Winning in 2018
Spring 2018 will be remembered for a lot of things, the icky weather for sure, but also for the renewed zest in Calgary’s home building sector. I’m sure our friends over at Calbridge Homes will remember it for something better — like winning the first BILD Calgary Region’s Builder of the Year Award. Formerly known as the SAM Awards, BILD Awards celebrates the best of Calgary’s new home building industry. “The first BILD Calgary Region Awards Gala did not disappoint,” says Shane Wenzel, chair of the BILD Calgary Region Awards Committee. “The Awards have the ability to bring the industry together to celebrate and recognize the best in a hugely competitive industry where quality, design and innovation prevail in every way.” Congratulations to everyone, we have a partial list of the winners in this issue. Awards night always seem to bring wind to the industry’s sails. This year’s was no different, but even more especially as construction starts are up, new communities are sprouting in the north and the south, and according to Statistics Canada, investments for new housing construction were up 14.7 per cent to $644.6 million in January. Our cover feature is one of the latest developments contributing to the surge, as Anthem United unveils their Belmont community in Calgary’s south. Located west of Macleod Trail and south of Silverado on Sheriff King Road, the new community spearheads growth in the south, after new north communities like Livingston and Cornerstone and Carrington dominated the last few years. Following right up is Yorkville by Mattamy Homes, which is going up in the same area. Mattamy — Canada’s largest home builder — remains confident in Calgary’s growth, and Yorkville marks their seventh community in the greater Calgary area. Redstone is also on the path of growth with new phases. Then we have Mahogany. What else can be said about this multiple award winning lake

We also have Homes by Avi’s laned homes in Sunset Ridge featured in our show home profile, and they have been a critical part of the continued growth and popularity of that community. We had planned this May issue as our special garden issue with Christina Loc and Brandi Holmes focusing on the garden design and Calgary’s varied gardening centres. Belmont ushers in a new era for growth in south Calgary

nthem United is spearheading residential growth in south Calgary as the renowned land developer opens new show homes in their latest community of Belmont. Located west of Macleod Trail and south of Silverado on Sheriff King Road, Belmont promises to shine the spotlight on this nature filled area on the southern tip of the city that will be a big draw for families for years to come. Another thing that makes Belmont a place for new beginnings is that it will be the first community to be launched under the Anthem United name, following United Communities purchase by Anthem in 2014. United Communities developed land in Alberta for more than 80 years and they were behind such master-planned communities as Sage Hill, Nolan Hill and Drake Landing.

T H E R E I S U N I T Y in diversity, and there is beauty as well. The community of Redstone is proof of that, as the popular northeast neighbourhood brings in more townhomes, duplexes and larger lot sizes for single-family homes in its latest phases. The vision that its developer, Qualico Communities, had laid out in Redstone since it started in 2010 was for “a community with a variety of housing styles for a diverse range of family configurations,” says marketing coordinator Laura Field. This vision has resounded with buyers and the industry as well, as Redstone was recognized as a finalist for Community of the Year for BILD Calgary Region. “In Redstone we see downsizers, to young families looking for more space, to multigenerational living situations,” Field tells New Home Living. Their offerings of laned homes, front drive homes, duplexes and townhomes encompass every lifestyle need. The community has never shied away from the multiculturalism that has defined it and attracted even more buyers to it. Aside from the variety of choices for housing, Qualico has also ensured the lasting beauty of the community. DATA CRUNCH Market research points the way for housing preferences
N
o matter what you’re selling, it really pays to understand who your customer is and what they want. That applies from selling sausages to new homes — and everything in between. If you are producing a product that no one is buying, you’re not going to be a very profitable business. So that’s where market research comes in handy. What are customers willing to spend their hard-earned dollars on? For the past few years, the national homebuilding association has recognized the value of market research. In 2015, the Canadian Home Builders’ Association and Avid Ratings Canada had its first market preference study as it surveyed 12,384 new homeowners across six Canadian provinces. “Consumers are faced with more choices than ever before, making market research essential to every industry. Intimately understanding consumer preferences allows companies to better satisfy the needs of consumers in various target markets. Customer preferences continually change, and products and services must adapt to meet those changing needs,” said the 2017 Canadian Homebuyers Preference National Study. The study “continues to gain deeper insight regarding the dynamic priorities of new home buyers across Canada. With the study now in its third year, it has developed from a static snapshot of homebuyer preferences in year one to become alive and robust by year three, with trends and changes noticeable in the data.” The results are fascinating. The study found that the desire for a

