Dog walkers’ paradise
I knew having a dog would be life-changing, I didn’t quite realize until recently how important having one would be in appreciating the neighbourhood, as well. Bucky, our two-year-old rescue dog, has been with us less than four months, and in that time I’ve quickly gotten to appreciate the ponds, parks and pathways of our community, and got to know many of my dog-walking neighbours, too. We love our afternoon walks by the duck pond in our neighbourhood. It’s peaceful and a great spot to bird-watch (There was a flock of pelicans the other day. Pelicans!). Meeting and interacting with neighbours is the best part, you get to know the community that way. Friends visiting us from L.A. recently were envious of the park-like setting the developers had put in place in the community, and how it gives neighbours the chance to interact and get to know each other. It made them seriously think about moving here! This kind of built-in nature-inspired amenities is one of the biggest draws for the community of Legacy, this month’s cover feature. The public art pieces, the beautiful landscaped roundabouts and its winding network of paths have made it one of the most popular new neighbourhoods in the southeast — and a two-time BILD Award winner, at that. The latest phase for their estate homes just opened with show homes from Morrison Homes and Cruystal Creek Homes that’s joining the community for the first time. The up-and-coming neighbourhood of Belmont is also featured. This Anthem United development is on the southern edge of the city, offering scenic views, closeness to nature and big city amenities and affordability. AS A CYCLING hubbard (one who knows little about bikes) I knew I was in for a challenge with this month’s topic. I had always thought that a snow bound city like Calgary wouldn’t have much for cycling culture or shops; I was very wrong. With more than 12 independently owned cycling shops and hundreds of kilometers of cycle track or paths; Calgary has a lot of gear expertise and options. There are three primary things to think about when selecting gear: safety, suitability and style. Bikes aren’t just for casual Sunday rides anymore; they are primary modes of transportation. Just like you upgrade and do maintenance on your vehicle, you can increase the performance and extend the life of your bike. Add these items to your kit and set your own cycling cadence. NL

GRAND DESIGN New ridge lots focus on Legacy’s natural bounty
T
here is already a lot to love in Legacy, but this award-winning, master-planned family-oriented community in the southeast is getting even better. Legacy ascends to its vision with the release of their latest phase of estate lots, as this WestCreek Developments community continues to win hearts and minds among homebuyers. New estate show homes from Morrison Homes and Crystal Creek Homes are open and they are causing quite a stir. “We’ve been really excited to see what our builders can do with those exquisite views in this latest estate phase, and they did not disappoint,” says Kalida Goldade, marketing manager at WestCreek Developments. “These are our first new estate show homes in over two years, and they pair well with this newest phase of the development,” she says. “These are the best lots Legacy has to offer to date they overlook the forest and environmental reserve. This is also the introduction of Crystal Creek with their first show home in the community.” This latest estate phase offers up to 48-foot-wide lots on the ridge, a rarity in Calgary these days. Homes on the ridge start in the $900,000s and there are interior lot options in the $600,000s for Estate homes. “There is a variety of homes available, with bungalows, walkouts, triple car garages on interior lots. Ridge lots and park lots are available,” she adds. To spice things up, Legacy is sponsoring food-tasting events at the new estate show homes every second week throughout the summer. “Different foods featuring different Macleod Trail businesses will be available for free and entertainment will be provided, as well,” she says, adding that people will have to keep an eye out for their grand opening event on September 15. Goldade says Calgarians are hungry for estate homes. They not only find a multitude of options for these in Legacy but they also get an “escape from the hustle and bustle” of city life that the community just off Macleod Trail and 210 Avenue S.E. can provide. “Legacy is an estate community from beginning to end and this new phase is just an amplification of that. This is really the best option
for ridge lots in South Calgary. We see a lot of buyers looking to upgrade their home, in both size and quality. A lot of the surround communities have homes between 40 and 60 years old and they are looking for a new home that has everything they have dreamed about,” she says. Estate homes in the first phase are still available from Calbridge Homes, Albi Luxury by Brookfield Residential, and Morrison Homes, “but lots are becoming limited especially on that portion of the ridge,” Goldade says.

Legacy itself continues improving. “We’ve enjoyed a big year with the first commercial in the community opening in June of 2018 and another site under construction right now. There are new parks and new accesses down to the environmental reserve going in as well.” Legacy covers the full range of home options that fit every lifestyle. From the apartment condominiums and townhomes in several multi-family developments, to single-family homes including duplexes, laned, and front-drive homes. THE GRAVEL ROAD leading up to Belmont in the southeast is a busy one right now; construction is at a fever pitch to finish paving 194th Avenue from Sheriff King Street to Belmont by the fall. All the dust kicked up, however, is a temporary inconvenience with all the plans the developer has in place to turn this nature-connected piece of land into a community of the future. Show homes are open already and visitors have been eager to check out what will eventually be a 2,000-home community that will have some 6,500 residents on build-out.

