Bring on 2019!

Looking at the year ahead, uncertainty seems to be the only sure thing as far as Calgary’s new home market is concerned. Challenges certainly lie ahead — what with the dampening effect of the new mortgage rules, rising interest rates and the effects of the oil pipeline drama. Call me a rosy-eyed optimist, but I do have faith that we’ll see a rebound in the industry sooner than later. Some in the industry already see signs of hope. The Alberta government’s step to control oil output is seen as a step in the right direction, and of course, many see opportunity in the downturn. “If you have the ability to buy now, you should,” is how Brad Remington Homes’ vice-president Bryan Logel sees it. “Prices are crazy low and are holding for now, there’s plenty of opportunities to own a home out there.” Opportunities do abound, as home builders and land developers key in on new home designs and bring in more community amenities to try to attract buyers, and they’ve worked for the most part. Take our cover feature on Redstone as an example. The young, vibrant northeast community by Qualico is benefiting from a strong surge in buyer interest and is now 80 per cent developed. A strong emphasis on community amenities — such as parks, green space and commercial areas — has turned it into one of the best-selling communities in Calgary. Their offerings of a wide variety of home designs — including the popular multi-generational homes — has been received well and fuelled strong sales. We explore two other north Calgary communities inside, with a look at Excel Homes’ new Westhill show home in the new community of Carrington South, and WestCreek Homes’ line of duplexes in Cornerbrook. Both new communities present the image of the New North that endeavours to create a dynamic, enviable place to live with a worldclass lifestyle. And it has worked. People have responded to the call, and the beautiful new homes that we feature here fit right in the picture of the New North. Speaking of new, Source Media Group will be coming up with a new publication in 2019 that will focus on living in the smaller towns and cities surrounding Calgary. We want to bring to focus the lifestyle, the attraction and opportunities available in Airdrie, Cochrane, Chestermere, Okotoks and other similar areas. So watch out for that. Redstone’s remarkable growth continues with new amenities,

I

f you haven’t been down to Country Hills Boulevard in the northeast for some time, you will likely be taken aback by the tremendous amount of growth that the area has experienced over what seems just a few short years.That main thoroughfare, which used to cut through farmers’ fields in the not too distant past is now a bustling, thriving commercial corridor that has brought a new energy to what is now called the New North. The community of Redstone has played an integral part in this growth, as this young Qualico community now stands at 80 per cent developed and has brought in the needed customer base that commercial districts need to thrive. At final build-out it will have 2,500 single-family residences and 1,000 multi-family residences. Not bad for a community that started only about six years ago. Today, Redstone is one of Calgary’s most diverse communities offering everything from townhomes (both no-condo-fee and traditional models), duplexes, laned homes and front-garage homes to fit most budget and lifestyle needs. It fits perfectly the vision for the New North as it brings vitality and a new life to the area. “When you visit Redstone you can feel that, but more so it has its own unique vision.You’ll notice the look and feel of the community standout as very well-thought-out and original. Some of those original elements include prominent streets, well-connected corridors and garden lot homes,” says Qualico Communities marketing coordinator, Laura Field. Trico Homes will also be bringing on some very special garden lots in the first part of 2019.” She quickly adds that residents are most excited for Redstone Plaza, which is slated to open in the spring of 2019. Redstone Plaza will bring in a much-needed commercial entity right in the community itself and will include a walk-in clinic, a pharmacy, and physiotherapy and chiropractor services. “It will also have a pizza place, East Indian food take-out, and a liquor store. There will also be a 4,000square-foot grocery with 45 parking stalls in the back and 10 in front. future schools sites, and a designated Redstone Market Square. “This is in a larger parcel of land which will be in addition to the Redstone Plaza,” Field says. She also notes that Redstone is a transit orientated development site, and as “the city expands its transit plans, Redstone will experience ever greater connectivity than it already has in regards to transit.” Because of what it offers, Redstone has attracted just as wide a variety of residents as there are home types. “We see first-time homebuyers, young professionals, families moving up to a larger home, and multi-generational living,” Field says.The last has become such a buzzword in new home living today as builders are offering more models that appeal to buyers with extended families living with them. Jayman BUILT’s Granite townhomes and Partners Developments’ ARRIVE at Redstone Way are prime examples of this trend in Redstone. These models strike particularly close to Redstone’s immigrant buyers whose cultures are more attuned to this living arrangement. The community has never been shy about its appeal to diversity and has embraced the multi-ethnic culture and the developer has periodically hosted block parties that celebrate this identity. The northeast will continue to grow exponentially, Field says, noting that new commercial developments continue to pour in and Redstone residents stand to benefit from all this. “The northeast is just growing, which means more retail, more jobs locally. The New Horizon Mall has provided not only a new retail and business opportunity but it holds many cultural and holiday gatherings. Connectivity to Cross-Iron Mills is always something residents love. Deerfoot City, which has experienced significant beautification in the last year, and has seen some new additions like the Rec Room for entertainment is less than 15 minutes away. Residents of Redstone have experienced a growth in choice.” Residents can get in on the ground floor, as it were, to all this growth and Redstone has some special offers that can make that decision even easier. “There is an incentive going on where you can save up to $15,000 off duplexes in Redstone. It’s great because duplexes offer a lot of space, at a great value. There are so many different plans available in Redstone as well

