More to celebrate

Yee-haw is right! This Stampede season there seems to be more to celebrate, especially first-time homebuyers who can now get a helping hand from the federal government in the purchase of their home. The federal government, through the Canada Mortgage and Housing Corporation (CMHC), just announced the details of the First-Time Home Buyer Incentive that could lower the monthly mortgage payments for qualified new homebuyers. Beginning in September, qualified first-time home buyers can avail this shared-equity mortgage program that will see the federal government contribute up to 10 percent towards the cost of a home in exchange for an equivalent equity stake in the property. This is very welcome news that could see the stagnant Calgary housing market start gaining back some ground. According to the CMHC, a family buying a $500,000 home could save as much as $286 per month or more than $3,430 a year. “Our proposed measures will reduce the monthly mortgage for your first home by up to $286. This will mean more money in the pockets of Canadians and will help up to an estimated 100,000 families across Canada,” says Jean-Yves Duclos, Minister of Families, Children and Social Development and Minister Responsible for the CMHC. With more new communities and new home designs coming up in Calgary, that is welcome news, indeed. That incentive can probably work wonders for buyers looking to get into Trico Homes’ new The Gems Series, which is specifically designed for bigger, multi-generational households. Our cover feature introduces readers to this innovative concept that makes its debut in the community of Redstone. We also explore the new community of Wolf Willow by WestCreek Developments that is just getting ready to launch new show homes that offer an affordable riverside lifestyle. We also get the details of Luxuria Homes astounding new show home in Legacy, and the Valentia II is just full of surprises. Trico has also addressed the biggest problem with existing multi-generational homes: parking. Even if those homes do have five bedrooms, they normally only get a double front attached garage, which may not be enough to suit the vehicle needs of such large households. “Redstone’s Phase 9 offers a unique selection of home sites that are not readily available in most areas of the city,” Palmer says. “Trico is the only builder here with these wider lots to accommodate front drive homes with lane access.” Additionally, Redstone is zoned for legal secondary suites, which makes it even more suitable for the Gems Series. Six new show homes are opening on July 13 that illustrate the ingenuity of the Gems Series homes. The Gems Series offers unique home sites wider than any others in the community (ranging from 36- to 46-feet). This allows Trico to incorporate more amazing features in the Gems home designs. The Gems Series consists of three unique front drive homes with rear lanes and two laned homes with a parking pad or double garage options. Front Drive models range from 1,700 to 2,300 square-feet, while the two laned models start from 1,900 squarefeet. “The pricing will be released at our VIP event. People can register on the Trico website for more information,” Palmer says. The entirety of the Gems Series will be available initially only at Redstone, the inclusive young neighbourhood by Qualico Communities that has become an integral part of the New North. Its Emerald and Sapphire laned models are also currently offered in the northwest community of Livingston. Redstone is also the perfect community to launch Trico’s new line of homes, as it has already attracted a diverse range of buyers from first-time home owners to young families, and downsizers. This lush, nature-endowed environment in the southeast is almost like stepping into another world of quiet calm and comfort. Residents can easily go fishing any day with the Bow River right at the backyard, nature hikes can be an everyday adventure, enjoy bird-watching from the comfort of your own deck or patio. “Wolf Willow offers every opportunity to enjoy nature,” Goldade says. “But we’re also just a short drive away for major urban amenities.” There are plenty of commercial establishments already existing in the nearby communities of Chaparral Valley, Walden and Legacy. “We’re readily accessible to and from Stoney Trail and Macleod Trail. You really do get to enjoy the best of both worlds here,” she adds. Safe, too. Flood mitigation was top on West Creek’s mind when they started developing this former asphalt plant and gravel pit. “This site didn’t flood in 2013 when the city experienced it’s worst flooding,” Goldade says. “But we did our due diligence. We brought in six million cubic metres of dirt to raise the site above the one-in-a-thousand-year flood level, that means there is a .001 chance of it flooding each year.” Wolf Willow is just under 500 acres and will have approximately 3,500 homes on build

It will also have 150 acres of open space that will include seven playgrounds. “These won’t be your usual tot lots, we plan to do something very special with the playgrounds here,” Goldade promises. Considering the previous playground work WestCreek has done in their other current communities of Legacy and Cornerbrook, those will be something to look forward to. There are also two future school sites in the community, Goldade says. “Knowing that there will be schools in the community some day is an important factor for many young families.” Wolf Willow lines the Bow River from 194th to 210 Avenues S.E. with entry from the community of Chaparral. It is a well-designed, well-engineered community, where the streets are designed to bring you back to the river. The main street will have a 15-metre wide park running down the middle of the street. “It is not your typical median,” Goldade says. Homes will have a blend of traditional and contemporary designs