single-family home has increased to 65.5 per cent of respondents compared with 55.7 per cent in the first year of the study. Homebuyers are less willing to accept smaller lots to improve affordability but they are more willing to concede on community features and proximity to work/ amenities to improve affordability. “Formal rooms (living room and dining room) are trending higher in importance to homebuyers, while special purpose rooms (home theatre, home workshop, etc.) are on a downward trend,” says the study. “Quartz countertops, LED lighting, and brick exteriors show increased importance. Soaker tubs, whirlpool tubs, and walk-in pantries are trending lower.” The study says the largest cohort of today’s Canadian homebuyer is the growing family with kids, at 42.0 per cent, followed by single/couple with no kids, at 37.9 per cent. “A shift in demographics is becoming apparent since the first year of the study. When examining the ages of survey participants in 2017, data reveals that 36.9 per cent of respondents are now Millennials and 35.9 per cent are Generation X (Gen X). This is the first year Millennials have nudged out Gen X as the largest cohort of homebuyers. The next largest segment is the Baby Boomer generation, at 23.7 per cent. Only 1.8 per cent of the respondents are from the Pre-Baby Boom generation and 1.7 per cent of respondents were under 25 years of age
(Gen Z),” it says. The greatest number of new homes in Canada are built for households with total annual incomes between $100,000 and $149,000, making up 23.9 per cent of the sample. This is followed by 18.6 per cent making less than $75,000 per year, and 18.0 per cent of the households have incomes ranging from $75,000 to $99,000. Lastly, 12.7 per cent have incomes between $150,000 and $199,000, and 7.6 per cent earn over $200,000, according to the survey. NL This article was shortened for space considerations. Homes by Avi wins top awards at 2018 National Awards for Housing Excellence THE CANADIAN HOME Builders’ Association (CHBA) is pleased to announce the winners for its 2018 National Awards for Housing Excellence, representing the best new homes, new communities, home renovations, and residential marketing in Canada. Forty National Awards for Housing Excellence were presented at the Association’s 75th National Conference in Victoria, British Columbia. Calgary-based companies stole the show this year, bringing home 12 new home, renovation, and marketing awards, including the night’s top two honours: the Design Excellence Award and Marketing Excellence Award. Homes by Avi (Canada) Inc. of Calgary earned the 2018 Design Excellence Award for their cumulative results in the new home categories. Homes by Avi also received three individual awards for Detached Home – Production (2,201 to 2,500 square feet); Mid- to High-Rise Condominium or Apartment Unit (1,000 sq. ft. and over); and a marketing award for Interior Decorating. Stepper Homes Ltd. of Calgary earned the 2018 Marketing Excellence Award for their overall success in the marketing categories. Stepper Homes also recevied two individual marketing awards for Print Ad and Direct Promotion – Print. New school for Evanston announced EVANSTON IS ONE of Calgary’s most popular residential communities, and it is about to get even more popular with the recent announcement that it will be getting a third school. “There are already two schools in the community — a public elementary school and a Catholic K-9. Last month, funding for a third school K-6 Catholic School was announced,” says Qualico Communities’ marketing coordinator,Laura Field. MORRISON IN BELMONT IF YOU’RE GONNA go, go big. That’s pretty much what Anthem United, the developer of the newly-minted 280-acre Belmont community that will play a role in the reshaping of the south end of Calgary, must have been thinking when it selected its builder group. And what better headliner to have than Morrison Homes, which has been named the Calgary region’s Builder of the Year 12 times. “Morrison had committed to Belmont a couple of year ago when it was still in the planning stages,” says Morrison’s Calgary region sales manager Mike Wagner. “We see it as being a success moving forward.” He says Morrison will be building laned homes and a “very minimal” number of single front-garage zero lotline homes. Homes will measure from 1,100- to 1,800-square feet and will be priced from the $370,000 range, including lot and GST. By the way, show homes are now open. Pricing, adds Wagner, plays a big part in the anticipated success of Belmont and on the product being offered by Morrison. “In a nutshell, Belmont is an amazing chance for those shopping the new-home market to get a single-family home in a tough-to-hit price point,” he says. “Combine that with being basically an extension of an existing community (Silverado) that allows the normally unheard of chance to purchase a new home yet have infrastructure already in place and it’s a pretty good opportunity,” he adds. been to provide affordable, attainable housing. “We’re looking at first-time buyers and young families. We want to make it attainable for them to get into the market,” he says. In addition to Morrison, other members of the builder group include JaymanBuilt, Homes by Avi, Cedarglen Homes, Shane Homes and Trico Homes. And with this stable of veteran builders, almost all styles and pricepoints of housing will be covered. Belmont is located southeast of Silverado, bordered to the north by 194th Avenue, to the south by 210th Avenue, and to the west by Sheriff King Street. Access will be through 210th Avenue west from Macleod Trail, or Sheriff King Street south from Stoney Trail. There are so many positives about Belmont, adds Wagner. There is its proximity to all the amenities of south Calgary, including the abundance of nearby shopping opportunities, and existing and planned parks and recreation areas.
And then there is the access to the foothills on the west, and the prairies south and east — literally right at your doorstep. In an earlier interview, LePan also talked of accessibility, saying that Belmont will be within 500 metres of a future LRT station. “We will also have a City of Calgary recreation centre right in the community,” LePan says, adding that there will also be a comprehensively planned and accessible playground for children of all ages in the first phase. Belmont is also the first community to be launched under the Anthem United name, following United Communities purchase by Anthem Properties in 2014. NL