Qualico Communities has other incentives planned for the first quarter of 2019, these incentives would apply to front-garage, single family homes and would result in thousands of dollars in savings, she says. “Many builders have additional offers that can be combined with that offer. If you are ready to buy, or even if you’re thinking about it — I encourage people to talk to their builder and they will find that the value is there.”  n

F

amily-friendly, walk-able, close to amenities and minutes from family and friends, Airdrie’s newest community, Chinook Gate was everything Stephanie and Kyle were looking for. And it sure has made their lifestyle change from the city to the country a pleasant one. Kyle and Stephanie are both from Calgary, but saw themselves moving out of the city. Kyle grew up in Bowness and says he always appreciated the community feel of the neighbourhood, but always wanted to live in the wide-open spaces he experienced while visiting his grandparents at their B.C. acreage. “I always wanted to live out in the country and the country is just over there,” Kyle says pointing a block to the west from his kitchen windows. “I don’t like the busyness of the city. I like to have the space to do what I want and to raise kids in the country.” For Stephanie, who grew up in the northwest Calgary community of Hawkwood, she says remaining close to her family was important. “For us to be close to them was a huge driver,” Stephanie says. They found all that they were looking for in Brookfield Residential’s new community of Chinook Gate in Airdrie. Turn winter’s cabin fever into a passion for hobbies and crafts

T

he prospect of leaving the homestead on a cold day is as dreary as the grimmest day of winter. Who wants to layer and bundle up just to face Old Man Winter with extreme cold temperatures, snow piled up high, slick roads and slippery sidewalks? Feeling more inclined to keep warm in the comfort of your home during the winter months is a good time to cultivate or take up new indoor hobbies. Hobbies have many mental, physical and emotional health benefits. They help relieve stress by keeping you engaged in something you enjoy. Whether you are in a one-bedroom condo or a 5,000-square-foot home, the key is to first find an activity you take pleasure in. Then, setting up a space conducive to your hobby while not letting your hobby take over your home. This means having a place to properly store and display your hobbies. PUZZLES AND GAMES Indoor hobbies can include simple leisurely things such as putting together puzzles or playing a game. These boxes can easily be stored in an upper shelf in the closet, inside a cupboard or storage ottoman and pulled out to play on the kitchen table or in the living room on the coffee table. Make it a fun family or with friends evening and have a wine and charcuterie night or snack on popcorn, chips and other favourites. A cool product I like is the roll up puzzle mat—it makes for a nice surface work area allowing you to work on your puzzle and then roll it up, completed or not, when it’s time to clear the kitchen table for dinner. SKETCHING AND PAINTING Flex your artistic and creative skills, with taking a few art classes to perfect your techniques and brush strokes, will get you on your way to creating masterpieces (or in my case, a pile of “great job, honey” pieces stashed away in to a corner, but, oh so therapeutic!). Set up an easel in the corner of a room and unleash your inner Picasso. DIY: Create a magnetic wall using tin sheet or magnetic paint to display artwork done by you and the kids. t’s been about a dozen years since Bryan Baeumler unveiled his act on stage, but the thrill of going in front of a live audience has remained with him through it all. After starring in six TV home renovation shows, Bryan says he still values the connection he shares with his live audience. “It has been about 12 years since I have been doing on-stage appearances. My first live presentation was at a local home show — I remember being shocked as soon as I stepped on stage and realized there were hundreds of people staring at me!” the HGTV star tells New Home Living. “I’m usually pretty comfortable speaking in front of an audience these days, but the first few were definitely a little nerve wracking. The nerves usually go away as soon as I start connecting with the audience, and occasionally I still get nervous, but I think it has to be like that. It’s good nerves now. The exciting kind.” It’s easy for Bryan to connect with an audience, and it is establishing that rapport that makes him look forward to every stage appearance he makes. And even though he has an increasingly demanding TV schedule, he always makes it a point to make room for those live appearances.