that updates the conventional riverside home look with a more modern bent. Shane Homes will be offering duplexes; while Trico Homes, Jayman BUILT and Morrison Homes will have laned homes and front drive garage homes. Fee-simple townhomes are from Stepper Homes and Madison Avenue Group; and Cove Properties has an apartment-style condo development in Phase 1. Show homes will be available to view starting this summer but a grand opening party is scheduled in September. “Wolf Willow has been designed with a pedestrian environment and connectivity as the primary focus by linking residential areas to parks and natural areas including Fish Creek Park and a dog park that south Calgary very much needs,” she adds. Its name connects the community further to its natural heritage. “We named it after the silvery-green wolf willow plant with flowers and berries that had covered the property,” Goldade says. “Bringing the community back to its roots and natural state is very important to us. Therefore, naming it after a native plant with important ties in the past, was chosen,” she points out, adding that the plant will run along the natural park surrounding the river when the community is complete.” NL

armhouse has been on-trend and ongoing for years now. It is a style that elicits great enthusiasm from many, no matter the era. It remains popular because people are drawn to how practical, warm, comfy and inviting this style feels. It is a design that takes up a huge share on social media like Pinterest, Instagram and on television network HGTV. And with Stampede descending upon the city, I thought this would make for a great topic for this month’s discussion in STYLE. While classic and traditional farmhouse interiors might be clichéd or over-thetop for some, praise of the modern farmhouse is truly deserved. With its cleaner lines and fresh feel, this reinvented style is taken to a whole new level that will appeal to many. The great thing about modern farmhouse design is that its overall look covers a diverse range, meaning there are countless ways to be creative, all the while stylish.

A modern farmhouse can draw from design characteristics from all or some of the following farmhouse styles: rustic, country, French, Scandinavian, coastal, traditional, colonial, and industrial. You can find inspiration from previous design eras to create a design that is truly unique to you. The key to pulling this look together is to incorporate some or all of these modern farmhouse elements. STICK TO A NEUTRAL COLOUR PALETTE. Keep things fresh by adhering to whites, offwhites, soft beige, greys, greige (a combination of grey and beige), and black. The crispness from a neutral palette with touches of dark accents is stunning! DO add pops of colour for added interest. Select colours that can be found in nature. Popular colours include navy blue, sage green, warm tones of yellow and burnt orange.

DON’T add too much or too many accent colour(s). The whole idea of modern farmhouse is to evoke unfussiness. Having too much colour will take away from the desired tranquil feel. Go for subtle hints of colour. THE KITCHEN TRULY IS THE HEART OF THE HOME. Make a bold statement in the kitchen by sticking to a neutral colour with painted shaker style cabinets as the base of your design

While Mason jars were on trend for a while, opt for kitchen accessories with sleeker and cleaner lines. Upgrade those Mason jars for more upscale glass containers. Incorporate woods, metals, marble and concrete in to your space

and then create an edgy look by mixing metals and incorporating other natural elements such as rustic woods and natural stone.

DO use white subway tiles for your shower walls and enclose it with glass framed in black metal. Consider black grout for extra drama. I’m feeling flushed just thinking about that combination!

DO recognize it’s the small details that make a space stand out. Use a combination of knobs and handles mindfully grouped and placed in a pattern that is visually appealing. Splurge on a beautifully patterned marble backsplash. While a two-inch overhang is a typical builder standard for countertops, opt for a sleeker more polished look by tightening the overhang of your countertops to make your kitchen look less utilitarian and more like a furniture piece. Lay your hardwood flooring or tile in a herringbone or ladder pattern.

DON’T go too heavy and rustic with metal and don’t go too shiny or brassy with golds. Combining a bit of industrial into your design is fine but don’t overdo it. Matte black, brushed or antique gold is the preferred choice. Both polished and brushed chrome work for silvers.

t’s that time of the year again! July brings arguably the best ten days of summer, along with warmer weather and longer days. This year the Calgary Stampede runs from July 5th to 14th so get ready to saddle up and enjoy the ride. The traditional staple events are always something to look forward to, the rides, rodeo, The Bell Grandstand Show, Coca-Cola Stage, Nashville North and the Virgin Mobile Concert Series that takes place at the Saddledome, only to name a few. One thing I think all Calgarians look forward to is the release of the new midway food! The Calgary Stampede vendors always find a way to put a twist on fair foods and this year is no different.

