Calgary Fall Home Show is back

It’s one of the most highly anticipated events of the fall in Calgary, one that every homeowner looks forward to — or should — for the plethora of new home technologies, products and advice they can get here. I’m talking about the Calgary Fall Home Show, of course, and they have a doozy coming up. I spoke with Bryan Bauemler — one of their headliners for this year’s show (which used to be called Calgary Home + Design Show), and he tells me he can’t wait to chat up the amazing Calgary audience. He says the interaction he gets from talking to people directly is something he always looks forward to. Check out our feature story on him and the rest of Calgary Fall Home Show in this issue, you can catch his appearances at the Main Stage of BMO Centre. Come chat with us, too, while you’re there, we have a booth at the show and we’ll probably do live updates on our Facebook and Twitter and Instagram. Speaking of updates, here’s the latest on Calgary’s newest community: Belmont by Anthem United. Going up on the southern edge of Calgary, Belmont promises to be a community of new beginnings, says Anthem United’s Steve LePan. Our cover feature on Belmont brings all the information relevant to the community that will interest anyone looking for a new place to live. This issue we go south for our show home profiles: Baywest Homes in Ranchers’ Rise in Okotoks has the Makena, which personifies the refined country living available here. While Augusta Fine Homes’ the Westwood in Artesia at Heritage Point just blows open the doors to a luxurious lifestyle in award-winning style. Our spotlight on Symons Gate by Brookfield Residential also shows a thriving, newly established community in the north. We’ve got Shelley Boettcher talking about the best hang-out spots for the university students of Mount Royal and the U of C. We also have Christina Loc explaining to us the aesthetic wonders that coffee tables or occasional tables can bring to any living space. I’m sure you can find a floor lamp to match from our Focus On feature, too. Dots of yellow are already being seen in the trees in Canmore where I spent a lazy weekend, it’s not just the season that’s changing in Calgary. The fortunes of our housing market are, too. “After a slow start, the trend in new home construction this year has increased, moving closer in line with historical averages. Multiple starts in particular have been strong in recent months, including July, despite inventories sitting at near record highs,” the CMHC says in its July 2017 report. But this also comes with a warning: “If the current pace of production does not ease, there is the possibility that inventories will stay elevated for an extended period of time,” the agency adds. Prices may also edge higher. Developers we talked to have said that their trades are already telling them that they cannot expect building costs to remain the same from last year, indicating that the added cost will likely find their way into home prices. Like the old saying goes: “God doesn’t give with both his hands.” So, for those that can afford to get into a new home now, this might be the time to take the plunge. It’s been a busy month for us, unusual in the summer months actually, and the fall looks like it will be even busier. Join us for the ride.

THE BEGINNING OF GROWTH Belmont, the first community under Anthem United, begins

T

he time seems right, and all the signs are pointing to a resurgence in Calgary’s housing market. Anthem United is in a terrific position for this impending upswing, as they get ready to launch the city’s newest community — Belmont. This 280-acre community located in the city’s deep south is touted as a place where it all begins. “No matter what your new beginning is, Belmont is a place where your present takes hold and your future begins,” says Anthem United Director of sales and marketing Steve LePan. “It’s a place where proximity to the amenities of south Calgary and an abundance of park and recreation areas mean your new home extends well beyond your front door.”

It is located southeast of Silverado, bordered to the north by 194th Avenue, to the south by 210th Avenue, and to the west by Sheriff King Street. Access will be through 210th Avenue west from Macleod Trail, or Sheriff King Street south from Stoney Trail. While prices on homes of all kinds in Belmont are still to be determined, affordability is a focus.

Show home construction is starting this fall and will be ready for a grand opening by spring 2018. The news for Belmont comes even as Calgary seems to be recovering from a prolonged economic slump. Calgary’s business community these days are more optimistic than they have been in the last

several years, as a recent semi-annual survey conducted by the Calgary Chamber and Calgary Economic Development revealed that 61 per cent of those asked say their company would perform “better” in the year ahead, while 13 per cent expect the future to be “a lot better.” Belmont seems extraordinarily poised to take advantage of this improvement in confidence. This comes even as Calgary’s housing starts show 6,671 units that began construction from January to July this year, compared to the 4,951 units from the same period in 2106. It is cause for optimism. Belmont’s opening phase is planned for 170 single-family lots, 54 street towns, and four multi-family sites. While prices on homes of all kinds in Belmont are still to be determined, affordability is a focus, says LePan. “We’re looking at first-time buyers and young families … we want to make it attainable for them to get into the market,” he says. Accessibility will also be key and Belmont will be within 500 metres of a future LRT station. “We will also have a City of Calgary recreation centre right in the community,” LePan says. Also a comprehensively planned and accessible playground for children of all ages will come in Phase 1.

