Warming up

Well, it looks like spring is finally here. Haven’t seen any robins yet, mind you, but the sun is out, it’s not minus-20 C, and the line-ups at the car wash can make one wait up to half an hour to try and get the grime off from the melting slush. All sure signs of warmer weather ahead; in fact, yesterday was the first day this year I haven’t had to wear a heavy coat outside! Another sure sign of spring is the upcoming BILD Awards night — the most awaited industry event of the year. We have a partial list of the single-family finalists inside and I’d hate to be a judge on any of those panels, as it looks like a very tight race to the top. Our cover feature is the young community of Carrington South in the booming northwest edge of the city. We spoke to a few of the homebuyers here to ask what they found appealing about this new development From Apex Developments and H3 Developments, and for many, it’s about fresh starts. Of course, the location, the amenities, not to mention the builder group were also instrumental in their choice, but the newness of the community was something they all found exciting. Speaking of new communities, Vancouverbased Anthem is opening four of them in the Calgary area this year. Wedderburn in Okotoks, Pine Creek in south Calgary, Sirrocco at Pine Creek next door, and Chelsea in Chestermere spearhead Anthem United’s ambitious 2019 expansion plans, along with a ton of new condos and townhomes from their multifamily division. Bri-mor Developments is also enjoying enormous success over at their The Rise at West Grove Estates where roughly only a quarter of the lots remain. It is a hidden gem in the west end of town that people have to see to believe. We also check out the new show home from NuVista Homes in Evanston: the Rosewood. It’s the epitome of a family home in the newly established community of Evanston with tons of flexibility. There’s also Shane Homes’ Cornertstone Street Towns, the most popular home product in the market right now and their no-condo-fee appeal is just catching on. Brandi Holmes takes us on a tour of the best “spring things” to do in and around the city as the weather warms up, while Christina Loc gets us prepared for entertaining outdoors with her deck outfitting tips. Portia Yip clues us in on the best gardening tools around. Let me tell you, writing about those subjects in the dead of winter can be quite depressing, but it’s all for you, dear readers, it’s all for you.

Young families fall in love with Carrington South

R

aising a family is the biggest step in adulthood, finding the house that best suits this new life is the next. But, maybe even more important is finding the right neighbourhood to call home. The dynamic, new community of Carrington South in Calgary’s rapidly developing northwest has become a hot spot for new opportunities with plenty of young families starting to lay down their roots here. Ivy and her partner are a young couple with a bright future ahead of them, and the newness of Carrington South appealed to them. “With a newer community where we had the option to build, we were able to personalize our home. We were able to choose the finishes that we wanted and have a home that won’t need renovations anytime soon,” she tells New Home Living. “Although the neighborhood will take a few years to completely develop, it will also be nice to witness the growth of the community.” Sherie, with her family of four, agrees. “We like to see the growth in the community,” adding that the promise of new amenities coming up in the future — like playgrounds and commercial areas — are worth waiting for. While David, his wife, and young child were already living in the northwest quadrant, they loved the idea of starting fresh in Carrington South while staying close to family and friends in the area. “The location is great and we loved the layout of the community,” he says. “At the same time, we will still be able to frequent all the same grocery stores and

other facilities that we currently do.” They are all among the growing number of buyers living or moving to this new community, which launched late last year in October of 2018. W

e all have our own signs and traditions that come with the changing of the seasons, but one that I am sure we call all share around spring time is finally being able to put away all those heavy winter clothes, jackets and mitts until the next winter season. The warmer weather brings with it melting, lots and lots of melting — which doesn’t always mean clean streets and cars, but it is a step in the right direction after suffering the deep freeze. Spring also brings a sense of a new beginning, especially with all the plants, trees and grass starting to peak through. As the ‘spring ahead’ time change has come and gone, days are getting longer, brighter and most importantly warmer, so now what do we do with all this great daylight? Since most of us suffered from cabin fever this winter it is time to get out and enjoy our surroundings! Calgary is lucky to be located in such a landscape that we can enjoy year-round activities without too much hassle and this time of the year is the best to enjoy both winter and spring activities. Banff and Canmore are also great spots for day trips. It is always fun to be a tourist in these smaller historical towns that offer great local shopping opportunities in the best of the best of locations. There are also tons of great activities that start popping up all over the place in the city once the weather starts to warm up. Outdoor markets, biking, walking or running groups, and patios all get up and going seemingly overnight. Recreation centres are also starting to release their plans for activities, day camps, and classes shortly, so make sure to check out your local or favorite centre. If you don’t have one in mind, check out the new YMCA in Seton in the S.E. — one of the biggest in Canada at www.ymcacalgary.org Heritage Park and Calaway Park are also both gearing up to open for the season, as opening day is May 18 for both destinations. Season passes are available and certainly worth it if you have a family full of high energy kids. ANTHEM IS BIG ON CALGARY Seeing a bright future in Calgary, Anthem launches several residential developments n  WRITTEN BY