It’s still early in the seven- to 10-year building period for Belmont, after all show homes only opened in the spring, but what can be found there is already piquing a lot of interest from the homebuyer crowd. e are lucky to live in such a versatile landscape that is the Canadian Rockies. We are able to take part in all kinds of outdoor activities no matter what the weather is doing. One of those activities that we are able to enjoy almost year round is cycling. The definition of cycling means something different to everyone — there are so many varieties that the sport is really inclusive to all ages and abilities. Maybe you’ve been riding forever and are a serious enthusiast, maybe you’re thinking about going pro, or are just getting on (or back on) the bike — the cycling community is extremely welcoming and accepting of anyone who wants to join in on the adventure. If you are just getting started in the sport a great place to check out would be any of the local bike shops around the city. One of Condo Living’s faves is Ridley’s Cycle. Ridley’s has been around since 1945 and while no longer run by a Ridley, the legacy of welcome hospitality lives on with owners Ron Uhlenberg and Kristyn Hall. Ridley’s Cycle currently has two locations, one in Okotoks and the other in Kensington, right next door to the original location where Harold Ridley got his start. “Bikes are meant to be fun,” says Ron Uhlenberg, co-owner of Ridley’s Cycle, “we want our customers to get the right bike for what they are doing and feel like they can hang out in the store anytime.” Uhlenberg and his employees are very approachable and upon entering the store I was warmly greeted by multiple staff members. The history and sheer knowledge that lives inside the walls of Ridley’s Cycle was enough to make me want to take up cycling — the

friendliness sure helped too. Ridley’s has an enormous selection of bikes from mountain, road, urban and even electric assist — the store is extremely versatile and the staff is there to help you get what you need. Uhlenberg finds it imperative that you share what you want to be doing or planning to do with your new bike. “There is no absolute with bikes, everything can be fine tuned depending on the rider — just tell us what you want to do and we will fill in the blanks.” Another great place to check out is MEC downtown and their new location in Seton — opening in September. According to their bike professionals they see everyone from new riders to experienced cyclists in all disciplines. “There’s a huge amount of diversity when it comes to bikes” says Esteban Acuna, store manager of the downtown location. “We offer a wide assortment of mountain, road, urban and kids bikes — and the kids bikes sell as fast as we can build them!” Esteban and his crew also think it is important to plan your bike budget accordingly. What I’ve learned so far from my venture into the cycling world is that everyone is completely accepting of whatever type of riding you want to do — they are just happy that the sport is thriving. It does seem to be important to have some sort of idea of what kind of riding you want to do. Be that commuting to work down the city streets, trekking up the mountains that are in our backyard or just cruising around — there really is something for everyone of any ability. And not to mention it’s great exercise! NL

If you are lucky enough to have wider hallways, choose between consoles, floating shelves, benches, ottomans, chairs, baskets and narrow book shelves to store or display paraphernalia. bags into the feature accessories. For families, this is a great room to decorate collaboratively with your kids since it’s guaranteed to be a high-traffic area. LIGHTING IS EVERYTHING To save the best for last, a word on lighting. Lighting can be used as an accessory and will set the overall feel of your small space; illuminating not just the walkway, but your objects and colours. Your hallways may be bland because you have the standard builder’s grade dome-shaped ceiling mount light fixtures. Switch them out or invest in an upgrade — it is worth the money. Find a light fixture that reflects your taste, and will serve as a visual interest point, just like a piece of art. Be sure to choose something that emits enough light and make sure you have at least seven feet of clearance from the bottom of the fixture to the floor. There’s nothing worse than endangering a beautiful chandelier (or yourself for that matter) because it’s hanging too low. Other lighting options are wall sconces that are perfect for long hallways or placed at the end of a hallway. Place one near your wall art to accentuate it. Use lighting as an accessory to layer with the other accessories displayed on your wall or table. Lighting is powerful — it can have a calming effect and it can make your space feel plush and sophisticated. Consider adding ceiling details with up lights that bounce light off the ceiling and reflect down your hallways. Use directional recessed down lights to wash light down the walls. Layering of light is a useful trick to create the impression of space, excitement and