Bryan is one of the headliners for the coming Calgary Renovation Show being held January 11 to 13 at the BMO Centre at Stampede Park. And he can’t wait to re-connect with the audience in Calgary. Audiences can look forward to insider insight from Bryan as he shares his expert home renovation advice during his Main Stage presentations on January 11 and 12. Bryan says the interaction with the audience is what keeps these home expo appearances exciting and engaging. “It has a different atmosphere, more casual and conversational.” For the Calgary Renovation Show, he promises an even more engaging interaction. “This talk will be a Q&A format, with topics ranging from home renovations to the filming of the television shows. For me, one of the most rewarding aspects of the show is the organic nature of engaging and connecting

with the audience. I always look forward to the variety of questions I receive in this type of environment.” There’s never any shortage of topics to discuss either. “In the home improvement industry, there are always new trends and controversial topics. In my many years of doing live shows, I’ve realized how important it is to listen to the audience and gauge what it is they are interested in. “There’s no better way to keep it fresh than by including the audience and building out content from there. It’s great to be able to connect one-on-one with homeowners who want to know more about their own scenarios and typically, the answer applies to multiple

projects and resonates with more than just the individual asking the question.” Bryan just loves going to these and the exchange with audiences is what makes it all worth it. “I could see myself doing this until I’m old and grey — even though the ‘grey’ part really isn’t an issue for me — but I do hope to continue connecting with the audience on this level. I always think back to the beginning, and no matter the amount of time that passes, I still look forward to these types of shows,” he says. All homeowners — whether living in a condo, townhome or single-family home — can find useful information from Bryan’s show. But the Calgary Renovation Show has so much more to offer. he winter months are in full swing and there is only so much frolicking in the snow you can do before vital body parts start to get affected. It could be time to move your activities indoors, and look for hobbies that are more suited to the indoor lifestyle, like knitting or painting or crafting! Indoor activities can be fun too; you can work on a stamp or comic book collection, build model cars or airplanes or even crocheting and needlepoint seem to be making a comeback. There are almost endless possibilities of crafting hobbies that you can get yourself into. Crafting is a tried and true hobby that not always requires a lot of skill, or a lot of room, but it sure helps if you have both. Just clean off your kitchen table and get to work, even if your effort does not transform into a masterpiece, you probably still had fun doing it. With the internet at our fingertips there is no shortage of ideas or inspiration for anything you are looking to create — there are even step by step guides if you look hard enough. Also walking into craft stores can be a fun adventure in and of itself since there are so many supplies for any sort of project, you are bound to find something your home needs, or doesn’t need for that matter. Big box stores like Michaels and Walmart are sure to have what you are looking for. Neighbourhood dollar stores are also a great option to find supplies for cheap. Calgary based craft and supplies stores are also plentiful, especially if you want to support local business owners — Inglewood art supplies, The Scrap yard, The Knitting room and PM hobbycraft are all great places

to get great advice and how to start on your crafting journey. If you have the skills or the determination, crafting is easy with or without a hobby room, you just have to find the time to sit down and concentrate on the task at hand. If you fancy yourself more of a D-I-Why-er, you can purchase tons of artisan crafts at a number of places. There are a ton of books out there that can also get you started in the crafting hobby, so check out the arts and crafts section of your favourite bookstore to find one that strikes your fancy. Then there's the websites, and you can easily get overwhelmed by what you'll find there. The first that comes to mind though is Etsy, a website that focuses on handmade items,

vintage finds and even certain art supplies from all over the world. Different artisans can create their own online “shop” and visitors can browse through a number of categories to find exactly what they are looking for. There is even a “craft supplies & tools” category. Purchasing from Etsy may even be more economical than trying to create your vision yourself; customers are also able to connect directly with the artist to customize a piece or to ask any questions. Other options that are closer to home are the local farmer’s markets around town. A lot of markets offer seasonal storefronts for artists to showcase their work surrounded by other local products. Farmer’s markets are a great place to shop for and find one-of-a-kind trinkets while also supporting the community.

THE YEAR AHEAD 2018 has been challenging, but improvements seen next year

LOOKING BACK AT 2018, it hasn’t been an easy year in Calgary from an economic point of view. The economy is indeed growing but the recovery and rebound from the recession years of 2015 and 2016 continues to be slow and cautious. So what does that mean for Calgary’s housing market in 2019 and beyond — both new and existing homes. Let’s first take a look at what’s expected for the overall economy. The most recent economic outlook by ATB Financial’s Economics & Research Team forecasts economic growth of 2.6 per cent this year, 2.2 per cent in 2019 and 2.1 per cent in 2020 for the province. While this is good news, it’s also indicative of the slow recovery taking place in Alberta as its gross domestic product rose on an annual basis by 4.9 per cent in 2017. “Still shaking off the effects of the 2015-16 recession, it has been a long but steady climb higher. However, the pace of growth continues to frustrate many Albertans, particularly those who are struggling in the job market. Employment has risen over the last year, but the rate of improvement has been slow and unsteady,” said the ATB report. “The global economy has shown resilience, particularly given the heightened CALGARYHOMELIVING.COM