OPTIMISM MAY BE in short supply in Calgary these days, but Anthem remains bullish on the city’s prospects for growth. Confident enough, in fact, that they are launching “an unprecedented” number of real estate developments in both their land and multi-family holdings in and around the city. The developer is opening no less than four new communities in the Calgary area in 2019 with a total of 776 acres through their Anthem United land development arm, while bringing in 500 new homes in four new condo and townhome projects through their multi-family division, Anthem. It’s a multi-million dollar investment that squarely puts Anthem’s money where their mouth is. “Calgary is a core market for Anthem,” says Elva Kim, Vice President of Sales & Marketing, Anthem. “It is affordable, has a well-educated population and is a great place to raise a family. We see population and job growth continuing to strengthen and Anthem will be here providing great space to those people who need it.” It isn’t blind optimism either. “We see the slow but steady recovery in the new home market, people still want to live in Calgary and people are still coming to the city from other places in the country and the world because it continues to be an affordable and a vibrant place to live,” Kim tells New Home Living. “Owning a home here is certainly more affordable than Toronto or Vancouver,” she adds. “From land to multi-family to commercial space, we have a diversified portfolio of projects in the Calgary area and across western North America,” Kim points out. “It’s what allowed us to continue developing communities when a lot of other projects weren’t going ahead, and we’re proud of that.” Among Anthem United’s communities to launch this spring and summer are: WEDDERBURN IN OKOTOKS. It is a 160-acre site directly east of Anthem United’s other community, D’ARCY. The community will feature a new school site, parks, ponds a completed school nearby and Gateway Village, a 50+ acre mixed-use area that will be shared by Wedderburn and D’ARCY, providing all the amenities residents will need. The grand opening for Wedderburn is scheduled for May 25, 2019.

ince November 2017 when the initial tiny home village was pitched to the Town of Okotoks a lot has changed.

The original location in Kinsmen Park has since been changed to a 10-acre plot of town owned land in the community of D’Arcy — and as of February 11th, council has approved a conceptual design for.  Vagabond Tiny Homes are the builders of this one-of-a-kind eco village, gearing up to be the first of its kind in Canada.

There will now be a total of 40 homes in the eco village ranging from 380 to 600 square-feet, all permanently fixed to concrete foundations — which means no wheels — and feature large outdoor decks. Privacy landscaping will also be included to surround the micro homes to add that little extra something to the already environmentally conscious space. The homes will be released with a mixed market in mind. There will be affordable market rate rentals, short-term vacation rentals, and for purchase units. The entire village will be wheelchair accessible and 15 per cent of the tiny homes will be built with accessibility in mind, and another 15 per cent will be reserved for Indigenous residents. The core of the micro home eco village will be the central community building where there will be all sorts of amenities to fulfil residents’ needs. This building will feature an industrial sized kitchen and dining room for event hosting that exceeds the limits of a tiny home, private storage lockers for each home, rentable working/ office space, functional meeting rooms and a large outdoor gathering space. A lot of the details for the eco village are still in the works but the town and Vagabond welcome any and all input from the public. The total 10-acre project will initially be named the “Homestead Project” and will consist of 7.2 acres of community space with the 2.8-acre ecovillage as a subdivision. “The vision for the Homestead Project provides Okotoks the opportunity to model environmental excellence and sustainable urban design,” says Mayor Bill Robertson. The eco village will be developed in the first phase of the project with a variety of other community amenities phased in overtime. Such as several community buildings, flexible programming space, parks with trail networks, an amphitheatre, a commercial green house and community gardens.

A proposed lease agreement will be presented to council on April 30th 2019 and a final decision will be made. ECONOMY MATTERS Calgary’s real estate market not out of the woods yet THE BIGGEST THING that impacts a real estate market is the economy. And there’s no doubt that the Calgary economy in recent years has pulled the real estate market down with it. Sales in the existing home market are down substantially from a few years ago and prices have followed while the inventory level of homes for sale is elevated. Activity for new home construction is also way off the pace it was a few years back. This is all really not surprising when you consider what has happened to the city’s economy. The downward spiral began in the latter half of 2014 when oil prices collapsed. And when something of that nature takes place in the city’s bread and butter industry — the oil and gas sector — you can rest assured that there will be a fallout. That took place in 2015 and 2016 as the economy technically plunged to a recession in both years. Thousands of jobs were lost in the oilpatch, which really is a key driver for the real estate industry. The pace of people moving to the city looking for work fell considerably. Yes, the economy has rebounded since

those dark economic days and actually seen growth in 2017 and 2018 with more on the horizon this year. But we’re definitely not out of the woods yet. The economic recovery is slow and cautious with many issues in the oilpatch, particularly market access, weighing on people’s minds — both for business owners and consumers. That is one of the key factors impacting the real estate market as it moves forward into 2019. So what can we expect for the economy? Most experts have predicted continued and cautious growth for the city’s economy in the range of two per cent. Earlier this year, the Calgary Chamber hosted a panel discussion with several experts talking about the upcoming provincial election in Alberta and the current economic landscape. The news about the economy was sobering. “It’s about halfway back roughly to where it was before the recession started,” said Trevor Tombe, Associate Professor in the Department of Economics and Research Fellow in the School of Public Policy at the University of Calgary. “That’s a big gap that still remains. To give a sense of scale, the recession shrank Alberta’s economy by about $75 billion just between 2014 and 2016. That’s over $20,000 per adult in Alberta. “The scale of the recession was massive — 130,000 job losses from when the recession started to when it ended in late 2016. So to say that it’s come halfway back from such a big shock, there’s still a long way to go.” But what’s chilling these days is the mood of people. From people on the street to the

corporate offices in the downtown skyscrapers, there is a negativity in the air about the economy — signalling that we’re not out of the woods yet. Peter Tertzakian, Executive Director of the ARC Energy Research Institute and a well-known expert on the energy sector, was also one of the panelists at the Chamber event and he said the mood in the industry today is one of frustration and anger. “But I also have the sense now as I bump into people on the Plus 15s and talk to people, it’s a sense of exhaustion — in cases capitulation. These are not healthy symptoms for what has traditionally been an incredibly entrepreneurial (city). By definition, entrepreneurs are resilient. We have a 110-year history here of entrepreneurism in this province. I’ve been in it for more than 30 years and I can tell you this one’s hard. I’ve seen four serious ups and downs.