drama, to any degree you seek. Hallways are small, but as you see, the rules to spiffing them up are simple. A BETTER SECOND HALF IN 2018 Cagary market still facing significant challenges, but signs of improvement seen AS THE SECOND half of 2018 approached, there were some very promising signs in Calgary’s new home construction industry for the rest of the year. Housing starts until the end of May had climbed to positive levels in almost every residential category but perhaps more importantly the signs of economic recovery in the city were buoying the mood of everyone about the future although still at a cautiously optimistic level. Lai Sing Louie, a regional economist with Canada Mortgage and Housing Corporation, says there was an overall sense of optimism based on employment levels rebounding where they were back in 2014 just before the economic downturn began as a result of plummeting oil prices in the second half of that year. Oil prices are now up and so are the spirits of the province. Population has grown and net migration is turning positive again as people from elsewhere are moving to Alberta because of the brighter economic picture. All those positive signs are supporting housing demand. “There’s a lot of condos under construction,” Louie says. “In terms of supply levels, that’s going to give buyers more choice and probably keep prices steady right now. “We have the market classified as favouring the buyer right now. This additional supply will offer consumers even more choice at a competitive price . . . In this type of marketplace you’ve got to put product on that’s competitive, CALGARYHOMELIVING.COM
otherwise it will sit there for awhile before it’s sold . . . But the apartment inventory has been coming down. That’s why you’re seeing more apartment construction.” According to the CMHC, year-todate until the end of May, there were 4,912 housing starts in the city compared with 4,135 for the same period in 2017. Year-to-date starts by housing category and 2017 numbers in brackets are: single-detached, 1,652 (1,571); semidetached, 466 (414); row, 594 (654); and apartment, 2,200 (1,496). Year-to-date until the end of May, there were a total of 11,298 new homes under construction broken down in the following way: single-detached, 2,422; semidetached, 784; row, 1,228; and apartment, 6,864. The future does indeed look good for the Calgary market. In its Metropolitan Outlook, the Conference Board of Canada said an improved oil price in 2017 helped Calgary’s real GDP post a 6.9 per cent gain, following two annual contractions in the mid-three per cent range prompted by oil’s 2014 price collapse. These dips were the first back-toback contractions since at least the late 1980s and inflicted considerable economic pain. “Last year’s strong rebound was accordingly welcome, although we estimate it did not quite recoup the two real GDP losses. That task will be accomplished this year, as we expect Calgary’s real GDP to expand 2.5 per cent,
putting local real GDP at a fresh record high. A further 2.1 per cent increase is on tap for 2019. Our medium-term call is for real GDP hikes to average in the mid-two per cent range annually,” it says. The conference board is forecasting total housing starts in the Calgary region to climb to 11,475 this year from 11,302 in 2017. Then it is forecasting slight growth annually for starts reaching 12,742 in 2021. FORGING AHEAD Homes by Avi takes the next step, as Charron Ungar takes reins
IN THE LONG term, Charron Ungar’s goal is to keep the Homes by Avi Group of Companies focused on design innovation. But for the short term, it’s to give the company a view of the economic downturn out the rearview mirror. In June, after 26 years with the family homebuilding business, Ungar took the reins of chief executive officer and is now the man in charge of the company’s future direction — but with a strong supporting cast on an executive team. Prior to becoming CEO, Ungar was president of Avi Urban, the group’s 20-year-old multi-family division. Homes by Avi, the founding division is 40 years old. The group has operations in Calgary, Edmonton, and Austin, Texas As for what Ungar and his executive team want to achieve moving forward, he says: “Together we will start by getting through the downturn in the Alberta economy. After that, it’s all about staying relevant and continuing to push the envelope through our commitment to innovation.” Ungar says design innovation is a known strongpoint of the Homes by Avi companies in the housing industry — and he wants to not only keep it that way, but boost that recognition. “It will be important, moving forward, to be relevant to buyers’ expectations because design and technology, not to mention the buying process, are moving forward,” he says. “We will need to continue innovating and find new and better ways to do the

things we do well even better, quicker, and more efficiently.” Doing things like adjusting the corporate business process and product lineup and doing them better, more quickly, and more efficiently are products of the “forced opportunity” brought about by Alberta’s economic downturn — and has been a key target for the company for the past two years. While the group has been battling the impact of the downturn in its two Alberta markets, the Austin division is firing on all cylinders. And those differing situations make it necessary to find a balance “between seizing opportunities in one market and strategically repositioning in another. “We also have a growing land division which will focus on boutique housing communities that will allow us to bring our vision forward on a larger scale than what we have traditionally been doing,” Ungar says. His vision also goes as far as talking
about changes to the look of the multi-family market by lowering the density requirement further on multi-family parcels to accommodate potential uses that don’t currently have ”much exposure” in the marketplace such as villas, cluster housing, cottage housing, and lower-density townhome developments. Right now, he adds, there is “considerable homogeneity” in the multi-family market — either street towns, three- storey townhomes, or four-storey apartments. “I think Calgary could accommodate some new and innovative approaches to attached housing, but that will require greater collaboration between industry and City administration,” Ungar adds. With Ungar taking the role of CEO, former CEO Monte Kendall will become vice-chairman of the board of directors and where he will join with company founder and chairman Avi Amir. Victor Mutambo will move from general manager to vice-president of Avi Urban, Alice Mateyko stays as president of housing for Calgary and Edmonton but will be joined by Doug Beach as vice-president.