trade tensions between the U.S., China and other nations. This growth has been a benefit to Alberta as it has supported global oil prices. However, the healthy state of the global economy cannot be guaranteed — and if trade tensions worsen, a slowdown is almost inevitable.” Moving into the latter part of 2018, the Alberta economy continued to improve with several key economic indicators higher than they were last year — employment, retail trade and manufacturing sales. “Nonetheless, growth has not been rapid enough to push the unemployment rate down to pre-recession levels and there are questions about the quality and compensation of the new jobs, especially in the energy sector. Sectors which have taken up the baton of growth include agriculture and agrifoods, tourism, transportation and logistics, and the tech sector,” said ATB. Of course, the surplus of western Canadian heavy oil, and the resulting low price, presents a challenge, particularly for Alberta. The continuing challenge of access to market has been headline news in the last few months of 2018 and will continue to be heading into 2019. With that economic context in mind, Canada Mortgage and Housing Corporation issued its Housing Market Outlook for the Calgary region for 2019 and 2020. Here are some of the key highlights:

• MLS sales are forecast to reach 20,600 to 22,100 next year and between 20,900 and 22,600 in 2020. Those numbers are slightly up from the forecast 20,200 to 21,400 sales this year; • The average MLS sale price is forecast for between $462,300 to $466,500 this year then for 2019 to be between $464,800 and $470, 100 and then in 2020 to be between $469,500 and $475,500; • The range for single-detached housing starts is 4,000 to 4,500 this year; 4,000 to 4,700 in 2019; and 4,000 to 5,000 in 2020; • The range for multi-family housing starts is 7,400 to 8,200 this year; 7,100 to 8,100 in 2019; and 7,200 to 8,500 in 2020. “While economic growth has generated employment gains, full-time employment in Alberta is still recovering from the last oil price shock,” said the CMHC. “Full-time employment has still not returned to the level reached back in 2015.” NL This article was shortened for space considerations. A FOREVER NEIGHBOURHOOD Evanston fulfills vast potential as it approaches build-out

MAN, TIME GOES by. It doesn’t seem possible that the northwest community of Evanston is now 20 years old. But it was 1999 when Qualico Communities broke ground on what has become one of the larger new-era established communities in Calgary. Just this past fall, the builder group opened the community’s final show home parade, along with another park-playground area. Broadview Homes was one of the original builders to dig foundation holes in the community back in the day, and company vice-president Peter-John Woolf has some thoughts on what has made Evanston so popular and successful.

These days, Broadview continues to build there, along with NuVista, Trico, Jayman BUILT, Sterling, Pacesetter by Sterling, Partners, and StreetSide Developments. Housing styles include Craftsman, Prairie and Colonial. Pricing runs from the $280,000 range for townhomes and from $360,000 for side-by-side duplexes and laned homes, to move-up homes starting in the $500,000 range. “In terms of housing, I think Evanston had, and still has, something for everyone, from starter to semi-estate homes,” Woolf says, estimating Broadview has built as many as 260 duplexes and detached homes with both rear- and front-drive garage homes there. There is also a senior living facility in the community, and the Evanston Towne Centre catering to residents’ needs. “And when you add to that the fact it has tons of green space, parks and playgrounds, schools, shopping, and transit, it has everything you look for in a community.” Evanston boasts more than six kilometres of walking and bike paths, 16 community parks and seven playgrounds, public and Catholic schools (and a K-6 to be open by 2022). Joanne Voll is a development manager at Qualico who has seen Evanston grow from its early beginnings into a mature community. She says the vision for Evanston remains unchanged. “That vision has and still is to build a community by honouring the traditions and open spaces of the Canadian prairies

while, at the same time, aspiring to build a community that has all the conveniences of today,” she says. And the builder group, she adds, has helped bring people’s dream of home ownership to reality through the various housing options. “But know, it’s the people who truly give Evanston its warmth and character. They are responsible for the neighbourliness and family-friendly neighbourhood that is synonymous with Evanston,” Voll says. Laura Field, marketing co-ordinator with Qualico, says the community continues to attract buyers in all segments. “You don’t need to wait for a school to be built or a grocery store to come to the community,” she says. “It’s a community people recognize as a great place to raise a family because there are parks ready to play in and schools children can walk to.” Evanston is still a couple of years away from completion but has already gained a strong reputation. “Qualico keeps raising the bar and ha the expertise in developing land into amazing communities. Evanston will be a tough one to duplicate because it is such an amazing place to call home,” says Woolf. NL