LAUGHTER IN THE VALLEY The growing attraction of Symons Gate’s family-friendly environs THE PEALING LAUGHTER of children is a sound no one tires of, and in Symons Gate these echoing cries of joy has become very much a part of life; even more so now with the addition of Curious Park in the community. During a warm summer’s day at the launch of Symons Gate’s latest single-family show home parade, the entire community was packed as the event coincided with Neighbours’ Day, which saw food trucks, petting zoos and other family-friendly activities take over the community.

But no place was livelier, or more fun than Curious Park. The playground is designed specifically for children aged five to 12, says Mary Aucoin, Marketing Lead, Calgary, at Brookfield Residential. “We look at our homeowner information, and try to match the park to who’s in the community and who’s going to get the most use out of it,” she adds. The Calgary Playground Review webpage gave a very positive review, pointing out that this new playground features colourful accessible flooring (and no pea gravel!). “Little kids will enjoy being able to easily move around the playground and climb up the steps on the preschool climber. Older kids will love the tall slide and challenging themselves on the unusual rope and ball equipment,” it adds.

WITH ITS PROXIMITY TO A TON OF EVERYDAY AMENITIES AND QUICK AND EASY ACCESS TO MAJOR ROADWAYS, IT IS VERY MUCH A SUBURBAN PARADISE Curious Park is the only play structure in this boutique community and is a real hub for families. “It is located right in the middle so it is close by for all residents. It was recently rated as one of the top 10 parks in Calgary,” she adds. The park underscores Symons Gate’s family-friendly character as this new park brings each home here around 350 metres from green space. “There’s also an environmental reserve on the northwest corner of the community that some homes back on to,” Aucoin adds. Symons Gate isn’t only family-friendly it’s environment-friendly, too. Brookfield Residential is building one of the greenest houses ever constructed in Alberta right here. “Our first ‘Passive House’ in Canada will open its energy efficient doors in Symons Gate this summer,” Aucoin says. A passive house — named for the ‘Passivhaus standard’ of energy saving houses that was developed by a German scientist — is ultra-efficient and air-tight and doesn’t need much energy for space heating or cooling. “The catch phrase is you can heat it with a hairdryer and cool it with an ice cube,” says Doug Owens, Senior Director Operations with Brookfield’s Calgary Homes team. Located at 274 Sage Bluff Drive N.W., the “super insulated” house will be a sustainability showcase. Before it is sold, Brookfield plans

to show it off with plenty of tours for green associations, school and community groups as well as government and industry leaders to further the sustainability conversation. This fits right in with Symons Gate’s close-to-nature character that has made it very successful with buyers. The 30 – 40 age group and couples with children make up 67 per cent of homeowners here. The selection of homes here also reflect the commitment to family oriented living, and with 55 per cent of Symons Gate are devoted to single-family move-up homes. “We have new single family show homes by Brookfield and Morrison Homes that opened in June,” Aucoin says. But young families aren’t the only ones who love Symons Gate’s charms. Downsizers and younger couples with no children have also found something to love here. “We

always destined to be a hit. With its proximity to a ton of everyday amenities and quick and easy access to major roadways, it is very much a suburban paradise. “We are now about 50 per cent sold, and we expect build out in 2019,” Aucoin says. “We have a Homeowners Association that handles some events, maintenance and snow removal within the community. There is an environmental reserve with over four acres of space with pathways. It’s very much an established community in its own right, as distinct entry features and community perimeter fencing will be completed this year.” Single-family homes are available from some of Calgary’s top home builders, Morrison Homes and Brookfield Residential, that had opened four new show homes this past spring. one are the days of the matching coffee and two end tables. Let’s face it; we live in a world where our senses are always craving for more. So why not wake up those senses by creating a space that makes a room feel alive and inviting? By adding texture and color, mixing metals and woods — these are great ways to create depth and make a room interesting. In fact, the more mixing and layering, the more interesting the room becomes! If you want impact, if you want a ‘wow’ factor, you need to mix things up! But first, let’s talk about the lay of the land. The ready availability of occasional tables (coffee tables, side tables, media consoles, etc.) in a variety of materials

makes it easy to go shop for them. But first things first. It can’t be emphasized enough how important it is to space plan. There is no point shopping for a table (or anything for that matter) when you don’t know what size to purchase. Choose a coffee table that is of the right size and scale for your space. A guideline for coffee table placement is to set it 15 to 18 inches from the couch to provide enough leg room while making it easy to grab a magazine and comfortably set a drink down. A coffee table height should be within 4 inches above or below the sofa seat height and its minimum size should be half or up to two thirds the size of the sofa.