Nashville North also brings in a lot of country headliners and this year expect to see Emerson Drive, Kiefer Sutherland, Jess Moskaluke, Chad Brownlee and so many more it is simply too much to name. Speaking of music, it is not only country tunes that grace the Calgary Stampede. The Coca-Cola stage is also a very popular venue that is completely free to all those at the Stampede! This years headliners include the likes of Feist, Dashboard Confessional, Metric, T-Pain and many more. The stage is packed with local, national and international performers for all ten days straight. There is so much to do at the Stampede and it is certainly difficult to fit it all into one day, so make sure you plan it all out, especially since you don’t want to miss out on anything. Government of Canada introduces new incentives for first-time homebuyers THE FEDERAL GOVERNMENT is introducing a new set of measures to boost the new home market and help Canadians buy their first home. The Canada Mortgage and Housing Corporation (CMHC) announced the details of the FirstTime Home Buyer Incentive that could lower the monthly mortgage payments for qualified new homebuyers. The shared-equity mortgage program will see the federal government contribute up to 10 percent towards the cost of a home in exchange for an equivalent equity stake in the property. “Through the National Housing Strategy, more middle-class Canadians — and people working hard to join it — will find safe, acces-

sible and affordable homes,” says Jean-Yves Duclos, Minister of Families, Children and Social Development and Minister Responsible for the CMHC. Under the program, a family buying a $500,000 home could save as much as $286 per month or more than $3,430 a year. “Our proposed measures will reduce the monthly mortgage for your first home by up to $286. This will mean more money in the pockets of Canadians and will help up to an estimated 100,000 families across Canada.” The First-Time Home Buyer Incentive program, which starts on September 2, 2019, will help middle class families take their first steps towards homeownership by reducing monthly

mortgage payments required for first-time homebuyers without increasing the amount they need to save for a downpayment. This program complements other measures taken in Budget 2019 to support first time homebuyers with their downpayment such as increased RRSP withdrawal limit from $25,000 to $35,000 The Government of Canada has allocated $1.25 billion over three years (starting in 2019) for this program. The incentive will be available to first-time homebuyers with qualified annual household incomes up to $120,000. Budget 2019 also previewed the Shared Equity Mortgage Provider Fund, a five-year, $100-million lending fund to assist providers of shared equity mortgages to help eligible Canadians achieve affordable homeownership. This will support an alternative homeownership model targeted at first-time homebuyers, help attract new providers of shared equity mortgages and encourage additional housing supply. The fund will be launched on July 31st, 2019, and will be administered by CMHC. SOUTHERN STARS Anthem United transforms southern Calgary with two new communities TALK ABOUT KEEPING busy. Anthem United is keeping its corporate plate full as it continues to change the face of a large chunk of land in the south part of the city, west of Macleod Trail. On the heels of Belmont, which is now in the second phase of development with more than 100 homes sold to date and with its own townhome project launching there in September, the company has started to reshape more of the former agriculture and grazing land into two new communities — Sirocco at Pine Creek and its sister community Pine Creek. Pine Creek, spread out over about 120 acres and with a projected population of somewhere around 3,000 at buildout, is south of Belmont; and Sirocco, slightly larger at 176 acres and with about 4,000 residents when complete, is west of Pine Creek and borders the Sirocco Golf Club. By the way, both can be accessed by turning west off Macleod Trail at 194th Avenue and 210th Avenue, or turning south from Spruce Meadows Way onto Sheriff King Street. “Sirocco has front drive showhomes now open and Pine Creek will have their first opening in early July,” says Anthem United’s marketing manager Megan Starke. “The grand opening for show homes in both communities is scheduled for September 14.” And the stable of builders put together by Anthem United for both communities is pretty much a who’s who of the Calgary region’s residential construction industry. In Sirocco, Trico Homes, Sterling Homes, Shane Homes, and Morrison Homes are put-

ting up front-drive homes priced from the $500,000 range. NuVista Homes will be providing paired homes. Down the road in Pine Creek, Trico and Sterling are building front-drive homes from the $400,000 range while paired homes will come from Morrison and Shane and are priced from the $330,000s. As is noticed from the price levels, Sirocco will have a higher profile than Pine Creek. But, says Starke, despite the price variance affordability and quality remain at the forefront for builders in both communities. Sirocco, though, will have more amenity lots — some overlooking a pond in the first phase while many in the future phases will back onto the golf course. “Sirocco at Pine Creek will be an aspirational but attainable community,” says Starke. “Homeowners will immediately have a sense of arrival with the additional landscaping and higher architectural standards throughout the community. “Pine Creek offers homeowners a price-conscious community, something that has been achieved through lot design and home styles.” Given the pricing options, housing types and styles in both Pine Creek and Sirocco, what will the buyer profile look like? “What it means is we will be attracting a wide range of buyers, from young couples looking to buy their first home together, move-up families looking for extra space,

or right-sizers looking for a home that suits their new lifestyle,” Starke says. So, indeed, Anthem United is keeping itself busy in Calgary and expects to launch nearly 800 acres of new communities before this year is out. “Calgary is a core market for Anthem,” says Elva Kim, vice-president of sales and marketing. “[Calgary] is affordable, has a well-educated population, and is a great place to raise a family. We see population and job growth continuing to strengthen and Anthem will be here providing great space to those people requiring it.” NL
