowner rebates from the government. “Cedarglen continued to offer Energuide
80 homes to all our buyers through 2016 and into the new year, a standard above the new energy code,” he says, adding that it’s all a part of Cedarglen’s customer service policy. To identify one specific change the company made to its pre- or post-possession service policy would be tough since as they are a series of adjustments and recalibrations that some buyers will never see. Then again there are those that affect them directly. “Customer service is also difficult to quantify. So, when our home buyers are telling the marketplace they had a great experience with Cedarglen that is something special. “It’s like, when you find that special ice cream shop you can’t wait to tell the whole world about. That’s how we feel our buyers have responded to the service improvements we’ve made,” says Tse. NL