Side tables should be no taller than the height of the arm on a chair or sofa and no lower than the height of the seat. If the sofa has no arms, the height should be a maximum of eight inches above the seat height. Side tables should be placed at a distance where it’s still easy to reach for and place things down. The size of a console table should be at least half the length of the sofa and no longer than the sofa. Notice these are just ‘should’ guidelines...and well, don’t be afraid to break rules! Think outside the box; it can make things much more interesting! Once you have an idea as to what pieces you need, it’s time to go shopping! Here are a few trending occasional tables to consider: One of my favourite options for a coffee table is an ottoman. Metro Element offers custom-made ottomans manufactured right here in Calgary. With soft corners and padded surfaces, you can kick up your feet for movie night or

use it for extra seating when entertaining. Add a tray or tabletop to place your drinks and knick knacks on. Tower Side Tables, available in walnut or high gloss white and varying in three sizes, nestle off to the corner beautifully together or it can be split up as needed. The Dash Side Table, with its c-shaped silhouette and being light in weight, makes it easy to slide around under the sofa and is very functional for placing laptops and electronic devices. If you’ve got room for a console table, they’re great to place things like books, decorative items, and lighting. In an open space, console tables are a fantastic way to create transition and flow in to another room when placed behind a sofa if the back of the sofa is facing another room. In this living room layout, the Crossover Glass Console Table cannot be seen, but is a stunning chrome and glass piece that incorporates an extra shelf below. Other great trending pieces outside of this living room include the Mid Century Pop Up


Coffee Table from West Elm. With a mix of walnut and marble, this coffee table is multi-functional as the top opens up for storage and even though West Elm does not advertise it, I would use that pop up portion to place my drink and snacks on. Another great piece from West Elm is the Marble Topped Pedestal Side Table. Although it’s also available in a silver base with a white or black marble top, how stunning is the gold base with white marble top! Still very popular are the solid live edge, tree stump or tree root tables. Country Furniture offers the Hairpin Nesting Table and I love using them in projects as they are so unique and no two pieces are ever the same. Placing two to four or more pieces, depending on the size of the room, and grouping them in the middle of a living room setting looks fantastic. They look great as a set of nesting side tables next to a sofa or chair too. Concrete is another great material to add to the mix of things. I tend to source the Astley Concrete End Table, available in black, white or grey, for a lot of my clients as it’s rated for indoor or outdoor use, can be used as a stool and is such an affordable and fun piece. Go to Revolve Furnishings to check out their collection of concrete. For a true showstopper, look no further than the award winning Split The Difference cocktail table at Domaine. Talk about a statement piece made of resin composite metal with its rough volcanic like edge contrasted with a smooth mirrored top. It may be a bit on the higher end of furniture but just look, it’s like a piece of art on its own and well worth it. These trending pieces are just a few and when mixed together, whether it’s a wood and metal coffee table paired with concrete side tables or a stone cocktail table accented with a marble c-shaped table and side tables made of wood, combining these

materials really add depth and interest to a room. The idea of matching things can make a room look rather flat. Having the option of fabric or leather, wood, glass, stone, metal, and resin for occasional tables gives you endless mixing possibilities to create an interesting room. Don’t be afraid to mix woods and metals. Even if the finishing of a home is mainly of polished or brushed chrome, I still love adding a splash of gold just to add that one extra element. When you’ve selected all of your main furniture pieces, make sure to continue layering with accessories; it really does complete the look. Add excitement to your room; your senses will thank you for it. ou’re back in class, but you’re searching for some A-plus food to eat. Eating well in and around Calgary’s universities isn’t easy. Unlike many cities, which feature all kinds of great hole-in-the-wall eateries within a short walk of campus, Calgary can be a challenge. But it’s not impossible, as the following list will prove. Whether you’re in the mood for a romantic sit-down dinner, beer with friends or simply a great place to get takeout after a hectic day, you’ll find it all near Mount Royal University and the University of Calgary. Here, a few favourites to check out, next time you’re in need of food after school.

NEAR UNIVERSITY OF CALGARY I live near the University of Calgary and I can attest to the fact that it’s not the best part of the city to find good eateries. Still, there are some gems that are worth searching out. There’s Nick’s Steakhouse and Pizza, for instance. It hasn’t changed much since it opened in 1979, and that’s why so many of us go back, year after year. There’s a real Nick behind the place — one Nick Petros who moved to Canada at the age of 17, and, after years of working at other people’s restaurants, opened his own, using some of his mom’s best recipes. Get the piz za, of course. It’s thick, cheesy and utterly delicious. Joey’s Only is the place to stop for great fish and ships. And not far away is Big T’s BBQ and Smokehouse, the place to go next time you’re craving authentic Southern-style barbecue, but lack the time and the funds to head across the border. Brisket sandwiches, baby back ribs, smoked chicken wings, fried dill pickles, and

so much more. Go early if you’re planning to eat on a night when there’s a Calgary Stampeders game. It’s incredibly popular. There is also Moose McGuire’s tucked away in the Stadium Shopping Centre. It’s a lively, fun sports bar that’s a great place to watch sports, drink beer and hang out with your buddies. I order the nachos every time I’m here. The Keg is in the Stadium shopping centre, too. For decades, The Keg has been famous amongst Calgary carnivores for its steak. And get a baked potato, too. Mmm. I love stopping in at Higher Ground in Kensington for a coffee, so I was thrilled to find one close to U of C, just across Crowchild Trail in the main floor of the Birchwood apartment building. For hanging out with buddies, there’s Jamesons Irish Pub and the Kilkenny Irish Pub. Both in Brentwood, they have local beer and big screens for watching sports. Then there are the new condos by Brentwood Mall. Wami Ootoya Japanese cuisine is a two-storey restaurant that features delicious ramen, sushi and bento boxes, and the presentation is gorgeous. And a little further away, closer to Northlands Mall, Rose Sorathia and her family Saffron makes awesome Indian takeout. The curries, the butter chicken, the aloo gobi — it’s all good.

NEAR MOUNT ROYAL UNIVERSITY There are far too many great places in and around Mount Royal University to list everything. But start with coffee and breakfast at Good Earth Coffeehouse in Mount Royal’s Wyckham House. Then head for sushi at Sushi Hanami — good portions, decent prices. Or perhaps Masala Bhavan, for delicious South Indian cuisine. Trivia: it is owned by Red Seal chef, who has worked at five-star restaurants around the world. Located in the same mall as Masala Bhavan, Nice Cream just may change the way you eat ice cream forever. The team uses liquid nitrogen to freeze everything, and it’s the creamiest, most delicious taste. If you’re a chocoholic, get the chocolate. And watch how it’s made, Big T’s BBQ instantly, in front of you.

A short drive away, the Grey Eagle Resort and Casino is a fun place to hang out. See a band, perhaps; Boney M performs September 22, followed by Steve Earle on September 28. Funnyman Bob Saget is there November 9, and there’s a slew of other performers, too. But make time for dinner when you’re there. The restaurants have a great reputation, thanks to executive chef Bill Alexander, who trained at Le Cordon Bleu in Ottawa and worked around the world before settling in Calgary. Need takeout? Made Foods in Garrison Woods isn’t far from campus, and it’s a wonderful place to pick up well-made, health-driven dishes for lunch or dinner. And while it’s a bit of a drive from campus, the beautiful Cassis Bistro is easily one of Calgary’s best restaurants. It’s cozy, romantic and offers beautiful French-inspired dishes made with the best local ingredients. NL

All the stage

B

ryan Baeumler really needs no introduction. The affable, gregarious host of a growing number of home renovation shows has a strong presence on HGTV Canada, but his live stage appearances are something that will always keep him coming back for more. It’s easy for Bryan to connect with an audience, and it is establishing that rapport that makes him look forward to every stage appearance he makes. And even though he has an increasingly demanding TV schedule, he always makes it a point to make room for those live appearances. “Living in Canada; such a beautiful and diverse country I love touring and meeting people; hearing their stories,” Bryan tells New Home Living. “Seeing the people on the front lines learning to do renos at home. It’s fun to meet the people who are watching the shows and share my passion for building.” Bryan is back in Calgary for the upcoming Calgary Fall Home Show, and he says the stop here is always something he looks forward to. “I love Calgary, I’m there about half a dozen times a year,” he tells New Home Living. His only regret though is that he hasn’t made it down to the Stampede yet. “It makes me sad that I’ve never made it to the Stampede, my schedule has me there just before and right after. One day I will make, I even have a white hat.” There is a kind of Stampede feel and energy though at the Calgary Fall Home Show (formerly the Calgary Home + Design Show) that runs from September 21 to 24 at the BMO Centre. There will be over 350 local

A natural-born teacher, Bryan has been educating and entertaining viewers across Canada and the US for over seven years on his hit shows Bryan Inc., House of Bryan, and Leave it to Bryan. His stage appearances are always lively and engaging, but they’re nothing if not informative. “To be honest I never really know what I’m going to talk about until I’m on stage talking to people. I find out what type of questions they have and what they want to talk about,” he says. “I like to talk about renos, building, how I got started and the pitfalls. I give people the reality check about the business.” He loves that he is able to talk to people about new technology in the home improvement business. “One of the benefits of being in the public eye is that we are contacted by companies about new products and technology often before it is even released,” he says. “They send us product to check and test out. A lot of exciting technology is coming, many to reduce energy use. Solar shingles are an exciting product, they are not new in Europe and many other places in the world but they are to Canada.”

They are filming HGTV Canada’s Bryan Inc. 2 and handling the business side of his group of companies does keep their hands full. “I hope to be spending my time with the kids and developing a property we have down south.” He does have an active social media profile, which is one of the things that keep him in touch with his audience, even if sometimes it’s not all “butterflies and rainbows.” “I have a very active social media. It’s bittersweet; social media is great for communicating, sharing news, getting a snapshot of the news of the world. It’s bitter because there are so many opinions; it’s not all rainbows and butterflies. Some days it’s an asset, and others it’s a source of anxiety and stress. I think this applies to everyone on social media today.” He stresses: “It’s important to be nice.” But why rely on Twitter or Facebook if you can catch him — and a host of other home renovations exerts — live? Calbridge Homes donates $500,000 towards Foothills Hospital’s NICU CALBRIDGE HOMES, on behalf of the Ferraro family, gave a $500,000 gift towards the expansion of Foothills Hospital’s neonatal intensive care unit (NICU), which the renowned home builder says goes a long way in strengthening families. “Our business is built on people. It’s built on families, but more than anything it’s built on children. After seeing the incredible impact this unit will have, Calbridge Homes is pleased to donate $500,000, on behalf of our founders and owners The Ferraro Family,” says Bev Higham-Linehan, President and CFO of Calbridge Homes. Since 2011, Calbridge Homes and Calgary Health Trust have partnered to build stunning, custom built and designed lottery homes for the Foothills Hospital Home Lottery and Hospital Home Lottery, but Higham-Linehan says this

THE LAST FISH CREEK ADDRESS Shawnee Park is boutique living in Calgary’s urban park

NOTHING LIKE A walking tour to get a perspective of what a developing community is going to look like. It was an opportunity to stroll the sidewalks during the early stages in the creation of Shawnee Park in southwest Calgary with Cardel Calgary region president Mike Selinger to get a read on what’s going where and what it’s eventually going to look like. “Shawnee Park will be a reference point for future development,” he says. “And we have every confidence this will be among the most outstanding communities in Calgary.” Biased? You bet, and with good reason. The community has everything going for it. It has existing retail and commercial amenities at the east end, access to light rail transit, and will have additional retail as part of the 23-acre multi-family development — Fish Creek Exchange to be built by Graywood Developments. Then there are the existing natural

amenities that include several stands of trees, existing pathways and plans for new ones, and lots with pre-determined building envelopes. Located on 130 acres of former golf course land off James McKevitt Road, Cardel’s vision for Shawnee Park is to build 499 single-family homes at varying price points — with the vast majority of them being bareland strata — along with semi-detached and townhomes. When complete in or about 2023, Shawnee Park will have 1,700 homes, all built on lots that offer a great opportunity for uniqueness, says Selinger, adding that new show homes have just been opened. Selinger says house and lot prices, which come with full landscaping and irrigation — “to green up the community as quickly as possible” — in the first phase range from $700,000 to $1 million on lots measuring from 32 to 50 feet wide. Pointing out a large home on a corner lot with side-slung garage and a couple of fireplace chimneys popping out of the roof, Selinger says that is an example of the variety of home designs possible in Shawnee Park. “Some homes, like this one, built in an established area like Altadore would probably go for $2 million — if you could find a lot large enough,” he says. Another noticeable difference between Shawnee Park

and many other communities is the reduced impact of front-drive garages. Here they are set back into the homes. “We have no snouts here,” Selinger says. This early in the development process, there’s not really that much to see. But through the eyes of Selinger the community comes to life. Strolling down Shawnee Boulevard, past the first parade of show homes, he looks around at the private roads that meander off the boulevard into cul de sacs that make up just a couple of the neighbourhoods that will make up the 14 phases of development. Selinger says every lot will be unique because of its location in the community, because of wanting to preserve as many trees as possible, and because of design specifications. Cardel bought the land in 2013, had many meetings with people in the existing community, and went through a dozen designs to get a neighbourhood plan that “made sense” for everybody involved — and this will be the result of all of that. “I don’t think there will ever be another Shawnee Park,” Selinger says. NL
